Great location with short walk to village Co-op and amenities. Very relaxing and quiet cottage with lovely views all round. Especially enjoyed watching horses, sheep and resident emu just over the river. Have already booked for next year. Only slight negative is lack of off-road parking.

The reverse layout works really well, although the stairs to living area are quite steep. Once upstairs the views across livery are superb, and as we had a few days of rain we spent a lot of time watching the horses, sheep and emu. The cottage was extremely clean and the beds and pillows very comfortable. Location is good for visits to Nottinghamshire attractions and also easy reach of Derbyshire peaks. Newark Saturday Market is well worth a visit. Only downside was on road parking, which is stated in the cottage online details.

"A wonderful property in a fabulous location."
The house was spotlessly clean and was well equipped with everything we needed. Beds were warm and comfy. It is a short walk into Edwinstowe which is a lovely little village with a small co-op and lots of independent shops. Special mention to Fables coffee shop who were very clued in to gluten free eating. A 15 minute walk took us to Sherwood Forest and its visitor centre where we enjoyed some lovely walks. We really enjoyed our holiday, thank you

"A wonderful cottage."
Very comfortable and well equipped. Lovely views and quiet. Would highly recommended this cottage. Lovely location easy to get to local attractions. Loved the view with the horses and emu ( which was an unusual sight but we looked out for him every day)

"Off all the Sykes cottages we have stayed at this was by far one of the best."
Clean throughout and every need thought of. The garden was well kept and the river beautiful with the added sighting of the king fisher topped it . The living room upstairs was a great idea especially with the views to the paddocks and beyond. The beds were really comfortable and the short walk to the town was delightful . Fables the coffee shop is a recommended stop for a great coffee! Will be booking again , absolutely loved it !!

"Mil Cottage is everything you could want for a relaxing getaway."
The cottage itself made us feel relaxed as soon as we got there. It is immaculately presented, with so much attention to detail, not only for practicality, but the furnishings and decor are second to none. Only a short walk is a lovely village high street, with lots of places to eat & drink. Would definitely recommend Fables coffee shop! Lots of walks in the area, with maps and suggestions of places to visit provided in Mill Cottage. My only negative comment would be that we couldn't stay longer!

"Our stay at Mill Cottage was very enjoyable."
Very well thought out plan of arrangements of living and sleeping areas. Living area was upstairs, which gave better views from the double aspect windows, of the horses, goats, sheep and the one and only Emu, everyday and then the sunset at night over the fields. The Cottage was well equipped, with everything you could possibly need, quite the best cottage, we have stayed in. Lyn left a Welcome basket, which was so appreciated. This cottage felt like a home with all we needed for a week away, even a comfortable bed. We hope to return. We would definitely recommend Mill Cottage to stay in, well positioned to visit Nottinghamshire and Derbyshire. Linda&Alan Deal Kent

"Lovely quiet location."
The property had been converted and had achieved a delightful property. The surrounding area was a joy to explore. The horses and different animals viewed from the property were a joy to watch. "This is a beautiful property."
Despite the best efforts of Storm Babet, we remained high and dry (just), properties in the village did not fair so well. The property was very well appointed, with a lovely kitchen overlooking the river and the fields beyond. The place was spotless, and the owners were very responsive to any communications. This is a great location for accessing Sherwood Forest and beyond, with the Peaks only being a short drive away. Cycling on and off road was excellent too. Recommended!

! The pictures don’t do this beautiful cottage justice. The views are stunning at sun set and so much to see. The kitchen is so well equipped, we wanted for nothing.

"No word of a lie, I have stayed in around 30 holiday rentals - this one was pretty much perfect."
Not one thing I needed during my stay wasn't provided. The bed alone has made me realise how much I need a new bed at home - was SO comfortable! Sitting by the river with a drink was excellent whether it was sunny or wet. Shops, food and two (very different) pubs within 5 mins walk. If I could live here I would.

"We have had a fabulous time at Mill Cottage."
It is a beautiful comfortable home. This was one of the best equipped cottages we have stayed in, usually we pack our own home utensils, hand soap etc but the cottage had everything. The welcome basket was a lovely surprise, not many cottages do this anymore. Very close to the village of Edwinstowe so easy to stroll in to the village. Bith our children were crying when we had to leave they loved it so much. We are already looking to return next year for a holiday.

Spotlessly clean, very well furbished with just about everything we could possibly need, and a lovely comfortable place to stay in. It has been decorated to a very high standard and lots of lovely and quirky bit added. Very central for what we wanted to do and the outlook was fantastic.

We found the cottage spotlessly clean with a high standard of furnishings and fittings. The extra touches, welcome basket, books and dvd's (for a rainy day) were much appreciated. I would certainly recommend and hopefully we shall have chance to stay again soon.

"We only had two nights at Mill Cottage - staying in the area for a family party but what a gem we found - the owners have done an amazing job converting the property and have thought of everything to make ones stay extremely comfortable - the views from the cottage are lovely in particular being by the river at the bottom of the garden - the whole experience was superb and we would highly recommend to anyone."

"Visited Mill cottage for the second time in two months."
This time to walk the area with family. Cottage was spotlessly clean, well stocked and very comfortable. My sister spent a great deal of time watching the horse, emu and the sheep from the lounge window. A great view thanks to it being an upside down property. Lyn and Steve (the Owners) have a real gem in the middle of Robin Hood country. We’ll worth a visit.

