  • "After reading some of the reviews about this property we arrived with a little trepidation."

This however was soon displaced .We found the accomodation to be clean ,comfortable and well equipped (.ok some of the paintwork was marked but only what we would have expected in holiday accomodation ) Our party consisted of 11 with ages from 2 years old all the way to 71 years old and everyone enjoyed the weekend especially the pool and gym The only problem we had was being unable to find the recycling bins and having to take the recycling home.

  • "Absolute joke."

Broken furniture, blinds, pool not heated, house dirty. The house is in a poor state of repair. We have been informed the owner is knocking the house down in the near future so will not undertake any repairs or replace anything that is broken. Boiler broke when we were there, when the engineer came we were informed this was a regular occurrence. Do not stay here.

Thank you for your feedback and I am pleased that I was able to assist you during your stay. We do acknowledge your mention of a couple of valid points. The broken blind has been fixed and we have now found a loose chair 'arm' . We assisted with the oven that could have been cleaner during your stay and provided new ovenware for you. I am unsure who informed you that we are knocking the house down in the near future as we are not, but we are considering converting the house into flats, possibly. The pool is heated but as there was an issue with the boiler pressure the temperature of the pool had dropped a couple of degrees below the normal 29 degrees As you will be aware we did want you to have a good stay and therefore offered you a pro rata refund if you wanted to go home early, but you chose to stay. Thank you for your feedback and we are glad that you felt the property is a nice house for a get together with family and friends We are sorry that you found the beds and sofas uncomfortable , but we hope that you agree this is subjective as you will see that guests in July found the beds very comfortable. We will certainly check the chairs that may have screws missing and if you had contacted us during your stay we would have checked this for you to make your stay more comfortable. Great asset having the pool . Thick dust and sweetie papers from previous guests behind beds that were not cleaned prior to our arrival. Oven trays diry and in need of replacing. Blinds, door handles in need of repair and maintenance. Some blinds had broken slats and some didn't even open/close. Water pressure was poor in the showers. And the toilet in the jack and gill bathroom did not flush well. Jacuzzi bath did not seem to work. Is a lovely property but in need of some repair/replacing and maintenance.

  • "Despite the previous comments from the naysayers, whose general comments were not only inaccurate, but quibbling to the nth degree."

We found the property to be all it was advertised to be and were generally extremely pleased withe the opulent facilities and, despite trying to find the faults previous commenters have made, found none of any consequence. Of course there's going to be wear and tear, but not to the extent some commentors have alluded to. I think the owners should be applauded for the excellent presentation of the property. As a family, we have been staying in cottages for the past 15 years and we all rate this as in the top three. It is a sham that the property is up for sale, which I hope is a purely business judgement, because we rate it a 5 stars throughout.

(access only by stairs, baths very high sides, walk to village very steep) Sky and TV in living room not available remote for kitchen TV not working well. Some chairs in conservatory need replacing. Top oven door needs attention does not stay down when removing items. Master bedroom blinds need some attention no blinds on large semi-circle window sun directly on bed from 6-00am. Pool toilet floor sagging. Various door handles and shower taps need looking at. Decking needs cleaning very slippy when wet. However the pool was great and enjoyed by all. Nearby eateries excellent. Garden disappointing, no colour, no flowers. Plastic containers with Prunus trees disintegrating, need repotting or digging roots into ground. Lower branches rotting. Plastic Christmas tree (2022?) decoration in Hall, full cobwebs, bits of un- recyclable rubbish in wooden lidded bowl next to it. Planter to left of outside door contained plastic remainders of a previous Christmas. Balcony outside the small conservatory area needed moss and dead leaves removing from the decking before we could use it to sit outside. Two of the three planters on this balcony had obviously died and had been chopped back, leaving just ugly stumps. The third plant was dying too and ruined any view. No recyclable containers, only large red Biffa bin at entrance to property for all types of rubbish. Not easily accessible from first floor. Decking outside dining hall dangerously slippy after rainfall.

Broken blinds, rotten skirting boards, broken toaster, inadequate kitchen items, the smell of damp everywhere. It also needs a good clean! Not one tea-towel, dishwasher tablet or bin bag which considering the price to stay at the property seems very unreasonable. Having stayed at many places of a similar amount this is the first one that doesn’t leave a welcome other than a pint of milk………The owners have clearly given up now it’s on the market. Such a shame.

  • "The accommodation was clearly spectacular when first built but is now clearly suffering from wear and tear and a lack of maintenance."

