    Perfect central location. Shops, buses and restaurants nearby. Was there for the third time. Only downside was the bed. It was a bit lumpy.

  • "We were told we would be contacted with the door code shortly before our stay commenced, we were not."

    Fortunately we had stayed the previous year and luckily the keysafe number was unchanged. The parking space is very difficult to drive in and out of. Fortunately we hired a v small car. The property is large and spacious and in a fabulous part of town, everywhere is easy to walk to. Ideal for exploring the city.

  • "Location great."

    Parking tight but OK. Cracked shower bracket. (Mentioned in previous reviews.) This makes showering very difficult. Seals on shower screen coming away. (Mentioned in previous reviews.) Toilet seat (wooden) in bathroom suffering water? damage. Toilet seat in powder room loose. Freezer iced up. Very poor response from Edinburgh Cleaning and Concierge. Overall the apartment is very tired and neglected. Booking manager, property/cleaning personnel and owner need to work together to present the property in the most acceptable manner.

  • "Great location & a lovely flat - high ceilings, big windows, original features, a comfortable bed & surprisingly quiet although on busy road."

    It was very easy to get anywhere we wanted to be; bus stops almost outside the door; a 5 minute walk to the tram & the Water of Leith path. On the downside. The bathroom needs some TLC. The silicone seal for the shower screen has degraded to being no longer watertight and there is a crack in the showerhead holder. This would not stop us returning as we very much hope to do next year.

  • "Fantastic location, dog-friendly and with parking - what more could you want?"

    This flat is spacious and comfortable and in a really convenient location. We had a really good week here and very much appreciated this flat. Our only complaint would be that the flat was rather poorly equipped - the toaster didn't seem to know how to make toast; the knives weren't sharp; glasses were grimy (dishwasher scratched to cloudy I think). And the duvet wasn't even big enough to cover the top of the bed (we had to go out and buy a cheap duvet and cover from Tesco). And some of the electrical outlets had very poor clearances which severely limited where we could put things to charge. But none of that would stop us coming back again – we would bring a few more nice things from home though.

  • "We loved staying at lyndoch place."

    Warm, spacious and comfy but it’s looking a little jaded. Awful, old loo brush/roll holder. It swung over tipping water all over the floor! Dining room chair frame completely broken, plastic flowers in window box. Our son who lives up the road had to bring an extra plate. 5 for Xmas dinner, six chairs but crockery for 2. Decent sized, white side plates would make all the difference. Xmas decorations a nice touch but no shortbread as promised. Beautiful apartment. Was recommended by friend.

    Some areas are tired and need attention, ie. Bathroom and kitchen. Oven needs cleaning properly as trays and racks are dirty. Hallway does not look inviting when you walk in.

  • "We were very pleased with the general state and location of the property, along with the secure off-road parking."

    On arrival we did need to clean one of the toilet seats, and felt that both toilet seats need replacing. We had a problem with the washing machine, which was not working, and couldn’t retrieve our wet but unwashed laundry for a couple of days. We do however understand that if the issue had not been previously reported, the owners would not know the machine requires replacement. They were very apologetic and we’re confident they will remedy the situation. The central heating was excellent, and we would definitely stay there again, if we revisit Edinburgh.

  • "The apartment is well located."

    It could do with a spruce up. It was bigger than we expected. It was cosy, & good to have a welcome pack, but we never found any shortbread. Parking is nice, but get directions to lane where the entrance is as we set sat nav to Lynedoch place which is a dead end, so had to drive around the block again in heavy traffic. Bedroom was good, very dark and quite quiet considering it is near a road. Nice easy walk to main attractions & shops. Kitchen facilities were good. Would come here again.

  • "Excellent location."

    Very comfortable and spacious living room. Bedroom a bit poky but fine for a short stay. Given that Edinburgh is a very commercialised and expensive city, I would definitely say that this apartment is value for money. Needs a bit of work here and there, but you should weigh that against the advantages.

  • "The property was very conveniently located and was very spacious."

    However, it was quite dusty and dirty and needed a deep clean. The bed and pillows were quite uncomfortable. The pump in the bathroom made noise 24/7 which was quite annoying at night and made it difficult to sleep. The water pressure in the shower was very weak. Overall, the property needed updating and I expected better quality for the price we had paid, I would not rebook or recommend to others.

  • "This was our second stay at 3 Lynedoch Place."

    We thoroughly enjoy it here. The location is close to Princes Street and Dean Village. Lot's of good restaurants nearby. There have been some improvements in decoration since our last visit but I was concerned about the security of our car as the garden wall has been knocked down. I hope it will be rebuilt soon. We are still waiting to see any of the promised Scottish Shortbread!

