"Great cottage for a big family gathering to celebrate an 18th and 80th birthday."
Very peaceful and in a beautiful location next to the canal. The weather happened to be amazing so made full use of the outside seating areas. We all felt very relaxed and rested after our long weekend away.

There are plenty of nice walks and places to visit. The hosts were amazing at making us feel welcome and for sorting out a couple of problems while we were staying. I highly recommend this holiday cottage.

Our stay was enjoyed by all, from 18 - 87. Very peaceful location if you just need time to relax and a great base to explore the rest of Devon and beyond as a central location. Would highly recommend for short or long term break/holiday.

Plenty of room, with the addition of a games room, made Valley House a really good choice to celebrate our 50th wedding anniversary. Sophie had thoughtfully left an anniversary card and some tasty chocolates for us too! The beds were extremely comfortable and we all slept like logs! Lovely walks along the canal path while viewing the wildlife. Perhaps a little modernisation here and there to the decor would be in order and it was a shame only one of the recliners, as shown in the images, actually reclined. But hey, these are only minor issues, especially when there is a good pub at the end of the lane too! Thank you Sophie for our wonderful stay, ordering sunny weather for us and making us feel so welcome!

"Lovely property, in an amazing location right next to the canal."
Huge house, and was very adequate for our party of 10 people (6 adults and 4 children). Sophie was extremely welcoming, and allowed us to park our cars up until the property was ready to enter. The brownies were an absolute hit! The table seated all of us, which was lovely. Our only issue was that the house had lots of spots of damp, and my disabled grandson has a collapsed lung, so we had to make sure that we kept the house aired and him away from the mold, and it was a shame that the sofas didn't recline. Other than that, we had a lovely stay and would go back again!

Ideal canalside location for walking and cycling, very peaceful with plenty of room inside and outside the house. And fantastic value for money, book early to get the dates you want as you can be sure someone else will be after them!

It was great having enough chairs for everyone in the living room, as well as the big dining table. Lots of space outside would be super in better weather. We enjoyed bird watching from the sun lounge and canal walks. I liked the radio on when we arrived and the brownies and milk were appreciated. A really friendly , clean house.

The location is spectacular right beside the canal. You can walk for miles both ways. Easy train link into Exeter too. Can't recommend Valley House enough. Thank you Sophie from us all.

It’s perfectly located to enjoy the canal and walk along the path. The house and kitchen are well stocked and comfortable. There are good train and bus routes, which suited us well. The hosts were very helpful and friendly. Would definitely recommend and would go back again.

"We were a party of twelve and had a great family holiday at this excellent house."
The owners greeted us when we arrived and couldn't have been more helpful. We particularly enjoyed the sheep in the field next door and the horse-drawn barge trip. Had the weather been more favourable, we would have made more use of the spacious garden area.

Really spacious and perfect for gatherings. Some really nice touches from the hosts made it feel really special. Comfy beds. Right on the canal so perfect for walks too. No complaints, it was a fab break.

The property was perfect for all the family, the games room kept the teenagers happy and there was enough space for the little ones. Beautiful garden and the canal behind the house, where you can walk along the canal. Plenty of equipment in the kitchen and a large dinning table so we could eat together. The owners were lovely and we felt welcomed.

We enjoyed our stay and the stand outs were the beds and the room sizes, it was well suited to our family of children and adults. The downsides that the owner may want to look into are the dishwasher (very tired and did not really wash at all), the second point being the electric shower was connected to the other water feeds in the house so ran scalding hot or freezing cold to the point of not be safe to use. Otherwise a very good property, although the pricing was in my mind a little steep for the actual quality of the property, it is reaching the age whereby a make over may be in order.

There were 12 of us including 6 children.They had plenty of safe space in and out of doors to play .The owners were very accomodating and friendly. Nothing was to much trouble for them.Would highly recommend and will almost certainly go back .

