  • "Could do with a proper deep clean eg skirting boards ."

    .doors..round the toilet...part of the over was broke a metal bit was hanging down .inside wardrobe was dusty so I would not put my clothes in it

  • "A lovely, clean, well equipped and comfortable house placed within walking distance of the centre of Whitby."

    The outside sitting area has been refurbished and was well maintained. It was a very pleasant area for sitting and relaxing whilst enjoying the views. Off road parking was a bonus. The owners were very pleasant and extremely helpful. We couldn't have asked for more and would recommend without hesitation.

  • "Well appointed."

    Overall the cottage was well maintained and had everything we needed. Very happy. The terrace was lovely and very enjoyable for afternoon lazing. Easy walking distance to the town. Parking was a real bonus and very nice people.

  • "Absolutely fabulous."

    Really loved our stay at Kirkby House and amazing weather was a bonus. To help future holiday-makers, here's a few things to note... PLEASE make sure you follow the very detailed and perfect directions about parking. It's easy but a quick peep on Google-earth certainly helped especially to understand that Kirkby House is tucked away in a residential area with no road access. Distance from parking to house is fine. We arrived in dreadful rain, lashing down so made a few trips to unload plus a dog. It was fine, we survived!! The house itself as incredibly quirky. Please be aware it does build muscles on knees and ankles during your stay due to three flights of stairs plus anywhere to and from the house is up and down. Think of this as a bonus to burn off the calories from all the fish and chips Whitby is famed for!! The furnishings are newish and good quality. The double bed is super comfy. Views from the kitchen sink (plus other upstairs windows) makes you fight over the washing up. There is a dishwasher anyway. Kitchen is very well-equipped with plenty of everything you'll need for a brilliant holiday. And, let's not forget to mention to super dooper patio area. Shame there's no access direct from the house but who cares when you step inside your secret paradise. Once again, excellent furnishings, plenty of seating and comfy seat pads etc. I (personally) disagree about previous comments to remove the tree, it provides great shade from the sun by mid-afternoon. So, overall, a superb property in a perfect location. Worthy of 4 STARS but I guess the access and stairs holds it back. We'll definitely return. Locally too many great things to see and do to mention, but can recommend the local Eskape Room, Whitby (literally 3 mins from the house). Also, seek out Falling Foss Tea Gardens for a real treat if the weather is good.

The listing mentions no less than 3 times that the property is over 4 floors and the access is also mentioned. The property SUMMARY states: Over four floors Three bedrooms: 1 x lower ground floor double, 1 x lower ground floor narrow single, 1 x ground floor twin Ground floor bathroom with bath, shower over, basin and WC Ground floor basin and WC First floor kitchen with dining area and breakfast bar Second floor sitting room. . . . Note: This property is accessed by a cobbled slope and 15 steps down from The Ropery or 48 steps up from Church Street And then the PROPERTY section also mentions: Set over four floors, the property is perfectly placed for enjoying this popular historic seaside town. From the property, steps lead down right into the hustle and bustle of this popular port... I don't know what more we could have done to describe the property accurately. Property Owner

  • "We were very pleased with the property."

    Everything was excellent and the facilities exceed what you can reasonably expect. Tea, coffee, shower gel, shampoo, all the kitchen equipment - amazing. Great location. We actually liked all the steps. My only constructive comment would be to improve the directions from the car parking to the property. There is also a shorter, easier route. Thanks very much. We are aware that the property can be tricky to find as it is half way down the east slope. We have given a very detailed description on how to find it, incl. "What3words", and it is important to bring that description along and follow it to the letter. Sadly we can't add images to the description, which would have been helpful.   • "This is the second time we have stayed at Kirkby House."

