  • "The property was perfect for our Wedding Party."

    It was clean, had comfortable beds and enough bathrooms, and the kitchen was very well stocked. Once we had a contact telephone number for the owner we found her to be very helpful and accommodating and answered all our texts and calls immediately. Sykes Cottages, however, were very slow to respond and were unable or reluctant to contact the owner in order to answer our queries. The standard response was that the relevant team were on the case and would reply to us once they had an answer from the owner. The respose from Sykes Cottages to us enquiring as to when we could expect a reply was very curt and actually quite rude. When we asked for a telephone number for Sykes Cottages we were relucantly given one that actually didn't work and we were directed back to text messaging. I found the whole interaction with Sykes Cottages very frustrating and ultimately stressful.

  • "Roseburn is the perfect place to get together with family and enjoy much needed time away from work etc."

    Everything about this house is geared to ensure your time away is perfect. Seven bedroom/5 full bathrooms and additional toilet, it provides a fabulous comfortable home away from home. The large kitchen attached to dining room means that everyone can eat, chat, drink or play board games and it is a room with a view. The house is minutes from Main Street, where again you will find everything you need. We LOVE Roseburn as this is our third year in a row coming and won’t be our last. Special mention to Aly who is also at hand should you need her.

  • "Such a lovely, welcoming house."

    Light and spacious, more than enough room for 9 of us. Incredibly well equipped kitchen - and having 2 dishwashers was a real bonus. Beds were really comfortable, the heating was very effective - we had good weather for late May/early June but it was still nippy in the early morning and evening - but not indoors! Plenty of seating outside for a snack or to enjoy the sunshine. Incredibly well situated - 2 minutes walk to a good sized supermarket and two minutes further to a wide selection of excellent coffee shops. We'd particularly recommend Cafe Calluna and Mac and Pinch. Had a fab takeaway from Chinese Village and a lovely meal out at the Moulin Inn. Lots to do in the area - we visited Blair Castle, had a super afternoon doing a forest trail on a Segway at Blair Castle Caravan Park and did the Hotbox Experience at Taymouth Marina, amongst other things. Would definitely recommend Roseburn and Pitlochry. Aly and Russell can be proud of the accommodation they offer.

  • "It’s a great house."

    Everything in the kitchen is plentiful. The rooms are also fine. Sufficient for 12 people. It is a bit tight for 14 people. There was a very nice welcome package and the reception was good. Also the contact for the holiday. We had e great time as a group.

  • "We rented this villa for a multigenerational family get together."

    We were very comfortable in this beautiful house, which was situated close to the town centre shops and pubs. There was lots to do within walking distance (including play parks). The Internet access was also very good. The house was very well equipped. We even used the bread maker for our pizza dough. The 2 dishwashers was ideal for such a large house.

    The house was perfect and had everything we needed. The kitchen is fully equiped, the log burner in the living room was perfect especially with the minus temperatures outside! The location is great for walking in to the centre of Pitlochry and enjoy this beautiful town...my favourite place.

  • "Pictures do not do the property justice honestly."

    As it was stunning and very comfortable and above all spacious. Everything we needed was at hand in the amazing kitchen!!!! The property was also very close to the village - which we all loved - which was central for everyone’s convenience. We are all wanting to be selfish and keep this property a secret!

  • "We stayed as part of a group of 14 and everyone loved Roseburn."

    Check in and out very smooth, Russell and Ally both kind and helpful. Kitchen is fully stocked with cutlery,crockery, utensils and appliances, everything you need and some you'll rarely use. Bedooms were lovely. Living room larger than photo makes it look and was very comfy and cosy with log fire on. It's picture postcard in the evening outside as the outdoor lighting comes on as you enter the driveway. Location superb too, very short walk to main streets in Pitlochry. Go up in the other direction for another short walk takes you to Moulin village and Inn, which are both worth the walk. I would love to return to Roseburn, hopefully another family celebration comes soon.

  • "Roseburn was the perfect place for we Australians to catch up with our Scottish cousins."

    It was spacious, it had very comfortable beds and was well equipped with more than enough crockery and cutlery. It even had two dishwashers which was very handy. The location was ideal being close to the centre of Pitlochry and we just happened to be there for the Highland Games which was spectacular. The only suggestion I can offer is to provide some of that lovely highland soap in the bathrooms. We would love to return one day.

  • "My family of 8 adults had a great stay at Roseburn."

    The house is beautifully presented and has everything you would need for a comfortable stay. Well positioned in the small town of Pitlochry, there is plenty of places to eat and take a stroll. It's also an excellent location to explore Scotland. We visited St. Andrews, Loch Ness and Balmoral to name a few and took the train from Pitlochry to Edinburgh. We were so lucky as the weather was superb too. I would highly recommend this property.

    This house offers great location for Pitlochry town. It is so comfortable, with fabulous entertaining space and private secluded garden for bar b queing or enjoying the sunshine with a glass or two. Seven bedrooms, 5 bathrooms, spacious lounge and kitchen/dining room designed to eat, talk, play games etc. We all love our precious family time away each year and that's why we have booked again for 2024.

  • "The house was beautifully decorated for our Christmas break and a snowfall topped the childrens’ Christmas."

    The house was the best equipped house we’ve stayed in and spotlessly clean. The co-op, shops and beautiful walks were literally minutes away. We did however find it difficult in the winter weather to keep the front porch clean and tidy with boots, wellies etc and think the boot room perhaps should be the main door used during the stay. Highly recommended.

