  • "Recently returned from lovely week staying at Abbey View with friends."

    3 adults and 2 children (13 and 10 years old). House was lovely, very modern. We loved the open plan feeling, and the extension with the kitchen and dining area is lovely.. Loved the blue lights around the skylight, made for fun time playing Just Dance on our Switch in the evenings. After reading past reviews, we were interested to see the property for ourself. Driveway, a bonus in Whitby and could certainly take our two cars. Could it take 3? Possibly. Would it make entry and exit easier if the wall wasn't there? Yes, But it is what it is. One vehicle can pull straight in while other vehicle had to do a bit of manoeuvring, but tbh, not a problem - for a Jag xe and a Qashqai. No need for extra driving lessons for us :-). What I would say is, don't try and reverse car in the right hand entrance of the drive, an XE doesn't fit and the lip on the drive will result in grounding the car out.. No damage done, but that will teach me for trying when the wife said it will not fit. Quality furnishings, kitchen, bathroom and, carpets, beds, lovely clean / crisp décor. Very comfy.. Location is excellent. 10 / 15 minute walk straight in to town. Very quiet residential area. Cleanliness, to be honest, we found somethings bit dirty - plates, bowls, cutlery, upstairs toilet didn't look like it had been cleaned and hairs found in one of the beds. Although, we did put in a call to the cleaners (contact details were in visitor book) and they were quick to come back round when we were out to give the place a clean. Hot tub could have been cleaner tbh - fair bit of grit when we first arrived, and by the 2nd half of the week it could have certainly done with a top up of chlorine and a clean, with the water starting to look a tad green. We have our own hot tub at home, so fully aware of showering before and after etc... Garden was lovely, perfect size to chill out in. Dogs. Now there are dog breeders directly next door, which we were aware of when we booked. We have dogs ourself, so this was not an issue for us. What was an issue was the strong smell of dog faeces when we arrived and on the first night. This could be smelt from the front of the property, the front door and was particularly overpowering in the back garden. Thankfully we went out for a walk and had a meal down the town. We would certainly not have been able to sit in the garden nor have the back door open with the smell. I wonder if the owners heard us talking about it, as the area was soon hosed down (we could hear them cleaning) and the smell never appeared again throughout the week. As I say, we have no issues with dogs, and the owners clearly have a real passion for their Dobermans, but the smell on the first night was over powering and disgusting. I should also note, no prolonged noises of dogs barking etc... There are some clear signs of dampness staining in the main hall wall and on the wall of the downstairs bedroom. I wonder if there is a leak from the upstairs bathroom? Woodlice were very common throughout this area. Down stairs toilet radiator very rusted.. To be honest, none of this is a complaint and mentioning it merely as observation for the owner. They have a lovely property, in a great location and they have clearly put a lot of time and money in to making it a quality holiday let, in a cracking location. Would we return? Yes.. Would we recommend it? Yes, and have already done so for friends looking to stay in Whitby. Thanks again owners for allowing us to use your property, enjoyed our stay, we will be back..

  • "Everything is well set out and there is plenty of space, we loved the open plan."

    The parking is a little tight, we have a Sharan so it would only fit in one entrance and the neighbour parked their van right at the side of the entrance on the road so made it a little harder to see. Opening up the wall would easily solve this problem. You also need to like the smell of dogs as the neighbours washed them out twice a day which made an unpleasant smell. The welcome book is un friendly, it's just full of instruction manuals which at times didn't help. Eg the hob only works with certain size pans on and they have pans in the house that don't fit so took us a while to work out why it wouldn't work. We nearly rang maintenance to help but they weren't open so had to Google the solution. The curtain pole in the main bedroom is ready to come off so we just left the curtains closed which didn't make any difference as they are really thin and light so let all the light in regardless. Blackout curtains are needed in all rooms. I think the rooms were dark for about 5 hours as didn't go dark till after 10pm and sunrise was 4am . There are lights on front of house that light up the house at night which is lovely from the outside but they also light the main room with big patio doors. We solved this problem by buying eyemasks which wasn't ideal for a 6year. Regardless of all this the house is in an ideal location to explore Whitby. You are 15min walk into town, 5mins from the museum and park and a 15-minute walk to the beach. Supermarkets and some lovely country pubs are 10mins drive in the opposite direction. The hot tub is constantly warm so easily accessed and stayed clean for most of our 2 weeks stay, the last couple of days we didn't use as starting to smell. Overall it's a lovely house in a perfect location and we were looking to stay again unfortunately the price for next summer has doubled and it's definitely not worth what is being asked which is a real shame .

