"Lovely spacious house."
Well equipped and tastefully decorated. Lots of paved areas in the garden which is a bit of a suntrap. The house is really close to the centre of Ashbourne, which has plenty of choice of cafés, bars and pubs. It also has a cinema and swimming pool. Plenty of walks from the house including the Tissington trail which is a just a few minutes walk away.

Ashborne has everything to offer - lots of shops, good places to eat, great walks, the churches, the park, the pond, the tunnel, the museum, and the Tissington Trail. Lion House is beautifully decorated and furnished, and very clean. The beds were very comfy and the bed linen and towels spotlessly clean. Everything you could need in the kitchen (love the kettle & toaster!) and my 24 year old daughter loved the gaming room

"A beautiful property with plenty of room for a family of six."
We enjoyed cooking and sharing meals in the large kitchen, dining area. We were fortunate to have some lovely weather so we could also enjoy the garden. Everyone had their favourite downstairs areas that they relaxed in during the evening. The only negative for me is the heavy traffic at night on the road outside, as I prefer to keep a window open rather than using the fan provided. Other wise this is the perfect holiday property to enjoy and explore Ashbourne and the Peak District.

Very spacious and well maintained. Fantastic location. Great for walking, cycling and visiting the peaks. Owner was very accommodating and great communication with answering our questions. Shame there wasn't a brush to sweep floors or a washing line to hang out washing rather than using the tumble drier. Great week away had by my family and so lovely we booked to return whilst still on holiday!

"Lovely stay at Lion House over New Year."
Well maintained property, beautiful layout for a party of six, with ample space and three bathrooms. Lots of crockery and top notch appliances. Perfectly situation right in the middle of Ashbourne, a minute's walk from the market square. Lots of nice pubs, bars, shops and restaurants and walks within a stone's throw. Highly recommended - thank you!

Really well set up, so much space. Super comfy beds! Great location. Extras like batteries, good cleaning products and the Christmas tree set up were lovely touches and show that you have really thought about your guests wants and needs. Thank you for an excellent stay! We will be back!

"A lovely, spacious, comfortable house in a great central position, and we really enjoyed being there."
Just one suggestion to make - the property is situated on a major thoroughfare through Ashbourne and has a constant flow of lorries and tankers passing 24/7. We were lucky to have hot, sunny weather during our stay, but were unable to have windows open in the front two bedrooms as the traffic through the night was so disturbing. The rooms subsequently became very hot, and the provision of fans and also lighter weight summer duvets and/or flat top sheets would be a really helpful addition in the summer months.

Plenty of space for 3 families to enjoy their stay. Bedrooms very comfortable with ensuites. Games room an added bonus for little and big kids!! Just a short stroll into town and 14 seconds to the pub.....would recommend staying here...

"So 1) outside light seemed to trip the downstairs lights - we just flicked the fuse in box."
2) Mirror in main bathroom - couldn't get the sensor light to come on. 3) As some have commented, the water in the ensuites was very hot... managed to get in for 'splash' but not to stand under for washing hair. However, in no way did this take away from what a fantastic weekend we had. Comfortable, spacious, luxurious, high standard of decor and appliances. Perfect location. Absolutely loved Lion House. We all want to go back!!

"Beautiful accommodation in the heart of Ashbourne very handy for our Alton Towers trip we wish we would have been able to stay a further night to chill & take in the sights."
Very spacious & lovely stylish comfortable decor was great to hear of the history of Lion House.Unfortunately the two en suites showers water was boiling with no way of turning them down or able to shower in them comfortably and the first bedrooms en suite smelt quite foul. Due to which meant we all to share to main bathroom shower which had we been pushed for time in the morning would have been inconvenient which means will drops a star on my rating otherwise lovely & very comfortable and we all had a great stay and were very impressed otherwise. The additional sky tv,games room & sound system was an added bonus.unfortunately due to the rain we couldn't use the spacious terrace area.

The house was located on an extremely busy main road, lorry’s going past every few minutes. Especially terrible in the morning, woke us up promptly at 6am each morning, and impossible to go back to sleep with constant noise of lorry’s. Would not recommend if your looking for a relaxing, restful holiday location.

