Pheasant lane is nothing short of amazing, the only problem we have now is choosing which one to stay in next as all on pheasant lane look fantastic! Communications were excellent, the garden very safe and secure for our dog who loved it, arrival hamper was of the loveliest quality and the hot tub well maintained with little intrusion. On top of that, you could stay put and walk everywhere all week and not get bored of the surroundings! Simply perfect. Thank you so much!

Straight away we felt comfortable, especially as the large garden was enclosed and we knew our dog could sniff away and get settled quickly. The welcome pack was lovely. The hot tub was well used and great to see that Kieron visited to check it during our stay. We lost our daughter to the pod which she would have taken home if she could have! The sauna was lovely and leaving the extra towels for this was a lovely touch. We had such a relaxing stay and was given loads of information on arrival. We were reassured throughout that if we had any issues or needed anything Kieron was only a phone call away. We would definitely return

Oven really dirty - grill and oven door heavily stained - food debris in 3 drawers - cutlery utensil tray also had food in it and several utensils caked in food. Kitchen bin also dirty. Fridge and freezer in desperate need of a defrost and some of our food was ruined as everything soaked in water. Window ledges have collection of dead insects showing lack of deep clean for some time. Pizza oven and BBQ also unusable due to not being clean also wasazahing machine drawer has mould in it . Sauna never reached a hot enough temperature due to holes in structure. Main bedroom floor bath mat really hazardous due to tiled floor and unsuitable for children and elderly - slipped several times. Asked for call from owners to discuss - never materialized. What's frustrating is apart from the kitchen bin and the fridge all these things have been flagged in previous reviews . Cant see how 8 adults could comfortably exist as space small albeit as seen in the pictures. Would not recommend or return

! We had the most amazing week away. The property is beautiful, clean and the beds were so comfy… like sleeping on a bed of clouds! The hot tub and sauna were both lovely additions! As were the pizza oven and the BBQ (Albeit the pizza oven does need a good clean and bbq was the only thing that I think does need replacing as there were holes in the bottom of it so hot coals were falling through bottom onto the floor!) but other than that it was all absolutely great!!!! Kieran was AMAZING and responded swiftly to any queries etc, and met us on the first day to show us how everything worked! It was lovely to have someone at the end of the phone for anything you needed :-) the welcome pack full of goodies and Prosecco chilling on the fridge upon our arrival we’re really special touches that went a long way! we loved it so much that we have arrived home and booked straight away again for next year :-) We cannot wait to come back :-)

The kitchen is very well equipped. Kieron met us and showed us around the property and how to operate the sauna and hot tub. We also used the pizza oven and BBQ, plenty of outdoor seating, a lovely garden and very private & safe with it being the last property at the end of the lane. We were celebrating the 60th wedding anniversary of my parents who are both in their 80's, they found the ground floor bedroom and bathroom easily accessible. Also staying were my daughter and her husband along with my granddaughter of almost 15 months, she was so excited and spent so much time outside. There were 4 generations at the property and it suited us all, I stayed in the shepherd's hut, it was a very comfortable bed, hot water always available and I loved it. The walks to both reservoirs are truly stunning, we saw lots of wildlife and so peaceful. Fox Valley retail park is only 10 mins drive away and has every shop you could need and a beautiful Italian restaurant where the food was delicious. We also had pre-booked Sunday lunch at McGilverays' Wortley Arms, (as recommended by Kieron) the food was excellent, the owners went above and beyond to look after 12 of us (my sisters, niece and partner joined us). We want to thank Kieron for his great hospitality and was easily contactable if we had any requests or issues. I would highly recommend staying here, we all had such a lovely time. Thank you so much

We really enjoyed our time here! Only 2 areas of improvement: 1) the toilet in the log cabin seemed to get really full quickly. 2) set of instructions for the sauna would have been helpful Besides these 2 minor improvements we had a lovely lovely weekend. Thank you very much! The host was also soo accommodating when I asked questions, he went above and beyond and even supplied us with pizza making recipes.

The owner is around and very helpful. There are two very pleasant walks nearby around the reservoirs but it is a fairly steep road back to the cottage if you are walking. The main disappointment was the fact that the garden is not enclosed for our 2 dogs. Luckily they were well behaved and respected the barrier we made for them with the garden furniture. The weather was disappointing but we made good use of the hot tub though didn’t have time for the sauna. I would advise that the spiral stairs to the mezzanine are steep and not suitable for an older person. The main bedroom with the en-suite would benefit from the toilet being boxed in rather than open but that is just my preference. I stayed in the Shepards hut but showered in the main house as the bathroom is quite compact. I am just over 5ft and had to climb onto the bed so again may not be suitable for an older person. A kettle would have been a bonus in the hut so a cuppa could have been made if required. The beds were very comfortable and we all slept well in this peaceful rural location

