  • "Absolutely loved our stay at No 11."

The house is traditionally quirky, yet comfortably modern and you just can't beat the location. Kids and dog were in heaven being so close to the sea and such a wonderful beach. Will definitely be back!

  • "Lovely cottage which was very comfortable."

Parking is a bit of a problem at the weekend but much easier to find a space during the week. Such a delight to walk straight out on to the beach. During the warmer days the property could benefit from a fan.

Peaceful in March. The cottage had everything we needed and was comfortable and cosy. Wood burning stove was great. Local supplies and resources at Portsoy and Cullen. Banff great for shopping too. Enjoyed Sandend beach as well as the beaches at Banff and Cullen. A perfect break! Katie

  • "Overall the place is a good standard."

Probably needs painted again as there were a few marks on the walls. Door in the utility room rubbing on the floor. Door into twin bedroom bottom hinge needs re-secured and door planed at bottom to stop it catching on the carpet. Oven door hinges need to be tightened as the door is dropping and is very difficult to close. The lack of plastic or silicone utensils for use with the non-stick pans was fairly annoying.

  • "A lovely place to stay and visit the Moray coast."

We were just off-season so the village was quiet. It was fab to put the wood burner on as the storm raged outside. The cottage is clearly loved and we felt very relaxed.

And in a great location by the Sandend harbour. Couple of practical suggestions. I would agree with previous guests in the visitors' book. The wood burning stove probably needs a service. And larger-sized towels would be good. Overall, however, a charming cottage in a charming location. And highly recommended.

  • "A lovely cottage in a beautiful part of the world."

Excellent views overlooking the harbour and the weather was perfect. Great beach area for surfing and paddleboarding, and dog walks. The cottage has everything you need but one downfall was the sofa it was not comfortable at all even with it pulled out. Apart from that was an excellent holiday

Thanks for the wonderful comments and glad you had a nice time. It is a special place for sure. I have now replaced the sofa and also added two armchairs so hopefully this will be better for everyone staying. All the best. Property Owner

  • "A perfect cottage for a perfect week."

So comfortable, the key to the sofa is to extend out the trundle bed … amazingly comfy for relaxing evenings. We didn’t go any further than Portsoy as everything we needed for a fun, relaxing time was there. Neighbours super friendly too. Looking forward to our next visit. Thank you x

Thanks for the lovely feedback. Yes that is the key to the sofa and what we do when we stay there. Regardless when we are up there we will look to upgrade. Glad you had a nice stay. Thanks again. Property Owner

  • "Just back after 3 nights at the cottage and what can I say but WOW!"

Sandend was exactly what the doctor ordered and the batteries are fully recharged. The views are literally jaw dropping, I think I spent more time sitting outside the cottage looking at them than sitting in the cottage. The cottage was as described and provided everything we needed, in fact the photos on the website and description probably do not do it justice as it was spotless and there are no bannisters on the stairs. We shall be booking again in the near future, rate it that highly but as always, some constructive feedback... Be aware the bins are round the side of the house, don't just place your black bins out on a Monday, use the proper bins. The sofa is most definitely not very comfortable. The smart TV can be a bit laggy, just switching it off and on again with the remote sorts it out. We didn't get any logs for the burner, just kindling but can get them at the other village garges.

Hi Mark, Thanks for the kind and constructive feedback. yes certainly the sofa seems to be a topic that comes up regularly and I plan to change this when I can get up in the summer. It was all I could get at the time but now it's time to upgrade and I will do some maintenance also. I am glad you had a nice stay as it is certainly a great spot! Adrian Property Owner

  • "When I opened a kitchen cupboard door to get a pan the door fell off the top hinge."

Perhaps no-one reported this before. It didn’t cause me a problem once I realised what was wrong. Then I picked up a soup ladle from the drawer and it fell apart. There was a china teacup in a cupboard which had been put away heavily stained. I tend to agree with other feedback that the lounge area seating is not particularly comfortable except for short periods. The location of the property tends to outweigh any negatives about the furnishings and equipment. For a cottage it was very light and being able to look out to sea was a joy. Local people I met in the other properties were very friendly. A memorable stay for the wonderful location.

Hi Ellie, Thanks for the lovely feedback. I have just realised I can actually respond on here. I have received numerous feedback on the comfort of the sofa and hope to do an upgrade this year all going well. Glad you had a nice stay as we love the place. Adrian Property Owner

Wonderful location, with everything we needed. Had a great relaxing break. Highly recommend, and as previous reviewer said, the stairs are fully balustraded! Sorry we didn’t have a pen to write in your visitor book.

Hi Donna, Thanks for the lovely feedback and glad you had a nice stay. Yes I should update the pictures so that people are aware they do have hand rails. Thanks for raising this so hopefully people will be aware. Adrian Property Owner

  • "What a lovely cottage, in such a beautiful setting."

Really well equipped, very clean, and everything has been thought of. Right by the little harbour and adjacent beach in an idyllic location. We were a little apprehensive about the staircase having no handrail, because that's how it appeared in the photographs online, but actually there are banisters so it is perfectly safe. The only thing we felt lacking was a proper door to cover the shower - we just needed to keep drying out the floor towel.

  • "Poor level of cleaning, for example dried food on cutlery and dried on rings of milk in fridge, note saying shower leaks and to ensure bathmat is put down to catch the water that escapes when showering."

The bathmat was saturated for the duration of our stay as the volume of water escaping is excessive. The listing states there is central heating, this central heating, is in the main, plug in portable oil heaters, these were in my opinion inadequate when cold weather. There is only one mirror in the whole cottage, being a bathroom mirror, for such a highly rated cottage there should be at least one mirror upstairs plus there was no where to hang any clothing up in the main bedroom. Main lounge furniture was a sofa bed unit which wasn’t very comfortable for 4 staying. Only 3 glasses unless you use wine glasses. In its favour the cottage is in a perfect location with stunning views from most windows. The owners should make more of this in their listing.

  • "The lounge furniture needs improving."

At present it’s a divan bed. A sofa and small armchair would be a big improvement. My wife says a mirror upstairs would also be appreciated.
