  • "This is potentially an excellent property in a superb location for exploring York and North Yorkshire."

    However, we identified a number of issues that need to be addressed before we could recommend it to our friends or family, as follows: - It was extremely difficult to locate the property in the dark, as the lights on the gates were not in operation and we could not see the litter bin as it was small and black. - The drive was in a state of disrepair due to potholes and an uneven surface. - The parking spaces were sufficient for two cars but were extremely difficult to manoeuvre into due to the trees on the drive. - Ensure that you have provisions when you arrive, as there is no welcome pack of milk, etc, and the local shop closes relatively early! We had to go to Tesco, which is about 6 miles away. - The fridge was very small and did not have the milk bottle holder, as it was missing from the door, which made storage for 5 people very difficult. - There was only enough washing up liquid for one lot of washing-up!! - There was a hole in the lounge wall that looked unsightly. - The sofas were very uncomfortable, with no foot-stools - The shower head in the communal bathroom seemed to have some sort of bag tied around it. - All the beds were very uncomfortable and the mattresses in the Premier Inn we stayed in on the way up were luxurious in comparison. - The en-suite bathroom door could not be properly shut as there was a gap of about 3", which meant that there was no possibility of privacy. - The Highwayman Pub is the only place to eat locally and it is very good. However, it is closed on Mondays and Tuesdays.

    What a shame you didn't raise any of these issues during your stay. The only time you contacted us was to thank us for assistance finding the property. We had assumed you were happy with everything. (You had our mobile number). Had you contacted us at the time we would have been able to rectify most of the items you have mentioned. On receiving your feedback we have, of course, attended to the issues, which were simple and quick to fix. It was simple matter to realign the ensuite door, remove the plastic bag from the shower. replenish the washing up liquid etc. We could have even found you a footstool (although we've never seen one in a holiday property we've been to). The fridge is standard under the counter size. It's probably worth reminding you that the property is advertised as self-catering. There are shops open nearer than 6 miles away that are open longer hours. Obviously we have no control over the opening hours of local businesses but had you asked we would have directed you to some other nearby local businesses. (Restaurants and groceries).     The views were fantastic. The owner was brilliant and we loved our welcome pack which was a lovely surprise. Considering the weather was extremely cold outside the Lodge was so warm and cosy. I’m sure Rose Lodge will be fantastic in the summer.

  • "We thoroughly enjoyed our stay at Rose Lodge."

    It is an amazing place with excellent facilities and a very convenient location to explore all that North Yorkshire has to offer The welcome basket with all the essentials that you would need when you arrived was a lovely gesture. The lodge was very clean throughout and had everything we needed. The temperature was just right in the lodge. If there was an option for 10 stars they would get that without a problem.

    We felt we had found a holiday haven, it was so quiet and the views were absolutely stunning. Our children loved the swing ball in the garden, the BBQ was a great addition. We loved we were in the countryside but only 10 miles from York. We would definitely return x

    The lodge was beautiful, well kept, clean and secure. The location is central and within walking distance of Sheriff Hutton (fabulous park for young children) and a short drive to many local amenities.

    A couple of initial hiccups were quickly rectified. Would definitely recommend. Good for a base to visit surrounding areas if wanted. Washing machine, dishwasher and freezer, as well as fridge and cooker. Lots of utensils and pans. We look forward to staying there again.

    Quality fittings and furniture and has everything you could possibly need. The views from rose lodge are wonderful and we felt really spoilt. The owners had left us a few items for the kitchen and our little one loved the mini cereals. Great location for day trips. Couldn’t have been happier. Thankyou!

  • "We had a lovely stay at Rose Lodge."

    However please take these few requests as a positive and not a negative. The bath could have done with "grip handles' in for ease of leaving the bath ! Also the shower in the same bathroom, the height adjustment clip adjuster was missing which caused the shower not to flow freely and more often than not if faced the wall. Some instructions for the oven and washing machine would have been helpful as a 59 minute wash ended up nearly 2 hours with clothing being dryed as well which caused a pair of trousers to shrink. On the night of arrival it was a little chilly but no heating could be turned on. Finally a contact number would have been great in case of contact being needed ie we need the heating on. All in all a lovely lodge and would very highly recommend !

  • "Clean, warm cottage."

    Beds really comfortable. Quiet location. Some small improvements could be: more soap, toilet rolls and washing up liquid (as these didn’t last the week), a better cheese grater, an outside storeroom for bikes etc. We loved the huge sofa!

  • "We very much enjoyed staying in the cottage."

    It is very well equipped and beds are very confortable. Location is really good for visiting York and the National Park, as well as the coast. Also, it was really lovely to arrive to a warm house where the owner had left a small welcome hamper. We would recommende it to our friends!

  • "Sykes should make clear that there are only two cottages on the site."

    The cottages are better than the majority of the cottages that we have rented over the last 40 years. They are well located, beautifully fornished and comfortatable. The owners are lovely They provided a lot of food for the first days. We will stay here again.

Rose Lodge is a bespoke built lodge conveniently close to York and The North York Moors.

Built in 2018, Rose Lodge has been finished to a high standard throughout and benefits from contemporary comforts such as full underfloor heating.

The quiet village of Sheriff Hutton is mentioned twice in the Doomsday Book.

In 1140, during the reign of King Stephen, a motte-and-bailey castle was built, the remains of which can be seen from Rose Lodge.

The Castle has been designated Ancient Monument status.

Today it is popular with walkers and cyclists who come to enjoy the beautiful surrounding countryside.

Sheriff Hutton benefits from a village post office and general store, artisan wine shop, Quarmbys delicatessen and coffee shop, two pubs, pizza take-away, butcher and sandwich shop.

Nearby attractions include Castle Howard, The North York Moors, James Herriot country and the coastal towns of Whitby, Filey, Scarborough and Bridlington.

About the location

SHERIFF HUTTON

Malton 10 miles; York 11 miles.

Nestled among gently rolling hills between York and Malton, the peaceful village of Sheriff Hutton is steeped in history, with the ruins of a 14th century castle, housing Richard III in 1483, and a medieval church with Norman tower dating from 1100, which still has enclosed pews today. The village is delightful, with a green and two pubs, both serving food, one dating back to the 1600s. The City of York is only 11 miles away, while the North York Moors Steam Railway in Pickering, and the East coast seaside towns of Bridlington, Hornsea and Scarborough, as well as Whitby and Harrogate are all within driving distance. Local activities abound and the area is excellent for walking, cycling and exploring.