    It is very well located for everything you would like to do in Whitby. The parking is a bonus and not too far to walk to (even when recuperating like me!). Our son-in-law and grand-daughter joined us for our last night and our grand-daughter loved the small bedroom. The kitchen has everything you need and the living room is comfortable. The new decking area is absolutely great and we even managed to sit out on it a couple of times - even though it is March. It will be lovely for people in summer. (We did put the rubbish bags out for the bin people mid week, but we weren't sure which bin they were emptying - turned out to be recycling - so apologies as we should not have put out the blue bag.)

  • "We absolutely loved our stay at Kirkby House, everything we needed for our stay."

    This is one of our favourite places we have stayed in, in Whitby, it's so handy for everything, we dont like using the car too much on our holidays and like walking, this place was made for that. the parking space provided is only a short walk away and the gentleman who owns the front drive we parked on was very helpful and he kept an eye on our car. Great dog friendly pub down the road and our dog loved the cottage as it was so warm & cosy. We will definately be back!

  • "Kirkby House is set in a great position."

    On the hill just a 10minute walk up to the Abbey and a 5minute walk down into town. Not easy on the knees.... but it's worth it, views over the harbour are great. The house is very well equipped but the sofa isn't comfortable and is torn and patched up. We had an issue with the cleanliness but addressed it directly to the owner and the cleaner. Sadly she has to clean 3 houses in 5 hours- not an easy task. In need of a deep clean and painting. That said, we had a great time and would return to the position and the off road parking.

  • "Very spacious house we didn't use the lower ground just been the 2 of us."

    Central location within walking distance of shops beaches station ect. Outside patio was used a lot sheltered with views of harbor and beyond. The free parking was a bonus thank you and within comfortable walking distance to property no problems at all. We enjoyed our stay and loved walking exploring the walk to Sandsend along the beach was amazing. The little dog friendly beach down tate hill was rich with sea glass if you collect it. Overall had lovely stay thank you.

  • "Really good location."

    Great views. Although need to be reasonably fit and definitely no issues with mobility as there are lots of stairs and access is via steep paths/steps. Well equipt kitchen. Comfortable lounge. Main bed we did not find to be overly comfortably (probably personal preference). Good shower! We will stay again!

  • "The house was very nice and comfortable good equipment handy having a dishwasher, but the TV picture freezing happend quite a lot shame really, we washed the garden table and chairs as covered in tree sap and bird pope."

I wish you had spoken to us during your stay and we could have looked into it for you. I have been told it was cleaned during change-over, but there is sadly a lot of sap coming off the nearby tree this time of year. As for bird droppings........ can't really help that - sorry.   • "The property was ideally situated for exploring Whitby."

    Stunning views of the harbour and the steam trains. Everything you could need for your stay was supplied. The neighbours were lovely and very helpful with recommendations for places to visit and eat. Practically everything within walking distance. We thoroughly enjoyed our stay. Just to note, due to the stairs within this property, and access to it, it wouldn't be suitable for people with mobility issues.

  • "We had a great stay in Kirby House, lovely house, with nice little touches."

    There are a lot of stairs over the 4 floors so anyone with small children or not so good on their feet should consider this before you book. Also although the duvet cover was clean it had stains on it which was very disappointing, apart from that the house was very comfortable and we would recommend Kirby House.

  • "Was quiet, the views from the breakfast bar and lounge were fantastic."

    The parking space on a dive at the top of the entry was great, the couple who own the house were very friendly, as were all of he another residents we met going to and from the cottage. Location is good as on the quieter side of bridge but still close to walk to the shops and cafes. The two larger beaches and the abbey were great walks and Robin hoods bay is well worth a visit. Only real improvement that could be made to the cottage would be another key there is only one and when one person wants to go out on their own to the other person must be available to let them back in. The lounge is in the top floor so we struggled having a little one we couldn’t leave to have to all go and lock the person out and let them back in, also my husband like to night fish and I like to walk the dog early which wasn’t possible as you can’t leave taking the key because there’s only one exit from he cottage and this would be dangerous to lock people in. We did mention to the owners so hoped they will look at this for future stays.