    Thank you for giving a fantastic rating of 100%, this is very much appreciated, however, I am surprised and puzzled by some of your comments and criticisms so will answer them as they appear in your note. Re parking, there is adequate parking space for even the largest of cars, to access the drive, I park a transit van regularly and never had a problem also many guests park 2 vehicles, during their stay and this has been demonstrated many, many times over the years. Unfortunately, we cannot do anything about inconsiderate people parking near to our entrance, this is Whitby and parking throughout the area is at a premium, but I do not see any necessity for demolishing the wall, I think it would be a better option to consider providing driving lessons. In the years we have been offering Abbey view, as a holiday let, approximately 6 years, having hundreds of guests staying every year I cannot recall any comments about the smell of dogs. Our Neighbour does have dogs, he is a very considerate and diligent owner and cares about their welfare he is also sensitive about noise and smells etc. and I have never had any reason for complaint in the past. You are correct about the welcome book, providing information for guests with the instructions for the use of appliances etc. this is to aid the enjoyment of their stay, for example it would have contained operating instruction for the induction hob, which you apparently had problems in using, as there is absolutely no problem with the hob, it is of a standard size and the pans are sold as suitable for use on an induction hob and there is nothing unusual in size either but as we care about the service we provide for guests ,we visited the house on Friday 14/7, as a direct result of your feedback ,to checked the operation of the hob and all the pans and found nothing out of the ordinary at all so really have no idea what you mean by your comment. The curtain pole was also checked on the 14/7 and was found to be secure with no problems. Your comments regarding the curtains are noted but again, have never been reported as an issue previously. Our property is marketed and managed by Sykes cottages, they set the price tariffs. I will check your claim that the prices have doubled, year on year and I if find your claim correct, I will ensure this is rectified. In closing thanks again for the wonderful rating, it is very much appreciated, but on reviewing your comments, I really don't consider there to be any real issues, it seems just a matter of personal preferences.     Tap in the kitchen was dripping the shower room downstairs had to clean the floor and the wall of damp mould otherwise the cottage was ok we didn't use the oven the washer machine or the dishwasher and we also didn't use the hot tub I did feel that the outside could do with a trim back It did need a bit of T LC But we did enjoy our holiday at Whitby we did eat out all the while and the visits to the Moors and also the abbey etc We're very interesting also your directions to the property but ok thank you very much we enjoyed our holiday

  • "My family had a great week staying in this cottage, which was local to a children’s’ playground and within walking distance of the harbour and shops."

    The beds were very comfortable as was the lounge. The kitchen had plenty of surface area and had a good range of pans and baking trays. It was a shame that something as simple as a toaster could not be replaced fairly quickly as we used this every day. The base of the oven was dirty with something spilled and baked on over some time. I did attempt to clean this but my soft scourer was only able to remove the edges of the marks. We only used the oven to heat pizza and it worked well, as did the microwave. The parking says it takes 3 cars and there are 2 entrances to the drive with a high wall between the 2. The picture is a bit misleading as one entrance is extremely narrow and there is a large shrub that comes across the entrance and cannot be avoided if parking there. The other entrance is a good metre wider and easier to reverse into but only a small car could get round the corner to park in the middle bit of the driveway. We had 2 long cars and the picture makes it look as if the whole driveway is open to the road and is deeper from the road to the front of the house, that is the only reason I mention it. We managed the drive with the 2 cars reversed straight back although we only used 1 car in the wider gateway once there due to the narrow width and Buddleia bush in the way of the other. The hot tub was good and there was a picnic table and a small table with 2 chairs to sit at in the back garden.

I have spoken with our agents; they have replaced the toaster but regarding the oven they were unaware of any problem when they attended to clean after you left. They will again look at this at the next visit. Regarding the parking, the advert states only 2 off road spaces, these are easily accessible through the main entrance to the left of the property, so I am a little surprised that you thought there were 3 spaces.   • "Lovely stay at Abbey View, very comfortable, lots of space and loved the hot tub!"