"Lovely break in a lovely location."
We spent a week here with our children and grandchildren. The weather was good to us, so we made much use of the fantastic garden. The house is great, it just went on and on, could probably do with some updating though, as looking a bit tired in places. The kitchen had everything we needed, and there was plenty of space for us all (party of 9). The hosts were very friendly, offering assistance if needed. The ‘games room’ consisted of a pool table and tv, after talking to the owners, we were told that because of Covid, a lot of things had had to be removed.(Wii, games, books etc). It would have been lovely to have had a few more options here, hopefully this can be rectified soon. This said, we thoroughly enjoyed our break, and would love to return at some point! (If they will have us!)

We had the best time staying there. Would definatley be going again and recommend it to friends and family. Had lovely walks by the canal and to the local farm shop. Good location to get to attractions and 30 mins to nearest beach (Exmouth) Owners are really nice and helpful if you need them.

"We couldn't have wished for a more ideal place to stay."
The house was beautiful and big enough for our 3 families. The children loved playing in the large garden, while the adults just enjoyed the peace and quiet of the conservatory. The tow path was right alongside the house offering lots of walks, and plenty of wildlife......swans, ducks, fish, rabbits......all seen on our walks. A pub at the bottom of the lane, and a Farm Shop half a mile away.....what more could you ask for. The owners of the house were lovely, we met them over the weekend, assuring us that if we needed anything they were on the end of the telephone. Would definitely recommend and would love to stay there again in the future......

Beds very comfy and the bedding had lovely fresh feel. Plenty of space for our large family group of 11, all age groups - 9 - 80! Games room a useful feature, and well used. Everything we needed on our doorstep. Enjoyed walks and nature in general. And YES, we did see Kingfishers, several times. All of us would like to return.

"Was a wonderful family stay for ages ranging from 93 days to 93 years."
All commented on how clean everything was and how well equipped. Absolutely loved the wildlife in the garden e.g. green woodpeckers, and on the canal where we saw otters and kingfishers. The owners were very friendly and helpful. The local farm shop was excellent.

The property
Tiverton 4.3 miles.
Valley House, a grand, detached house, is situated on the banks of the canal in Halberton at the end of a no-through lane.
With its private waterside setting, it is a fabulous place to relax and watch the world go by on the water and towpath.
From the porch, head through to the oak-fitted kitchen with its little breakfast table for morning coffees, a well-equipped room for preparing family meals to enjoy in the dining room whilst you observe the canal life.
For sitting comfortably, you have a choice of the sitting room with its glass door to slide open to the garden, or the conservatory with comfy seats.
For anyone who doesn't want to tackle the stairs there is one ground-floor twin bedroom and a bathroom, or head upstairs to four more bedrooms with some lovely views of the canal and the Blackdown Hills.
The children will love the games room which doubles as an optional bedroom for alternative sleeping.
The garden is private with lawns, a terrace, a summer house, and a gate to a charming seating area with picnic benches beside the towpath.
Needless to say, a barge trip on the Grand Western Canal is a must, or why not bring your own boats to launch at Sampford Peverell and moor them outside the house?

Exmoor National Park 13.5 miles; Exeter 13.8 miles; Saunton Sands 37 miles.
Tiverton is set on the banks of the Great Western Canal in central mid Devon. A town rich with history and heritage with a thriving town centre hosting a popular farmers market every third Wednesday. Visit Tiverton Castle a royal fortress commissioned in 1106, or enjoy walks along the tow path of the Grand Western Canal, originally built to transport lime and where today you can take a trip on one of the iconic horse drawn barges, a perfect way to discover the beauty and wildlife along the canal. For those who enjoy cycling the the canal provides an easy 8-mile cycle ride between Tiverton and the Somerset border, ideal for all ages. Explore the rolling hills and moorland of Exmoor National Park, just a short distance away and perfect for exploring on two wheels. National Trust Knightshayes is worthy of a visit, particularly the walled garden and has some wonderful walks within the grounds. The north Devon coast is within an hours drive, and for some retail therapy the Cathedral city of Exeter is with a half hour drive.