"Just returned from a lovely bank holiday weekend at the Lion House."
The property was simply gorgeous, and totally suited our family of 5. The owners have made so many little touches have been put in place to make the stay feel luxurious. The children LOVED the games room, and the mix of the games consoles and traditional board games ensured some quality family time was coupled with some kids downtime! The location is perfect, the amenities on offer in Ashbourne are vast, the Tissington trail on the doorstep (tip - start from the tunnel entrance down near a Sainsbury’s) and Dovedale only 5mins drive away. The weather was kind enough for us to enjoy a beer in the evening sun on the top terrace out the back. Would thoroughly recommend a stay here - we will look to come back again for sure.

"Lion House is perfectly situated, we loved exploring Ashbourne, the park, the shops, and the river."
We especially loved walking through the old railway tunnel, and following the Tissington trail. The house was wonderful - so spacious and comfortable. Everything we could possibly need was there ! Even Mr Fox and friend. The kitchen was amazing! The main television was great with a wide choice of channels. We hope to stay there again .

"What is not to love about Lion House?"
It was absolutely wonderful. So much space, and all the items in the house that you could want, including toilet roll, kitchen roll, washing up liquid, etc. Yes, the main road out the front is very noisy, but you get used to it. The off road parking was plenty for 2 cars. Everything is in walking distance in the town. Friends Cafe does amazing cake! :) I absolutely recommend Lion House to anyone and I would love to return one day! We had an amazing stay and I did not want to leave.

Very spacious and we had a very comfortable stay. There is a cloakroom in addition to the 3 bathrooms. There is a notebook to write any housekeeping points - which we completed for the cleaners for next guests- a few niggles.. The kitchen is fully equipped. Lovely outdoor area . Comfy beds, showers were warm and the provision of toys and other things in the games room was excellent . Handy with parking outside. As expected being on a main road, it can get noisy with heavy traffic but it wouldn’t put us off staying here again. Welcome tray with tea coffee biscuits and milk in fridge was a lovely touch ! A real home from home and we didn’t want to leave! Would highly recommend this cottage, location is just above the market square in Ashbourne so perfect for exploring the town itself and local area. The games room was a fantastic addition for the kids..... and adults! We’d definitely stay here again.

"We stayed for a week at Lion House from the 7th August."
The property is outstanding and equipped to a very high standard indeed. There are also excellent spaces outside to relax, have a drink or eat when the weather is good. The location is perfect, right next to the centre of Ashbourne and easy travelling distance to the many attractions of the Peak District. The owners have really thought of everything to make your stay a really enjoyable one and I would highly recommend Lion House. We will certainly want to return when we are able to.

"We loved everything about the cottage all good quality furniture fixtures and fittings except for one of the bedroom door handles that kept falling off, but nothing that can't be fixed with longer screws."
We slept in the back bedroom but my friends who slept in the front found it noisy with the traffic noise and lorries on the busy road outside. Ashbourne itself is a lovely place and always lovely to come back to the cottage. The garden looks nice on its different levels although we didn't get chance to use it.

"We have recently stayed at lion house over the Christmas break."
A beautiful cottage, decorated and presented to a high standard with all the mod cons. It really felt like a home from home and was so inviting and relaxing. Close to all amenities in Ashbourne- we sampled many of the fabulous local cafes and there are some lovely little shops to mooch in close by. Within walking distance to tissington trail too which we enjoyed. We have visited many Sykes cottages over the last few years with our children but this is a true gem - would highly recommend.

"Wonderful little cottage in Ashbourne ."
..actually not at all little, but very spacious for a family of 4, easily cater for more like 6 too. All fixtures and fittings of a great standard, and it was spotlessly clean. 2 minutes walk to nearest pub or supermarket just 5 minutes walk. Only slight negative is the noise from the road, particularly heavy good vehicles trundling past at 7am or earlier. Staggering really, considering the small road thru the village. It was a niggle but certainly didn’t spoil our stay and the cottage itself more than makes up for this.

It seemed more spacious internally than the photos show. Located in the centre of Ashbourne with all of its shops and facilities . The terraced gardens are a delightful place to breakfast in the sunshine. We can’t recommend this property too highly.
