"Lovely house with great kitchen."
Loved the way you could slide the whole window back and enjoy the garden. Family had a lot of fun on the trampoline. Barbecue was a good addition. Made fresh pizza with help from our youngest member who enjoyed stretching the dough. Great swimming pool which we enjoyed once we managed to get in it ( water was freezing and we couldn't adjust the temp'). There was plenty space for the family, and the weather was great. A couple niggles. The beds weren't so comfy and we missed the usual welcome of milk in the fridge which we forgot to bring. All in all a good time was had by everyone.

There are also some fantastic pubs local to the property (such as the Lazy trout) and some good takeaways delivered from Leek. The garden was fabulous with an outdoor kitchen, a sunken trampoline (which the kids loved) and a good sized lawn area. The configuration of the house was perfect for a family with children, with a separate playroom and lounge, large modern kitchen diner and a very decent sized pool. The owners had provided some really helpful information about the area which enabled us to make the most of our stay. The only real negative was that upstairs bathrooms, which compared with the rest of the house, were looking a bit worn and dated. We also found that the water pressure was very low, especially if any other member of the group were running the taps. Overall though, we would certainly recommend the property to anyone thinking of booking.

Could do with some time spent getting it back up to a 5star rating, currently a 4. Water pressure needs looked at. Road to get down needs a couple of pot holes filled. Lighting needs fixed in the pool area. Pool external doors require fixing. Overall, great location, lovely external areas, super sized pool and good facilities. Enjoyed the stay.

"We loved the house and the location."
There was everything we needed for a great holiday. There was loads of space, the pool was a big hit with the kids and there was loads to do in the area or a short drive to stroke on trent. The scenery was amazing and the wildlife was great to see.

"Disappointed and frustrated."
Not all areas clean. Overpowering scent, had to open the windows. Cooking hob difficult to use. Only frying pans would connect. Controls difficult to use and see. Extraction fan was very dirty and sticky. We didn't realise it was actually silver. Lighting in kitchen confusing. Downstairs sinks gritty and dirty. The quooker tap was broken. Washing machine detergent drawer was black. Free standing clothes dryer fell apart. Brown leather sofa sagging and difficult to get out of. Grass mowed on day before leaving. Downstairs wet room shower had poor pressure and cold. The wheelie bins had the wrong rubbish in, my husband had to swop the rubbish to the right bin. The paddles for the pizza oven were dirty. The hdmi cable in the snug didn't work. The pool got colder over the first three days. Cold water was also coming in the inlet of the pool. The pool liner is out of the track in several places and showing black patches on the concrete in places. The pool storage cupboard was covered in black mould inside and out. Pool shower cold and the drain had a bad smell. The pool colour changing light remote was broken, even when we put new batteries in it. Carpet was shredded on the step into the bedroom with the small ensuite, the shower wouldn't regulate and base was slippy. Bed too low and had a lip around of, difficult to get out of. Mirror was difficult to use as in wrong place. One bedroom had no bedside lamp or torch. The remote for the strip lights was also broken. Main bedroom shower had pink and black mould and the doors don't meet exactly, base had chips and doors stick. Family bath was slippy and had a slow dribble. I sent Suzanne a text message which I did not receive a response to. I booked this holiday as a special family time and felt let down by the situation. Regards, Susan Leivers

.plus, there were many little extras (such as tea towels, toilet paper, bin liners, kitchen towel, hand wash, board games, kiddies toys, books, pool inflatables etc) that were much appreciated. It is a fabulous property, inside and out; absolutely perfect for a multigenerational family get together. Definitely a lucky find for us.

The house manageress (Suzanne) was very friendly and helpful when contacted (two or three times), and the owners were also helpful with useful notes. The Sykes listing was not entirely accurate; I was minded to accept the accidental damage insurance at £10, but on applying it then stated £30. On arrival we had difficulty operating some appliances despite the instruction booklets/notes etc, in particular the cooking hobs and the TVs, such that we eventually called Suzanne who willingly came out to help. We suggest it would be very helpful for someone familiar with the appliances to demonstrate how to operate them, at an agreed time on the day of guests' arrival. Mr. David Denby

Exceeded our expectations. Well maintained. The highlight of the property is the definitely the pool, the kitchen and the garden. Perfect sized pool. A perfect place for walk's or just to relax. Tittesworth reservoir on your doorstep. Shops and all amenities not far at all.
