  • "This is a great property with loads of space in a lovely area."

    The dishwasher was without rinse aid and salt which meant the glasses were dirty on arrival which we put right. The thermostat is set to 18 degrees which some older guests will find cold later in the year. We used an electric fire occasionally (which was provided) to keep an elderly guest warm. The Health Club at the nearby Golf Club can be used at half price and has excellent facilities. Food and a bar is also available at another golf club which is literally next to the property

    Every room had an on suite which was great. Exceptionally clean.Being able to take the dogs was a bonus with fenced garden. Will definitely be back.

  • "I visited woodhill 5 years ago and thought the property was fine,now I know why."

    At that time we were only a group of7 not 9,lets do a review and I have plenty of pictures to prove this,first their are 3 not 5 parking spaces.The outside paths are very uneven and full of moss,on entering the front door has broken glass panels in it,in the kitchen their is only a single oven which makes catering for 9 very difficult,some nights it took over 3 hours to prepare a meal that we could all eat together there were frying pans left full of oil,when you close the freezer the fridge door opens,the dining room only seats 8 not 9 to dine together 9 seats should be provided.The living room only seats 7 not 9,The downstairs bedroom which ourdisabled guest stayed in,he could not get out of the bed to reach his walking frame,due to the bed being very low due to the fact it had a thin uncomforttable matress on it and the fan was very noisey in the en suite where the grouting needs attention,we had to buy bed risers,the showers are all useless,upstairs there were very soiled carpets,broken bed steads,broken blinds windows that will not open,all the en suites need upgrading,having visited 5 years ago none of the fixtures & fittings bave altered,even the garden is 80% smaller and is no longer large,a very dissappointing stay,do not get me wrong the property could be so much better if the owners reinvest some of the money they have received off lets,and we also dreaded returning to the property as we felt we were always being watched,as I say very dissappointing and having stayed at over 20 propertes I know what to expect,and it is no good saying you would ha e addressed these items as most of them would be incuded in basic checks,The oiwners have just taken their eye of the ball or treat it as a cash cow.

We are very disappointed to hear that you did not enjoy your stay with us as we always strive to give good customer service and a positive, value for money experience. We have taken on board your comments. Whilst we appreciate that things do get damaged by guests, we are always upgrading the property and dispute your claims regarding the state of the property. The damage you caused to the bedroom carpet, kitchen wall and the arm of the sofa is being rectified at the moment. The property was fully decorated throughout less than two years ago, the carpets were all professionally cleaned in December, the curtains in the bedrooms have all been replaced recently and the showers have been replaced within the last year. We regularly replace the pans, bedding, towels etc as they get worn, and have a team of professional cleaners who deep clean the property between each set of guests. As you can appreciate that it is a large house and on occasion things can be missed – we are very sorry if this was the case with the pans as we do usually check the state of the cooking equipment and are vigilant in all areas. In the well equipped kitchen, there is a single fan oven with four hobs, a microwave and a hostess trolley for keeping food warm. We have never had any complaints about the cooking facilities in the past, even with large groups staying over Christmas. We are aware that there is a water pressure issue which can at times affect the property, causing the showers to not be as powerful as usual. This is an occasional issue, it does not affect the property at all times and is due to Yorkshire Water’s pumping activity in the area. With regards to car parking – there are four spaces allocated for sole use of guests at Woodhill, and a large, free car park adjacent to the property in the Golf Club. As you did not have more than three cars, this should have been sufficient for your use. There are ten dining chairs provided, and a high chair is always available for younger guests. The living room has three sofas and a wing back chair, and there is another armchair in the hallway so there is seating available for up to ten people. There are also chairs in each bedroom which can be moved wherever is most convenient for your use. Each of the bedrooms has standard beds, these are all fitted with standard mattresses which are less than 5 years old, they all have mattress protectors and some have padded mattress toppers. They should all be of a standard height, and the downstairs bedroom is very spacious to allow for wheelchair access around the bed. We reduced the size of the garden after listening to feedback; it is now more secure for dogs and small children and private for each set of guests. The area that is not allocated to any particular property is available for everybody to use if they wish. There is a public footpath running around the north side of the golf course and provides a lovely walk for anybody wishing to use it. We have a gardener who comes once a week all year round to maintain the external grounds. Property Owner

  • "Our whole family really enjoyed our stay at Woodhill cottage."

