  • "Fantastic cottage, immaculate and very clean."

    Stayed for kielder marathon weekend and ideal location for the start. Only disappointment was that there wasn't a welcome pack and for a cottage 9 miles from the nearest shop even some T bags and milk would have sufficed. Some people were left flowers and wine but we had nothing.

  • "Can not fault this cottage, it is clean comfortable and well equipped, We were lucky enough to be there on so far the only beautiful week of weather of this bad summer which meant we could sit out in the private gardens which offer total peace and quite apart from the lovely sound of the birds, The Blackcock pub in Falstone is a delight the walks around Kielder are all about getting back to nature and a visit to Hexham and Hadrians wall is well worth it."

  • "The photos could do with updating, there are no views of the beautiful countryside from the living room due to the hedges in the front garden."

    Garden at the back could do with a bit of a tidy up. The house though inside is very spacious and well equipped. Great location for walks to Kielder dam. The path at the end of the garden up to the old railway line is a bit of a challenge with a low hanging tree. We unfortunately had perfect weather (warm & humid) for the thousands of midges in the garden so weren’t able to sit out. However, we did enjoy our stay and would book again, but in colder weather to avoid the midges.

  • "Tired property showing its age ie damp patches ,cracks in plaster."

    I've seen bigger toilets on a aeroplane which for a big chap was a struggle. Never been a fan of leather furniture and was proved right not comfortable at all. I think the only place I was really comfortable was in bed which was something. Garden was a bit overgrown and the track leading to the old railway line was lethal.garden furniture not worth its name and the bbq was rotten.other than that think I've said enough.

  • "Lovely cottage with all you could need, very comfy beds and crisp bedding."

    The garden is great for dogs but be advised it is open at the top. My daughter particularly lived using the telescope at night to look at the stars/moon. A great place for a base for exploring, lots of different walks literally on your doorstep from the top of the garden. Kielder Forrest is so lovely and lots of walking to be done there, it's about a 15 min walk away from the cottage and there are quite a few different paths signposted in the car park.... its beautiful on a sunny day with the view over the water.... it is huge! :) The village is literally a 10 min walk away with a lovely little pub that is very welcoming with a roaring fire and allows dogs (just make a note of the opening times) The Tea Shop is great and the owners are beyond helpful and friendly....they also allow dogs in here and the cheesecake is amazing... they also sell a small amount of essentials and some local art :) (again make note of the openjng times) Overall we really enjoyed our stay here and would definitely recommend it..... :) The only couple of recommendations I would make would be some soft furnishings/cushions on the sofa and maybe some games/cards or books for days when the weather is not so good. Other than that it was a lovely place to stay, the locals are very friendly and helpful and we would definitely go back :)

  • "This was our second stay at Hartam House."

    It is extremely comfortable and was exceptionally clean on arrival. Paul the owner was friendly and very helpful. He even offered us 2 extra nights completely free of charge as there were no other bookings after us for a few days. Unfortunately we couldn't take him up on his very generous offer. The house is beautiful, the log fire a particular favourite. There were plenty logs/kindling and paper left for us to use. Bird feeders in the garden attracted a variety of birds. The area is very quiet. On a clear night the amount of visible stars was amazing. Telescope and binoculars in the cottage were put to good use. A welcome bottle of prosecco was very thoughtful, thank you. We will certainly return to Hartam House next year

  • "Excellent property - modern, comfortable with generous proportions."

    When choosing a holiday cottage I always look at the condition of the sofas & try to see how comfy they look to be & also what the bathroom looks like. Although there isn't a photo of the bathroom, can I reassure anyone deliberating, it did not disappoint. Plenty of space, clean, modern - perfect. Oh & the sofa is comfy too! Lovely view over fields towards Kielder dam with the river to the left. Impressed with the generous central heating. Met Paul as we had arrived early who was very friendly, welcoming & helpful. We didn't meet Nurmala as she was busy preparing the house but would like to thank her for the fluffy towels, warm duvets, plump pillows & simple but elegant bedding. My elderly sat nav got a bit confused when entering Falstone, but if you check the owners directions when you reach the tea rooms you won’t have a problem. Would I stay again? Definitely.

  • "Great walks around the area."

    Well worth a visit to the observatory, went twice, but didn't get to look at the dark skies due to poor weather. Kielder bird of prey a great experience, feeding the birds. Fantastic forest walks from there too. The site has a shop selling essentials which is nearer than Bellingham. Also a nice bar/restaurant there too, looking out on to the water. Local village pub cosy, with good food. There are quite a few houses around the property & the road to get there could be better. Would be good to have cushions on the sofa for more comfort & a bit more homely. There were only 2 of us, so didn't want to eat in the dining room. Trays would be a good addition. Nice touch with the telescope, which we managed to look through on a couple of nights

  • "A brilliant location (we stayed for the Kielder Marathon weekend)."