Also, there are stairgates at the top of all stairs if people do bring young children. As for a second key, we do take your point.     The house was warm and welcoming. Everywhere was clean and thoughtfully decorated and extremely well and generously equipped . The views were just lovely and the location perfect to explore the area. The car parking space was easy to find and much appreciated.   • "Lovely cottage ideally situated overlooking the harbour and in short walking distance of everything within Whitby."

    Nicely furnished and equipped with everything you need. Little extras provided such as washing up liquid, dish washer tabs, coffee, tea and sugar along with a bottle of milk in the fridge on arrival to name a few which was a nice surprise. Very quirky set over 4 floors so be aware there are lots of steps along with a steep descent and climb to and from the main road to the cottage. Not a problem to us but worth noting. The parking space allocated over the road was very welcome and essential as The Ropery was usually full with parked cars all day. Would definitely recommend and would book again if and when we return to Whitby.

    The property is in need of a deep clean and some tender love and care we came home 2 days early after spending the time cleaning and messaging very upsetting as this is the 3rd time holidaying with Sykes

    Thank you for your feedback which is very important to us. We try hard to make sure the property is clean, well equipped and all amenities are in perfect working order, as per our previous feedbacks. We want all our customers to enjoy their holiday and to get an experience that lives up to expectations of a property with a 3 “tick” rating on Sykes. We are very lucky to work with a good cleaning company who share our high standards, but unfortunately on this occasion, a few things had been missed. We would like to thank you for bringing this to our attention and sending us the photos, as they helped us understand the problems. Problems that could easily have been rectified on Saturday when you arrived, if you had called us. The issues raised were all related to cleaning - dust on the lampshade, crumbs at the back of the kitchen chairs, a shoe left by a previous guest. They have now been dealt with by the cleaning company. You have not given us any further information with regards to accuracy of listing, comfort & facilities, so we sadly can comment. We are sorry that you felt dissatisfied with the overall “package” and that your holiday was cut short by some of these areas, which could have been easily and quickly rectified given the chance.     we loved our walks and robins hood bay was beautiful Highly recommend this place, but make sure your fit, lots of steps to get to your property especially when you have a lot of luggage to carry. Definitely would book again A few niggles because I believe true feedback is very important, Some kind of outside cover( when it’s rains especially when your eating outside) but the sun still out

  • "We had a lovely stay in Kirkby House Whitby."

    The place is charming and in such a great position. We got used to the steps both around and in the house. We come from Hull which is flat,Very handy having the parking space as parking elsewhere could have been quite expensive. If and when we decide to have another stay in Whitby we will be looking for this place again. We will definitely tell family and friends about it.

  • "We had a great stay at Kirkby House!"

    We have visited Whitby a few times and this has been our favourite cottage so far. The views are really special and the location is ideal for visiting Whitby. We had no problem with the parking and the directions were fine to find Kirkby House. We went in early January and the house was lovely and warm. It was too cold to sit out, but we hope to visit in the future and enjoy the patio and BBQ outside. As other reviews have said, there are a lot of stairs given that it has 4 floors and the hill up to the cottage is steep, but without this you wouldn't get the amazing views. It was great for our 3 year old and 9 month old - the cot was ideal (including the additional mattress to help make it more comfortable), high chair and stair gates. We hope to visit again soon!

    It is a fabulous place, in a fabulous place! And the addition of the designated parking spot close by makes it even better. Yes, it is in a challenging spot but just take your time and take it all in, and the views from the top floor and the kitchen more than compensate!

  • "The directions to the cottage are “challenging."

    ” We walked around for 45 minutes trying to find it and failed; the chap who rents out his car parking space saved the day; it was not a great start to the weekend. The cottage is on 3 levels; many stairs; and a lot of hassle fetching luggage etc from the car to it. We would not stay here again because of that; I have to say though, that I’m probably fitter now than prior to staying; so many stairs .

