    The wood burner makes it perfect. Comfortable chairs and beds. Coordinate duvet and curtains and farm themed kitchen. On arrival the sponge cake was gorgeous and much appreciated . Sarah was very helpful and made sure we were comfortable and had everything we needed.

    The kitchen was well equipped and the beds were very comfortable. There was a tasty homemade cake left by the owner which was eaten with an unhealthy speed! It was on a working sheep farm and it was lovely to watch the sheep from our garden. The garden was very secure and there are some lovely walks locally.

    A huge thankyou to Sarah,Mike and the family for taking time out to chat and the cake and scones even though you are constantly on the go with the farm. The area is so peaceful and the perfect place to use as a base to explore the area but relax of an evening time. You couldn’t want for more with plenty there if the weather is not the best. Thankyou for everything and we will be back again without doubt. 5 star plus.

  • "The Cottage is incredibly well-equipped with everything you could want on holiday, especially the huge kitchen and the biggest collection of DVDs I've ever seen!"

    The owners were very friendly and helpful, too, and the Cottage is in a beautiful location with many lovely woodland walks from the door and gorgeous views. The only negatives are that some elements felt a little dated and could use a bit of a spruce-up / facelift - the bedding felt quite old and the bedrooms and corridor were rather gloomy and cold - I don't think the underfloor heating works too well beneath carpet. Also, the corner bath was quite short - difficult to lie down in it and I'm not tall.

    Beautiful area for those loving the countryside with many walks from the Cottage. Our family enjoyed Dunster Castle, Pony Rides, the Steam Railway, Countryside walks and a rainy day swimming at Butlins - but the icing on the cake was helping on the farm, feeding the sheep. An evening out for a dinner at Luxborough but a well equipped kitchen and a log fire was favoured for most cosy evenings. The Cottage 5*. - but Booking with Sykescottages was unfortunately difficult, the information was greyed out and illegible and communication difficult, too bus, but hey we sorted it out in the end! Thank you.

  • "We could not wait to return to the cottage after last years stay and once again it didn’t disappoint."

    Sarah, Mike and the family are so friendly and will always have time for you even though they work long hours on the farm. The cottage is welcoming and plenty of things thoughtfully there for a rainy or quiet day in. I recommend looking at the folder of the conversion the family did to produce this lovely accommodation. The views and walks are lovely and if lucky you will see an abundance of wildlife along with the odd friendly lamb these walks were needed to combat the delicious cake Sarah makes for your arrival along with treats for the dogs. We can’t sing their praises loud enough and we will certainly be returning. Once again thankyou Sarah and Mike missing the cottage already.

    Our two dogs welcomed (super secure garden for them to run around in) and elderly parents catered for with en-suite and everything on one level. Hosts were really friendly and invited us to watch the lambs being born. The home made lemon cake on arrival was superb!! We love staying on working farms and this was an absolute delight!!

    Owners were also great, really friendly nice people. The only downside for me was the bed had a footer upstand which prevented me from laying straight as I am over 6 foot tall. Other than that great location. If you don't like narrow lanes that can be a bit steep you will not enjoy driving here.

    Beautiful setting and perfect for relaxing. On a working farm, which is also immaculate, the hosts, The Chapmans, are accommodating and considerate. Near enough to visit attractions but remote enough to be away from it all. Our time here was more than expected and we wished we’d booked for a longer period. Tranquil and spiritual, a truly wonderful find. We will definitely be returning

    We loved it. The kitchen had everything we needed and the layout was great for our family christmas day too. The cake on arrival was a lovely gesture. Our only criticism would be that the bedrooms and the bathroom were a bit cold and we couldnt work out how to change the heat. The owners couldnt have been more helpful.

    We enjoyed our stay. The cottage was very remote (which didn’t bother us) but it’s much further to Watchet than the overview describes, about 6/7 miles depending on the route. However, the skies at night in this dark sky area were fantastic! The owners are very welcoming and provide a delicious cake to ease you in. Just an aside for electric car owners; charging points are few and far in this area so be prepared .

    We were met with a warm welcome, tea, fresh milk and a delicious homemade lemon cake, which was much appreciated after a long journey! The Cottage was clean, tidy and ready for our arrival. Unloading and unpacking was easy, with lots of great storage and space. The Cottage was equipped with a plentiful kitchen and a plethora of books, dvds and even toys for the children! The views from the garden are absolutely lovely and the Cottage itself is very comfortable and well located for exploring the local area! Sarah and Mike were on hand if we had any issues and were friendly and helpful throughout. The children enjoyed watching the sheep being shepherded through the farm! We had a lovely time and are already planning our return visit! Highly recommend!

