"We were in the premises from 1-4th November."
Lovely and convenient property. Lots of good walks. We were lucky to watch the local hunt. Host was helpful in providing the checking in information promptly. Plenty of board games, books available. Absence of mobile reception was amply compensated by good wifi.

The location is remote however clear directions were provided. The owners made the home welcoming with lots of thoughtful touches. The main parts to note were the beds were very comfortable and the shower was modern and powerful. The accommodation is larger than the photographs appear but lots of amenities. The only negative was the WiFi wasn’t great however that’s to be expected in a remote location. Overall a great stay at a reasonable price!

It was well equipped throughout the house, Lots of entertainment, games, dvd’s etc. A lovely welcome gift of Prosecco and home baked cakes from Jo the host and a disposable bbq. Very comfortable beds and lots of seating in the living room. Perfect location for visiting all of the Peak District. Would definitely recommend and will definitely return for another stay.

We had a fantastic stay, the cottage has everything you need and more. The owners are lovely and made us feel very welcome, thank you again for the prosecco and strawberry tarts. It's clean, it's cosy, the beds are very comfortable. We didn't want to leave and the kids are already asking to go back.

A peaceful, beautiful setting and close to various places - 20min to Matlock Bath, 30min to Alton Towers. It was exceptionally clean and the owner had provided all the essentials - dishwasher tablets, kitchen roll, washing up liquid etc. She had also, very kindly left a bottle of prosecco and home made cake - a lovely touch. Good blackout curtains in bedrooms, so great for kids. Upstairs double could however do with a floor to ceiling mirror on the wall. Highly recommend the The Cock Inn at Mugginton. 5 min drive, food excellent and lovely restaurant with reasonable prices. Only slight negative is the fact there is only one main bathroom (shower) which is upstairs and as far away as it could be from downstairs bedroom. Ok if staying with close family, but may be an issue if staying as a group of friends. With a re-jig, the cloakroom toilet and under stairs could be made into a small shower room, which would make the cottage more appealing. I would definitely stay again if requiring accommodation in the area.

Beautiful, comfortable and welcoming cottage. A big thank you to our hosts who left us champagne, flowers and fresh cream scones a truly welcoming treat. Tea, coffee and sugar was also left for us. Cleaning supplies were also provided. A perfect home from home. I can not thank you enough.

"Woodlands Farm Cottage is one of the best places we have stayed."
It was warm, comfortable and very well equipped. Jo, the owner, was not intrusive, she sent e mails to check we were satisfied with the property and we had everything we needed which we were and did. The bed we used was very comfortable ( from a choice of three) Excellent amount of cups,plates etc. The heating system was easy to adjust to our needs ( instructions provided in welcome pack). The wood burner was a welcome adjunct for the colder evenings (cheapest logs in garage in Ashbourne) Altogether a very nice and relaxing 2 week stay.

Good communication from the owner and lovely welcome pack. The bedrooms are all beautifully presented, beds very comfortable with lovely bed linen and the modern walk-in shower is great. The lounge is large but cosy, with three settees, a large smart TV, log burner, lots of books, dvds and plenty of family games to play. Highly recommend for families or couples.

The owners couldn’t have been more helpful and having direct contact with them just prior to our visit was so helpful. Welcome items were so much appreciated and made a short break immediately feel more than just a holiday rental. The wood burner was very efficient and already set just to light up! One imaginative touch that we relished, and have never encountered before in a holiday cottage, was the Ordnance Survey map centred on the cottage. We seldom return to a holiday cottage (preferring variety) but if we did, we would love to return.

It is so spacious and comfortable, best nights sleep we have had on holiday ever! Gorgeous cake (my boys want the recipe btw), a bottle of rose wine and flowers on arrival. The garden is so lovely with the views and all the wildlife. Would highly recommend and would love to stay again if in the area.

