"There was work going on outside the front door (a massive hole meant we couldn’t park in the designated parking spot)."
The noise from the work everyday was horrendous, when I reported this to both Sykes and the property owner, each one told me it was the other’s responsibility and nothing to do with them. I booked directly with Sykes and therefore expect them to mediate between myself and the owner, this is not my responsibility! It ruined our stay and nothing has been updated on the website to inform the next occupants, very disappointed with Sykes.

"Delightful and spacious accommodation."
Well positioned and was ideal for our purposes however there is a saying that the small things count and with the Huxtables it was frustrating that the first thing we had to do on arrival was turn around and go shopping for items that one would expect to be provided. Minimal toilet paper, scant washing up liquid, no washing powder, salt and pepper?, bin bags and soap. Bedroom was terrific but the mattress is rather tired.

The readily available support from Stu was really quite exceptional. In summary, we all had a truly relaxing stay and yes, we would like to stay again in this lovely cottage.

"As mentioned by previous visitors there was lots of cobwebs around the rooms, in particular the window frames, doesn't particularly bother me but my wife is frightened of spiders."
The kitchen worktops, especially around the sink area could do with upgrading to a more modern, easier to clean/maintain material. Apart from those small issues we enjoyed our stay, the cottage was comfortable and well positioned within the village. A short walk to the local pub, food in the pub was excellent and staff and locals very friendly.

However, cleanliness could do with being improved. Also, the fact that the cottage is so rural a small welcome pack might have been an advantage as the property is a good 40 mins from anywhere. Don’t get me wrong the area and the house sells itself. But having travelled over 5 hours to get there. To then have to drive another 40 minutes just to be able to have a cup of tea. We arrived late so even the local pub was closed. However, on going in there for a meal the following day it turns out that they do indeed sell a few items that might just get you by until you can get to a shop.

"A beautiful cottage and good location but sadly let down by lack of cleaning."
Thickness of dust on internal doors indicated they haven’t been dusted for sometime, plus cobwebs inside window frames so I had to get the duster out!! Kitchen cupboards were dirty inside and out and regrettably the cooker was very greasy and needed a ‘deep’ clean (inside and out) so we didn’t use the cooker at all. Pots and pans still had grease/burnt residue on them too. It would be useful to have a soft brush broom for the internal floors, especially the kitchen. Bedrooms are lovely and spacious but the double bed mattress is sloppy and uncomfortable despite having turned it around. So much so that we decided to leave the cottage one day earlier than planned to get a good nights sleep at home. Such a shame because it really is a lovely cottage. Owners should update their page to indicate the corner shop is NOT open. Local pub offers a mini shop service.

"This was our 3rd visit to Huxtables and we enjoyed it as with previous stays."
The location is ideal and we have become accustomed to locations we have been to previously. The only shame - which it completely out of the owners control of course - is the recent closure of the Village store as we enjoyed the locality of stocking up on items. The closest shop is now in South Molton. The cottage remains very cosy and I am sure we shall return.

"Our New Year stay at 2 Huxtables was perfect, the property was clean, tidy and very comfortable."
The information book at the cottage needs updating as the local shop had to close in 2022 and the phone number for “Heidi” is actually for Stu the handyman, but he is certainly that! Stu answered our txt regarding more fire wood straightaway. It would be nice to have more firewood left for use as there was barely enough kindling and logs for half an evening. An extra toilet roll would be handy too. We really enjoyed our stay and would definitely return. Sally, Adam & Basil

"We stayed at the property last year for Xmas thought that it was perfect for us…."
So we booked again…wish we hadn’t. On arrival none of the bedding had been ironed…(last year included) Skirting boards dirty. Oven smelt of old fat & grease. Batteries in remote were dead. Cobwebs everywhere. Mold around shower in bathroom( cleaned that myself) several dog poos in garden…( we did not have a dog) crumbs left on dining room table…..and Cushings smelt of greasy hair…NOT the Best of welcome to our Christmas trip from home…. We won’t be booking again very disappointed with the cleanliness of the cottage….with a generated reply from Sykes…not very professional in my opinion…will be sharing on other mediums such as trip advisor etc.

Comfortable and cosy, good location and a good size. I agree with others about the cleanliness, it could be a little better, but I’d imagine they have only half a day to clean the cottage which means small details will easily be missed, especially in an older building so this is not something huge. Would recommend and would love to come back one day.

