Pleased to see an air fryer in the kitchen and own parking space in front off properly was an added bonus. Fantastic location, 10 mins walk to pubs and shops and a lovely large park across the road. We hope to go back next year.

"It is a shame the owner does not take on board feedback from the many guests which can be summarised: (1) bedroom should be at back as traffic noise is considerable and as a consequence sleep is disturbed (2) the mattress is not fit to be sold in a charity shop!"
Owner advises it was new in 2021. If that was the case it was the cheapest available. (3) sofa is dire need of replacement and whilst owner states this will be done at end of season how does this benefit current guests? We sat on a more comfortable sofa in local Buxton charity shop…. (4) the flat above - no 3 - is clearly being rented out by more casual guests as we were greatly disturbed by early door slamming and heavy footsteps plus what we assume was the owner cleaning between bookings. (5) the bathroom shower fitting is a cheap stick on which means the direction of the shower head cannot be altered. To avoid spraying the floor one had to point it towards tiled wall. In addition no safety grab rail installed. (6) also of concern the stone front steps are broken in places and represent a considerable hazard. In conclusion investment in essential comfort and safety issues which bring the property up to the expected Sykes standard
Thank you for your feedback. The living room is in the middle of the flat and is differently proportioned so the furniture will not fit also the TV aerial (freeview & internet) is situated at the back of the property so we wouldn't look to swap the rooms. Unfortunately the flat is in a sort after Conservation Area and we are prohibited from changing the single pane, wooden sash, bay windows for double/triple glazing however the property is set back from the road. I am sorry I was unable to get your requested 1000 sprung double thick Hypnos mattress for your week stay, but the mattress is an orthopaedic mattress with a topper that can be removed if you prefer a firmer bed - it was recommended to me by a fellow Holiday let owner and as you will see from my reviews other people have found it comfortable. The sofa is scheduled to be replaced - as I have replaced the chairs & table (as asked for by a previous guest. I have also put in a blind in the kitchen, a chair in the bathroom, a fan in the bedroom, all of which was easily done in the 5hr allocated for the changeover). The flat above is permanently tenanted by a mother with a disabled child - there is nothing I can do or should do to alter that. The shower as mentioned to you was an emergency fix from the previous week, The shower holder has now been replaced, I has asked the builder who is revamping the whole bathroom to put a grab rail in as well as that is a good idea. The steps are also scheduled to be repaired but obviously not when guests are in as it would impede their access, I have fitted a light to illuminate the steps so they can be navigated safely in the dark. Very disappointed that the flat below was being renovated Monday to Friday so a lot of noise from 8.30 to 4.30,not what we expected on our holiday.

kitchen fully set up including air fryer fridge freezer dishwasher even had milk in fridge and if you wanted a little stronger then pop cork of the prosecco. Good bathroom even though when you put the shower on it flooded the bathroom; comfortable bed just throw of the tog. Great to have dedicated parking no looking for somewhere to park. you can walk easily to all that Buxton has to offer and for sampling the many eateries. All made for a enjoyable weeks break that will be remembered for a long time

"Sykes calls this just "Belvedere", 65 West Rd."
It's Flat 2, 65 West Road; there's no "Belvedere" on the door. However, it also seems to be known as 4 Belvedere Terrace - hence perhaps Sykes's confusion. Also, Sykes's directions are gibberish - like satnav instructions from somewhere in Tideswell. The designated car space - below the big "4" on the door post - is a major plus: for many town centre lets, you have to fight it out on the street. The flat is well located: there's an easy 10 minute walk along the Broad Walk to the lower town, and a short climb to the upper. Buxton is a great base for walking and has pretty good public transport; we didn't move the car for five days. The flat is spacious, with sizeable rooms, high ceilings, some original features, and plenty of storage. The heating and hot water are very generous: it's always warm when you come in. We were here in early November, with night external temperatures in higher single digits. There are two uninsulated outside walls with single glazed windows, so there might be chilly patches in frosty weather, but it should still be fine. Contrary to Sykes's description, the open fire in the living room is out of order. An open fire is available in the bedroom, but presumably it's rarely lit. There's a great heated towel rail arrangement in the bathroom, the shower is good, and the towels are nice - but Sykes's description of the bathroom as "contemporary" is stretching it. The kitchen is well appointed, with quite new appliances. (Two people on a week's holiday don't really need a dishwasher, or even a washing machine - but they're here.) In the sitting room, the sofa is ok, the dining chairs rather hard. A few basics were missing, e.g. air freshener in the bathroom, surface wiping cloths in the kitchen. The waste and recycling requirements were not very clear. There were just two issues. One is the bed. When you get in or move, the mattress rolls about on the slats; when you're settled, the mattress is hard and uncomfortable. The feather pillows don't help. The other problem is the TV. Only about a quarter of the available Freeview channels are found by the tuner, with several of the main ones missing. And reception frequently drops out on the channels that are available. If there isn't already a signal booster somewhere in the aerial line, that might cure most of these problems. Also, the TV wi-fi seemed to connect to the router ok but sometimes wasn't able to secure the router's IP address, so the apps would not work. The router seems to be elsewhere in the building. Maybe something is happening to the router intermittently (e.g. other devices in use), or it needs a reset, or the TV needs a reset. Overall, we'd book again - especially if the bed was changed.