    The house is beautiful and was perfect for the 6 of us (plus baby). There is more than enough parking for cars too. The fire and availability of logs was great (though we didn't use the fire as it was still quite warm, I can imagine in the very cold weather it is fantastic. Great communication from the owner and Sykes Cottages too. We would definitely look to stay here again!

  • "A very well presented property - lovely and secure for the dogs."

    Great waking from the garden onto the old railway track and across to Kielder Water. Comfortable and having Netflix was great to catch up on some series (After some long and tiring hikes) Couple of minor points - Outside lights were present, but none seemed to work and the hand rail on the stirs is loose at the top fitting (Not an issue for us, but an older person may cause it to come loose if they need to use it for support. Thoroughly enjoyed our stay.

    It's an ideal location for mountain biking and walking from the doorstep, so much so that we only used the car once all week. Lovely village with a play area and green gym, nice tea rooms and pub with great food, surrounded by beautiful countryside. The house was perfect for our stay.

    Gorgeous garden for both humans and dogs, lots of places to explore. Perfectly situated for Kielder dam - 30 mins to walk to dam, 10 mins in car. The local tearoom is a must ( try the cheesecake! ), we will be regular visitors again next year - just booked the cottage again it was so good. Lots of activities locally -Osprey cruise, Kielder observatory, Kielder castle with the excellent burger bar, archery and rifle shooting at Waterside.

  • "We enjoyed our time at Hartam House very much."

    Local residents were very friendly and the area is beautiful. The house is clean and well equipped although a bit sterile and anonymous but that’s just our opinion and doesn’t detract from the high standard of the property. The house also overlooks and is overlooked by other properties which took a bit of getting used to even though we knew it was amongst other houses. The garden is lovely and there are plenty walks from the house. A real highlight for us was the local pub just 10 minutes walk away. A proper village pub with great atmosphere and food to match but make sure you book if you want a meal. Daily walks by Kielder Water and in the forest we’re a joy. Overall we had a great time with superb weather so thanks Paul for organising that too.

    For us, with two Irish Wolfhounds, this cottage ticks all the boxes. The proximity to Kielder Reservoir is perfect and the Black Cock in the village is lovely, and they used to own wolfhounds! On a clear night, you really must step outside - the starts are amazing!

  • "The house is in a lovely setting With plenty of room for parking cars You can walk all the way around the outside of the house as it has a rap around garden."

    The only thing that isn’t in the house is a tumble dryer. With the unpredictable weather this would be a good benefit. The Vue from the bedroom windows is wonderful The house is set on the top of a hill and overlooking part of the kielder forest The local village is wonderful and all the nabours are very friendly In the village is a lovely pub that allows dogs in and servers great food but you must cook in advance. Their is also a very nice tea room that sells great home made cakes. Again this is very popular with walkers in the area. I would recommend this property to anyone who wand a wonderful peaceful holiday away from the crowds.

  • "Hartam House was an an excellent base for exploring the area around Kielder."

    The owners were very welcoming and the house itself was lovely - well kept, clean and right on the doorstep of trails from where you could explore the reservoir and forest by bike or by foot (by car, to the south Hadrian's wall is a short drive away and the Scottish borders to the north). There's a pub a short walk away in the local village and another one just outside the village, both were very good and offered a decent choice of food. If you're looking for a break to really get away from it all, relax and explore the great outdoors, then it's highly recommended

    Paul made us very welcome and, being close walking distance to Kielder water, gave us lots of walking choices and swimming for dogs. The garden is beautiful but, although its not totally enclosed, it opens up onto a no traffic country track and fenced fields. I can highly recommend staying here, we had a fab time.

    The house is very well equipped, the beds were very comfortable with warm duvets. The garden was lovely and good for our two dogs and our children to play in. The bottle of wine was very well received. The owners Paul and his partner were present when we arrived and they ensured we had everything we needed. We were a party of four adults and two children and all our needs were catered for. There are plenty of walks on the door step, a park for the children, river walks, nice local pub serving good food and lovely tea room serving breakfast, lunch and drinks. All in all, a very positive experience and we would go back to Hartam House.

    The only slight negatives are that the pictures on the website led us to beleive that the cottage was more on it's own, rather than being close to several other properties and the bath towels were on the small side. Over all it was excellent, being very well located for exploring Kielder and in close proximity to a couple of very good pubs!