Your review has made us revisit the “directions” and we still think they are right, BUT it is obviously important to go down the correct path from the Ropery otherwise nothing will make sense. As described, the path is near no. 53. It is described in our listing that “This property is accessed by a cobbled slope and 15 steps down from The Ropery or 48 steps up from Church Street”. It is also mentioned more than once in the listing that the property is over 4 floors, so a little surprised why that seems to have come as a shock to you. Property Owner

  • "We have been coming to Whitby for six years."

    Five of these are at Kirkby House. The house has everything we need and more. The lounge on the top floor allows us an unbelievable view of the boats on the river and the steam engine leaving the railway station. It’s a very relaxing dog friendly town which means its not just us who enjoy the holiday but our west highland terrier, Tessi is spoiled too. Every year there is something new found and this year even in this Covid nightmare we visited the new microbrewery’The Waiting Room’ at Whitby Station which has an large array of real ales and ciders. Found a small Korean take away alongside all the other restaurants serving exceptional food - Thai, Italian, traditionally British i.e. Humble Pie, Fish and Chips to name just a few. We also visitedt ‘Alberts’ a jewel of a restaurant hidden in the Jet Museum which was another nostalgic step back in time and worth a visit , as the menu was fantastic. There is just so much to do and see that we will be back again for our seventh year In 2021.

    We did feel cleanliness was an issue in areas, cooker, crockery chewing gum a d some foodstuffs left on some of the plates. We did email the owner who said she would pass it onto the cleaner. A bit lame we thought. But Whitby was good.

Ideal location right in the heart of Whitby with views over the harbour to the front and less than 10 minutes walk to both the centre of town or the Abbey. Parking in Whitby can be a challenge but car use is only required if you want to visit other places (you can park in Abbey car park 24 hours a day £9 if you want the easiest option and it is only 10 minutes walk from there to the property) Excellent walks on Cleveland way - We did Sandsend and back (coastal footpath going and beach on return) and on another day in the opposite direction to Robin Hoods Bay (6.5M) and then took bus back to Whitby Scarborough 30 minutes drive or take bus (well worth a days visit) and Steam train and boat trips available in Whitby also recommended. Family also enjoyed Dr Cranks Ghost tour (walk and stories around Whitby)

  • "Kirkby house is a fantastic property."

    It is located in very close to the centre of Whitby. It’s is situated over three floors with the sitting room on the top floor. The views from this room are very relaxing and whilst watching steam engines and boats of all descriptions you can read a wonderful novel. The ability to just switch off from modern day is amazing with loads of doggy friendly places and auld world shops. The only issue is all the surrounding steps but if you can cope with them you will love it as much as we do. See you next year for our 4th year

    Set in a quiet location with lovely views and well equipped. Also has a patio and bbq area which is a sun trap in the evenings . Great walks from the cottage along the Cleveland Way in both directions, Esk Valley Way And the Cinder Track. Didn’t use the car once. Finding a parking space was difficult when we got here but worth it for the enjoyable holiday

  • "Just returned from a lovely break at Kirby house, a great location very central to the town and very clean."

    However there are one or two things that should be pointed out, Firstly, while not an issue for ourselves the access is very steep and can be very slippy so if your elderly or infirm in anyway i would not recommend this cottage. Secondly, the parking is a nightmare and can prove problematic ( even in January ) so it would be worse in the summer months. Thirdly, we have stayed in numerous cottages and a simple welcome pack is always a very nice touch, some tea bags, milk and even a packet of biscuits is always appreciated after a long journey. Lastly while the cottage is in a fantastic state of repair and very clean the sofa is in need of replacement as you now feel as your sitting on the floor !!!! Barry Pearson

    A really nice house to stay in.It was great to be able to walk to the Abbey without negotiating steps. parking on the top road was reasonably easy and meant that we could explore the coast without driving through Whitby's town areas. We had the added bonus of being able to watch some Olympics on a good TV. For people who can walk reasonably well, a pleasant holiday could be enjoyed without using a car.