    Great location in a quiet road but walkable distance to the town. Slightly disappointed there was no welcome basket and no extras e.g. hand wash, as we usually have these in other holiday homes and we had to go and buy our own towels as only one supplied per guest and these were small. These are only suggestions though to improve the house even more as we would thoroughly recommend a stay here.

  • "Had a lovely stay at Abbey View, the property was clean and comfortable in a quiet location and the hot tub was an added bonus."

    Location was great only a 5 minute walk down to the harbour with an abundance of shops, restaurants and bars. My only recommendation would be to have black out blinds in upstairs front bedroom as the light came into the room from 4.30 am. Other than that it was perfect for us. We would return and definitely recommend to family and friends.

Your feedback regarding a recycling bin has been noted and we agree ,but unfortunately, due to past experiences over several years ,this has resulted in a number of guests complaining that the bins had not been emptied, due to some guests mixing waste, resulting in the council operatives refusing to empty the bins and so we had to sign up to a commercial mixed waste collection which is sorted ,apparently, at the depot.   • "The property is finished to a very high standard and feels very luxurious and immaculately clean."

    I would say its more suited to older children and adults as the tables are glass and thick comfortable carpets in the dining area that could easily get stained. There weren’t any plastic items other than cups like plate or cutlery that young children could use. As of yet there aren’t any games, books or homely items like tea/coffee so make sure you pack what you need. There also isn’t any leaflets of local attractions or guest book that we usually use for extra ideas. The view of the Abbey is very clear and pictures don’t do it justice. The hot tub is in a wooden building so can be enjoyed when it’s raining or snowing in our case. The house was lovely and warm, beds very comfortable and kitchen was well stocked with cooking items. We didn’t see an option for recycling which would be nice. The luxury house, short distance to the town and a walk away from a lovely park made the trip . Thank you

  • "Lovely house with everything we needed."

    Spotlessly clean. The driveway may be a bit tight for 3 cars but we only had one, so not an issue. We had a problem with one of the French doors coming off it's hinge, which we reported on Wednesday. We managed to get it back on & locked. Nobody had been to look at it when we left on Friday but may be that they were going to check it that day.

  • "We found Abbey view to be spotlessly clean, and my wife is an expert on dust detection."

    It has high quality, and very comfortable furnishings, with bed linen and towels also spotless. Whitby was a great place, and a handy location for us, as we live in the south east, and my wife has family in the north east, therefor we were able to use the holiday let as a staging post for visiting. The facilities at Abbey view are very good, the hot tub had some use, and the TV channels were the best we have ever found in a holiday let. We have had many holiday cottages, and we find that Abbey view amongst the best. I have read other reviews on this cottage, and wonder if we were at a different location to these, we could nit pick, and search some faults if we tried, but we were on holiday, and didn't want to waste time. We had no rashes from the hot tub, found no hairs in it, in fact it was crystal clear. As we are NOT dog lovers, we were happy with the no pet policy at Abbey view, but not too happy to find a Doberman breeding kennel next door. Although the owners seemed responsible people, we were still aware when the dogs were in the back yard. This is probably the only reason to prevent use coming back to Abbey view.

  • "Unfortunately, Abbey View did not meet our expectations as the level of cleanliness was poor."

    The bedside drawers in the main upstairs bedroom were dirty so we didn’t use them during our stay. The washing machine seal was filthy. We had to wash dinner plates before use as some had food on still from previous guests. The hob was very dusty and definitely did not look like it had been cleaned ready for new guests. The toilet seat was loose. We didn’t want to have cleaners visit during our stay so we managed without these issues being rectified although we did make Sykes aware of the issues during our stay. Hopefully, these issues will be rectified before future guests stay although I’m not convinced as the owners response to our concerns was that the property was “spotless” and they had cleaned it themselves. However, on the 3rd and final day of our stay we decided to check the hot-tub in preparation for use on that night, as it was my birthday and we were looking forward to using the hot-tub. Unfortunately the path leading to the hot-tub was very dirty. Once the hot-tub cover was removed we found debris and hairs in the water. The inside edges were dirty also. The hot-tub certainly did not look clean and infact looked rather unhygienic. We contacted Sykes 10am and received a response approx 2PM yet there was no offer to rectify the hot-tub problems so we could have one night of use. Instead we were asked to send photos which we did to the best of our ability. The photographs were sent to the owner the following day, around 24 hours later by which time we had left the property! The owner did not even have the decency to offer an apology or acknowledge that the standards were below acceptable instead making out that we were in the wrong. The owner seemed to assume that we wanted compensation although we had not made such a request at any point! It’s not about the money, it’s about the lack of apology/ownership and a birthday break ruined. We could’ve booked an alternative property without a hot-tub instead of wasting extra money on Abbey View which advertised a hot-tub but certainly did not look like it had been emptied and cleaned in preparation for our stay as is a minimum standard.