The en suite bathroom was brilliant for my disabled auntie, she absolutely loved it. The kitchen is very well equipped with what you would need for a week away. The pizza oven outside was loved by the children. They were amazed at the pizza oven and now want one. The cottage itself looked clean and tidy when we got there, as soon as we pulled the hoover out however big clumps of dust was coming out as well. The Shepherds hut was lovely, doors were a bit of a pain as they kept getting stuck, took a lot of strength to open the door to the toilet. The bed is a bit shorter than I personally am used to however it wasn't a problem. It was comfortable and once I got used to it, I got a decent night's sleep. The hot tub was all prepared and ready for us when we got there, everyone loved the hot tub and sauna. The outside hosepipe is full of holes and sprays out everywhere as a result so washing down the patio in the garden is hard work. Just one comment, the sauna could do with a little tlc as there were a few gaps here and there and around the door so you had to be on the top bench to get the effect. Lyndsey the lady on site was lovely, she was very welcoming and not at all intrusive considering she lived next door! The house was nicely maintained, with plenty of room. The welcome pack was a nice touch, thank you The garden is not enclosed which is not great when you have a four legged friend to look after & chase about, but the site is large and fortunately when he wandered we found him! I stayed in what we called the Hobbit House - the bed was marvellous, never slept so well, however there is no storage for personal belongings, no mirror, the loo is a port a loo which is not great in high temperatures and the bathroom door refused to stay shut! That said, there was only the lack of storage which caused a serious issue. The mezzanine floor bedroom had the same issue, no storage for personal belongings. I acquired a clothes horse from the main house to hang my clothes on......... The 2 main bedrooms were lovely, full size coat hangers would be good though! The sofa's although new are not big enough for sitting watching TV on an evening, they are small which means you are sitting on top of each other, not great in high temperatures. Loads of parking for a number of cars, although the road to and from the house is not great, we had high cars which was good, as low cars would bottom out in the many deep holes along the road. The jacuzzi and sauna were there and clean & ready for use, but we never used them due to the lovely weather we had, we just sat out and enjoyed the view. A lovely location for a quiet holiday, lots of birds and squirrels to watch and enjoy.

The outside is the cottage and the surrounding area looked really drab. The garden was completely overgrown and full of weeds, no excuse for this after a long Summer of lockdown. There was a bra left in one of the bedside drawers. Crumbs in the kitchen cupboard. The washing machine wasn’t always available as the manager next door also used it (even though there were two), we had to get the maintenance guy out as half the kitchen ceiling bulbs had blown. The house alarm was going off every few hours, a fuse kept blowing in the cottage and all of the lights would go off, this happened 5 times. The living room arrangement was awful, there were 6 single seats and one double seat, they were so uncomfortable and not the sofas that were pictured in the advert. Our elderly parents in particular were really uncomfortable, they had a low back on them so you couldn’t even fully lean back and relax. We were so disappointed as we were looking forward to settling in for the night on the sofa with a film after long day with our newborn baby. The bath plug in the main room didn’t work properly and all of the water drained out of it so didn’t bother having another one. We paid a lot of money for this holiday and were not at all happy with the constant problems and disappointments.

The welcome pack was great as was the manager Lyndsay who lives next door. My son really enjoyed staying in the shepherds hut and Lyndsay very kindly sent his chain and ring by signed delivery for free after he left them behind in the hut. Nothing was too much trouble for her. The master suite is lovely, beds were really comfortable. Hot tub and sauna were the icing on the cake. We would love to return in summer and make use of the pizza oven, thanks for having us.

The Cottage was amazing , Lyndsey who owes it, was really nice and very helpful, even provided a welcome pack with tea coffee sugar wine biscuits cake etc. Lots of extras were provided ie toilet rolls, washing-up liquid & cloths etc.The hot tub and sauna were great.Unfortunately we weren't able to use the bbq or pizza oven due to it being winter but will definitely return in the summer if the cottage is available.

  • "Family of 7 adults, a toddler and a baby, celebrating a special birthday."

Had a lovely weekend. It’s a pretty cottage in wonderful surroundings. We were lucky with the weather and barely had the under floor heating on, even though it was Nov. Bring logs for the fire if it’s cold though, the log burner would make it very cosy. Nice place for a long ramble then back for hot chocolate! Kitchen is well equipped, master bedroom huge. The bed in the new Shepherds Hut is comfortable but we were not keen on the shower/toilet arrangement in the hut. Think there should be a curtain at the window as the hut is close to a huge bright outside light that’s on all night. There’s a bit of a condensation problem in there, at this time of year but we couldn’t open the window. It wasn’t wired in yet but there’s a TV in the hut too. New hot tub is really great. We loved it and used it a lot. Lyndsay was extremely pleasant and helpful both before and during our stay, and the welcome pack was very comprehensive. It sleeps 8 as advertised, but be aware the ceiling is very low in parts of the mezzanine twin room, and the upstairs area particularly the upstairs en suite toilet is a real squeeze - not sure it’s ideal for most adults but was fine for my mum who is tiny. Better for children than adults, but not toddlers unless you bring a baby gate. It’s very open and the stairs are tricky. Just my opinion but the lounge/communal areas are really not big enough if 8 adult people do come. The table does not seat 8 comfortably and there are only 5 seats in the lounge as advertised. Ok in the Summer when you’d sit outside, but in my opinion theres not really enough space for 8 people for any length of time at this time of year. WiFi isn’t great. Didn’t really bother us but worth mentioning if you do need it. Local shopping centre is fairly close and thanks to Lyndsay we found out about the Christmas Lights switch on, and the Coca Cola Christmas lorry. Thank you!