    The cottage is so spacious and light and airy. Fabulous place to stay , good location for venturing off to visit other places. Our young grandchildren thought it was amazing due to it size and played in the garden at every opportunity. Our only minor issue were the showers, very slow. This however this would stop us from returning. We had full occupancy and still had plenty of room. We had a meal at the golf club which was lovely, and used the leisure centre as well.

  • "Perfect house for family gatherings."

    Wonderful location overlooking the golf course, set in a quiet and peaceful part of the golf course. The house has everything you need from 4 en-suite large double bedrooms with TV, comfortable lounge, huge kitchen with every utensil you can think of, plenty of space for the children to run and play, and above all a perfect host who is so helpful and very easy to communicate with. I would certainly recommend this place to anyone who needs a much needed family get together x

  • "The house was lovely and very comfortable, big enough for the amount of occupiers (7)."

    The only issue we had were that some of the radiators didn't work but that didn't impact on our holiday and the owner was informed and gave us a few tips on how to get it working. The owner was very helpful and easy to contact when we had a power cut and if we had any questions.

  • "I contacted the owner, Mrs Varey, and asked how do we alter the heating timer, her reply was we can't, it is set for two timings, 7."

    00am - 11.00am and 16.00 -23.00, I explained to her that three members of are group have mobility problems and one member of the group would be on the premises between 11.00am and 16.00, she said someone would come and alter the timer, no one did. None of the radiators work upstairs. We did not inform the owner of the radiators we were waiting to tell the person who was altering the timer. It is winter.

  • "The house was dirty , dust along the skirting, carpets were soiled as were two of the mattresses."

    The pans in the oven are rusty and the bread bin is rusty inside too! The disabled access door was stuck and hard to open! Not good for ssafety reasons! Very disappointed with this house, usually have no problems with Sykes properties, but this one, I believe should be removed until it has had a complete overhaul. I have pictures to show these things but can't see how to add them to here!

I appreciate the comments raised, however, I would dispute that the house is dirty, we have a team of 2 cleaners cleaning the property on a weekly basis and this is done to a very high standard and has not been an issue previously. Along with this, the skirting boards are cleaned every clean and would have not been missed. I do apologise for the carpets, they are indeed soiled in a couple of places and have not had a chance to give them a deep clean after a manic summer. The mattresses are only 2 years old and have always had a mattress protector and are still in new condition. The trays at the bottom of the oven are there to protect the oven, they are not rusty but are stacked at the bottom to catch crumbs and debris. There are several pans/trays etc that are for use in the cupboards adjacent to the oven. The bread bin has a couple of marks on the inside and will be binned immediately. There was no mention of the issue with the door during your stay, my husband is a joiner and could have fixed it immediately if this was raised during your stay. This has now been addressed. Thank you again for taking the time to leave feedback and we do apologise on this occasion that this visit did not meet your standards." Property Owner

  • "A very comfortable house in a great location by a golf course and club house."

    Mrs Varey, the owner is contactable and approachable, dealing with any problems you may have. A bed settee has been added to the family room, which was a big help to us. A well lived in house, so easy to feel at home. Good kitchen, dining room, lounge and the laundry room is an extra bonus. Water pressure, not to good, but all 4 bedrooms en-suite, so its not surprising. The only dark curtains are in the room with single beds, so if you have a baby, as we did, he may have to sleep with grandparents. Only a small moan, but everything else made for a super family holiday.

  • "We loved our stay, great location."

    There are some things that could have made the holiday even better. One of the drains was blocked and would overflow. The curtains in the family room are far to light, our baby kept waking 3/4am with the sun, we tried a blanket over one of the windows but it wasn’t big enough, some blackout curtains or blinds would help. There was no bbq as pictured in the advert. The washing machine was very dirty and we had to clean as much of it as we could to use it. The trays in the oven were also dirty. The tv in the ground floor bedroom didn’t work. It sounds like a lot which it is but we still had a lovely holiday as it’s a great base house at a great price for travelling to York. Would stay again if these things were rectified.

    The drains were jetted on Friday as soon as I had been informed of the problem The BBQ is kept in the shed as it has been very windy recently and it blows over The TV in the downstairs bedroom needed to be retuned and this was done on Friday as soon as I was made aware of the issue I am unsure why the washing machine and oven were not clean this is a very serious oversite which I will look into and remedy at the next available opportunity and can only apologise. I am sorry that the room was not dark enough but this does not seem to have been an issue for our other guests and again I can only apologise I am disappointed that the guests did not bring these issues to my attention during their stay giving me the opportunity to rectify them because most of what was mentioned was dealt with within a couple of hours. This may have made their stay more enjoyable and it would have given me a chance to apologise directly to them for the inconvenience Property Owner

  • "A lovely spacious property that made for an enjoyable and memorable stay."

