"We thoroughly enjoyed our stay, a very comfortable cottage with lots of lovely original features, well equipped kitchen, including laundry tabs, washing up liquid, cloths, etc (not everywhere provides these), comfortable double bed, great shower, wonderful bathtub, fabulous location."
The welcome pack was much appreciated too, thank you. The heating was incredibly effective, so much so that we had to turn down some radiators! But it did make it cosy to come into after a day out. My only comments for the owner's attention are relatively minor: - Instructions for TV appear to be out of date, we managed to get it going but might be worth updating those - External trim at base of shower looks worn, may need re-sealing A wonderful cottage however, we've stayed in many places in Aldeburgh over the years, and this is definitely one of the best, we definitely hope to return.

"A lovely cottage in a good position close to the beach and the shops."
We found the facilities were generally good, beds and sofa were very comfortable, kitchen well equiped. However we had a lot of small issues, many already mentioned by other reviewers, which could have been improved: - Hot water pressure in the kitchen was very poor, couldn't really run the tap. - Plaster flaking at the back of the wardrobes, couldn't use the one in the double room without getting plaster on clothes. - Left covered in bruises on my legs from the bedframes in the twin room which were sharp and difficult to avoid as they were too big for the small room. A few small very easily remedied problems we had were: - Not enough toilet paper to last our stay, had to buy our own! - Only 1 bin bag provided and confusion over which bins belonged to the cottage. More bin bags and clear instructions would have been appreciated as different councils use their own colour coding system for recycling etc so not clear what is accepted in which bin. - The manuals for the TV guides were not the correct ones for the equipment provided. Overall it's a great little cottage and we had a lovely stay, but there was a lack of personal connection, nobody got in touch beforehand or checked to see if everything was okay, and it doesn't seem as though anyone is taking note of the previous guests feedback to address the problems. With just a little effort, this could be a perfect little holiday cottage.

"The cottage was comfortable, nicely furnished and conveniently located."
My vision is not so good and the steps leading upstairs are steep. I would have appreciated the edge of each step to be in a different colour - rather than just white. We had a problem with the lavatory cistern in the main bathroom and very much appreciated the responsiveness of Best of Suffolk in getting it sorted out and the way in which the company kept us informed as to what was going on. There was also a problem with a leaking gutter and again this was quickly sorted out by Best of Suffolk

"The cottage would benefit from a little TLC as it it has the potential to be really beautiful."
The beds and sofa were comfortable but overall the other furniture and soft furnishings were cheap, not in keeping with style of the cottage and not appealing. This was a shame as the decoration to walls and doors etc. was subtle and pleasant. Shower great water pressure but the door needs a deep clean. The log burner was very useful to make the sitting room cozy but the rug was also in need of deep clean and on arrival the room smelt unpleasant. Great location as close to the beach, shops and restaurants. Wifi and tv good and accessible (wifi not connected to wall socket which took a while to figure out) Helpful instructions available for all appliances. Overall the cottage was adequate but I wouldn’t stay here again unless the furniture and soft furnishings had an upgrade and a deep clean.

The welcome basket is a lovely touch. However…booked the property based on a few things…not least because it was listed as having parking. It doesn’t. Arrived in the dark and found no parking. Asked neighbour who wasn’t interested. Book inside property suggested parking further down the road. I did. Pulled up behind parked cars, making sure I didn’t block anyone in. Subsequently found I was on yellow line and had a parking ticket. My error? Probably, but I think if listing includes parking as a feature, the parking should be outside property, not down the street or around the corner on public street. Also, arrived to discover that the heating was switched off and property was chilly. I think if you know people are arriving- in winter- that it should be left on. All things considered we had a lovely stay. Just around the corner from excellent fish and chips shop!

Well equipped and nice accomodation. A few things would make it better - freezer capacity, especially for ice in the summer; hot water pressure is low downstairs (but good in shower, which was excellent); back wall of wardrobe needs redecorating, flaking and marks clothing. Need to make it clear that there really isn't any outdoor seating space. Parking was tricky, but there isn't much you can do aboutv that.

"The thermostat is faulty so the heating constantly comes on and off all night, meaning a noisy and disturbed nights sleep for your guests."
We had to turn the boiler off in order to get some sleep and then wake up to a freezing cold house each morning. Sykes didn't seem interested in the disruption this caused so needless to say we won't be booking again.

"The property is in a good location within easy walk of high street and restaurants aswell as seafront."
It was clean but there were some issues with access to facilities, including the washing machine which is in an outside store and the door opens onto the washing machine door so access difficult. The bins were missing but the helpful Coastal Cleaning crew said they would take the rubbish. Outside space very small and shared with others and their bins. Cleaning cupboard is behind TV unit and so hard to get vacuum cleaner out - you have to move the TV first. Simple solutions might be to change direction of store door opening and also put TV on wall above fire. Bedrooms nice and main bathroom very spacious. We had a problem with the electrics - the dishwasher tripped the fuses so could not use it. Again, helpline very good. It is reasonably cosy down stairs and probably best for a family than two couples unless they know each other well - dining table quite small for 4. However, we did enjoy ourselves and if above issues are sorted out, we would stay again at Sandpiper cottage.

The property
Entering Sandpiper Cottage from Park Road though the panelled front door into the dining room with an original open fire (not in use), traditionally oiled floor boards, original wall panelling, a smoky black glass dining table with seating for four and a glass side table A door from the dining room leads into a stylish living room with charcoal grey sofa and armchair, dark glass coffee table, white painted floorboards, a 32 inch flat screen TV, DVD player and WiFi The focal point is a wood-burning stove, ideal for winter breaks spent reading or watching DVDs in cozy comfort.
The living room leads to a large kitchen with large glass patio doors leading out to a small, decked patio.
The fitted kitchen was handmade by local joiners and painted in Farrow and Ball paint to compliment the terracotta floor tiles.
There is a single range-style cooker with a 5-ring gas hob and electric oven, a dishwasher, fridge, microwave and extractor fan and a washing machine can be found in the utility room accessed over the small, decked patio. Raising to the first floor are the wooden original cottage stairs with a handrail lead up to a small landing with bedroom one dressed in off-white and deep red colours for a restful sleep.
There is a king-size handmade oak bed made by a local craftsman, original pine floorboards and open fire (not in use), bedside tables, chest of drawers and a built-in wardrobe and the En-Suite Shower Room and a large shower with white and grey-blue tiles and white painted floorboards, w.c.
and hand basin.
Next is bedroom two, a twin bedroom in grey-blue and off-white colours with original floorboards and natural coir rug, an open fire (not in use), bedside table, and a built-in wardrobe.
Also off the landing is the bathroom with a deep free-standing Victoria and Albert claw-foot bath, w.c.
and hand basin, original floorboards and lovely painted wall panelling.
The outside is accessed patio doors in the kitchen lead out to a small courtyard, nestled in the gap between neighbouring cottages, with bin storage.
(The next door neighbour has a right of access over the yard although this is rarely used.) There is a utility room which houses the gas central heating boiler and a washing machine.
On-road parking usually available in nearby side streets.
The captivating town of Aldeburgh is within a short walk and has an excellent range of shops and amenities and the neighbouring towns of Thorpeness, Southwold and Walberswick, are worth a visit too.
If you want to get at one with nature, then you’ve come to the right place; try Orford Ness Nature Reserve, RSPB Minsmere and Dunwich Forest for sightings of local wildlife.
For some fantastic days out check out attractions such as Easton Farm Park, Framlingham Castle, Sutton Hoo, Halesworth Museum, Africa Alive Zoological Reserve and Somerleyton Hall.