Overall it’s looking quite tired! The following issues were noticed and should be addressed: There is a nail sticking up through the decking between the two front bedrooms. There is a decking plank sticking up on the deck outside the kitchen/dinette. Both of these pose a trip risk or could cause injury to anyone who is walking on the deck bare foot. The bath in the main bathroom has a faulty tap which switches the water from the taps to the shower head. In fact it is just sitting in the hole and is not connected. The bath plugs in both the main bedroom and the en-suite bathroom do not seal properly causing the water to drain away. Makes the baths virtually useless. The sink in the kitchen has the same problem. Whenever we tried to fill the sink to manually wash pots etc the water just drained away. Not only wasting hot water but also washing up liquid. The inner glazed panel of the top oven in the kitchen is loose and kept falling out when you tried to close the door. The securing catches are broken. The toaster in the utility room only works on one side and should be replaced. The lack of properly fitting blinds/curtains in the bedrooms means it is nearly impossible to get a decent sleep as the rooms are flooded in light from about 4am each night! The bedroom doors do not close properly meaning the had a habit of drifting open during the night. The travel cot supplied by the owner had a broken section in one of the corners. The edge of which could have caused injury to our baby granddaughters who are now able to stand up in their cots. Fortunately we brought an extra travel cot so didn’t use it! The house is listed as having Sky TV . There is a box and remote control but the box is not connected to the tv and there are no appropriate connection cables. A number of the chairs are very rickety and loose to sit on. I have noticed that some of these issues have been raised by previous clients and the owner has failed to rectify them. I am aware that the owner has put the property up for sale and the lack of maintenance clearly suggests that they have lost interest in the holiday let.

We were very aware of its shortcomings. The main issue was it wasn’t very clean. The bed linen had seen better days and the crockery and cutlery was of a cheap quality. Not enough storage space for food in the kitchen for 10 guests or enough sockets throughout the house. This house was advertised as luxury, maybe the owners aren’t interested in maintaining it as we noticed it was up for sale.

The house was absolutely stunning, living room was huge with ample space for everyone, breakfast/sun room was gorgeous, kitchen was gorgeous and came with all the utensils you could think of with the added extra of a Utility room with washing machine and dryer. Pool was a major bonus and the kids used this every day! My youngest son who is disabled absolutely loved the little rocking horse in the living room. No complaints from us - recommendations for the owner would be to buy a booster box for the wifi for the top floor and also maybe provide 2 baby gates for the stairs which customers could put up themselves if and when needed :) Thank you for a lovely week!

The beds, duvets and pillows all need changing as they were really dirty when we removed the covers and mattresses need changing as we all didnt sleep well. Living room curtain poles fell on us when we tried to close the curtains and the TV didn't allow for apps like Netflix.

The tin opener was broken and the peeler didn’t peel. However the owner sorted these issues the day we raised it with him. However one of the reasons we chose this particular property was because it had WiFi. My daughter has exams next week and needed to study. Most of the revision materials are online. The WiFi wasn’t working for over a week which meant we had to buy extra data to enable her to study. This problem should have been brought to BT’s attention prior to the day of our arrival as the owner said he had been having issues with the broadband. The photos made the property look high end but in reality it wasn’t. The beds were very uncomfortable, even with the mattress toppers. Some of the slats were broken. The sofas were very low and awkward to get out of and again uncomfortable. One end of one sofa was broken. There were cracks in the floor tiles. The showers were dirty and mouldy. Some of the windows had mould in the corners. The set up wasn’t practical in terms of layout. The dining area next to the kitchen wasn’t big enough and the dining room was not close to the kitchen. There were lots of rugs which were trip hazards. One of the bar stools in the kitchen was assembled back to front! I would be interested to know if anyone from Sykes has actually stayed in this property. If so, did they also find the layout bizarre. Having a swimming pool is great, but it really wasn’t worth the money. Do you do an inventory or check that the property meets the minimum requirements? Unfortunately it was a poor experience.

The furnishings leave a lot to be desired! Some of the couches are broken leaving them very uncomfortable and the slats kept falling out of some of the beds. I think because of how lovely the house is we expected it to be furnished to a 5* level but it was more a 2/3* level. The pool was really cold and we had a 5 month out who couldn’t go in due to the temperature. We did contact the owner who came to have a look but unfortunately the temperature didn’t increase. Most of the equipment in the gym doesn’t work or is very rickety. The house needs some TLC as some of the paint was coming off the walls, floor tiles cracked/loose, bulbs out or a mixture of different bulbs in the same room (we saw this on another review and thought they were being picky but when your there it makes a difference).

For example, the decoration was very scuffed and marked in places, the furniture was very worn (facings peeling off chairs and settees), the patio furniture was rusty, the kitchen utensils limited and the carpets stained. There were curtains in the lounge but every other room had Venetian blinds. This made it impossible to shut out the light so that the bedrooms became bright as soon as the sun rose. Due to the arched shape of some of the windows, there were no coverings or just fixed blinds, which exacerbated the problem. The broadband speed was appallingly slow with the connection failing on three occasions. These factors detracted from what was an otherwise exceptionally well thought out and pleasantly situated property.

About the location

ALMONDBURY

Huddersfield 3 miles; Holmfirth 6 miles.

The traditional West Riding village of Almondbury is situated just 3 miles to the south east of Huddersfield in the south Pennines. The village is steeped in history and still retains several notable buildings including the 16th century Wormald's Hall, now the village Conservative club, and All Hallows Church; Almondbury even appeared in the Domesday Book. Nearby Holmfirth will be remembered by most as being the home of Compo, Cleggy and Nora Batty, from the long running comedy series 'Last of the Summer Wine', whilst the nearby Colne Valley is home to fictional 'Skelthwaite' from the successful TV series 'Where The Heart Is'. Within easy reach of the northern Peak District, and the southern Dales, Almondbury is well situated to offer beautiful countryside and great walking opportunities, or alternatively, an hour's drive could take you to the historic city of York, elegant Harrogate, or vibrant Leeds. This traditional village is well situated for a variety of activities, suitable for all tastes.