    We loved the log fire, large kitchen, the little snug on the landing and the comfy beds. Only a few minor issues which would have perhaps enhanced our stay more. E.g. low water pressure in the showers and being limited to fixed timings on the central heating. We were staying with a disabled guest (and the wetroom and space was the main reason why we chose the property). But the guest struggled a bit because there was no handrail near the shower or toilet which would help her to get up. I would suggest that such rails are fitted to make it an even more accessible experience. Other than that, would love to stay there again in the near future!

    Lovely views. Only things we would suggest is clearer instructions on how to get the TV onto normal channels took us a bit of time to figure it out and maybe a check out of 11am, 10am was just a bit to early for 8 of us all to get up and showered and breakfast and tidy and put bins etc out as requested before leaving. We loved the fact there was access to Netflix especially as we couldn’t venture out due to the storms and also used the games that were provided a lovely touch. Overall fantastic stay, would definitely recommend and return. Thanks for having us.

  • "We had a wonderful holiday."

    Woodhill is really well located, it really was like going from home to home and it is totally beautiful and gave us the family relaxing holiday we were looking for. We love the house. The only comments to make were, the chairs are very rickety in the dining room, the heating couldn’t be switched off so would come on at certain points throughout the day and we were not aware of the Shepard’s hut that is in place - none of the listings show this. None of these things effected our holiday but we would have liked to be advised. We met the owner in passing one day and she was lovely, very friendly. There was a welcome pack on arrival of crisps milk and biscuits which was a lovely touch. We loved our stay and would highly recommend Woodhill to others.

  • "Good points - big house, lots of space, lovely views over golf course, friendly and accomodating owner who went above and beyond to assist us with an early check-in and late checkout, good wifi, en-suite bathrooms were useful, parking was great Bad points - showers are weak, furnishings and furniture are all very old fashioned and tatty and doesn't have a very homey feel, odd layout, the house-made lots of random sounds at night, some of the pillows were very lumpy (otherwise beds were comfortable), gets VERY hot so be sure to turn down the radiators when you check-in (we slept with our windows open every night!"

  • "We have just returned from a week staying at Woodhill the six of us have all had a very enjoyable stay and the house suited us fine."

    Having the en-suite bedrooms is lovely and the bedrooms are of a nice size.The one comment I would have is a couple of the chairs in the lounge are a little past their sell by date but cusions about made them better.Just be carefull where you park if people in Little Woodie other than that no problems. Plenty of places to go and see Hull is very interesting and so many places to eat and drink there. Beverley is also a great place to spend some time looking around with the lovely Minster. Pleanty of supermarkets not far away. If you fancy a game of golf you could not be nearer first tee on the door step. Many thanks for the welcoming goodies.

    As we all arrived at different times some of our party felt that the property needed additional signage and lighting on the approach to the house as it was pitch black and also because of the time of arrival to the house the golf club was closed so again no marker to direct people The above is our only criticism the beds were all very comfortable as were the rooms we would gladly book again

  • "This house is a gem and a proper home from home."

    This is our second visit and we have already booked again for next year. The space is perfect for us as we are a family of eight and we always have a big family gathering with our extended families. The big spacious bedrooms, each with a bathroom, are great and all the beds are comfy. (We couldn't get our radiator to work in the downstairs bedroom but the shower room was working and as the weather was mild, this wasn't an issue.) The kitchen is well equipped but does seem to have more pans than lids and could do with a few more bowels. The big lounge has plenty of well worn seating that could probably do with replacing soon but we always found a way of making ourselves comfy. As I have already said, we have already planned our next visit.

    Bedrooms and en-suites an excellent treat no waiting for bathrooms.The kitchen provided everything we needed thank you.The only downside on this was the lounge furniture was very uncomfortable looked good but past its very best ,no support in seats. We left a day early only because of my mother was taken ill.

  • "We just recently stayed at Woodhill and was a very pleasant stay indeed."