The main park is literally across the road, with most things within an 10mins walk. Access to all major routes is good for activities further away. Communications with the owner were great, very friendly and helpful.

Flat was great, comfortable and warm. It's in the perfect spot, close to everything, theres so much to do. Personally i would change the living room and bedroom around. Currently the bedroom is facing a busy road and can be noisy. Other than that fab.

Well equipped kitchen and spacious bathroom and lovely big bedroom and living room. Traffic noise (mentioned in other reviews) was not an issue at all. We would definitely stay again.

"I very much enjoyed my stay at Belvedere."
The flat is spacious and tastefully furnished, with impressive period fireplaces and a beautiful bay window in the bedroom. Heating was easy to manage and all appliances were in working order. Immediate hot water. Fiona had thought of everything in the well-equipped kitchen. Just a couple of minutes takes you to the High Street and, in the other direction, the Pavilion Gardens. I would recommend the food at The Old Sun Inn and I had a fabulous take away from Sushi Kaji, a short stroll away. What's not to like?

It was really well equipped and very comfy. Almost perfect, except I found it a bit cold and was unable to adjust the heating as had been explained in the info and, as a single female, my fire lighting skills are zero, so I could not warm up the bedroom. I realise that bit is my fault. Other than that I couldn’t ask for more.

It is a great base and is very close to the park and centre of the town meaning that we could easily walk and enjoy the local restaurants cafes shops and the opera house . The flat was comfortable to return to especially on the one day when it was cold and rainy.

The bedding, bedlinen, towels and cushions are all of high quality and I award bonus points for the lovely matching wooden coathangers in the wardrobe - we felt pampered. The bathroom is spacious and the shower is good - the wobbly tap noted by a previous reviewer has been fixed and although the sink plug doesn't function as it should do and that's annoying, it does work. We didn't find the lack of window covering impacted on our privacy at all as the window is on the first floor, not overlooked and glazed with privacy glass. The kitchen is well-equipped for two people although the oven is smaller than standard and we were unable to fit in a chicken and a tray of vegetables at the same time. Our big disappointment was with the fireplaces: the one in the sitting room isn't usable at all and even if it were, the grate is tiny, only 10cm deep. If we had known this, we would not have booked the property as a fire is a priority for us at this time of year. The fireplace in the bedroom is usable but only with care as the grate isn't really in the right place to allow all the smoke to go up the chimney. The other misleading statement in the property listing is the television which is NOT a smart tv, it's a digital tv with Freeview Light. This gives access to fewer than twenty channels, far fewer than we are used to with the full Freeview service we have at home. We had taken an Amazon Firestick with us so we were able to plug it into the television to access the internet and streaming services using our own accounts. We did enjoy our stay and were not at all troubled by the traffic as other reviewers were, the bedroom has blackout curtains and the bed is comfortable for us and one afternoon we lit the fire,read and listened to music in there - we were just disappointed that we couldn't do that in the sitting room.

Also really good location for exploring Buxton and the surrounding area. Our only complaint was that the mattress needs replacing as you could feel the inner framework which made it really uncomfortable.

"Why not swap the bedroom and living room around as it was noisy when we were trying to go to sleep and was woken early morning because of traffic but we soon got use to it."
And a blind up at bathroom window even though the windows are frosted would help. These are not complaints just suggestions It was the ideal spot for us and enjoyed it very much.

The bathroom could do with a blind over the window as there is only the obscured glass but the kitchen is worse. Having the lovely full height windows, you feel a bit exposed when making the early morning cupper in the dark!! Some have commented on the traffic noise, yes you expect that on what is quite main road through Buxton especially when the quarry lorries get going at 6am. An easy fix is to swap the bedroom which is at the front with the lounge at the rear, they are similar sized rooms and would have the advantage of making those night time visits to the loo easier. A couple of minor items, the TV which is detailed as Smart is only Freeview, I understood that a Smart TV was connected to the internet with more choice, the Freeview only has limited choice due to Buxton's location. Also the people in the flat above sound like they are wearing divers boots!! On a positive vibe, the apartment is well decorated, good clean carpet, comfortable furniture, well equipped kitchen and was presented very cleanly. Swap the bedroom/lounge over and it would be a great holiday rental as apposed to a fair/good one.

Everything we needed was there. The location is handy being near to the town centre and very close to a nice extensive park. Pooles cavern and Buxton Country park (same parking) is about a mile away so an easy outing. The Roaches are about 20 minutes by car and Chrome Hill is about 15 minutes, these are nice walks but do contain steep gradients but the views are amazing. The flat itself itself is in a period property, with high ceilings and many original features and lots of storage and the kitchen is well equipped including larger freezer and dish washer, although could do with a blind and or net curtains. The bed was very comfortable and thick curtains keep out the light. Both the bedroom and dining room are very large and overall the flat is spacious. Wifi was adequate but mobile signal could not be relied upon. Nice touches, some books available and comprehensive welcome pack and thick soft towels.

