    We had everything we needed at the cottage. Lots of great walks on the hills and coastal path, and on the beach at low tide. So easy for pubs and cafes too.

  • "In a brilliant position."

    In a quiet lane, but short walk to the main street with shops, eateries and the beautiful harbour and beach. The river runs at the end of the garden with a gate. Over the river is Prendergast woods, reached by the bridge 5 mins walk away. Property had everything you could need, we felt very at home here. Would love to return.

  • "Nice traditional cottage."

    Needs care and attention. Needs painting throughout. The front window is broken and does not close so a security issue that left us feeling a little unsafe. The comments book stated that the handle of the window had broken one month before. In my opinion this is plenty of time to have fixed it. Surely security is the highest priority. The conservatory was sadly unusable which was a real disappointment. It was filthy and looked as if it hadn’t been cleaned inside for some time. There were weeds growing from the outside through the doors to the inside. I removed some of these and then was going to clean it but then we decided out of principle we shouldn’t have to do that. Regardless of all this we enjoyed our stay in Solva and as I said it’s a nice traditional cottage but just could be a beautiful traditional cottage if the walls and the window were painted.

    I do my best to ensure that the cottage is spotless for visitors so I am disappointed to get these comments. But in the detailed advice I send out to all visitors I say, if there is a problem, please phone me and I will try and fix the issue quickly. I wasn't contacted about these issues until after you had left. I have spoken to my cleaners. They assure me that the conservatory was mopped, swept and cleaned prior to your visit as it is prior to all visits. The abundant garden plant life can be a little hard to manage at this time of year. But it is not quite the jungle you imply. I am sorry the state of the conservatory was not to your liking. But in our view it was perfectly usable. Had you contacted me, I could have had it cleaned again. The front window is NOT broken as you state. A catch on the upper part of the window that opens is broken. That is rather different. I learnt about the broken window catch on Monday 17 June and a repair has been booked in. Unfortunately the cottage comments book had been put away in a drawer and that comment was not spotted by my cleaners until this weekend. Solva is a friendly village and I am not sure that a broken window catch, not visible from the street, which is at least 30m away, is quite the major crime scare you imply. But that will be fixed very shortly. I visit the cottage about 2 – 3 times a year to do general maintenance and painting where required. I will review the cottage decor when next down in the Autumn. Repainting can only be done when the cottage is vacant and it has, once again, been heavily booked this year. Property Owner

  • "Court House is a beautiful, quaint stone cottage with all that accompanies that."

  • "Noisy plumbing, which unsettled dogs."

    Lots of damp appreciate building is old but maybe needs looking at. Kitchen door was difficult to open and close due to sticking on floor.

    Noisy plumbing has been investigated and fixed. It is not noisy any more. There has been some historic damp in the kitchen and downstairs loo. That has been has been addressed. Property Owner

  • "The cottage is lovely, very clean, warm and very well presented."

    It had everything we needed, including the use of Netflix which kept the kids happy! It's in a great location too, only a few minutes walk from Solva Harbour. Some reviews mentioned the noisy pipes but this wasn't an issue for us. There are instructions on how to mitigate the noise so it's not an issue. Plus the kids found it funny anyway! We really enjoyed our stay and would love to stay again soon.

  • "We had a very bad experience, after experience staying at this cottage."

    Before I go further I wish to say that the owner did compensate us a small refund, but I feel unless money is spent to improve the property it should not be rented out. Previous comments have also mentioned the property requires some care and attention. We couldn’t gain access and required a locksmith. The caretaker was unavailable, surely they are paid to be available especially on changeovers. The lights had all tripped. Questions-Do the electrics need checking? The property was not clean. Dead moths and flies on the windowsill, old dirty towel and used tissues left in the bedroom. Had to sweep out the kitchen. These issues I know can be addressed, as could the dirty stained shower curtain. The windows were filthy on the glass, black mould around them, bathroom window fell out on one windy night, due to age and lack of maintenance. Requires a new bed in one of the rooms as frame is broken and bed is supported on a pile of books. Plumbing mentioned in other reviews, but this is loud, so loud in fact that the neighbours could here it. Holiday not helped by the building work opposite, which I understand has gone on for a couple of years. We couldn’t get out one day due to scaffolding lorry. Nothing anyone can do about that. Generally needed a coat of paint and a deep clean. On the positives the settees were comfy and the kitchen was bright and well equipped. Until Sykes have evidence that these issues have been resolved, I feel there is a health and safety issue at the property. .