  • "This property is in a great situation for exploring the city on foot as it is 5 minutes walk from Princess street which we did most days."

    The property was lovely and warm and very comfortable. The entrance to the parking is tight, our Kia Xceed cleared the gateposts with a couple of inches on each side! Notwithstanding we did take the car out for trips a couple of days during the week.

    The bed is really comfortable and the apartment is in a good location for getting around the city. However there were a couple of small issues namely a couple of lights not working and the double cupboard that acts as a wardrobe was full of cleaning equipment leaving very little room for hanging clothes unless squeezing them in above a floor mop and bucket.

    We are already planning to return. The apartment suits us perfectly. The only issue we had was the standard of cleaning. The fridge and cooker had crumbs in them. Some areas were dusty and had not been touch for a long time e.g. skirting boards.

  • "Stayed for a week in November."

    Location excellent, it’s a 5 minute walk to princess street. Parking is a wee bit tight, but ok for a Golf or A3. Accommodation is very good, nice Georgian lounge, good sized bedroom and comfortable bed. Flat also nice and warm on chilly evenings. Wi-Fi connection is good. Kitchen has all mod cons, but didn’t have a can opener and cooking utensils were a bit mixed. Room itself is a bit chilly, suspect that the radiator needs vented. Bathroom has a power shower which worked well and there was plenty of hot water. Overall good flat, one or two things could do with a refresh, but overall hard to find better in Edinburgh.

  • "Lovely spacious flat with character."

    Comfortable bed and pillows. Location excellent for all our needs. Bath was dirty, full of hair. Had to go to shops to buy cleaning products before using it. Kitchen utensils were quite basic compared to other places we have stayed. Description of "Welcome Pack" inaccurate- tea and coffee were left overs, opened packs but grateful for fresh milk. Some things needed attention eg broken bathroom tap. Despite these negatives we still fully enjoyed our stay due to space, comfort and location.

  • "This property is in a very convenient location for visiting Edinburgh, particularly if like me you do not drive."

    The apartment was well heated and comfortable. The modern kitchen is well equipped. Many of the issues highlighted by previous visitors in their reviews seem to have been addressed, although there are indeed worrying cracks in the sitting room ceiling, one of the lampshades in the bedroom had holes in it, and the duvet filling is exposed. There were instructions to put the rubbish bag in a bin on the opposite side of Lynedoch Place Lane at the back of the property. This bin did not seem to exist. I did not receive the keysafe code in advance and had to phone to obtain this. Overall, I enjoyed my stay.

    Took our Jack Russell who liked the outside space. Managed to get our Skoda Superb estate in the space provided- was a bit tight. Would come back. Was asked to take rubbish out to black big bins across the road out back - unfortunately they were not there.

  • "First up, we were very disappointed from Sykes Cottages."

    We had a better deal for that flat with booking.com but as we were insecure about the parking space we called you to make sure, our car would fit and booked directly with you. So, the car would have fit into the space but not through the doors. And it isn't fun to find a parking space in Edinburgh for a car spontaneous and get all your stuff into a flat carrying it through the town. So, Sykes - never again! The flat is located well. You can reach everything by foot. The bed was comfortable. For us, the traffic was quiet loud sometimes. The living room seemed as it has not been cleaned up for weeks.The waste had to be put into big black bin across the street which were gone the second day, so we had to look where to but our rubbish.The equipment in the kitchen was a mess. The rubber seal of the washing machine was mouldy, the two toasters, the kettle and the cook ware were unappetizing so we did not use them. The fridge hasn't been cleaned as well. Using the money we spent on this week the kitchen could be made much more comfortable again.

  • "The best thing about this property is the location and car parking."

    The property is in great need for redecoration.Ceiling paint coming away,plaster coming off walls .A tired property which appears to lack any investment to update.The bathroom smelt and water took an eternity to drain away.The conservatory was leaking badly onto laminate floor.Reported to the cleaning company as highlighted but they advised nothing they could do but tell the owner.The property was very noisy due to renovation of large building to the right.The noise started from 8am and went on till 5.This was also exacerbatedby work goingon with above flat replacing dou ble glazing.Shared entrance so door open all day whilst juggling past enormous sash windows and DG equipment. The gentleman neighbour did knock to advise of storing the windows in the entrance but we had little option asnot our property.When contacting company they advised no building work when they cleaned the property.We have photographs of all our concerns but expect little response back. Due to the position of this property a small investment would bring the standard of this property up whilst maintaining the period style of the property.We consider this is a very expensive apartment will not be back again.Stayed in much better in Edinburgh even during August.

    I had intended to travel up from E.Sussex . The sympathetic young man called me back to say that the owner wasn’t prepared to offer me alternative dates. Worse still, unwilling to reimburse the £700 I’d paid !! I was very disappointed.