    Very spacious layout with the bonus of each bedroom having its own ensuite bathroom. Everything in the house was to a high standard and was also very clean. It is also in a very good location with easy access to Beverley (15 mins away), Hull (20 mins), York (1 hour). Cottingham village is only 5 mins away by car. Very good takeaways there I would recommend the Fridays chippy and Golden gate Chinese. Both excellent. Now the real bonus for me being a keen golfer is that this house sits on a golf course (Skidby Lakes). If you step out of the back door the first tee is literally 30 yards away. I thought I had died and gone to heaven for a week !! £10 for a twilight round after 3:30. It’s a good little challenging course as well. All in all I would definitely recommend this place to stay and I would have no hesitation in going back there

  • "Great property."

    We were an extended family 7 adults and an infant plus dog. We didn't find the unfenced garden an issue it was very private and big enough for the dog to wander in. Loads of space and great that everyone had their own bathroom and TV. Well equipped, beds were comfy and property was spotless. Nice to arrive to tea/coffee/milk so we could grab a cuppa after our journey. Got an Asda delivery no probs but make sure to tell any delivery that you are inside the golf club grounds. No golfers amongst us but golf course was a lovely backdrop. Dog treats were a nice touch. Will go again it's a great jumping off point for the value of York and the coast.

  • "More detail required on what to expect in the cottage e."

    G. hairdryer in some rooms. There was lots of useful information in a box in the kitchen but we didn't find it until our last morning. There was no information to direct us to this. Facilities provided for our 2 young children were excellent including some games and toys but yet again no information was provided. Welcome pack of food fully met our expectations. Wifi was excellent. Information leaflets for the appliances was appreciated. There were a few minor items that needed attention e.g. tiling on the floor of one en-suite needed re-tiling/sealing, the dispenser drawer of the washing machine needed a very good clean, as we had young children we found that the curtains did not keep the light out and made it more difficult for them to sleep. Overall we were very pleased with Woodhill which was our first self catering experience with Sykes.

  • "Great place to stay, we had a family reunion so it was ideal for all, the property was better than expected, so much room and the facilities were excellent, we didn't want for anything, all the local facilities, restaurants and shops were a five minute drive to Cottingham, As a group we spent time together in an evening but went our separate ways during the day, which was nice as we all had something to chat about over dinner."

    Right on the golf course, we played one game, unfortunately that was all we had time for, Carl in the pro shop was very friendly and helpful. The owner, Mrs Varey was close at hand should we have needed her for anything, a very nice helpful lady, all in all a great week enjoyed by all, we all left on separate days, for various reasons, but nothing to do with the property. I can't praise this place highly enough and am looking forward to booking again in the future.

    The house itself is extremely comfortable and welcoming with many added extras. Everything is clean and bright with pleasing decor. We were a family of ten and the house accommodated us very well with the downstairs bedroom suiting my father with a wheelchair superbly. The owner of the house was very kind and helpful and we have no complaints whatsoever. We shall certainly be returning to Woodhill for another holiday.

  • "The cottage was fine."

    I phoned the owner and she helpfully provided a sheet I requested. It was welcoming to have tea, coffee, milk etc on arrival - though no salt in the salt cellars - so we had to buy it. The weather turned very cool and windy and the heating came on - but some radiators didn't get hot - probably need bleeding. It would be helpful to have a towel rail in the bathroom to hang the bath towel on to dry. The shower in the twin bed room was very low pressure - though I think other rooms had electric showers put in. One of the party commented that there were no books or games other than jigsaws - somehow nothing to give the place character and interest. These are minor quibbles - compared to the south of England it was extremely good value. It would be worth warning people who go by train that a taxi is essential to go anywhere.

    The kitchen was well equipped. We loved the open fire, so cosy. The view is lovely and the house is well situated, it's easy to reach various places. The televisions are on the small side but not a real problem as such. Overall we really enjoyed our stay and would visit again.

  • "The best thing was the space within the property."

    There were 6 adults, 2 toddlers, a baby and a dog. No problem - all commented on the amount of space. The garden was newly mown, and -because the weather was kind - the children enjoyed playing outdoors. Great inside features ie washer , dishwasher, tumble dryer. Lovely views from upstairs. Nice location - loved the windmill and Cottingham itself. Took the bus into Hull & enjoyed the fish trail - can recommend "The Minerva" as a great place to eat - down on the victorian water front. A great place to stay .

Furnishings were of a very good quality and kitchen equipment was very well thought out. We loved the large dining room and used it as our base for family chats and get together' s at night.     It was such a lovely house worth supr facilities. It was an excellent base for our family. There was a lovely large table for family meals and plenty of space for all the preparations needed. So if you have a lot of people needing a base near Hull or Beverly I would recommend Woodhill.
