  • "My partner and I had a lovely 3 night stay at frater house."

    The property is set in a beautiful, quiet village which is just what we wanted. The layout of the house is quirky,unique and much more than we expected. To be fair we didn't use quite a few of the rooms as it was a lot of house for just the two of us. That being send I would be more than happy to stay there again. Anna was a perfect host. Very friendly and welcoming and quick to answer any queries .

    Clean, well equipped and extremely spacious. Ideally placed to explore the area. Very quiet and peaceful location. We had a great relaxing stay and will definitely want to return. The only minor criticism is the shower in the downstairs bathroom which is very compact and has the dreaded clinging shower curtain (a personal hate). It would be really great and more practical as a holiday let to have a walk in shower instead of the bath and separate shower. Especially as there is a bath upstairs. This would make it perfect

  • "We had a lovely stay at Frater House."

    The house was clean and the beds are very comfy. The house is an ideal base to discover the delights of Norfolk and Suffolk. A visit to Norwich Cathedral is a must and we highly recommend the Park & Ride facility. The owner is friendly and provided an information pack. We had no problem with locking the front door from the inside once the you heard the door click into place when closing. Our friends had the first floor bedroom and loved the room but would advise that the morning sun really shone through the skylights which would be no problem for any early risers. Overall, we would recommend Frater House.

  • "The owner was incredibly responsive and the cottage itself was simply amazing."

    It was quite hard to find the cottage first so signage could be clearer - the outside could also do with some cleaning as there were cobwebs everywhere. The inside was mostly clean and every consideration taken into account.

  • "The house was OK for our purpose (stopping for a couple days at Norfolk on our way back to Germany after visiting the Scottish Borders) but not one the best we've stayed in."

    The photos are showing a very modern house, but in fact it's been built in the 90s and frankly, it feels a little bit tired and could use a little love. The good things first: the beds were very comfortable, with clean sheets, no problems there. The bedrooms were of a good proportion too, with enough space to put clothes etc, and clean. The living-room space is nice and airy, great for a family of 5. The garden was lovely. But: The weird self-made front door was a bit off-putting; the lock was quite hard to use. It was impossible to lock the door from the inside; we locked it from the outside and then got back in through the back. Not ideal. The house could have been a litte bit cleaner overall: the bathroom fittings were all very clean, but there was quite a bit of dust in the corners of the bathrooms and the living area. And there were dead flies and moths lying around literally everywhere! The kitchen, sadly, needs a good deep-clean. The floor was sticky and the counters and sink had been only hastily wiped, leaving ugly streaks. The electric kettle was disgusting - encrusted with thick layers of scale. The small tiles on the back of the wall under the window were really filthy, particularly behind the sink - when I wiped them down even just gently, layers of grime came off. That's not the kind of hygiene I like in a place where I make food. (Also, there was no cafetière for making coffee; luckily we brought our own). Well-equipped, as others stated, the kitchen is not. The stove is an old electric one, taking ages to get water to boil, and the dishwasher had a setup that made it impossible to load the pint drinking glasses without falling over. Also, it's in desperate need of de-scaling. All the glasses and crockery had a gritty, chalky feel after having been "cleaned" in it. The kitchen was the biggest let-down for me. The outdoor furniture would have been nice to use, as it was a very hot couple of days, but it was dirty, covered in bird droppings and cobwebs. I don't want to have to clean the garden furniture in a house where I only stay for three nights! In the heat it was especially bad that the three doors in the living space (two downstairs and the one in the big mezzanine) could only be opened all the way, not just tilted so we had to close them completely at night, making the room insufferably hot for my daughter. The vent that we opened didn't really help. As there were no insect screens, in the evening the house was teeming with moths and grasshoppers. There were lots of spiders, too; not ideal for my somewhat arachnophobic daughters. When I got the owner's 26-page instructions of how to care for the house, I wasn't expecting a property that has obviously gotten so little love recently. The village is ok, we did manage to take a decent walk, but it's not your picture-book English village. The neighbour's property across the street with its strange wolf-head effigy and "up yours!" sign was downright creepy. We did enjoy driving to Kessingland beach, visit the fab aviation museum and taking a day trip to Norwich; however unless this house gets the makeover it needs, I wouldn't really recommend it, I'm afraid!

    Thank you for your candid review. I am sorry for the problems you appear to have found and the discomfort caused by the exceptionally hot weather. My housekeeping team put in enormous effort throughout the year to keep the house sparkling clean with everything in good condition. I myself made a visit immediately before your arrival to check the house and am surprised by your comments. I know for sure that the cafetiere was in the cupboard with the coffee cups. I ran the dishwasher and detected no problems. After use I cleaned the filters and topped up with rinse-aid and salt. I wiped the garden table and was able to operate the door locks inside and out. Never the less I will ask the housekeeping team to check everything you mention and assess possible improvements. As part of our quality control procedures a video is made of the house at each changeover. Guests are requested to call the owner or Sykes on arrival if they have any concerns about cleanliness or any other queries so that they can be addressed promptly. Property Owner

  • "Stayed here as a family of 3, we had a brilliant two week holiday."

    Spacious, clean house with a lovely big garden in a quiet village. Lots of local towns and villages to visit as well as a lovely coastline for day trips, Great Yarmouth, Cromer, Southwold . The 100th Bomb group museum is an excellent visit at Thorpe Abbot (free). Very helpful owner, I would highly recommend this property and location.

  • "Loved it! Loved it!"

