  • "This is the second time we've visited Orchard Cottage, we love the location close to the beach and far enough away from Robin Hood's Bay to feel secluded yet close enough to get a pint of milk, watch live music at the church and enjoy the rest of the town."

    The new refurbishment was spot on, feels much bigger now and the view of the hills from the kitchen makes a huge difference. Our boys, being two years older this time, also made more use of the tennis court and garden.

  • "An excellent cosy and comfortable cottage, with everything provided for a great stay."

    It’s in a beautiful peaceful setting with no through traffic, and far reaching views towards the sea and Ravenscar. There’s easy access to Boggle Hole and the Cleveland Way footpaths along the cliffs. We cycled the Cinder Path south towards Scarborough and North to Whitby and there was a cycle store next to the cottage. The garden is spacious with a lovely sitting area. The owners were most welcoming and helpful.

  • "We thoroughly enjoyed our stay at Orchard Cottage."

    We particularly liked its peaceful location and quick access to the beach at Boggle Hole. The cottage felt cosy and the heating was responsive. The kitchen is very well equipped and the quartz work surfaces are a touch of luxury. The bathroom is nicely fitted and has a powerful shower, albeit with restricted headroom. The comfortable beds are fitted with quality bed linen. One suggestion for improvement would be to replace the uncomfortable sofa; we improvised by using cushions from the other sofa to increase the padding. We enjoyed sitting at the kitchen window watching many species of birds using the thoughtfully positioned feeder, and especially appreciated visits from a great spotted woodpecker. We also liked sitting on the patio when it was sunny. We highly recommend Orchard Cottage, but do take note of the description of the stairs. A week goes by so quickly and it was all too soon that we had to leave.

  • "This cottage does not come up to standard for two reasons, the stairs are a joke and should not be allowed to be used they are total unsafe for anyone to use ."

    The bedrooms have been shoved in a loft area so you constantly banging your head.hope these issues are addressed has the location is lovely

    We are sorry you were disappointed with your stay, we were on site all week and had you flagged any issues we would have done our best to help. The stairs are ladder style with banister and handrail and not suitable for visitors with mobility issues and this is clearly stated in the details. The stairs are also clearly visible in the photos. The bedrooms are loft style but are spacious and we have never had any issues with complaints about where the beds are positioned, there is room to pull the kingsize bed out further from the slope in the ceiling if required and we would have happily done this for you had you notified us of your concerns. The twin room has no issue with ceiling space where the beds are positioned. Orchard Cottage is our most popular property with visitors returning year on year. Property Owner

  • "Great holiday despite the weather, cottage is in a beautiful location with views of the sea and countrieside from most of the windows."

    Great walks almost from the doorstep, we rarely went out in the car. The location is away from all traffic, the only sounds are from birds, sheep, cows and the occasional tractor so great for relaxing. The only negatives are no local shops, steep stairs which are only suitable for the agile, ceilings in the bathroom and bedroom are quite low so need care if you are tall, and for us coffee addicts, no caffatiere!

    Hi We are pleased you enjoyed the location despite the nearest shops being in Robin Hoods Bay and Whitby, we are rural and we think the peace and quiet makes up for the missing shop on the doorstep! The stairs are ladder style but we do make this clear in the details. We are so sorry about the missing cafetiere, it must have been broken and we had not realised.   • "Picture postcard views from every window."

    We stayed at South House Farm last year in another stunning barn conversion but chose Orchard Cottage this year because of its private patio and garden with wonderful rural and sea views, and wasn't disappointed. It has a brand new kitchen and shower and is immaculately clean as was Mill House last year. The only negative is the stairs, which are steep and the treads are very narrow which wouldn't be suitable for anyone with mobility issues. The owners are lovely, and there if you need them. The perfect location to relax and unwind and extremely suitable for those who like to walk. There is a regular bus service available to Scarborough and Whitby from the village of Fylingthorpe, which is about a 30 minute walk from the property. We had a very enjoyable week and didn't want to leave. We'll be back!!

  • "We really enjoyed our stay in Orchard Cottage."

    The location was great - very peaceful, beautiful views, relatively easy walk to Robin Hood’s Bay and the beach, and a short drive to the main road. Our children enjoyed staying on a working farm and being near the cows and sheep, the tennis court was an added bonus. The beds were also very comfortable. We had to turn the heating down as it was very warm upstairs. It was nice chatting to the owner when she popped round to arrange for someone to fix the bathroom window. If we plan a trip to this part of the country we will definitely look to return here.

  • "Our second visit, this year, to this wonderful location."

    Situated close to the coast with lovely views of both sea and countryside. Well equipped cottage with a good heating system. Headroom upstairs is challenging, due to this being a repurposed farm building, but you adjust to it. Well located between Robin Hood's Bay and Ravenscar. Both easily walkable, but be aware there are steep inclines. Walking poles are recommended. Also check the tide tables (provided at the cottage) if using the beach. Whitby is a 20 minute drive. Access roads very narrow, so approach with care. If you are looking for a peaceful spot to unwind, this is it.

  • "A delightful, modern, relaxed & comfortable farm cottage with parking for 2 cars in a quiet, rural setting which is steeped in local history, from smuggling & early Alum production to Ravenscar - the town that never was!"

    Walking access to picturesque Robin Hoods Bay is provided via the beach (at low tide), or the Cleveland Way footpath when the tide is too high. We first stayed at Orchard Cottage in July 2005, as a result of which we've made it our base for exploring the North Yorkshire Moors & coastline ever since. So many wonderful memories of our holidays syaying at Orchard Cottage, & hopefully many more yet to come in the years ahead.