    Negative feedback from guests, such as yours would normally cause us a great deal of consternation and we would have urgently contacted our cleaning company, to take them to task over the alleged shortfalls ,fortunately, in this case we had been to the property to carry out maintenace and additional cleaning, after a very busy summer season ,the day before your stay , I can categorically state there were no dirty plates nor was the hot tub dirty ,the hot tub was not only checked by my husband but also by the quality team from our cleaning agency ,who arrived whilst we were on site , regarding your allegation that there was "no offer to rectify the hot-tub problems from Sykes", you said that you did not want anyone to come out during your stay ,spoiling your birthday further , so your allegations could not be to verified and neither could they remedy any of the alleged shortcomings . I think you must have tried very hard to find something to complain about, for reasons best known to yourself, as the house, including all work surfaces, hob and oven had been thoroughly cleaned (twice)before your stay. The only item I cannot explain is the apparent dirt on the washing machine seal it is something I would never have thought to check but following your comment will request the cleaners do check this in future. Our cleaners do sometimes miss items, they are only human, you expect us to accept, in this instance, that not only had the cleaners, missed such obvious items, we also did when we came up after the cleaners, this is highly unlikely. Finally, you did not receive an apology from the owners, as there is nothing, in my opinion, to apologise for. I have told Sykes that as far as Iam concerned these comments do not in any way reflect the standard of cleanliness at Abbey view on Saturday the 17th of September, when we left it, the day before your stay and I hope any prospective guests reading these comments do so with an open mind and consider our response when booking a break in Whitby.   • "Abbey View is a lovely spacious and contemporary holiday home that was well suited to our family group of 4 adults and 2 children."

    The property was very clean and well presented and the open plan kitchen / dining area was well equipped and furnished. We enjoyed using the sunny patio and hot tub each evening. The centre of Whitby is within 15 minutes walking distance and the surrounding North Yorkshire coast is easily reached. We used local fish and chip restaurants and also ate at Pizza West and Cosa Nostra, all of which are recommended.

  • "Lovely house, very comfy beds, great hot tub, convenient location, but a few small areas stopped this from being a perfect stay."

    Agree with other reviews regarding the notices about the hot tub which overpower the beautiful dining area, similarly the number of notices about the cutlery drawer location. There is no blue recycling bin, no bin bags were left at all and I have never stayed anywhere else and been provided with an already used kitchen sponge. Again as in previous reviews - why not cut the bush back which makes the second entrance to the driveway redundant, it's a 2 minute job!

    Dear Sarah thank you for your review and your kind comments regarding your stay in Abbey View. We employ an agency to clean and maintain Abbey view ,which represents a significant proportion of our letting fees and we expect only the highest standards of service in return and I apologise for the shortfalls in service you experienced during your stay .There is phone number in the letting pack, which is available for guests to call should there be problems with any aspect of your stay ,for instance ,regarding the bin bag and sponge, someone would have called around to drop off replacements for you with minimum delay as they are locally based . On a number of occasions, in the past, guests have mixed the contents of recycling bins, resulting in bins not being emptied , this is unacceptable for a holiday let and could not continue . We have recently changed to a commercial weekly disposal, where all rubbish is put in a single bin and sorted at the depot, this has been working very well but I am aware some notices in the letting pack ,regarding recycling, need to be removed. Abbey view is classed as a commercial property ,as such we have a duty of care to ensure our guest have the information required to have an enjoyable safe stay ,we make no apologies for notices regarding “Hot tub use” as not every one is familiar with a hot tub or the chemicals used to ensure water and user safety similarly with tub use after 10.30 .This is a residential area and we ask guests to be considerate when using the tub at night as noise does travel . I am pleased that you enjoyed your stay at Abbey View ,we try to provide the best possible experience for guests and apologies for the “niggles” you experience ,your comments have been noted and discussed with our cleaning agency and we will be delighted to see you again in the future Property Owner

    Totally not as represented on the website. Nothing in the house like basic cleaning items,had to go shopping to kit it out.Dirty bucket and mop left in bathroom,mirror broken off wall in bedroom, all cupboards filthy inside, Cobwebs everywhere, stained bedding,carpets filthy, the list goes on.We have taken extensive photographs as evidence and made a complaint.