    These visitors had a very unfortunate and very abnormal experience which was compensated with a 25% refund. The front door couldn’t be opened as a cleaner who didn’t normally clean the property slammed the front door so hard on closing it that it tripped the deadlock. The locksmith was there within 90 minutes and the problem was fixed. We offered to pay for a meal for the visitors while they waited, but they declined. I have plans for alternative access if that ever happens again. We have taken on new cleaners and replaced a broken bed. The bathroom window blew out during a gale. No one had noticed that aspects of the metalwork had failed. That was very difficult to see as it is situated over the conservatory and not very accessible. The window blew out in the early hours of Tuesday morning and was boarded up as quickly as we could find and get someone to do it (about 30 hours), prior to a new one being made which is now installed. A plumber is about to fit a water regulator to resolve the taps issue. 2023 has been a busy season with over 30 bookings. In fact the cottage has been busy over the last six years with never less than 25 bookings per year. So some things need replacing. I replaced the sofas this summer. I live over 200 miles away and thus cannot just pop down between bookings to inspect and change things. I have to be down for at least three to four days and when the cottage is solidly booked, that is impossible. I have managed to do quite a bit of maintenance when I have been down – for example replacing the bannisters by the steps. But some problems happen during busy periods. The renovation of the cottage over the road is completely out of my control. I will speak to the owner about blocking access. We have had some great reviews about the cottage. I am really sorry that these visitors experienced two significant problems in the same week. By and large the cottage is in good condition – including the electrics. And I review the condition and equipment when I am down and upgrade it when needed. I don’t believe there are health and safety issues here. Property Owner

  • "Cosy cottage, ideally suited as a base for walking and cycling."

    Easy to walk into Solva for the pubs and restaurants. Conservatory furniture could do with a bit of tlc as could the plumbing, as turning on the hot water could randomly start the pipes clanking.

  • "A superb location for our needs the only thing I would say is having read the previous reviews I was a little disappointed that some issues hadn’t been addressed , the noise when you turn a tap on is annoying for example and highlighted in a review last year."

    We came last year too so lots of the reviews didn’t bother us because we knew what was already there. Maybe the place needs a little TLC , lick of paint , curtain upgrade and fitted properly perhaps and yes the sofas have seen better days and not that comfortable but we really didn’t spend that much time sitting down inside as the weather was good enough to sit outside and enjoy the garden and the dog loves the river . Overall a threat cottage and we will come back to Solva

    Many thanks for this feedback. I live a 6 hour drive away so cannot just pop in and fix small things. I have to find a week that has not been booked when I am also available and use that week for maintenance. The cottage has been so popular that this has been rather difficult! However I am pleased to say that the sofas have just been changed for new ones. The issue of the taps is really down to the substantial water pressure from the mains and is a Welsh Water issue. I think the simplest solution is only turn them on a little bit. If you do that you don’t get the noise. The bedroom curtains have now all been fixed so they won’t come off the rails. I will be down again in the winter to address other small issues. I hope you mean the cottage is great and not a threat! Property Owner

  • "We absolutely loved our stay at this gorgeous cottage."

    Perfect for us with our dog, Max - we could let him run around safely in the garden while we cooked in the very well equipped kitchen or relaxed in the little sun room. OK, we were blessed with mostly lovely weather, but even on not so great days, we didn't have a problem as we had a lovely place to relax. Hopefully we will be able to come back again.

  • "Court House is a combination of new and old which really works."

    The kitchen is modern, bright and airy, and there's a modern bathroom (with a decent shower) and a modern downstairs loo. The rest of the house is very 'cottagey' with many original features, yet the wifi was good, and there's a smart TV. There's generous parking right next to the cottage. The rear garden is private, quiet, and absolutely delightful. In fact we spent some time each day sitting outside, or in the conservatory when it was showery. The info folder provided by the owner was comprehensive and easy to use, and included the history of the cottage and local walking routes. Solva is a great location from which to explore Pembrokeshire, but there are many walks right from the front door around the quay and the headlands, or through the woods, or to the woollen mill. We had a lovely holiday, and would definitely return to Court House.

  • "Cottage was in a ideal location, it had a lovely feel, just could do with a upgrade in general, beds sofas, shower, water pipes need looking at at when you turn water on there is a pretty loud noise, which is a bit annoying, in general quite clean bit could do with more attention in places, which would make it a lot more comfortable, in general had a great stay the weather playing a bug part in that."

    I really think with little more investment and time in this cottage it could be a perfect place to stay.

