• "Lovely location,great views."

  We did have a few issues.The bedding had a few stains and smelt 'foosty' and clump of hair a couple pubes in bed ;[ and asked for it to be changed,which it was next day.All of us also found mattresse's lumpy and uncomfortable. Window frames in double bedroom and shower room needed a DEEP clean.This may seem petty but to me is basics of cleaning and these have not been done for a long time!The loo seat in shower room was really loose ,which we reported but not fixed,and all towels had some smell as bedding,maybe its where they are stored? There was a lot of crumbs between sofa cushions,and some black mould in shower room,and double bedroom quite damp a lot of condensation on window,which isnt great fr 2 asthmatics.we was without internet for over 24hrs but couldnt be helped.This is 1st property I've stayed in ,in years with no welcome pack,only 2 tea towels .empty bleach bottle and an inch of shower gel !! would have been nice for some anti bac,cleaner,hand wash,milk etc

  We have owned and operated Penthouse Lynmouth Bay for five years now and we have never received a review like this. We’re extremely sorry that the apartment fell short of your expectations, but we did all we could to deal with the complaints you made at the time as promptly as possible. To learn here that you were unhappy with so many other things was a dreadful shock to us, and we were dismayed that your experience was so disappointing. We’re used to achieving 90-100% customer satisfaction in our reviews and are at a loss to understand how so many things could have gone so awry during your stay. We have decided to make an unscheduled trip to investigate the issues you’ve raised ourselves, and have already spoken with our normally excellent, and equally-dismayed housekeeper. In the meantime, we can only apologise for what we hope was an isolated incident and assure you that it will be thoroughly investigated. Thank you for being kind enough to mention the beautiful view and location, we hope this means that despite the appalling weather you also had to contend with, there were at least some bright spots to your holiday.   The Penthouse has been sympathetically renovated to a modern high standard without compromising the historic building in which it is located. Very comfortable, stunning views and close to everything in Lynton & Lynmouth. We loved it, our kids loved it and we will certainly be coming back to visit in the future. • "Lovely apartment very well kept."

  Could do with a few more instructions on how to get in. Eg property name and point out that there are more than one entrance. A few basics like oil and salt and pepper would be good. The main bed mattress needs replacing as it sags. Very helpful owner with suggestions for eating out. Other than that we had a great stay. Thank you.

With regard to the mattress, it's actually quite new, so we think it more likely the topper needs replacing. • "Had a wonderful time at the 'Penthouse'."

  Really comfortable beds, views to die for, did not want to come home. The only issue we had was that the lift was not working on the day we left and we had to carry all our luggage down 2 flights of stairs, not easy when you are all over 60. Other than that we could not fault it.

  We're so pleased you enjoyed your holiday - we are indeed blessed with our beautiful views and it's always lovely to hear from guests that they've had a good time. So sorry the lift caused problems on check-out day though. After you reported it, the housekeeper called out the engineer, but he found it to be in perfect working order and we're not aware of any problems since; it looks as if it was an isolated incident. The housekeeping team had fully intended to carry your luggage down the stairs for you, but evidently you'd managed it yourselves and departed before they arrived to help. We hope it wasn't too troublesome and appreciate you being kind enough to leave feedback, which is always appreciated. Property Owner

• "Beautiful apartment within 5 minutes uphill walk to Lynton shops and restaurants."

  Views from lounge and balconies are wonderful. Everything you could need during your.stay. Could do with a chest of drawers in the two spare bedrooms but plenty of storage in the main bedroom. Lovely modern bathrooms and comfy beds.

• "All the Penthouse rooms are nicely set out and the views from the living room are really stunning especially on a sunny day."

  The facilities are as what are stated in the description and you are given a variety of coffee pods and a few dishwashers tablets to set you going. This penthouse has the living area on the top floor and if your over 178cm you might struggle without banging your head due to the slope of the roof in the kitchen when preparing food. The hot water comes from a tank so if multiple people are wanting a shower makes sure they are aware and don't run off all the hot water. Also, with this being an old building with plenty of thick stone walls this effects the quality of the wi-fi reception. Having said all this, we really enjoyed our stay and Lynton/ Lynmouth are lovely places to stay and walk around with friendly people. There are local walks you can go on like to the Vally of the rocks or Watersmeet and ride on the only water powered cliff railway.