"Extremely clean, immaculate, comfortable, well equipped cottage."
My daughter and I had a most enjoyable weekend break. Perfectly situated for exploring the area. So peaceful and relaxing just sitting looking out from the lounge to the river and fields beyond. Saw the emu many times but sadly not the kingfisher. However we did have regular visits from a large group of ducks.

Very very clean and well equipped with everything you need or might need. The living room and kitchen were upstairs which made the rooms bright and gave a good view all round.the house was decorated to a very high standard. It was lovely place to stay. It had nice south facing garden which made it very nice to sit in at the end of the day.

The setting was excellent. There was a lockable shed for us to leave our bicycles overnight. Shops, eateries, bus stops all very nearby. So peaceful sitting by the river watching the kingfisher, wrens and the horses in the field with the Emu. The upside down cottage is well worth the visit.

Lovely to see the horses and emu in the morning. Can also highly recommend the Royal Oak pub and Fables cafe just a short walk away along with the cricket ground/play area by the visitor centre in you have small ones with you

"We all thought that the property and location were great."
Ideal for visiting National Trust properties and other locations within a reasonable area. The property owners seemed to have thought of everything and more. We only had one really wet day, which was Sunday 5th., but we were able to make good use of the many books, dvds and games thoughtfully provided by the owners. ( We also loved seeing the kingfishers... and Eddie the emu outside!)

Well appointed and designed. Upside- down house layout to make the most of the beautiful country and river views. Unfortunately, we did not have enough time to sit, on the patio, by the river, but the owners have created a lovely outside space, that can be enjoyed. Mill cottage is on the edge of the village of Edwinstowe. It is an easy walk in to the village, which has a variety of pubs, restaurants, and shops. We found that parking on the lane was no issue for us. The lane was relatively quiet and we managed to park 3 vehicles, without any problem. The communication from the host was amazing. Thank you for a great stay!

Patio by the river is amazingly calm! Also there’s so much to do within a few miles: Sherwood Pines, Rufford Abbey, Clumber Park, Sherwood Forest visitor centre, Sherwood Forest steam railway are all a short drive (or in some cases a short walk/cycle) away. As a family of four we had a great time and definitely wish we’d stayed for two weeks instead of one; north Notts is a thoroughly under-rated part of the country and this is a fantastic place to enjoy it from.

As the sun was shining we took full advantage of the lovely pergola in the garden . Very calming watching the water flow by and horse and bird watching! "No parking at Mill cottage car has to be left out on a busy cut through road, neighbours say that x2 cars have been keyed while parked outside , we only stayed one night and left the next day , it is a crying shame that the parking let's the whole experience down."

it is equipped with so much more than you need. We enjoyed the upsidedown house as it was cooler downstairs for sleeping in the big heatwave we had but also it made great use of the fabulous views of the stream, garden, fields and animals from the living room upstairs. Our son particularly enjoyed the stream where there were lots of fish. The garden is also amazing with a west facing outlook, and lovely shaded area to enjoy the views and alfresco dining. There is a street of independent shops and cafes, and a COOP 5 mins walk away, Sherwood forest is about 10 mins walk so the cottage is in a great position too. All in all a fab relaxing holiday. Owner is there on the other end of the phone if you need them. Perfect. Thank you.

The cottage was spotless and had everything you could possibly need. Kids enjoyed the river and it was so peaceful watching the horses in the fields. Trekking is worth a visit as it’s on your doorstep! Sherwood Pines is literally a 5 minute drive. Only downside is on street parking as it’s the last house on the lane, cars can pass at speed. We would have preferred private parking.

The owners were most helpful and take pride in keeping up a very high standard of cleanliness. They also provided a generous supply of kitchen essentials and a very enjoyable welcome pack. The garden is a pleasant, secluded and sheltered from the worst of the weather, with plenty of wildlife and other animals to observe nearby. The location of the cottage is ideal for walking and cycling in Sherwood Forest and the Peak District is less than an hour away by car. We had a very comfortable and enjoyable week here and would highly recommend Mill Cottage to anyone who loves being outdoors.

Beautifully clean and renovated perfectly. Great location enjoying views over the river and livery whilst being a short walk to the lovely Edwinstowe village. The owners have provided amazing facilities in the cottage for self catering purposes. We have stayed in many self catering facilities and this was by far the best! Lots to do in the local area however, also lovely to sit and watch the wildlife.

The property
A beautifully presented cottage on the edge of Edwinstowe village, with good access to Sherwood Forest and the Peak District National Park.
This semi-detached property has been completely renovated in a reverse-level layout, providing a heart-warming accommodation to return to after a day tracking down Robin Hood and his Merry Men!
Accessed via a gentle ramp to the rear of the property, you enter into the spacious hallway with plenty of room to hang up your jackets and store away your shoes.
Discover the two tastefully furnished bedrooms, including a lavish double with en-suite shower room and a twin, which is serviced by the family bathroom with luxurious roll-top bath.
Head upstairs to find the large sitting room, housing a leather sofa and a multi fuel stove to curl up beside during those colder nights.
Outside is a pretty patio area where you can sit and enjoy a drink whilst listening to the river flow by and if lucky king fishers, the property also has fishing rights to the river.
There is also an enclosed area which offers a secure spot for children to play without access to the water.