  • "The flat seriously needs updating , especially the kitchen it is so outdated ."

    There is food left in the cupboards from previous holiday makers and crumbs of food in the oven and grill tray , which makes me wonder if anything else is cleaned properly . Also a vermin alarm is plugged in the kitchen , what's that all about , I dread to think. The only good thing I can say about it is the bed was clean also the towels and it's location to the centre . What is charged for high season for this place is disgusting . I would never recommend to anyone.

  • "The apartment's main plus is the location, and it has parking—a premium in any city."

    It is also quite secure. The sofas and bed were comfortable, however, the quilt cover had blue stains on it and all the surfaces were dusty. I had to wash a white T-shirt after putting it down. Gave everything a wipe-over after that. More than adequate cutlery and crockery for my stay, as well as cleaning materials, toilet paper, sanitary products and some toiletries. As the sternly worded welcome email stated I must replace anything I used since I'd "paid for self-catering", I'd brought my own in any case. There was an open, used bottle of salad cream in the fridge, one of peanut butter, and open packets of cereals in the kitchen cupboards, and a half-eaten tub of ice cream in the freezer. Perhaps they belong to the owner if they stay there sometimes? The bathroom cupboard also had various used toiletries in it. For some reason, you seem to be expected to eat a lot of toast. One 4 slice, and one 2-slice toaster. The 2 slice could do with a good clean, and the 4 slice doesn't work very well. The shower had good pressure, warming up quickly and maintaining a good temperature, but the hot water tap on the sink took forever to get warm. (No one's fault, of course, just plumbing). The cold water tap in the kitchen never ran cold, so I'd advise anyone staying to put a jug of water in the fridge. There are a good amount of plug sockets throughout, so using and charging devices was no issue. The sunroom is lovely, and probably a great place to sit in the cooler months, as it got very warm, very quickly. It doesn't have any opening windows. All in all, proximity to the city centre amenities outweigh any small issues, and the apartment is comfortable and has what you need.

    Parking very tight to get a big car in. However I would have liked more instructions on how to use the applicances especially the washing machine, found the numbers very confusing as nothing to say what they related to. Tv was also a problem as I have never used freeview.

  • "Fantastic location close to all amenities."

    I felt like the whole place needed the décor freshening up. New tiles to the bathroom or at least the replacement of discoloured grout. Paintwork is starting to look old. This place could be outstanding if it was shown some love and attention. I would stay again but 3 nights was long enough.

    Flat warm, comfortable and well-appointed and a great location to explore Edinburgh on foot. Close to Princes Street for Old and New Towns and walkable to Stockbridge and Dean Village, both worth a visit. Minor niggles were radiator in kitchen not working (may need bleeding), only one small chopping board and bent pan support on the gas hob. But would certainly recommend.

  • "The apartment was ideal."

    It was very clean and well equipped. The bed and pillows were comfortable and appeared to be quite new so may have been replaced since the previous negative comments. It is easy to walk to many places of interest in the city from the apartment, We particularly enjoyed Stockbridge with its independent shops, cafes and Sunday market. There is a bus stop nearby, the buses are easy to use as you can pay contactless and the Lothian Buses app gives lots of useful information.

  • "The property still wasn't ready even though we had arrived after tea."

    The sofa covers were stained and shabby looking. They were the same stains that were present when I stayed over two years ago. The tele kept losing signal and to be returned every 30 minutes or so. Under the coffee table dog chews but the visitor book said no one had stayed there for 6 months prior to our visit. The cooker has melted cheese in the bottom, so I decided against using it in that condition. The location is superb but the flat was not as clean and fresh as you would like, I feel this was especially important during the covid epidemic! So overall I'm disappointed especially as the covid delayed the holiday and it was looked forward to for so long. I won't rebook this place a 3rd time as I feel the owners have no interest in its condition and just want to rent it regardless.

  • "This is a lovely spacious period property in a great location just 5 minutes walk from Princes Street and Dean Village."

    Lots of restaurants and cafes nearby. It would be easy to be picky as there are a few DIY jobs that need doing and some things that need replacing but none of it impacted on our stay. There is private secure car parking at the back. This is a little tight but we have a BMW X3 which went in ok. The apartment was spotlessly clean thanks to the Edinburgh Cleaning & Concierge Company who look after the apartment. A few tips - take a bottle opener, can opener, salt and pepper grinders/shakers, and pillows as theirs are a bit thin. There is good internet (password on the hub) and you are provided with 1 bath towel and 1 hand towel each for the week which may not be enough. Spare keys are in the kitchen. Key collection details are sent to you by EC&C which was a problem as Sykes forgot to supply them with our email address. This resulted in a delay in getting into the property. But we had a fantastic stay and would definitely come here again. It represented great value for money when compared to other Edinburgh properties.