  We were so glad to hear you'd enjoyed your stay and many thanks indeed for leaving such helpful feedback, as we're constantly striving to make PHLB as comfortable for guests as possible. The sloping ceiling in the kitchen whilst very pretty, can create challenges for taller guests. With that point in mind, we've installed a butcher's block on wheels and believe it's been a really useful addition, as it can be easily moved to the centre of the kitchen without any height restrictions. The hot water tank should be able to cope with larger parties provided the boost button has been switched on - it's easily done and full instructions are in the on-site information pack. We're aware the wi-fi can be a little temperamental; we installed a new router this year which seems to have had a largely positive effect, though Exmoor is as Exmoor does and one windy day can make all the difference! We'll ask the housekeeper to check everything is working as it should be and very much appreciate your feedback, thanks again. Property Owner

• "The Penthouse was an absolutely gorgeous place to stay, it's beautifully furnished with everything you need for a truly relaxing week away from home."

  The views are spectacular and it is very relaxing to be able to sit and look out over the sea. We would definitely recommend it to others and would love to come back and stay again. The car park is normally drive in and drive out, but when we stayed a fallen tree was blocking the exit which meant that you had to exit the car park the same way you came in - I think it is worth mentioning that it is a very tight turn onto a very steep hill to get in and out of the car park.

• "Beautiful location, ample parking."

  The apartment was very well styled with a good range of kitchen equipment, we were initially a little worried about head height as 3 tall people in our group ranging 6ft to 6ft 4, a few bumps but all would stay again. Stunning views, would definitely stay here again.

• "You can’t get better than this for beautiful sea views and location."

  The apartment was amazing, well equipped, clean and spacious. Very peaceful too. Parking was easy. Ideal location for exploring the local area and if you don’t want to use your car you don’t need to if staying local. Valley of the Rocks, Lynton, Lynmouth all within walking distance (inc Cliff railway). Would definitely recommend this holiday home and we hope to return in the future. We loved it!

  The views were mesmerising. The Penthouse Lynmouth Bay was exactly as described. Everything was to a very high standard, clean and comfortable. • "The property was beautiful, we didn't spend too much time in it as we were out and about with the children."

  The low beams were a little bit of an annoyance as me and my husband are very tall so a few times hit our heads but we worked round that and didn't really bother us as we were only there for a week. The children's beds were amazing and super comfortable! They loved them. But the master bed needs a new mattress. It was like sleeping on a block of pavement with two dents in the middle for us to lay in. If the mattress on the master bed was more comfortable this would have been the perfect holiday home with the most amazing views

  We're so glad you enjoyed the views and activities around PHLB, we are incredibly fortunate to look out on that beautiful vista - it's wonderful in every season actually and we never tire of looking at it ourselves. It's a shame the bed wasn't to your liking, I do hope it didn't affect your holiday. The mattress in fact is only a few months old; when we replaced it, we invested in one of orthopaedic quality, then covered it with a super-luxurious topper - when we were last there in the spring, it felt like sleeping on an extremely well-supported cloud! It sounds from your description of sleeping in two dents, that the cloud now needs refreshing and I shall ask the housekeeper to address that immediately.   It is beautifully furnished with everything you need and very comfortable. The location is also ideal, with all the local attractions on your doorstep. For anyone worried about staying during warm weather, we didn't find this a problem at all as there are plenty of doors and windows that can be opened for air circulation and a breeze. • "The Penthouse Lynton was everything that was in the advertised description and more, the comfort, facilities, equipment provided were all first class, we could not fault the property."

  The property is convenient to Lynton village centre, and to the footpaths and Cable Cars for access to Lynmouth. If returning to Lynmouth / Lynton for a future holiday we would certainly take this property again if available. The owner corresponded prior to the holiday, with useful information on the facilities within the property, also additional information about parking restrictions caused by exit blockages which we considered should have been given by Sykes.