    Not very happy with the cleanliness, there was razor stubble on the soap dish in shower in main bathroom Basin in en suite had loads of cracks Under beds hadn't been vacuumed Bathrooms not very clean Dining table all sticky Water when boiled in kettle tasted awful Only one very small towel each and one hand towel each, and they didn't smell clean and were like sandpaper, would have been good to have a couple more towels I realise the cottage was on a farm but wasn't ideal being directly next to the barn as there was lots of sheep poop on the driveway Drive to cottage from main road was quite long and single track Cottage was a decent size and ok for a couple of nights stay, due to reasons above I wouldn't recommend to anyone or stay again

    We are deeply sorry that our guests on this occasion did not enjoy their stay as the comfort of our visitors is of utmost importance to us. We apologise if the soap dish in the shower had been overlooked as we take the cleanliness of The Cottage very seriously and take great care to make sure the entire property is beautifully clean and spotless as the dozens of reviews by our previous guests will testify. In the words of one of our recent guests "the cleanliness is second to none". As regards the other points mentioned we provide a total of 12 clean, fresh towels for our guests in all sizes from hand towels to bath sheets. We have inspected the basin and there are no cracks and checked the kettle is clean and functioning normally. The property is on mains water so any difference in taste can only be due to regional variation. We are a working farm and many of our guests thoroughly enjoy the insight into farm life but as a result sometimes the sheep use the road outside the cottage. If they make a mess we wash down the road out of courtesy to our guests but the drive and garden of the cottage is enclosed with gates so no sheep can enter or make any mess. The road to the cottage is single track as are many of the roads in rural England and as you would expect in this beautiful, quiet, unspoilt corner of Exmoor. Unfortunately despite being in contact with our guests during their brief stay they did not mention any concerns, because we would have been more than happy to do anything within our power to make sure their stay was comfortable and enjoyable.     We enjoyed and appreciated the home made cake and tea that was lovingly setup for us. The surroundings are amazing, very good to wind down from work stresses. We had the honour of meeting the owners, very friendly and helpful made us feel at home. The kids loved seeing the sheep especially the lambs. The weather wasn’t great so we had the pleasure of cosying up to the wood burner in the evenings. If you’re looking for a calming getaway I definitely recommend you give the cottage a try

  • "This cottage is in a superb location, around 20 minutes from Dunster Castle, Watchet, Minehead and other beautiful locations."

    It offers outstanding panoramic views of hills, trees and wildlife. The cottage itself is homely, relaxing, and has a wide variety of DVDs and books in case of inclement weather. The kitchen has all the equipment required for an ‘away from home’ visit, and we were welcomed by the hosts warmly in person but also found a homemade Victoria Sponge waiting for us and a tray arranged with tea things. Delicious. The bed was comfortable and our room included a large flatscreen Smart TV, great for a morning cup of tea and watching the News. The bathroom held a large corner bath which included an overhead shower. The cottage is homely, rustic and comfortable - everything we required for our holiday.

    Comfortable, warm and home from home. Lovely welcome from Sarah and her family. Stayed for 9 nights over Christmas and New Year. Weather wet so it forced us to do jigsaws, watch a selection of provided DVDs or read and chill. A cake to welcome us and regular catch ups on WhatsApp to check we were ok. Good walking from the door. Ilfracombe just over an hour away. Eden Project about 2.5 hours was fantastic. Watchet on the doorstep about 15 mins. Minehead and Dunster again about 20 mins. Loads to keep you occupied. Would highly recommend

    The additional bathroom was very useful as our party consisted of six adults and 2 dogs. The location was quiet and peaceful. apart from farm noise, which we all expected. We were able to communicate with the owners easily and they sorted out problems very quickly. There is so much to do in the area, we merely scratched the surface. We really would consider returning to the property.

  • "Our second stay at this cottage."

    Our first break away after lockdown restrictions lifted and we had a fantastic break again. The cake baked for us with a tray laid for a cuppa set the scene. A staycation in England that never disappoints. This time on the working farm we saw the new born lambs and the bluebells were starting to flower. We were lucky with the weather but this area has so many things for you to do and see whatever.

  • "We were at the Cottage over the Christmas period, 23/12 - 30/12- we had originally planned to go to Wales but with all the uncertainty and cancellations due to Covid 19, we had to change our plans very quickly."

