The photos of this home do not do it the justice it deserves. Very clean and comfortable with plenty of kitchen essentials. I was worried when I saw a comment about not enough cutlery, however, there was more than enough for our family of 5. Beautiful conservatory which I could see being a delight in the summer.

  • "Warm and comfortable property in a fantastic location in Seahouses."

Secure garden was ideal for our dogs. Only minor complaint was the lack of cutlery, don’t know why there was only 1 fork and no dessert spoons.

Thank you for your feedback, we are very pleased you enjoyed your stay. We are mystified by the lack of cutlery as there is a full set, enough for 8 people, however, the cutlery drawer is like a 'secret drawer' which is part of the main pull-out drawer so believe this could be the explanation? We have asked the managing agent to call and clarify, apologies for this! (Update - drawer has been checked (14 November) and full set of cutlery is in existence) Best regards Anne & Phil Property Owner

  • "Another great weeks stay at Annstead House."

Everything you need for a very comfortable holiday. Plenty of space with the lounge and conservatory, a well equipped kitchen, comfy beds, lots of storage for clothes etc, hot water in abundance, and an enclosed garden for the dog. The upstairs shower is a bit on the snug side for adults, but usable. A quiet cul de sac at the end of the town, but a quick 5 minute stroll into the town either by the road, or the coastal path. The beaches are to die for, as is the scenery. Locals extremely friendly, and Stottys butchers do the best sausages ever. We were blessed with excellent weather too. We loved our stay, and had already booked our return for 2025 before this year's holiday. Thank you Annstead House, and Seahouses, for a fantastic break.

  • "This was our third consecutive stay at Annstead House and I must admit to feeling a bit disappointed at how run down the house has become."

I have always rated it a five in the past but sadly am unable to do so this time. There was no welcome pack on arrival, a bit of a disappointment after a long four hour drive. The whole house needs some TLC, the walls are full of dirty marks and the cushions and curtains are badly in need of replacing. On our first visit the blinds in the conservatory were broken at the bottom, two years on and the still remain broken. Annstead House is a lovely house and in a great location, it just needs a bit of money and work to bring it back up to scratch. Guests pay a good deal of money to rent this property and deserve better than they are getting at the moment. If cosmetic improvements were made I would return to Annstead House in the future.

Thank you for your feedback, I apologise for the lack of welcome pack and will advise Sykes that it was missing - they are normally more than happy to deliver one to you if you let them know. This is a wholly managed service (by Sykes, who also set the prices) and we were not aware of the marks on the walls until the previous guest, however, we have managed to touch up the paint work in the three areas we found downstairs. We couldn't find any cushions or curtains which need replacing, there are 2 cushions in the lounge which are very slightly bobbly if that's what you mean? We found several of lovely new-ish cushions missing along with one of the large bed throws from upstairs so have replaced these. The blinds are not broken at the bottom, the thread has come off them, which has now been rectified. The window panes do need replacing, however, we are unable to carry this out until November when there is a gap in bookings. We have asked Sykes to keep a better eye on our property as we really want guests to have a great experience every time they stay and find it quite distressing when they don't. Property Owner

  • "The holiday home is well placed to walk into the town and to drive to other places of interest."

The cottage had what was needed in relation to pots and pans etc. What was a shame was the lack of comfort of beds and sofas. They have seen better days and are now so soft they caused my husband to have terrible back pain from day one. He then had to resort to only being able to sit comfortably on one of the conservatory chairs so was unable to relax and watch any tv in the evening. The cottage could also do with some redecorating and some of the glass in the windows has blown. The shower in the ensuite flooded if you had the shower on fully so could only have it on a very low setting for the spray. Lastly in some areas you could smell damp which was concerning. As said it is a lovely area and the house well situated but definitely some improvements need to be made. We appreciate that will be costly but when you are paying a significant price for a weeks stay you should expect to be more comfortable than we were. We have been to other holiday cottages in the Sykes group which we believe you are a subsidiary of and they were much better.

Thank you for your feedback. This property is wholly managed by Sykes and we rely on your feedback- they also set the prices. I am distressed to find your husband suffered so badly and at a bit of a loss to explain why - the sofas are substantial and medium to firm and we have never had a complaint about them. The beds are all less than 3 years old, however, we do acknowledge it is difficult to please everyone all the time, and some people really struggle on medium - soft mattresses. Since your visit we have replaced the mattress, touched up the paintwork in the three areas downstairs where there were small marks on the walls and cleaned out the drains in the en suite bathroom to ensure they are not blocked. We were unable to smell any damp and again are at a loss to explain this as the heating is set on low all the time, the house is well ventilated with an active damp proof course. We are aware of the blown window panes which have gone since April and will be repaired in November when there is a space in the bookings. Property Owner

  • "Since our last stay in June 21 the property is now in desperate need of a makeover."

Ie most of the windows are blown, the runner in the conservatory was absolutely filthy, plus cushions in the lounge need replacing.Generally the property is looking very tired considering how much we paid for our weeks stay.

Thank you for your feedback, it is very valuable to us as we live miles away and rely on Sykes to keep us updated. We do carry out regular maintenance, but unfortunately, the weather this year has really taken its toll on our windows, which were fine when we stayed in April. We will arrange to have them replaced in November when the property is empty, together with any re-decorating required. There shouldn't be a runner in the conservatory, not sure where that has come from, will ask Sykes to remove or clean, and check the lounge cushions and replace if needed. The property is spacious and clean, great for our dogs with the large secure garden. I would say that the property is looking tired, decor wise, and the mattress in the downstairs bedroom definitely needs replacing, we could feel almost every spring. Overall a fabulous holiday and I would recommend the property.