• "An excellent apartment with wonderful views."

  We also appreciated the lift - a great aid when taking luggage up or down two flights of the narrow staircase. It was great to have facilities for a toddler too, though the provision of a stair-gate and a mattress for the cot would have been helpful. Excellent communication before arrival too and very clear instructions on both the location and once on site. All enhanced by good security.

• "My sisters and I shared an idyllic week in Lynton."

  The Penthouse exceeded our expectations and was warm, comfortable and clean. The views are exceptional and we had our morning cuppa and evening Prosecco on the little balcony. Everything was spotlessly clean and worked perfectly, from the radiators to the Nespresso machine. The kitchen was a delight to cook and eat in with all the crockery and cutlery appearing to be new. We came expecting to eat out most nights but enjoyed being 'home' so much we ate in all but one night. My only request would be to replace the very hard mattress in the ensuite bedroom and the bedding, which smells a bit musty. We're definitely looking forward to returning next year and thank the owners for making the apartment a home from home.

• "So our 13 year old did catch her head on the exposed beams however no one else in the party did."

  ..The apartment is pretty much as described and we were generally very happy with our stay. Some small "petty" things prevent us from giving it full marks, for what we paid, e.g. 5pm check-in / 9am check-out, having to empty bins and a hard mattress in the master bedroom amongst other niggles. The views are however stunning and the owner extremely helpful with answering questions before we arrived. Watch out for bell practice at the nearby church on a Monday evening.

• "Fantastic accommodation with everything you could need for a relaxing holiday."

  Communication from the owners was really excellent, extremely helpful with tips for restaurants and things to do. We had an amazing week just pottering around Lynton and Lynmouth with a few challenging walks thrown into the mix and some lovely food to add back the calories. We were in need of a complete refresh and the views from the balconies definitely helped.

• "The Penthouse Lynmouth Bay is such a special place."

  We loved it from the moment we walked through the door! The owners have thought of everything you might need to make your stay comfortable. We have never stayed in such a spotlessly clean and well equipped holiday home. We particularly loved the coffee machine! We had a couple of rainy days but it was a pleasure to stay in, making use of the games and DVDs provided. And let’s not forget the amazing views from the balconies. We couldn’t stop taking photos! We can’t recommend this place highly enough and really hope to stay there again one day.

• "Overall the accommodation is excellent, comfortable and very well equipped with superb views."

  I wouldn't agree in calling either of the bathrooms luxurious, but both were clean and adequate. The shower head in the main bathroom was also too heavy for the fitting which made the positioning of it difficult. I would also say that the living accommodation should appear in the description as a loft conversion so that future customers are aware of the limited head space and the potential issues this may cause.

• "The Penthouse Lynmouth exceeded our expectations, the location was great for access to Lynton and Lynmouth and the views were stunning from all aspects of the apartment."

  The low beams were an attractive feature but could be an issue for holiday makers that are tall, we experienced a number of bumped heads. The lift to the apartment on level 2 would be useful for anyone with mobility issues and in particular was very handy when taking luggage in and out. Overall a fabulous stay in a beautiful part of the UK.

• "The view is amazing and a great location very close to the funicular railway down to Lynmouth."

  The flat is well laid out and furnished. A negative was that check in times were from 5pm on day of arrival and check out is at 9am, which we were only told about after booking. Extended timing we were told was to allow for proper cleaning in current Covid-19 situation but the level of cleanliness on arrival was not great considering they have an 8 hour cleaning and turnover window. If staying with small children the check in/out times are a challenge. Blinds in both bathrooms were broken on arrival and strangely the lightbulbs were missing from bedside tables.

• "Overall we had a great holiday at the Penthouse Lynmouth Bay."