  • "We recently had one of the best UK."

Holidays here at 3 Pheasant Lane. From the beginning of our booking we knew that we had found somewhere amazing. It started with the brilliant contact established with the on site manager Lyndsay . She ensured that she delivered the best possible stay for us all . We loved everything and we were especially lucky to be the first guests to enjoy the brand new hot tub. The beds were so comfortable that my son and his wife went home and purchased the same one . We all thoroughly relaxed and unwound. The cottage is adjacent to woods and a ten minute walk to a peaceful reservoir. The only noise you hear is the bubbles from the hot tub and the pheasants. It is idyllic, well positioned, beautifully set up and superbly stocked with everything you need (apart from your own food and drink !). Just a short drive away is a great selection of shops to replenish your provisions . Having stayed in Centre parks and Forrest holidays for nearly 20 years , 3 Pheasant lane blows them our of the water . We are so grateful to Lyndsy, her dedication to her position shows in every aspect -there is even a beautiful welcome hamper waiting for you. We would shout from the rooftops how lovely it is there . If you are after a lovely ,relaxing, peaceful time - you will get it !. We would highly recommend this cottage, and the owner is committed to providing the best experience possible,by investing in a full plan of refurbishment works during the quieter rental months. Thank you again Sykes and lyndsy for our fabulous time .

  • "Overall good cottage, hot tub was nice once warmed up but took a lot longer than 4 hours to get up to temperature, so only used it a couple of times."

The pizza oven was a nice edition and thoroughly enjoyed using that. Couldnt enjoy a nice bath in the main bedroom as the plugs didnt seem to work but there was a shower aswell so just used that. There was a nice welcome hamper on the table when we arrived so that was a nice touch. The setting of the cottage was pretty and quiet but be prepared to drive to places as there are no shops in the area, there is one pub in the area, however but up a few steep hills. Realy recomend The pheasant inn in outibridge 4 miles away for food, went there twice and was lovely!

  • "Basically the holiday was fabulous and the woman that we dealt with couldn't have been more helpful."

But there were a few things that were not great - none of the internal doors had locks on (which for a toilet is not great) and the beds on the mezzanine floor were not great. You could only stand up in the middle of the room and there was nowhere to hang clothes.

  • "Lovely cottage in a quiet setting."

There are a couple if bits that would improve the property such as fixing the doors so they shut easier without banging. But very well equipped, excellent location for walks but not recommended for less able as steep walks either way from the cottage as on a hill. Hot tub could do with updating as takes a while to heat and a lot of logs but lovely once up to tempetature. All in all a fab holiday for a large family, 6 of us all adults.

Phesant Lane was perfect in every way. From our first meeting with Lyndsay the manager to the end. Lyndsay even called with a box of beautiful cakes for the family to celebrate. The cottage is at the end of a very quiet lane but only 5 minutes from shops. The cottage is immaculate and toasty warm. My daughter and son in law slept in the shepherds hut and loved it. And the hot tub was amazing we used it for 3 days of our stay. Yes it takes a long time to get started but well worth the effort once it’s hot it doesn’t take as long the next day. We were in until all hours boiling away with our drinks the kids said there only complaint was the waitress wasn’t very quick bringing the drinks out ha ha. Highly recommend this cottage and we will be back. Special thanks to Lyndsay

.. (only improvement would be that maybe in the winter she could start the hot tub going before check in.. as we couldn't use the hot tub the first night as it was too cold/ didnt have time to get up-to temp as its wood fired) fantastic place, very well stocked too.

  • "The cottage was great and we loved every minute of it and would book it again."

Where it is situated makes you feel like you are miles away from everywhere when in reality you're not. It was very peaceful and allowed us to have the privacy that we wanted. The only slight issues were that everytime we used the oven or toaster the smoke alarm went off constantly. I also called the caretaker the day we was supposed to get there and was told that we only got 1 bag of logs free and to light the hut tub you would need 3 minimum to get it to the correct temperature. 1 bag of logs for 3 days at the cottage and to use the hot tub is definitely not enough and I think it needs to be made clear on the website that you have to bring your own. Luckily we had enough funds to purchase more but we had to go get these ourselves from Home Bargains at Fox Valley but for anyone who thinks that the logs are included pelase be aware that they are not. However we didnt let this dampen our weekend away and can say we thoroughly enjoyed it and would definitely go again!