    Many thanks for this feedback. The narrowness of the stairs complete with 90 degree turn means there is comparatively little I can do about the beds. The water pressure there is significant I know and I think that’s out of my control. I am about to upgrade the sofas and the sitting room curtains will be changed by Christmas. It all takes time as I live a 6 hour drive away and the cottage has been heavily booked again. The sofas have now been changed for new ones. Property Owner

  • "We loved our stay in the picture perfect cottage."

    It had everything needed for the perfect stay. It was a bonus having Netflix and Amazon to watch after a perfect day of walking. I would mention that the furniture could have been a bit more comfortable but it did not spoil our stay. The bed was very comfortable for a good night sleep. The garden and river at the bottom was so peaceful and the village was so pretty and locals so friendly. I would definitely love to stay again. Good communication with the owner.   • "A very interesting cottage with plenty to look at and read and even games."

    Books on Solva was a nice touch, learnt a lot about the village. Super location with river at bottom of garden. Nice outdoor setting. The house manual was most detailed ever seen. Really helpful. Only down side was the shower. Plenty of pressure at sink taps but poor shower flow and head would not stay up. Great kitchen with everything one could need. Would definitely return when weather, which was truly awful, is better

  • "Court House is a lovely character property in a brilliant location."

    The beds were really comfortable and the kitchen so well equipped. Also the garden was also lovely. The seats in the lounge however were not very comfortable. Overall it was as good or better than we expected so we will definitely consider it again.

  • "First the positives - the area is lovely, great walking from the house, pubs and cafes within walking distance."

    The cottage central heating is effective, and the wifi is good. The kitchen is bright and well equipped. However - the cottage is set down from the road in a wooded valley and so is quite dark. It feels in need of a good deep clean and some TLC - particularly some new furniture as there is not a comfortable chair or sofa in the house. The conservatory did not look as though it had been cleaned for some time. There was thick dust everywhere , weeds were growing across the floor, and there were masses of cobwebs and dead insects. The windows were dirty throughout. We won't be back.

We are now replacing the sofas and the curtains, all new crockery has been bought and new chairs. We are working with our housekeeping regarding the cleaning.   • "Location is great and kitchen well equipped."

    General maintenance needed (nettles and bushes impeding the path to front door. Loose showerhead makes showering a challenge. Main bedroom curtains come off, as no endstops fitted). Needs a deep clean, black mould on bath slip mat and grouting and dust/dirt on skirtings/surfaces.Dirty marks round kitchen cupboard handles, food crumbs in cupboards and table gaps. On arrival, we had to do some cleaning in the kitchen!

  • "Court House is a delightful property; quirky and comfortable."

    The garden in particular is wonderful and we were lucky enough with the weather to be able to spend most evenings outside, watching the bats and stargazing. The kitchen is really well-equipped and the living room is cosy. Unless you're planning on a visit to the supermarket on the day you arrive, do bring enough supplies as there is no shop selling essentials within near walking distance. Haverford West caters for everything, however, but is a good drive away. We enjoyed our stay here and the walks along the coastline are truly stunning.

  • "Solva itself is lovely."

    Property well equipped and my husband described it as 'rustic'. When we arrived the kitchen bin stank and we had to clean it. Bathroom toilet smelt unpleasant if the window was shut. I could write my name in the dust on the hearth and the edges of the carpet had't been cleaned for ages. Old cobwebs in many places. Furnishings shabby and didn't feel clean. Sofas old and uncomfortable. Property constantly dark (needed lights on) because of the location. Steep steps outside the front straight up to a busy road with no gate or restriction. Overpriced in comparison with other properties.

    Excellent and well equipped kitchen and very tasteful and comfortable furnishing. Beautiful garden which leads to the river. A minor plumbing issue was dealt with really quickly by the owner. The village and harbour are very pretty and great for walking. Fabulous restaurants and Mamgu- a great cafe specialising in Welsh cakes. Highly recommended!

  • "Wonderful holiday- our fourth visit."

    The location is hard to beat- with the lovely garden, overlooked by the conservatory so you can enjoy it whatever the weather, and the small river, too. Walks from the door in either direction. Favourite walk is down to the picturesque harbour, then up and over the hill to a peaceful cove. Coming back to the cosy cottage after an active day is always a joy.

  • "This was our second visit to the Court House."