"Lovely property and quiet location."
Enjoyed returning after days out to large lounge/dinner and eldest child didn,t want to leave. Slight niggles only, 3/4 roll of toilet paper, x1 pedal bin bag and smallest squeeze of washing up liquid. Milk in fridge on arrival would have been welcome as local shop shuts well before you can enter the property. Not deal breakers as would happily return if exploring North Devon again.

Friendly village and local pub. We did some great day trips from the cottage into Exmoor and to the North Devon beaches. The description re off road parking is misleading in the property description. The space for the property is small and shorter than the neighbouring one. We had to park on the side of the lane - there was space everyday there but our car got covered in bird mess as a result. Recommend the kitchen knives are sharpened and a few more dishwashing tablets and loo rolls are provided to visitors.

Very quiet location and perfect spot to explore both Exmoor and the North Devon beaches. Very well stocked shop and enjoyed the 4 mile circular walk. Everyone agreed it would be nice to come back again.

Huxtables was very comfortable with everything we needed. North Moulton was a good central location, quite with friendly locals and an excellent pub. We where mainly here to walk and explore and it was an ideal situation for both with plenty of countryside to ourselves and the coast a short drive away.

However ideally a washing up area would be ideal as you are putting wet dishes on the counter which is wood. The counter has seen better days and would need replacing.There is a few cobwebs so not ideal. It didn't effect the place but as you said feedback is good we loved staying there and didn't want to leave

It was clean and well equipped. We understand not everyone does a welcome pack but perhaps some milk to make a cuppa would be nice. The duvet covers looked like they just came out of the bottom of the laundry basket (not ironed). Assuming because of covid, many of the furnishings had been removed and no local tourist info or visitors book. Had to call handy man as gas bottles had not been connected correctly, but he came out immediately. Info on how to use the oven, washing machine would also prove useful.

Beautiful interior very comfortable we felt at home right away, the cottage had a very good vibe and the Xmas tree was wonderful, thank you for that. We had planned to take the dog….I left her home as she’s still a puppy, I wouldn’t have been able to relax….It was so quiet & peaceful we felt spoilt. The pub was fantastic we ate there a few times. People in the village were very pleasant & friendly which make a huge difference to the whole experience. My only 1 criticism 1 loo downstairs would have made a big difference…we had 2 people in our party 1 with cerebral palsy left side hemiplegia, and another who has been waiting for a hip replacement found it difficult getting up and down the steep stairs to the loo but they managed…hope to book for next year it was that wonderful. Thank you.

"A comfortable large cottage particularly down stairs."
Comfortable sofas and great tv. An efficient wood burner but only three logs. My recommendation is that owners offer to provide logs for extra£10/15 in Winter if they don’t include in price as having it lit made all the difference to the ambiance on a cold evening. Workable kitchen and fabulous bathroom, Modern shower and bath. Definately recommend

The open plan lounge was great with an excellent tv and comfy sofas. The bedrooms were excellent with plenty of hanging and storage space for our clothing. The beds were also very comfortable. The kitchen was well equipped though we had to speak to the caretaker about the lighting. Once he had replaced one of the range lights and sorted out the lights under the units everything was fine. The bathroom was also good though a light over the wash hand basin would have helped for those men, like myself, who wet shave. All in all a great place to have a holiday and we could happily live in it.

It was a wonderful cottage, perfect for our family of 4 plus our labrador. The safe outdoor space was perfect for our daughter and dog to play outside and the living space was very spacious for us all. The cottage was clean and had great storage. The location is a great hub for exploring exmoor and the coastal towns. We would definitely recommend this cottage and its unique features and hope to return again soon

It was clean and very comfortable and the village shop and pub were convenient and friendly. The listing didn't mention a freezer but there was one in the shed which was useful for ice creams etc. The garden was secure for our spaniel. Despite it being inland we managed to get to the coast easily as well as to explore the stunning Exmoor countryside.