  • "My family and I (11 adults and 2 children) stayed at Roseburn for a week."

    Everything about this house is without doubt one of the best holiday homes, I have stayed in. Fabulous dinner area leading onto kitchen to ensure great family get togethers over dinner/games/conversations, and spilling into lounge for comfort and space. The views outside these windows give one a feel of relaxation and peace. Bedrooms/bathrooms are all done tastefully and again to ensure that the visitor feels relaxed and refreshed. Garden areas are perfect for sitting and chilling and are also very private. Location of Roseburn is off main street of Pitlochry and therefore makes it accessible to all shops/restaurants and bars. My family and I enjoyed so much that we booked again for 2023.

    It was spacious, comfortable and equipped with everything you could wish. Alysin, the owner couldn't have been more helpful and it is located a few minutes walk from a large Co-op and all the many restaurants and bars. The weather was great which allowed us to explore the surrounding countryside and nearby attractions. Everyone in our group loved every minute.

  • "Fabulous house, fantastic location, walking distance to shops, bars and restaurants."

    Very high level of comfort and very homely. Walkers paradise surrounded by nature and excellent transport links, road bus and rail. Bedrooms were hotel standard, and all very spacious. Excellent sharing spaces, cooking facilities amazing with large fridge freezer, large cooker/ovens, loads of ware and cutlery etc. Loved the sitting room with log stove. Outside space huge. Large utility room with benefit of extra fridge. We loved our stay so much we did not want to leave! We even had a visit from a deer that wandered into the garden. Pictures represent the house but its even better in reality.

  • "Brilliant house."

    Exactly what we needed for a holiday with friends. Plenty of space for the 10 of us, lots of crockery and cutlery and two dishwashers! Beds were comfortable and the towels provided looked new and were large bath towels. Easy walking distance of several good restaurants and the Co-op, so no need to take the car if we were eating out.

    It is a fantastic house and everthing is so comfortable, the beds, the sofas and the dining chairs. Its the best group accommodation we have ever stayed in. We stayed in April, a group of 12 walkers. We had fantastic weather to do the monros and fells and it was a massive bonus returning back to Roseburn each day.

  • "We had a really lovely stay with our 6 children."

    ..there wasn't a thing we needed that wasn't provided and we were hugely impressed with the amount of kitchen accessories, there was something for everything we wanted to cook. The only drawback for us was trying to strip all the beds, empty all the bins and clean all the rooms by a 10am departure with 6 small children under our feet. Manageable when you have people in the rooms but for us quite a feat as our eldest is only 8yrs old.

  • "Memorable Family Holiday Roseburn was the perfect home and location for our 3 generation family of 11 to be together."

    The kitchen and dining area is so spacious and well equipped for cooking and eating in. There were so many touches in each room with plenty toilets, baths and showers. Unfortunately the weather didn’t allow us to use the outdoor area which was also well equipped for family time so we just need to go back! Highly recommend this property as it is now our family’s number 1.

  • "Fantastic base in Pitlochry - the house was a fantastic size for our group (10), plenty of space to spread about without being on top of each other."

    The little touches like the biscuits when we came in were spot on, and the recommendations provided by Russell for walks and eating also invaluable. Lots of leaflets for the attractions in the area were useful, and although we visited during the 'off' season, we still found plenty to do. There was a draw full of games for those evenings when we stayed in too. We were made to feel very welcome by Russell too - definitely will be back!

  • "It was a delight staying in Roseburn."

    We were a party of 9 adults, 5 children and a dog. The house is lovely with big rooms, lots of bathrooms and the best equipped rental property I've ever stayed in. It felt like a home rather than a rental with luxurious towels and sheets, quality furnishings and decor. It was immaculate and everything worked as described. There is plenty of parking at the house and it's an easy walk the town centre and to the only supermarket in the town. It was ideal for our family get together and we'll be back.

    The house is beautifully furnished and lots of space to relax. It has a well equipped kitchen for you to produce your meals. The bedrooms are again well furnished with very comfortable beds and lots of space for clothes etc. The owner is a lovely person, there was a couple of issues which she dealt with extremely quickly and professionally. Pitlochry is a beautiful little town with everything that you could need, restaurants, take aways, lovely shops and lots of activities close by. It's a great base to see the alot of Scotland. I would highly recommend Roseburn and would definitely stay here again.

    Well equipped kitchen, large dining room and lovely sitting room with log burner. Very cosy as the weather wasn't great. The house has everything you would ever need and then some. Excellent location, only a short walk to the town and it's many cafes and restaurants. Wouldn't hesitate to recommend this house and would definitely go back.

PITLOCHRY

Perth 26 miles

A picturesque Victorian burgh in the area of Perth and Kinross, Pitlochry has been a popular tourist destination since the visit of Queen Victoria back in 1842. An area renowned for its outdoor activities, the town is surrounded by the Ben Vrackie and Schiehallion mountains, excellent for hillwalking, there is also the stunning River Tummel with its scenic dam and boat hire available, alternatively you can watch on with a warm coffee in the Boating Station Café. Pitlochry also has a golf course and the Tay Forest Park to keep you busy, the dramatic Cairngorms National Park also comes nearby for some serious walking and cycling. The town hosts festivals and is home to a number of different shops and restaurants to enjoy. With the Blair Athol Distillery also available, this town has something for everybody. The astonishing city of Perth makes for a wonderful day trip with its incredible architecture, wide range of amenities and other activities such as its museum and art gallery.