    We just love it. It is so peaceful and well equipped and has lots of charming features. We did our supermarket shopping in Haverford West before we arrived as we knew that food shops are scarce in that part of Pembrokeshire . You can order and collect a lovely seafood platter from Mrs Wills the Fish in Upper Solva. Book a table for lunch at The Shed at Porthgain for another seafood treat. For local crafts visit Bobbie Jacobs at Solva Pottery. They have been there for many years, make interesting pots and jewellery and have a range of antiques. Window on Wales is great for souvenirs and clothing. The Woolen Mill has very high quality rugs, clothing and locally produced products. And of course there are the beaches and coves, the spectacular scenery and the coastal paths for those who don't mind climbs and heights! Coming back to Court House after a day out is bliss.

  • "Court House is a very cosy, extremely well-equipped cottage."

    It is located in a tranquil peaceful location with a delightful garden and a conservatory where guests can relax and enjoy the evening sun. There are a variety of walks leading from the front door and the Pembrokeshire Coastal Path and Solva Harbour are close by. The village has a number of interesting arts and crafts outlets, a specialist honey shop and a choice of pubs and places to eat. Court House is a perfect setting for a family holiday or place to wind down with friends.

    The house is old and full of character with an excellent, light modern kitchen and good facilities. It was good to relax in the conservatory after a long walk and enjoy watching the birds in the garden (including gold crests, which we never see at home!). Solva is a joy, as ever, and coastal walks abound in the area. This was our second stay and we hope to return soon.

  • "The cottage is a real little gem, tucked into the quieter end of Solva, which is our favourite place in Dyfed."

    The cottage has great charm (originally dating back to c. 1815) and a lovely garden (with three apple trees) going down to the stream at the back. A little conservatory at the back of the house is great for evening meals after a day on the beach or crabbing. The kitchen was well equipped and modern, the bedrooms cosy, the sitting-room spacious and full of charm. Highly recommended. The staff at Sykes were very friendly and helpful.

  • "A lovely cottage close to all the amenities of Solva."

    In a peaceful and quite area where sitting in the garden all you can hear is the sound of running water and the birds singing. The cottage is well equipped with everything you will need. The boat trip to Skomer Island to see the Puffins and Razorbills was amazing.

The property

This 200 year old character, detached, cottage is in the picturesque seaside village of Solva, Pembrokeshire.

Just a short walk from this attractive cottage, there are fascinating little shops, galleries, eating places and the harbour which make this a delightful family base.

Tucked down below road level, you will be charmed as soon as you see this stone cottage.

Inside there is a well-equipped kitchen and a character-filled sitting room and dining area with some old original beams and a warming woodburner to make cooler evenings really cosy.

Narrow winding stairs lead you to three comfy bedrooms where you can enjoy a good night’s sleep after superb days out.

The family bathroom is also on this floor and for more flexibility there is also a cloakroom downstairs.

On cooler days you can also enjoy this peaceful area sitting in the lovely bright conservatory, enjoying a refreshing drink.

Outside, there is a small front garden and a sunny rear garden next to the river where children can enjoy outside games and older ones, a relaxing place to listen to the slow running river and the birds overhead.

You could spend your whole stay in this beautiful village with maybe some walks along the famous coastal path to spot birds and animals, or explore further afield by taking your boat out.

A Telegraph article in May 2023 noted the town of Solva to be one of Britain’s 30 greatest villages. Solva has a wonderful charm and an experience for anyone who loves the sea.

There are numerous excellent pubs and restaurants to try with exquisite waterfront views , there's also scenic coastal paths for everyone to enjoy" Short drives will take you to some stunning sandy beaches for relaxing days, build a few sandcastles or do some surfing.

St David's Cathedral in the town of St. David’s, the smallest city in the UK, is also not a visit to be missed.

St Davids 6 miles; Haverfordwest 12 miles.

A superb village around a tidal harbour where boats can be launched and walks along the dramatic coast path will be a delight any time of the year. This pretty little village may be small but offers friendly pubs serving good food, gift shops, art galleries and a nearby superb woollen mill shop where special gifts can be bought to remember your stay in Wales. Lazy days sitting and watching the ebb and flow of the tide and the boats bobbing in and out of the harbour are a sheer delight. Visit the nearby woollen mill itself to sit by the waterwheel, go into the weaving shed or enjoy a break in the cafe. Just a few miles from Solva you can visit St Davids, the smallest city in Britain, with its magnificent St Davids Cathedral and wander the small streets to again find unique gifts, eat a hearty meal or an afternoon tea, or just sit in the peaceful grounds of the cathedral, it also houses Oriel y Parc an information centre offering suggestions for exploring the surrounding area.