    I was extremally surprised and totally mystified by your comments relating to your recent stay at Abbey View, as my husband had to call to Abbey view on Friday the 29th to remove a mirror, mentioned in your comments ,which had been broken by the guests who had been in the previous week and had left on the day you came in without notifying us of the damage . I took this opportunity to accompany him to check the property and I assure you my standards are equal to, if do not not exceed ,the best in our industry and your comments do not describe, in any way , Abbey View on Friday the 29th of July when we departed . We were present when the cleaners were completing their work and I checked out the property ,as I do during every visit , including the bed linen, which was pristine . Inside all the kitchen cupboards, fridge/freezer and oven all the bathrooms and I found the property had been thoroughly cleaned to a very good standard and in my opinion is not truly reflected in your comments . I note you moved in on Friday the 29th but did not contact Sykes until Tuesday the 2nd of August (4 days later) to raise your concerns ,thus preventing your complaint being properly investigated on the day you arrived as we take all feedback from our guests very seriously ,however ,we or our agents do need to attend to check out any concerns ,this has not been the case in this instance. In closing , I see no justification to grant your request for compensation ,in this instance, but I thank you for bringing this matter to our attention and I hope that in future you find something more suited to your requirements .   • "The house was ideal for 3 adults and 2 infants."

    Nice outdoor space, secluded but with afternoon sun. Hot tub was great, and one of the main reasons for booking - decommissioning this would be a mistake. Good location, close to town and the park. Only negatives were the drive - just knock the wall down, or at least cut down that huge bush, and the fridge door that opened on to the kitchen door and locked with the freezer door, trapping fingers.

  • "Parking was not easy and didn't represent the views of the property on the web site."

    Only one narrow entramce/exit was able to be used as a shrub was growing over one which would have scratched any car going in or out. Consequently multiple 3 point manoevers were needed to get a second car back out. The original posting claimed parking for 3 cars!!!! Apart from that, the property was well situated in a quiet area with good internal facilities provided.

    Thank you for your feed back and your comments have been noted .The parking area to the front of the property has two openings but one was blocked off by a large tub being placed in the opening . This leaves two off road parking spaces ,an absolute luxury in Whitby where most holiday lets don't have any, which ,as far as I can recall, has never been brought up as a problem by previous guests ,but every guest is different and we thank you for bringing this to our attention .   • "Place needs a dam good clean!"

    ! Nextdoor to a property that breeds Doberman dogs! Hot Tub is terreible!! We got Pseudomonas aeruginosa (hot tub rash) From it because it hadn't been cleaned properly. Complained to The Owner and Sykes. Repy was take us to a small claims court as hot tubs are not covered in there terms & conditions. Will not be booking with Sykes ever again!!!

    Abbey view is thoroughly cleaned following every stay but there are , in any service related business, the occasional incidence where standards are not met but in your case we have had no feed back from Sykes regarding the standard of cleaning throughout your stay ,however, there is a contact number in the guest book which is available should a guest be unhappy with any aspect of their stay including cleaning and cleaners would have been instructed to revisit the property if this had been reported. Re the hot tub .Our hot tub is professionally maintained and our provider rigorously ensures that they meet, if not exceed, industry standard .The hot tub thoroughly cleaned and the water is changes and treated with a number of chemicals, to ensure safety of guests, following every stay . The tub temperature is set to 38C ,by the manufacturer, and cannot be adjusted by guests in order to prevent the growth of bacteria such as "hot tub rash" or folliculitis and both the hot tub temperature and the the chemical balance was re-checked by our maintenance company during your stay and all standards were found to be within limits so as far as our maintenance company was concerned there were no problems with the tub and thus no cause for complaint . Regarding your rash . As far as I am aware you have not provided any medical reports from health professionals to support support you claim that the rash was brought on by poor maintenance of our hot tub . Finally you claim to have complained directly to ,ourselves the owners , I can confirm this has not been the case . Property Owner

  • "Overall, the accommodation is very good - the house is very spacious and well located for the town centre."