    I have to say i am so glad we did. The Cottage was perfect for our Christmas break, working for the NHS i hadn't really had a break for a few months, so i needed total relaxation and down time. Being on a working farm there is some noise with cockerels, sheep and pheasants but these are all good natural noises and great the see a working farm. The cottage was very clean, all on one level and very well equipped, we took all the shopping we needed as we knew it was remote. The nearest Tesco is about 8 miles away. The track to the Cottage is very narrow, and does get icy, but there are numerous bags of grit on the sides of the road. The owners were very friendly and although lived next door, we did not see them much other than feeding the sheep, but were on hand if needed. The home baked cake was a welcome treat too. We don't have children, but i could imagine a holiday with little ones in the cottage would be perfect. It was very dog friendly with biscuit treats for our fur kid. We managed to get around and explore the local area (covid safe), the woods, the reservoir, and a trip to Woolacombe and Croyde beaches, this was lovely on a cold fresh day, just perfect to blow away the cobwebs. The fire was very welcoming on return to the cottage, (as was the underfloor heating) on a cold day with a bag of logs from the owners for £2.50 I would have no hesitation in recommending this cottage.

    The cottage was just as perfect as our last visit in 2017. Nothing could be improved. We have again experienced wonderful weather during our week commencing 9th October - sunny all but one days, light winds making 11-14 degrees feel warm.. Maybe we are just lucky! We couldn't recommend this accommodation more highly, and this is based upon many years of careful selection of properties in England all areas, and Scotland, particularly the inner and outer Hebrides..

  • "Really fantastic cottage."

    We went with a range of ages from 5 - 60 and everyone enjoyed it. The cottage has everything you need. Even though it rained a lot when we were there we still found plenty to do without driving for more than half an hour. Our favourites were Dunster castle and walking around Quantox hills. Dulverton and Exford are worth a visit. Woods restaurant in Dulverton is particularly nice. Lots of good places to walk and have afternoon tea. The only sight negative was the narrow country roads, but that’s what you get in that part of the world. Really we didn’t pass many cars coming the other way and we went in the height of summer. This is a great location if you want to enjoy some piece and quiet too. Amazing views from the garden and kitchen. Mike and Sarah were nice and helpful people too.

  • "Just fantastic."

    We were not expecting such a beautiful place , when booking anywhere for the first time you of course have hopes but photos don,t always tell the full story but in this case The Cottage exceeded anything we could have expected. A tea tray all ready for us on arrival along with a delicious home made cake was just the start of a wonderful stay. Considering that we were the first guests "post lockdown" the welcome from our hosts couldn't have been any warmer though correctly socially distanced. I have read other reviews regards the location and the narrow country lanes but we found the location to be as peaceful as it is beautiful and the lanes - well when in the country you kind of expect it. The Cottage was perfect for us and the enclosed garden a safe environment for our dog which allowed us to fully relax and the pictures really dont do justice to the finish and furnishing inside. We though the photo album showing the conversion from farm building to cottage was a nice touch too. Unfortunately the nearest pub was, as expected, still closed due to Covid 19 however the Cider Farm was open and within easy reach by car . :) We would definitely visit again if the chance arises.

  • "We all really enjoyed our stay down in Somerset at The Cottage."

    The Cottage was extremely well equipped with everything we could possibly need. From opening the front door we felt warm and welcome. Surrounded by beautiful views of the countryside and the peace and quiet, even though based on a working farm was a real treat for us. Mike and Sarah, the owners, were really welcoming and approachable, the homemade cake and tea ready to make was definitely most welcome after a drive down from Merseyside! The attention to detail in this cottage is superb and well worth the visit. Our two dogs loved the underfloor heating and loved to spread out in front of the fire after a good walk. Even the night sky on a clear day showed it's beauty. We felt sorry to leave after one week wishing we could stay longer. We are already looking at possible dates to return! Thank you for a lovely holiday!!

  • "If you dont relax and enjoy this spacious property then the countryside isn't for you."