  • "Hartam House is a lovely house to stay in."

    The road it is on is super quiet and no light pollution. You can even see rabbits in the garden. There are 2 telescopes that you can use too. The beds were super comfy and there is plenty of storage in each bedroom. There are also lots of plug sockets. I loved that you had a small table in the kitchen and also a separate dining room. Considering the weather can be a bit hit and miss I would have liked to have a tumble dryer or at least a washing machine that can also dry. There is a pub within 5 mins walk and a tea room that is open for part of the week. The local shop is a 20 minute drive, so I recommend coming with a few provisions like milk, bread, tea etc just to tide you by the first morning or ensure you have stop to get something to cook for dinner. Would recommend Hartam House.

  • "A lovely holiday cottage, very close to Kielder Water and many forest walks."

    The house is really well equipped and very comfortable. The open fire was well used as temperatures dipped during our week but we were lucky to have a few clear skies. The owner had set up a telescope in the lounge - very thoughtful as I'd told him I was interested in the dark skies experienced up there. A good local pub which welcomes dogs is a bonus. My only negative would be the single, separate toilet with no hand washing facility if someone else is using the house bathroom. We were only a group of four but if there had been six of us, I think there may have been a bigger issue. Having said that, I would be very happy to stay there again, in a small group, it's a great place. The neighbours are very friendly and came to offer us candles when we had a short power cut (which we were assured was a rare event). I'd definitely recommend to others.

  • "When I booked this property I was under the impression that it was it was in an isolated position, as suggested by the photograph."

    However, it was, in fact surrounded by other properties, some actually overlooking the house. Don't get me wrong, the area was a quiet one, and the people we met there were lovely; it was, though, not what we were looking for. If we had been made aware that the house was in such a situation we would not have booked it. The house itself was first class. It was beautifully decorated, very well equipped and had a lovely garden. The owner, Paul, was a very polite and attentive host, without actually bothering us. It is, in fact, probably the nicest property that we've stayed in. We did have a nice time, however, were initially disappointed with the location, and felt that we had been misled. Also, although the house is dog friendly, they are not allowed upstairs.

    But great stay in a lovely cottage. Paul the owner was fabulous in making sure the place was kept warm, having kept trying to get in contact to ask how we were doing. Bottle of wine and milk left for us, and Christmas decorations up to make it even more homely. Only downfall is the local area closes lots of pathways and visitor centres at this time of year.

  • "Our stay in Hartam House was a fabulous one for us the location was brilliant as we love to walk and averaged around 7/8 miles a day only twice having to use the car ( 1 to the Lewisburn walk & 2 the visit The College Valley near Wooler)to achieve this as there were loads of walks right from the door , our 2 Chocolate Labradors were in their element with having the little burn in the garden and lots of enclosed space to sniff ."

    We met the owner Paul when he came to mow the lawn and he was a really nice chatty man making sure everything was ok with our stay and very helpful with the local area, it was our wedding anniversary on the 28th August and he left us a Bottle of Champagne, Chocolates and a card which was really thoughtful and made our day. The cottage itself was very clean and comfortable especially the beds , there was 4 of us + 2 Dogs that stayed for 10 days and we felt it would of been a bit cramped with the full occupancy of 6 , the kitchen was well stocked with a variety of utensils and enough to be able to cook full meals if you wanted to although the knives could do with being a bit sharper (our only little complaint ) and the kitchen appliances were very user friendly (but a full range of instructions available in a large file). we also met some of the neighbours while we were there and they were very friendly and chatty telling us about the local area also. All in all we had a fabulous time and the weather was quite kind to us although a little bit of drizzle one day didn't keep us in and we didn't want to leave .

Bellingham 9 miles; Newcastleton 24.5 miles; Carlisle 49 miles.

The delightful village of Falstone lies at the foot of Kielder Water, the largest man-made lake in Northern Europe, and on the edge of Kielder Forest, the largest forest in Northern Europe. With probably the best ‘dark skies’ in England, and one of the most tranquil places in rural England, the area is ideal for outdoor activities. There are many signed walking paths through the forest, with the 26 mile Lakeside Way around the lake, as well as higher level fell walks. There are cycle tracks with different routes to suit a variety of abilities, plus fishing and an abundance of wildlife in the area, with red squirrel, roe deer and many bird species, including the Osprey. Hadrian's Wall is an easy drive away and there are many castles and fortified houses in the area, reminders from the times when the “Border Reivers” raided the Anglo-Scottish border. National Trust properties, including Wallington Hall and Cragside are also just a scenic drive away from this pretty village.