    We liked the mood lighting and the layout of the kitchen and all the appliances worked. The beds and furniture were comfortable and we liked all the TVs! However, this was spoilt a bit by a few issues. Most importantly, we had problems with the hot tub - the water went green by the third day despite us following the 'rules'. This was still the case after someone visited to put more chlorine tablets in it - we have a hot tub at home so we know how to look after one and what to avoid e.g. fake tan. As the tub was one of the main reasons for choosing the property, this was very disappointing, especially as this problem had also been raised in reviews by previous occupants and not been sorted. We were also surprised that there was no 'welcome pack' on arrival and a distinct lack of hand wash and other toiletries in any of the bathrooms. The bath towels provided were small. Although these are minor things, they combined to give the feel that costs were being cut where possible.

    We are pleased that you enjoyed the majority of your stay at Abbey view. Your feedback has now been discussed with our hot tub management cleaning company. We are sorry to hear that you are unhappy with some elements of your stay, in particular the hot tub. We have hosted hundreds of guests at Abbey View and other locations where we provide hot tubs. In that time we have had very few negative comments regarding the hot tub but we do take them very seriously and discuss any comments with our service provider. We use the services of specialist maintenance companies to service and maintain our hot tubs and confirm water is changed and slow released chemicals added on every change over or every week depending on the length of your stay. For the water to 'go green' after a few days wouild indicate there has been contamination in the tub with either body lotions, fake tan or other unknown products, hence the notices advising guests to shower prior to using the hot tub. The only remedy should contamination occur would be to drain, clean out and refill the tub as no amount of cheimicals would clear the water. That would explain why, when you had contacted maintenance and additional chemicals were added, the water did not clear. If the water was dirty after just a few days of your stay, which I would think unlikely, it would appear cloudy or grey. I have spoken to the cleaning company and even though they added more chemicals as requested, there were still sufficient chemicals left in the tube. We do not provide welcome packs as this would incur an extra cost to guests. The previous comment from a guest regarding welcome packs was made in error. The property is self catering so we do not provide extra toiletries. We do however provide basic standard toiletries. We would like to emphasise that we have not implemented any cost cutting measures whatsoever. Thank you again for your comments. Property Owner

  • "The property we recently rented was greet for our week's stay in Whitby and it's location was absolutely spot on."

    The fittings, furniture & provided facilities were very much up to our expectations and we hand an enjoyable relaxing stay. There were, however, several issues & niggles that are well worth mentioning & need attention from the owners. * It came as something of a surprise & not really welcome to find that the living room still contained the fully decked Christmas Tree & several wall hung decorations! Bearing in mind that our arrival was on the 14th January, it seems that someone couldn't be bothered to remove them nearly 2wks after the 12th night. * One toilet roll provided for the four guests. At least one in each toilet. * Two torches provided contained dead batteries * Both remote controls for the living room TV contained either dead or no batteries * Kitchen clock had dead batteries * Ground floor bed had dirty bedding on * Ground floor bedroom door could not be secured due to a broken catch * Ceiling light bulb in kitchen dead. No replacements * can opener was useless * Most importantly, the hot tub did not get serviced during our stay. This resulted in discoloured and smelling water. We contacted the local agent who informed us that the owners did not pay for a service during a weeks stay! In all our years of renting properties with hot tub, this is the first time we have encountered this approach and find it totally unacceptable. We ended up buying our own sterilising and cleaning equipment. Very poor service * As mentioned by other guests, there is a dire need for a dryer in the utility room.

    Thank you for your feedback and I am pleased to hear you enjoyed your time away. We are very sorry that the Christmas Tree had not been removed, this was an oversight and has now been addressed. As for the hot tub, a professional cleaning company make sure that before a new guest arrives, it is emptied, cleaned, filled and re-chemicaled. Further to this, if a two week booking is placed, the hot tub cleaning company will carry out another full cleaning service after the first weeks stay. The chemicals used are slow releasing and will provide lasting effects throughout the week. The hot tub does not require servicing each day. It is also recommended that you shower prior to using it, as creams or fake tan will cause the water to be dis-colored.     I’ve never been anywhere with so many cups, plates etc. It was nice that the hot tub was covered over but it’s not cleaned/serviced everyday like most other places we’ve stayed. We had a lovely week and the location into Whitby is great, there’s a steep hill on the way back so no good for those with mobility issues.