    Great size apt for 2 people. Decor bit tired. Sofas need replaced and new pillows for bed as we had to purchase 2 for a good sleep. Otherwise good place to stay.

  • "The bed was reasonably comfortable but the pillows were very thin and floppy, and there were no spares provided."

    Sofas were in need of new seat cushions and were stained in parts. Kitchen equipment was poor, badly worn frying pans with surfaces peeling off, inadequate knives, no bottle opener, no can opener, no tea strainer. And the "welcome" pack, advertised as containing special all butter shortbread........some very musty and stale smelling shortbread fingers, some of them broken, in a glass jar; equally musty smelling teabags and stale smelling clumped powdered coffee. Even in normal times this would have been insulting, but in a pandemic, altogether inappropriate to offer potentially contaminated goods. No credit to the owners I'm afraid, but thanks to the concierge for the cleanliness of the property.

  • "You request that we leave the property as we find it!"

    !!! Lynedoch Place, in parts, needed attention. The bath was so dusty we thought it was scum. The cutlery and crockery had to be washed as they had food and stains on them and in the cutlery draw there were crumbs of food!!!! Also the properties back door Yale lock was broken!!! If we exited the house via the back way and inadvertently shut the door you had walk around via the street to enter via the front!!!! Also if you shut this door without any keys whatsoever Edinburgh Cleaning Concierge charge f£30 for the privilege of letting you back into a property you have paid for and they only provide one set of keys!!!! UNACCEPTABLE. Under your terms and conditions even though I will say publish this review I anticipate you will not!!!! Shame on You Sykes.

    Great location - so much is easily within walking distance 2. Superb living room 3. Concierge very good in addressing minor issues 4. Bed room comfortable 5. Facilities overall fine ( but see comments) 5. Private parking major advantage in such a central area. Minor complaints: 1. A map of exact location would help 2. Tap handles on bath need mending 3. Smell of rubbish bins in outside area 4. No recycling facilities.

    It's very clean and welcoming. The parking space was good enough to fit Mazda CX5 without major problems. Minutes walk from Dean Village and Princess Street Gardens. It has everything you might need from Netflix to a good BT broadband. Comfortable bed and actually not noisy at all for the location.

    The apartment is one mile from the bust station and very easy to get to. There are buses 5 minutes from the apartment making it easy to go places if you do not want to walk. Apartment very comfortable and there are lots of places to eat near buy. A super store is easy to get to using the No 41 bus which is really handy if you wish to cook in the flat.

  • "The accommodation was just off Pirincess Street, and came with off street parking."

    This was a major selling point on this property. We were able to leave the car, and walk everywhere whilst in Edinburgh. The fridge needed cleaning on our arrival, but apart from that everything else was great. It was a little bit like the Tardis. It looks small from outside, but is extremely spacious inside. It had all the amenities we required, and we were very comfortable there. We found the front door lock extremely stiff, however a quick squirt of WD40 on the lock released the dirt and grime, and worked much better afterwards.

    The one thing which I would suggest is that there should be a second set of keys for the property which would allow a bit more freedom for going out, not necessarily both people together and at the same time. Otherwise we’ll look forward to visiting again.

  • "The apartment being a Georgian conversion was well proportioned and very quirky."

    Extremely central for everything , and the buses were excellent for sights out of walking range. Don't miss the Royal Yacht in Leith and have lunch or afternoon tea onboard - a perfect relaxing day out. The only problem was that the previous occupant had taken the keys to the back door and the parking space , so we could not park initially.     The apartment is perfect for a city break. Only 5 mins walk to princes street. Lovely big apartment everything you need. Just be careful if bringing your car as it's quite a tight parking spot. We only have a small car so we were fine. Lots of places to eat only a short walk away.

  • "This is the second time we have been at this apartment and will be back."

    It is so handy to the town and someone that can not walk to far we discovered that you can get a bus at the back of the house into Princess Street. The apartment is only 1 mile from the bust station. As we have free bus passes We always use the bus to get to Edinburgh as there is so much you can do in the city that does not need a car.

  • "We enjoyed our time at 3 Lyndoch place in Edinburgh."

    The cottage was lovely warm and clean . We think the kitchen needs a few extras .some mugs would be a good addition .some better cooking utensils they were very tired .A micro bowel there was nothing to use in the microwave . we had a problem with the bath / shower / toilet which was delt with as was humanly possible .It as been addressed with between us and the owner satisfactory .

    5 min to princess street and a bus on the opposite direction takes you to the sainsburys store which if walking a mile away. If taking the car the flat has a secluded place for parking. Flat very comfortable.