  • "South House farm is one of our favourite places in the world."

    Beautiful location. Lovely, clean, unpretentious accommodation. Good facilities. Lovely owner. The stairs at Orchard Cottage were a bit of a challenge but there was more than fair warning in the cottage description. We love the accommodation at South House farm. We hope to stay there again sometime soon.

  • "Lovely cottage, nice views and nice location at Boggle Hole."

    It's nice for a get a away from it all holiday. It would not be suitable for people with mobility problems due to the stairs . It is very hilly so good for walking but you would need to be reasonably fit. Although this is a very nice place to stay I would not book with Sykes again as their customer service is disgraceful.

The staircase is ladder style and not suitable for those with mobility issues and this is described in the details where one of the photographs also shows the stairs. The staircase does also have a handrail on both sides to assist those who are less able.   • "We enjoyed our stay in the cottage."

    We consider the following need to be improved : 1. More coat hooks in the bathroom with a suitable hook near the window for hanging a towel for when exiting the shower. A stool or chair to put clothes on, we moved a dining chair into the bathroom for this. The shower fitting does not stay in place but drops down so has to be hand held and then try squeezing soap out of the bottle with one hand, very difficult, 2. Coat hooks in the Bedrooms. 3, The small basins waste pipes gurgle and plop which become very irksome. 4. Lighting in the Kitchen casts shadows over the worktops when preparing food. 5. The Microwave is located in an awkward position and should be raised above the worktop so the door can swing over a plate or utensils in front of it. 6. The dining table was just large enough for 2 and would be inadequate for 4. Some of us like to read whilst having breakfast so more space on the table is essential. Some of the kitchen knives need replacing. handles falling apart and wouldn't cut hot butter!

However we are installing a new bathroom and kitchen including a new extra kitchen window that overlooks the garden.   • "Orchard Cottage is very spacious and very well equipped."

    The outside photo on the website gives the impression that the cottage is much smaller; perhaps a better one would be one showing more of the patio area and part of the garden. The location is superb and for tennis fans there is access to an impressive and well-maintained court. We thoroughly enjoyed every minute of our stay and strongly recommend Orchard Cottage, especially to those seeking a quiet location yet with access to local amenities.

  • "The cottage was advertised as being in Robin Hoods Bay which is not exactly correct as it is a 20 minute walk along the beach at low tide or a longer much more strenuous walk on the cliff tops."

    To get there To drive it’s 2.7 mile to the main road and then about another 3 miles to the village or there is a shorter more winding route through Fylingthorpe We have no mobility problems so we were ok but anyone who has would find the stairs to the bedrooms very difficulty and a little scary. That said the accommodation was spotless and contained everything we required for the week including excellent internet access. We were very pleased with it.

  • "We had a brilliant week staying in Orchard Cottage."

    Perfect for family breaks so close to the beach. Enjoyed walks down to Boggle Hole and Robin Hoods Bay. Beautiful setting. Also a perfect base for exploring North Yorkshire. The cottage is clean, comfortable and spacious. Set amongst the fields we enjoyed saying good morning and good night to the cows and sheep every day. Breakfast on the patio overlooking the sea was brilliant. Narrow country lanes are a bit nerve wracking to drive down if you're not used to it, but all part of the experience!

  • "Cottage is in a quiet location in the heart of Fyingdsle area."

    Close to the boggle hole beach and Robin hoods bay. The walking around there is great but everywhere is very steep and hilly so be warned effort is required to get the most out of this place. Many areas are can be reached by car . I would recommend this cottage for those who like quiet and wildlife too. I would definitely return.

  • "We had a two week stay at the cottage as a family of four, a three year old and 6 month old."

    The cottage was very clean and well kept. The stairs a little steep but there is a fitted stair gate at the top, bonus! The location is fantastic the tennis court is well worth a visit, there is a small amount of equipment there. The sea view is stunning! The bed is one of the comfiest we have stayed in! The beach is a short week although there is a big hill to walk back up, there was even a tide timetable in the cottage which was very useful! Overall a great stay and good value for money.

  • "This was our fourth stay at the properties at South House farm, we love staying here due to the stunning, peaceful setting of the cottages and the short walk to the beach at Boggle Hole."

    Hand soap, cleaning equipment, towels and tea towels which was lovely, along with a few kitchen staples such as salt, pepper and tea bags. The property was clean on arrival although I didn't give full marks for this as the deep cleaning didn't seem to extend to the inside of the kitchen cupboards, which I wiped out myself before putting our food in. But overall a lovely stay and I would go back.

    Perfect for walking. The cottage was lovely in many ways and very clean. The stairs are a bit on the steep side and the beds were a bit lumpy and seemed to be on a slope. We would still choose to go back here as otherwise everything was perfect for us.

  • "We really enjoyed our stay."

    The cottage was lovely in an amazing location. It was well equipped and comfortable and everything worked well including a very efficient central heating system The only drawback was that it was at the end of a three mile single track road which made it rather 'hairy'. at times. The walk along the beach or clifftop to Robin Hood's Bay became a regular excursion for us. The whole area is very peaceful and tranquil and on a number of occasion we had breakfast on the patio taking in the amazing views. One very minor issue was the appearance of bat or mouse droppings in the kitchen area. The cottage is located in a very rural area so perhaps some evidence of 'wildlife' is to be expected and the owners did their best to resolve the issue.

    Thank you for your comments. The location of the cottage in an idyllic rural environment near the sea does require traveling down a pretty country road. Plenty of passing places are available and the road is well kept by the highways agency. Apologies for the droppings ! This problem has now been resolved !
