  • "The property is well placed for the centre of Kelso and all that it has to offer."

    The house is well equipped and clean., a credit to the cleaners. However despite several comments in the visitors book dating back to 2023 the owners have not put a blackout blind or thick curtains in the main bedroom. There is a street lamp directly in front of the house and the light makes sleeping very difficult. Hence a lower mark for comfort.

  • "Although small, the house is bigger than it looks in the photos - we almost didn't book it because it looked quite cramped, but it was actually a good size for a family of four; it would be worth getting someone in with a wider angle lens to re-do the pictures."

    It's a lovely cottage with everything we needed for a week away. We stay in Kelso every summer and this was the quietest and most relaxed of the various holiday homes we've visited. We will definitely book it again, if it's available the week we need. I already miss being able to walk out the door and watch the sun setting over the river.

  • "Loved the house, it's decor and facilities and kitchen items."

    Very clean, no stains or scuff marks. Managed to park at the bottom of the lane apart from one occasion. Very close to the river and grassed area which is helpful for late night outings with a dog. Would recommend and would stay again next year if available. Bottle of chilled wine on arrival is always welcome.

  • "Only one criticism - the blind in the double bedroom is totally inadequate being practically see through & letting in light around the edges - had to put a blanket up in the window to make room dark."

    Great little kitchen, for a change for a self catering property was not missing anything useful (we usually end up having to buy some sort of implement or dish or something!) - however the knives in the knife block could do with sharpening. Had a great stay.

  • "We really enjoyed our stay in Beech Tent Lane Cottage."

    It was perfect for the four of us (2 adults, 1 toddler and 1 baby) and the owner was really helpful in answering questions and providing a cot for us. The cottage was really well located across the road from the river and in very easy walking distance to both Kelso town centre and Floors Castle. Loved exploring both the town and castle and looking forward to returning in the future!

  • "Fabulous property."

    Definitely the best equipped self catering place I’ve stayed in. Extremely clean and well maintained. Ideally situated for the shops, pubs, restaurants and cafes. The key safe was a great idea. As stated in other reviews most of the areas are on different levels and I did trip a couple of times but that’s just the quirky nature of the Cottage and the river walk directly across the road was ideal for our dog as there’s no garden with the property. We loved our stay and we’re very comfortable.

  • "Beautifully clean and well equipt."

    We arrived late on a Saturday afternoon and the shops closed quite early at 4.30. We were there for a full day on Sunday and left Monday. The main town shops are all closed on a Sunday but we visited the Castle 200 m down the road. It was lovely. No garden/back yard at propert though so dog owners will need to walk their dogs by the river for toileting.

  • "Lovely cottage."

    Well looked after. Everything you could possibly need provided. Great location. So close to town centre and river walks. Church next door. Only downside was that it had no garden which as it takes pets would have been preferred and also for sitting out in an evening I the good weather. Didn’t spoil our 4 day break though. Would recommend.

  • "The property was very clean, very nicely decorated and warm."

    There are clean air filters running through the house which I thought was good. Also the electric clothes horse was excellent for drying the towels and clothes. The freezer in the cupboard was useful too. The Wi-Fi was excellent and there was an internet TV so we had many choices for viewing including Netflix, ITV hub and BBC iplayer. The house was very well situated for the square, about 5 minutes walk, where there were numerous shops and restaurants. Also, it was literally opposite an opening to get down to the beautiful river walk where we took our dog. On the downside, it was disappointing that we weren't advised that there was no back door to a garden especially as we have a dog. Also the table was too high for the chairs and we are average height and there's no empty cupboard space in the kitchen to put food items. I would mention also that the step up to the bathroom should perhaps be painted white or a notice put on to "mind the step" as we were stubbing our toe going up and getting a shock going down. Saying that, those items weren't much of a problem and we had a lovely holiday.

    We were very disappointed there was not a garden for a dog friendly cottage, no mention of this on the web site, one image shows a garden but it belongs to next door, this adide we had an excellent stay.

Jedburgh 14 miles; Wooler 16 miles.

Kelso is a lovely tranquil Borders town at the meeting point of the Tweed and Teviot rivers, with a cobbled town square and streets, and an array of stunning Georgian buildings, and a wealth of gorgeous countryside around it. Take time out to visit Floors Castle, a very prominent Stately Home with restaurants and gardens, designed by William Adam. Also close by are Mellerstain House, Kelso Abbey and the Kelso races. Mellerstain House is a stunning example of Georgian architecture at its finest. Designed by the architect William Adam and his son Robert in 1725, it is the residence of the 13th Earl of Haddington. The house is located within 80 acres of luscious rolling parkland and is in walking distance of Smailholm Tower, the ancestral home of Sir Walter Scott. Great fishing can be enjoyed on the Teviot, Tweed and Jed rivers and there are many excellent golf courses to choose from.