Traffic noise can be quite loud if you are a light sleeper as lorries do go past from the early hours. Dedicated parking space is a good plus. I would happily stay here again.

Large comfortable rooms, ideal for relaxing. The only downside was finding it! The numbering in the street and in the terrace is eccentric to say the least! We would have had great difficulty finding it if the owner had not been on the other end of her phone! Buxton is an excellent centre for a holiday, the town itself is really attractive and with good facilities, and it's in the heart of gorgeous countryside. Really couldn't be better.

The holiday was successful, in no small measure thanks to our friendly and helpful host Fiona, who lived in the flat below. The accommodation was of a high standard, both in cleanliness and comfort, in a convenient location close to the attractions of Buxton. The kitchen and laundry facilities were comprehensive, with the white goods chosen for their ease of use. The bed was comfortable, with a good quality mattress and down duvet. Also included was reliable WiFi, and safe and secure off road parking. The town has responded well to the current regulations, with most attractions open, and the pubs, cafes and eateries all taking sensible precautions. We would thoroughly recommend this apartment, and Buxton as a whole, to any like minded people, who are looking for a pleasant, safe and relaxing getaway.

One suggestion would be to upgrade the quality of the mattress. Though just adequate for me I felt it wasn’t up to par with the standards in the rest of the apartment and may not be comfortable for some one with more serious back issues than myself

Nice spacious apartment with good facilities, washing machine, dishwasher, cooking utensils. Decor is a bit tired in places and not always a professional finish but looks lovely if you don't look too closely. Good curtains in the bedroom allowed for a lie in as it was nice and dark but be aware of single glazed victorian windows as there is quite a bit of traffic noise. Easy off road parking for one car.

The location is excellent, right by the Pavilion Gardens, easy walk to the town centre or Higher Buxton. Great to have an off road parking space right outside the flat. It's a period property, refurbished to a reasonable standard, nothing luxurious but spacious and comfortable. Kitchen well equipped ( sharp knives and a great garlic press ! ) and there is a microwave which isn't in the property description or kitchen photo. Bed very comfortable and hair dryer supplied, again not in the Sykes listing. Plenty of hot water and good shower over the bath. As stated in another review, the TV is limited to internet only channels which we managed to get working, but would have preferred Freeview for standard TV and radio channels, but not a big deal for a short stay. And unless I just couldn't find it, a non-stick frying pan rather than just a saute pan would have been good, my eggs ended up slightly scrambled :-) Would be happy to return.

However we did have problems with some of the facilities: Oven wasn’t working. This was repaired during our stay Kitchen sink was blocked, again repaired during our stay. Although the TV worked, it should be made clear that it uses a WIFi dongle only and hence is internet TV, Tenants need to have accounts already set up for I player, etc. before they can use the TV. We were also told on arrival that the front bedroom bay windows would be painted throughout the time we were staying there by a painter using ladders from the outside. We found this frustrating when this should have been carried out when the flat was not let to tenants, and to be given no prior notice. In summary, the flat is in a great location convenient for the town, has its own parking and is clean and cosy. However we feel that all of the issues we experienced should have been addressed prior to letting the property out rather than us finding ourselves in the unfortunate position of being the first tenants in the property (as the landlord informed us) and hence were having to endure painters and problems with the kitchen. Whoever decides to stay here after us should hopefully have a more comfortable stay!

A good deal of restaurants and eateries await you in Buxton, but when you want to rustle up something home-cooked, enjoy cooking in the galley kitchen, with a sleek grey and black colour scheme and all the appliances you need.
Enter the living room/diner and be charmed by the open fire set in the original fireplace, with a Smart TV to entertain and a plush sofa to sink into, you can truly relax in here amongst the calm, muted tones of the decor.
A washing machine can be found tucked in the hallway as you head to the bathroom, a handy feature, with the bathroom being spacious and contemporary, home to a shower over bath.

BUXTON
Tideswell 7 miles; Bakewell 12 miles; Matlock 21 miles.
It was the constant 28 degrees centigrade of the bubbling blue waters of Buxton's eight thermal springs that originally attracted the Romans to the town. However it was during the 18th and 19th centuries, under the patronage of successive Dukes of Devonshire, that the Palladian splendour of the Buxton of today was designed and built - including the magnificent semi-circular Crescent, The Great Stable, Hall Bank, The Square, The Pavilion Gardens and The Opera House. Today visitors continue to enjoy these magnificent buildings and gardens, as well as the Opera House's full programme and annual festivals of music and arts. There is good walking close by with rugged peaks to the north and gentle hills and dales to the south and a number of pretty towns and villages are dotted throughout including Bakewell, Ashford-in-the-Water, Castleton and Edale. The stunning properties of Chatsworth House and Haddon Hall are within easy driving distance and must be seen while visiting this area. A great base for exploring the Peak District.