"What a fabulous stay!"
The house was perfect. We loved the fact that there were 3 large sofas in the huge living room so that all 6 of us could spread out. Not that we were inside much as the garden and its views were wonderful- and again with plenty of seating for 6 people. The hosts were wonderful- extremely helpful and we were touched by the little details such as the homemade scones, jam and cream , the bottle of Prosecco and the flowers. We will definitely be back and have recommended it to our friends and family. This was an annual university reunion of 6 friends who met 41 years ago snd as one of our part said ‘This has been the best one in terms of accommodation’ thank you so much

Amazing property, so clean and stylish, it was my 50th Birthday and when my party arrived there was a complimentary bottle of Bubbly, Kitchen is very modern, large and well equipped, bedrooms are beautifully furnished and the bathroom is modern with excellent facilities the cottages location is breath taking with amazing views into the distance and its very quiet, a huge log burner keeps you very warm on an evening with wood and lighters supplied, I highly recommend

Comfortable, spacious, clean and well equipped. We did walk down to the ford and it's pretty, but means walking along narrow roads. There are other walks from the cottage, helpfully listed by the owner, but we used the car and went further afield. Communication from the owner- brilliant. We didn’t need to ask for any help, but would have been very happy to - Jo seemed to want everything to be right for us and it was.

The weather was awful but knowing we had a beautiful, cosy, clean cottage to return to in the evenings saved our holiday! We loved the amazing view from the double doors in the living room. Everything we needed and more was provided. The extras were very thoughtful too...our kids very much appreciated the chocolate cake! The Loction was petefect, no nosey neighbours, just some peace and quiet. We took a walk down to the Ford one evening too. Thank you. (The only thing we missed was a vacuum cleaner...not that we really wanted to clean on holiday but would be handy for crumbs!)

Walking in, you can see how clean the property was. Some lovely welcome goodies left in the fridge too. Comfy lounge with a huge TV and a fantastic view over the countryside. All the bedrooms are very nicely decorated and have great beds. The wifi is good (in most parts of the cottage). The owner was extremely helpful with arranging some things prior to our arrival. Highly recommend this cottage to anyone wanting a peaceful break in the peaks.

We have three children and felt safe to go out for walks in the local area. The garden views from the property are beautiful and the local area had fields with animals including sheep and horses that the children loved. Jo and John were extremely helpful and went above and beyond to resolve any request or query raised. The property is child friendly with a child seat provided at the dining table. The bread, chocolate cake, flowers and a few other goodies that were provided upon arrival made for an extra special welcome! The sitting room was extremely cosy with its soft furnishings and long sofas. We are a family of five and I can confidently say that we all loved our stay and would definitely return to Woodlands farm! I would highly recommend this property to stay for a family holiday.

The place has everything you need with plenty of room and beautiful views in a peaceful location. Approximately a 20 minute drive to Peak District attractions. A great base for a walking holiday. We had an autistic 12 year old with us who loved the quietness and different areas she could go to and have some space. Make sure to check out the the brook down below using the sign posted trail on the road outside the property. Would definitely come again!

The cottages is very clean and spacious with everything you need my youngest is 6 and really had a good time playing outside with the owner’s dog Eddie. There’s lots to do near by we spent two days at Alton Towers which is only 30 mins drive away we visited Matlock and carsington water. We will definitely book up again So much more to visit. The owner’s jo and John were very friendly after a rainy day jo offered to wash and dry our things if needed this was very nice of her

). The bottle of Prosecco, yummy cake and a bottle of milk and cream was all a nice surprise. It was really clean and well equipped, it exceeded our expectations. Our only criticism was the lack of a washing machine, it would have been handy with teenagers! Luckily, it was fine weather when we were there. On the downside, we would never book with Sykes again, they didn't offer us a refund or an amendment to our holiday dates (without charging us!) which would have been helpful when the coronavirus is still around.

An easier solution would have been welcome. Once inside the welcome pack of Prosecco, cakes, bread, milk all very much appreciated as was the Happy birthday banner and the Fresh Flowers. Well equipped kitchen including a chair for a youngster, tea bags, coffee, washing up liquid etc. A Cheese knife and more pint glasses would help as would a washing machine, particularly if staying for a week. Very comfortable lounge with a large log burner. Great supply of games and DVD’s as well as a large TV. The downstairs bedroom would benefit from a wardrobe, it’s designed for two adults but nowhere to hang clothes. Maybe a wardrobe in place of the bookshelf. A working radiator would have been nice, the electric heater was ok but not very effective. The upstairs bedrooms were very nice with comfortable beds, great views and the main bedroom had a fantastic walk in wardrobe. The main bathroom was very well equipped with a great shower although one of the light bulbs in the shower cubicle was not working. Lovely views and there appeared to be a great garden area but not for us in November! Met the owner on arrival and was very welcoming. Good location for accessing Peak District attractions and walks and nice pub in the village. Overall, a convenient, well equipped, warm, cottage ideal for a short break and family celebration.