"Very quiet village if you want peace and quiet."
Cottage was in need of work, kitchen worktops were not hygienic and very worn, beds were comfy but new pillows needed , and bedding was not ironed and looked like it had been slept in . Garden was in bad need of weeding with a large thistle just as you are going up the steps to the grassed area, which is unsafe if you have children, I brushed against it myself a few times. Busy road out front with tractors up and down. Village pub the poltimore was lovely and served great food . Constant drip from the shower which was annoying when trying to sleep .there is a village store which we never used, and a very small sainsburys nearby in the next village, Morrison's and tesco is about half hour away . It's a lovely cottage but needs lots of updating and could be made so much nicer.

It was very well equipped with only a few minor additions needed to make it perfect. We loved the village of North Molton with its excellent pub and village store, it is a very tranquil place. We loved the cottage so much we both said we would happily live in it. For families the distance from the coast might be a problem, it is not far in distance but the minor roads in the area can make journeys take a long time - it was typically taking 40-45 minutes each way for us. We mentioned shortcomings, they are as follows: towel hooks needed in the kitchen, the door at the bottom of the stairs is a pain (literally) - I bashed the back of my head on the door frame whilst lifting a heavy bag up the stairs, and my wife slipped off the irregular sized bottom step, and the garden and frontage could do with some weeding. In summary we had a lovely stay and would happily return.

) and had everything we needed (except maybe an extra loo roll and more tea bags - there were only 3 and I'd forgotten to bring some! But understand it's self catering so not a given). Particularly loved the shower and the underfloor heating in the kitchen! Our dog enjoyed his stay too, although he takes a while to settle in when staying somewhere new and did attempt to scale the stairgate a few times, we managed to tire him out so much at the beach (recommend Saunton Sands for dogs) and on walks (don't miss Watersmeet and Valley of the Rocks) that he was happy to go to bed at the end of the day! Would definitely recommend and love to return one day.

...very quiet. The pictures were accurate and we really enjoyed our stay. The wood burner was great. The hygiene was disappointing for such a lovely building. The oven was very dirty, the kitchen worktop needs replacing and there was dust throughout. The bedding was not ironed and look like it had been slept in. It truly is a lovely place to stay, but there are some basic improvements to be made to exceed expectations.

The property
This superb semi-detached barn conversion is situated just off the village square of North Molton, on the edge of Exmoor National Park.
Ideal for a couple, small family or friends, this lovely holiday home is full of character and charm with exposed beams and exposed stone walls throughout.
You enter into a small hallway where you can hang coats and leave boots after a days walking and also in this space are the washing machine and tumble dryer.
Next is the sitting room with dining area which is sure to delight with homely touches, an oak floor and those beams and stone walls.
In one corner is a warming woodburning stove and the Smart TV is wall-mounted and so why not relax whilst watching one of your favourite movies while the logs in the stove crackle away.
The kitchen is very well-equipped and comes with such features as a Belfast sink, dishwasher and wine cooler, along with a door that leads out onto the patio area.
Upstairs are three bedrooms, all with exposed beams and the master double also boasts exposed walls.
As with the bedrooms, the bathroom exudes quality with a deep bath, perfect for a soak after a day out and about, and the bathroom also has a double rainfall shower.
Aside from the patio, outside are an enclosed south-facing lawned garden and the convenience of off road parking.
North Molton is a village which provides access to both Exmoor and the coast.
The village has a pub, shop and Post Office, with the larger South Molton offering further amenities.
Theres plenty to see and do in the area, including National Trust properties, coastal paths and seaside resorts.

The ancient village of North Molton is an ideal base from which to explore Exmoor and North Devon’s dramatic coast. The village boasts a friendly pub, Post Office and a village shop offering home-grown produce from local farms and delicious home-baked goods, while just a few miles away, the pretty town of South Molton offers a range of shops and a twice weekly market. Being pleasantly close to both coastal and inland beauty spots, this quaint village is sure to suit visitors of all tastes. Within easy reach are forests, moors, rivers and beaches, along with churches and other buildings of historical significance, whilst just a mile or so away is the border of the Exmoor National Park. There is superb walking on the South West Coast Path and the North Devon coastline is varied and interesting. Visit the National Trust's Watersmeet Gorge, Valley of the Rocks and the funicular cliff railway. Up on Exmoor, there are various walks to suit all abilities, as well as pretty places worth visiting including Tarr Steps, Landacre Bridge and the charming little village of Withypool. Further afield, the resorts of Ilfracombe and Combe Martin are well worth a visit, and for some of the best beaches in the country, a day trip to Woolacombe and Saunton are not to be missed.