  The property was beautiful and the views stunning. Prior to our visit we had slight reservations about going on holiday with the current Covid19 issues, but the kind words of advice from the owner put our minds at ease. Furthermore, the other useful information she provided proved useful throughout our stay, and showed a level of care/interest I have never experienced from other owners when holidaying elsewhere. Lynton and Lynmouth are both lovely little towns and the children in the party enjoyed exploring them via the impressive Cliff Railway. The only negative was that the lift to the apartment was out of order. Again the owner kindly informed me of this on the morning of the visit. However, it wasn't repaired until the Thursday which meant that my elderly parents were limited to where they could visit until the end of the week. That said, the comfort of the accommodation and views meant that even they were not too disappointed. Overall I would highly recommend this property.

• "We had the pleasure of staying at The Penthouse from 11th July to 18th July 2020."

  From the minute we entered the property we were blown away with the space, the quality of the fixtures and fittings but mostly the views! We could lie in bed and see the most stunning scenery, it’s breathtaking. The apartment is really well equipped with everything you could possibly need. The owners have gone to great lengths to make sure you want for nothing with lovely extras such as an x-box and plenty of family games and puzzles to keep you entertained. It is in the beautiful town of Lynton with plenty of lovely shops and places to eat and drink. The locals were incredibly friendly and welcoming and have Covid friendly systems in place to keep everyone safe. It’s a 10 minute walk down to neighbouring Lynmouth or you can take the cliff railway. There you’ll find plenty more shops and restaurants, the beach and pitch and putt. We cannot recommend The Penthouse highly enough, we loved every minute and will definitely be returning.

• "The 3 terraces are very small and not large enough to put out a table and chairs."

  Beds were very comfortable and everywhere was well cleaned. Kitchen facilities were very good. You do need to bend to avoid beams when using kitchen and lounge.

• "This penthouse apartment is really well located in a quiet part of Lynton overlooking the Lynmouth harbour and area."

  Lovely views from the lounge/diner/kitchen on the top floor and also a good view from the main bedroom. The rooms are all large and well equipped. Beware if you are taller as the beams in the top floor rooms mean there is reduced height for much of the room width. Helpful and friendly staff on site and the owner was very helpful providing information in advance of the holiday. The weather while we were there last week was 'changeable' but it didn't stop us walking every day.

• "Fantastic views and location."

  Plenty of toys and films to keep the kids amused, which we weren’t expecting. Milk, tea and coffee waiting for us after what had been a long journey, so we could have a refresh before we went out. Lots of useful, up to date information provided in a folder in the property which helped us choose local walks and places to eat. All 3 generations of our family voted it a huge success.

• "The views from the apartment were amazing."

  The bedrooms were large and well furnished. Despite the reduced headroom, the living area had great views and it was very comfortable. The owners had equipped the apartment well including lots of dvds, games, puzzles and an X box. The area is lovely with beautiful coastal walks. We had a lovely week in The Penthouse.

• "The views from this property were breathtaking, certainly the best we have ever experienced with previous self catering properties."

  The lounge and kitchen area is on the upper floor and it has low beams and this is the only negative of this property. Could be a problem for someone very tall. It took us a little while to get use to them. This apart, we would certainly book this property again, it was wonderful.

• "We had a wonderful holiday break in the Penthouse, Lynmouth."

  .. the views from the rooftop balcony are amazing. We loved the easy access to the coastal path and into the town of Lynmouth. The flat was decorated to a high standard and the beds were very comfortable. The recommendations given for places to eat /days out in the information at the flat were most helpful. We had some trouble finding the accommodation on arrival, as there are still exterior signs referring to it as a hotel and saying 'hotels residents only'. Perhaps the instructions could reflect this - and tell people to look for a large sign saying Lynton Cottage Apartment & Villas when turning right.

• "The accommodation was beautifully kept and beautifully appointed."

  The upside down layout gave the most amazing views. We loved the town and my two daughters (13 and 11) spend many hours making memories that they will keep forever! Only downside was the mixed weather but hey...this is England!!

  The apartment is very spacious and extremely well equipped, with fabulous views of Lynton and the coast. The location is also fantastic, being just a couple of minutes walk into the centre of Lynton. We hope to return for a second visit soon!