The grounds are lovely to explore. The cottage is immaculately presented and very tasteful. The beds are super comfy and the owners are lovely. We arrived late and found a welcome pack with everything we needed, fresh flowers through the house and a bottle of Prosecco and little cream cakes. The Peak District is on your doorstep and Alton Towers is a short drive. This place has everything going for it and we thoroughly recommend it. We will definitely be going again.

The cottage is beautifully furnished with good facilities and equipment, and is neat and clean. There are lots of books and DVDs available in the cottage, but in truth we did not even switch on the TV as there was so much to enjoy in the house and area! The owners are very concerned that visitors have a good time, and there was a lovely surprise welcome pack when we arrived. We were fortunate with the weather, but anyway we had a glorious week and would recommend anyone to experience the cottage, and this part of Derbyshire, for themselves.

"We spent a fabulous Easter week in this lovely cottage."
We arrived to a generous welcome pack which included cakes for the grown ups and the kids, prosecco, tea, coffee, milk and delicious clotted cream from the owners own dairy. It is clean, comfortable and homely and was equipped with everything we needed. The owners provided lots of leaflets and local information to help us decide what we might like to do while we were there. The cottage is in a great location, so quiet and peaceful and within easy reach of so many great places. The view out the back is wonderful and my two boys loved to sit out there reading books and watching the birds. We would definitely recommend this cottage and hope to return ourselves. Maybe in the winter so we can make the most of the fabulous log burner.

All the bedrooms are lovely and the decor is very homely. Comfortable beds. It is also well equipped with lots of DVD’s, games and also Netflix on the television. Kitchen is well equipped- we cooked a roast! Beautiful views. Lovely owner left us a bottle of Prosecco, cupcakes, birthday balloon and fresh bread and basics in the fridge. We can’t wait to go back. "This was our third stay at this excellent comfortable cottage, my wife and I stayed for a week in July and for a week in September, this time our son and his wife stayed as well."
On all three occasions we were warmly welcomed by John and Jo along with their welcome goodies: wine, homemade cakes, fresh flowers, and cream and milk from their dairy. Unfortunately our car broke down while on this holiday but John and Jo were very accommodating and helpful. We hope to return again for another holiday maybe next time with friends as the property now has more accommodation.

The beautiful flowers, shortbread, milk, tea, coffee and fresh cream were perfect and a lovely surprise after a 4 hr drive. Lots of DVD's and tourism leaflets too. A hidden gem and perfect for our family. Would highly recommend!

It is in a lovely, tranquil location with lots of country walks on the doorstep. It is also close to,Ashbourne, Matlock and Bakewell. The owners John and Jo go that extra mile to make you feel welcome. The cottage is well equipped and extremely clean throughout. We arrived to beautiful fresh flowers and provisions including homemade brownies and prosecco - thank you. John and Jo are happy to help you and know all about local walks etc. We felt instantly relaxed when we arrived until we left. We are hoping to return fairly soon.

This is an extremely welcoming and comfortable property with great living space. The lounge is beautiful with a lovely view of the surrounding countryside. We used this as a base for visiting places such as Drayton Manor, Matlock Bath, Derby and Chatsworth - a nice secluded spot but not too long a journey for our day trips. They also accommodated our requests for children - they bought 2 x stair gates especially, and provided a high chairs, children's books and games. We also got some lovely sparkling wine and crispy cakes on arrival!

"A really quiet, well equipped and newly renovated holiday cottage."
We had a very pleasant weeks holiday cycling along the disused railway tracks in the area, and around Carsington Water. It was a pleasure always to come back to the very comfortable cottage at the end of the day. The weather was good and we would have loved to have stayed longer. We will probably look at revisting both the cottage and the area in the near future!

Steeped in history and situated at the southern end of the Peak District lies the lovely village of Hulland Ward, which, nine centuries ago, was the Royal Duffield Forest of Frith. Hulland Ward is made up from a number of smaller hamlets including Hulland Moss, Hulland Upper, Nether Biggin and Hulland Village and is comprised of a scattering of traditional brick-built cottages, old farmhouses and barn conversions, surrounded by beautiful rolling countryside and offering a number of country pubs renowned locally for excellent service and fine cuisine.