    Your neighbour across road his very obnoxious regarding where he parks his car The things we missed was a tumble dryer as the radiators are on a timer of which we have no control of more cups and pans as 6 cups not enough No information when dustbins need to be emptied so some guests are loving it so they over flow Overall lovely place been two yrs running but unfortunately the cost as gone up £600 for the same week in 2022 think that is being greedy due to pandemic so won’t be booking again

    Thank you for your feedback. The property does have state of the art Nest Heating and can be controlled manual to supply instant heating. There should have been sufficient crockery and pans as we have an additional 10 mugs for customer use. We will be carrying out a full infantry and replace any missing items. Our prices reflect on several factors and are constantly reviewed by Sykes Cottages and although there has been a small increase in line with inflation, this can be due to seasonal changes but we feel this is still excellent value for money.   • "Very nice property, clean and comfortable, all bedrooms good size plenty of storage."

    Hot tub was a nice extra but outside area could do with a tidy. Some areas could do with an update but overall we enjoyed our stay. Location was good about a 5-10 min walk down hill into Whitby but a steep walk back. Whitby was lovely plenty of places to eat, had some really nice meals.

  • "We did not like all the signs regards the hot tub."

    There far too many and felt unwelcoming. We did not use the hot tub or sit in garden as we were worried about making noise even in a normal voice. The parking is I feel more for 2 cars not 3 as advertised as mini tree planted at the property get in the way. Don't want Paint scratching. The neighbors also made parking different as well which I feel was on purpose.

    Thank you for your feedback, as stated in a previous feedback response the signs have been removed. These were placed initially because of hen/stag parties which were abusing the facility.   • "There were notices all around the property stating that the neighbours were increasing complaining about noise and that occupants would be asked to leave immediately."

    We had two young children in our party and found ourselves constantly asking them to be quiet. We also didn't use the hot tub because if this. There was also a scheduled power cut one morning from 9 until 11am. Apparently letters had been sent to property owners but the information wasn't passed on to us. Given that electricity is the only power source in the property, this was very inconvenient. The property is very nice however, due to being in a residential area, I would not book another stay or recommend it.

  • "Lovely property, would benefit from new pillows on the beds and a clothes horse to dry washing on wet days as no tumble dryer ."

    No information about bins or recycling when we arrived bins were already overflowing so could use them , we arrived on Friday and could not put rubbish in the bins till late Wednesday afternoon . Parking is an issue drive is very narrow and has bushes as you drive in which are sharp and catch arms,legs and clothes. Two cars are very tight when parked in the drive which you are asked to do. This was made worse by house directly opposite which had adequate parking on their drive but parked a very large car on the road all the time The road is far to narrow to do this and it made it impossible to drive out or into the drive unless you went around the block one way only which was three times longer . Hot tub was really nice especially now it has a gazebo . There is a small alleyway at the side of the house which if covered would make an ideal place to dry off before coming back into the house after using the hot tub. Perhaps an idea for the future. All in all a nice property . There

  • "We arrived for the Xmas period and expected no where near what was ready for us!"

    Great cleanliness and a Christmas tree already put up and decorated. Everything we needed in the draws to entertain family even down to cocktail sticks! We came well over packed to say the least. After a couple of days we rebooked for next Xmas. All our family had a great time on the day and had so much space to entertain. The stay was excellent and you have a beautiful property that nothing on any other site compares to that I have trawled through. The only niggle would be that the cleaning team sat straight outside the house at 0930hrs watching your every move while you check to to make sure you have everything, this was quite off putting. Fab location and we can’t wait to return next year.

    The location is only a short walk from the main town and there is parking at the property for 2 cars. The hot tub of course was the icing on the cake! My granddaughter loved it and didn't want to leave. Hopefully we will be returning.

    Large spacious living area, TV's in every bedroom, dining area and lounge! The hot tub was of course a bonus. The location was near Whitby town centre. I'd highly recommend Abbey View. Locally Robin Hood Bay and Staithes are lovely villages worth a visit.

  • "My husband and I booked this due to there being a ground floor double room and wet room which was ideal for my elderly father."

    The hot tub was an added bonus for my husband and I. The only drawbacks were the hanging space in the wardrobes are no good for long clothes, and the dressing table in the twin room was no good for drying hair as the mirror is so low you cant see yourself, but these are only minor issues, the whole place is totally amazing and we can't wait to come back.