Thank you for your feedback, it is valuable to us and we do act upon every missive. We are aware there are a couple of areas which re-painting and have a couple of new tables for the lounge, not aware of any other 'tired' areas? We are surprised about the bed feedback as the beds are hotel grade and less than three years old, we stayed on this bed in April and it was fine, however, it is much softer than we are used to so maybe that could be the explanation? It is difficult to please everyone but we are delighted you had such a good holiday. Best regards, owners Anne & Phil Property Owner

The property is in a quiet cup de sac within easy walking distance of good cafes, shops, golf club and the harbour. We really enjoyed our weeks stay in Annstead House. The property has a really helpful book with information about the area and places to visit but unfortunately it is 2 years out of date for key information like Holy Island tide times and bin collections. The hot water is set very high which could be a hazard for young children.

Thank you for your feedback, we are delighted you enjoyed your visit. Unfortunately, people do adjust the heating & hot water controls to suit their own requirements, so we have asked the management company to look at the hot water - and update their guidebook. There no washing machine and took two days for Sykes to arrange for clean towels as we had to use towels to mop up water as there was no mop. Then our daughter complained about the upstairs double bed husband had a look and the frame was broken and had been for sometime once again getting to speak to someone was impossible so husband bought screws and glue and mended it ! ( obviously no one informed anyone prior the frame was broken ) Still waiting for Sykes to contact us to discuss our stay despite being assured customer relations would call us back. What is needed is a direct number for the office in seahouses as otherwise you are left waiting for Sykes to contact them resulting in it taking days for anything to get sorted.

Thank you for your feedback, we are sorry you experienced this level of service, it is not the level we would like for our clients. I have been in touch with Sykes who have said they have been in touch with you regarding your experience. We stayed in the property shortly after you and spent the week carrying out maintenance, paying particular attention to the drains. With reference to the bed, this had been checked the month before you and can only think that the slats must have moved? We stayed in the bed shortly after your stay and it was fine. We walked to Bamburgh and back and then Beadnell and back. It was warm and cosy and welcoming when we got back from our walks. The garden was dog proof so we could relax when the dog was outside. It had everything we needed. It might be useful to leave an accessible vacuum cleaner - having a dog I always like to carry out a quick hoover before I leave anywhere. Very well equipped kitchen, comfy beds, and a large garden. Only a very short walk from the shops, pubs, and best of all, the beaches. We were blessed with fabulous weather, so spent most of our time either outside, or in the very spacious conservatory. A parasol on the patio, some BBQ tools, and perhaps a small BBQ would have been very useful, but other than that, we have nothing to complain about. • "Annstead House is a modern house in a fabulous location."

The accommodation is great and the beds are very comfy. We particularly appreciated the hob and oven, which appeared new and were incredibly efficient. There were a couple of ‘quirks’… The walk-in shower (which is brilliantly powerful) floods easily. The fist time we used it, the drain appeared blocked (presumably sand) and the whole bathroom was one big puddle. The fact that this obviously happens would account for the faint odour of urine constantly in that bathroom. We put bleach down the drain and a lemon toilet block in the loo, which solved the problem - although the shower needed redoing again during our second week. The slope to the drain is quite shallow. Having the air-con unit was great, but it was a shame that the towel rails in the bathrooms were on the central heating loop. That meant we couldn’t dry towels without the heating on (which we didn’t want) so we relied on using the conservatory during the day when it was too hot to sit in. The other thing that it is worth mentioning, is the washing machine. It has obviously been well used and had the door slammed often - it does work, but you have to keep trying to get the door latch to lock successfully for the program to click in. These are only fairly minor things that it would just be easier to be aware of before you go, but as I said, it is a great location, very quiet and comfortable and we had a lovely fortnight.

David Robinson A very disappointed customer

Hello David Thank you for your feedback, as our valued clients, we do appreciate your honesty and rely on you to be our 'eyes on the ground' when it comes to our property. Northumberland Coast & Country Cottages act wholly as our agents so they are responsible for the pricing on our account, and, whilst the cost of living has certainly driven prices up, including our mortgage and bills, I am surprised they have increased fees by so much. They do publish fees on the portal but to be fair we leave it to them as they are the experts. We are not rich landlords and rely on our holiday let income for our day to day living - we really do not want to price anyone out of enjoying our beautiful home. We will have a conversation with the agency and try to understand the situation, and I will ask them to contact you direct. We do hope this did not affect your holiday and wish you the very best. On arrival, no welcome pack, that was just the first let down. There were a few other small issues which were rectified after having a chat with the lovely ladies in the Seahouses Northumbria cottages office. However, mid stay, when I was changing the bedding, I saw that the mattress protector was disgustingly stained from previous occupants. I immediately took it off and replaced it with clean linen sent with replacement linen for the bed we were using. This should have been spotted and removed before our arrival. Why it was left on in that state is beyond belief. Question---- How long are they left on . Why aren't they automatically changed with the rest of the bed linen. Also, the crockery needs replacing. What a disappointment this years holiday was.

Hello Mrs W (The website prevents us from using your surname) We sincerely apologise for the issues you have had during your holiday this year. We take huge pride in our property and we are horrified you have had this experience in our beautiful home. We lives many miles away and Annstead is wholly managed by Northumberland Coast & Country Cottages on our behalf - everything from the cleaning to the welcome packs, pricing, bookings and communication with you, it is all run by them and we are at a loss to explain what has happened during your stay as their service is normally exceptional. Thank you for your honest feedback, which we value highly - we are not 'rich landlords' and rely heavily on this holiday let income for our day to day living so you, our valued clients, operate as our 'eyes on the ground.' We have communicated with representatives from both NCCC and Sykes in an attempt to prevent this from happening again, and hope this will not put you off holidaying with us in the future.