    The cottage is much bigger then the photo and very well laid out. Although its on a working farm you wouldn't know as its very clean, quiet and only lovely sheep. The owners are lovely and we had plate of fresh cakes to greet us on arrival made by the son. Milk , sugar and tea bags were laid out to go with the cakes. Every attention to detail was met even down to a handbook on dog walks and a bono bone for our dog. Plenty of good books and an array of dvds for the wet days. Everything you could possibly need from a kitchen , although we went every night for food at the Valiant Soldier as good home cooked food. We loved this stay and has to be our best accommodation so far. There is a woodburner although we only lit it as we have one ourselves and love a fire. Start up wood is all ready for you and bags of wood (£2.50) can be found next door. The property has underfloor heating so lovely for dogs . Fenced in so dogs won't escape. Lovely surroundings can be enjoyed from the the garden . This property was a real gem of a find and enjoyed by all in our party.

  • "The Cottage was the best equipped holiday home that we have stayed in and we have used quite a few over the years."

    The rural setting was ideal for us, it is a working farm, though my wife did not like the narrow lanes that had to be used getting out and about however, I was fine with driving these country roads. The owners were very welcoming and we enjoyed the cake and tea provided on our arrival. Overall it is one of the best places we have stayed at.

  • "The hosts, Mike and Sarah, are absolutely wonderful."

    Nothing is too much trouble and the cottage is beautifully finished and presented. On arrival the tea set was waiting on the kitchen table along with a large homemade cake, which was beautiful! If you don't mind being down a quiet country lane in a fairly remote location adjacent to a working farm this cottage is probably for you. If you enjoy peace and quiet in a stunning tranquil setting with very few passing vehicles and having only very friendly hosts and nature as neighbours the cottage is definitely for you.

  • "Although we accepted it was a working farm being woken by a cockerel outside out window every morning from 4."

    30 am became very irritating. We actually left a day early because we could not stand it anymore. We had 5 adults sharing the cottage and all were overtired and frustrated over it. The farm is also quite remote with very narrow windy roads and a good fifteen minutes drive down these lanes to the nearest small shop and pub. The cottage itself was lovely and the hosts very welcoming. The flies from the sheep pens outside the door were also a slight nuisance.

    Thank you for your feedback. We try our best to ensure our guests are comfortable and have the best experience at our property. Unfortunately we were not made aware of the cockerel disturbing you. However, we would of considered moving it to a different location if told. The property sits within the countryside so narrow roads are expected. To be exact, the property is approxminately 7 minutes from the nearest pub and shop. We ensure the pens are clean and tidy and they are also empty during this time of year. We apologise for the flies but with the recent weather this is something that is out our hands.   • "We had a fabulous week at The Cottage in Treborough."

    Trying to accommodate the needs of 3 generations on a family holiday can be challenging but The Cottage met all our needs and more. We had so much space in the open plan living area which meant that we could all be together whilst preparing meals. The kitchen was very well equipped and there was so much space to pack away groceries so it didn't feel as if you were living out of shopping bags for the week which often happens in holiday accommodation. When taking our parents with us on holiday, we look for accommodation that will meet their mobility needs (accommodation on one level, shower cubicle, etc.) and The Cottage met all their needs too. The owners were so welcoming and friendly - knowledgeable about the local area and made excellent recommendations for day trips. A very tranquil area with lots of walks from the cottage itself and wildlife in abundance. We were very comfortable, had a great time and hope to visit again. Lots of great destinations close to Treborough too. Highly recommended.

    The owners,although a busy time of year - lambing - have time to chat and the children are allowed to get involved, if they want to. The cottage is home from home, with everything available in it. If it is a quiet break, with places to walk and places to visit this is a definite choice.

  • "I booked The Cottage as a gift for my parents, although we stayed a couple of nights with them."

    The Cottage was very clean, warm and inviting. It was larger that we had anticipated and well furnished / equipped. My parents have returned and cannot stop talking about their stay, which probably sums up how much they liked it. Particularly, the friendliness of the owners is something they have commented on a lot. They loved the comforts of the cottage, the quiet location (sitting in the garden and listening to the birds) as well as the easy access to the surrounding area. Overall, we would highly rate The Cottage to anyone considering a stay.

  • "Outstanding!"

    We couldn’t recommend this beautiful cottage highly enough. Set in the stunning Somerset countryside on a working farm. Our young children really enjoyed seeing the sheep, cows and chickens on the farm. As for the adults we enjoyed the tranquil location, walks in the valley, meals in the huge kitchen diner and the relaxing log fire. Everything you could need is provided at the cottage including a homemade cake on arrival (thank you Sarah, Mike, Rebecca & John) We have stayed in many holiday cottages over the years but this was truly the best, it is finished to a very high standard, comfortable & affordable. We had a wonderfully relaxing week, the beds also are very comfy! We’ll be back soon and recommending to our friends!