    Loved it! The house was amazing - a wonderful modern house which worked beautifully for us. We had space and privacy set in a quiet sleepy village. The bed was huge and comfortable, the showers had plenty of hot water under a good pressure, the kitchen was ably kitted out. There was a snooker table too so when the weather was too bad to travel we managed to put it on the dining table and have a game. There was a very useful study too. We couldn't complain about anything. The holiday went far too quickly and I would love to come back to enjoy this house. Thank you so very much for renting out your little gem.

  • "This cottage was really comfortable for our family consisting of me, my husband, parents and son."

    The beds were comfy and the facilities plentiful. The only downside was the brightness in the bedroom upstairs as lots of windows in ceiling so woke up at 4am everymorning. We would stay again though and recommend to people who want the peace in this quaint village

  • "This is a beautiful, contemporary house in a quite village."

    The large open space in the hall, living and dining areas are perfect for our sunny week in May. The two bedrooms downstairs are comfortable and cosy and the master bedroom on the mezzanine level is impressive and feels quite luxurious. The balcony off the master and the outdoor staircase did feel a little precarious; I only used those stairs once and chose not to venture onto the balcony too often. The bathrooms are clean and well maintained. The shower in the second bathroom is very small, my elbows constantly hit the controller/mixer tap either shifting it to cold or turning it off altogether; a little frustrating. The utility room and study are perfect if you require either of them and the kitchen has practically everything you could need. The large driveway could probably accommodate three cars easily and the back and side gardens are a treat. The mature trees beyond the boundary are so beautiful and the back lawn was mown in the centre but left a little wild around the edges. This is the most contemporary house we have ever booked for a week away and certainly enjoyed the light and space. The village was quiet (other than birdsong) but the last couple of roads leading to and from the cottage are single width and blind in places. The grass verges were in full bloom in May so didn't help with visibility and it could be tricky in heavy rain or snowy conditions but I would still happily recommend this house.

  • "The beds were lovely and comfortable, the house was warm with the wood fire easy to use, however keeping an eye on the boiler temperature if you wanted a bath was a chore."

    The area is very quiet. The upper bedroom is a mezzanine with roof windows which meant it was very light. There were small window sized openings in the wall on the stairs looking down into the twin bedroom - not appropriate with teenage girls. The house was very echoey and noise carried.

  • "We really enjoyed our stay at Frater House."

    The property was so clean and tidy and very well equipped. We enjoyed relaxing in the evenings, playing board games (a good selection are provided) and exploring the area. It was very quiet and peaceful, my favourite time being coffee in bed with the door open onto the balcony.... nothing but bird song and sunshine! Beautiful! Would highly recommend and would love to return in the future.

  • "This is a lovely place to stay, peaceful and spacious."

    A car is a must have as it’s location is in a remote village, which of course adds to it in my opinion. The owner seems like a lovely person and very approachable. Upon arrival the property was lovely and clean with a little welcome pack for tea and coffee. Within the property it really is open and spacious. We went in the height of summer so natural light in abundance. Good chance to reset your bodies natural sleeping pattern. There are slight signs of tiredness in the decor but nothing that would stop you having a great time in Frater House. We used it merely as a base to explore which worked really well for our family. So overall I would thoroughly recommend this property

  • "We liked the feeling of space given by this strikingly designed property."

    Located in a quite rural location, it was very clean and well equipped. We found it rather difficult to manage the hot water system. The galleried master bedroom forms part of the general living area and works well if everyone wishes to retire at the same time. This combined area is full of light but there is no means of darkening the bedroom if that is desired. The garden was super and we enjoyed the visiting deer. We played plenty of snooker and appreciated Anna's call prior to our arrival.

    House very clean all the utensils and equipment clean A very comfortable house and a spacious Garden My only reservation is the Hot water system the Water never got above Tepid and whilst there is ample accommodation for six guests, six people could not have a shower one after the other, there was an Immersion Heater but it would be needed to be on constantly Also the upper floor space was uncomfortably hot

    I am glad you found the house comfortable but I am sorry that there was a problem with the hot water. The solar panels normally provide ample hot water during summer and the immersion should only be needed to top up. I will get an engineer to look into this matter further. Property Owner

    The house was clean and comfortable, and in a very quiet and attractive location. Denton is a good base for exploring the Waveney Valley, the Broads and the Suffolk coast. If the weather is poor, there are several interesting small towns nearby, and it is also not far from Norwich.

  • "This spotlessly clean quirky house is light and airy, with a totally private open garden."

    The peaceful location is perfect for a restful stay, switching off from the world. However it's close enough to amenities, and points of interest, to be good for more adventurous folk. And it's got the best wood burning fire that I've experienced in any cottage anywhere in the UK, with plenty of wood to burn. I would definitely recommend this place for active families or cosy couples.

  • "We have just returned after spending two weeks in Frater House."

    The house is most unusual, being an Eco house, and is a wonderful building. There is so much light flooding in and so much space to move around in. The house is well equipped, with everything that anyone might need to have a very comfortable stay, and the owner is very helpful. It is well situated for visiting local attractions and there are so many wonderful places to walk. A trip to Sutton Hoo is an absolute must!! The large garden is a joy and is visited regularly by a variety of wild life. One evening we were treated to a visit by a female muntjac deer and its fawn!

  • "What a fantastic property!"

    It was amazing watching the wild life in the field next to the property like rabbits, deer and pheasant. The highlight of the stay was to see a mother deer with its baby walk through the garden. The property was clean, bright and had everything you need for your holiday. Situated in a great location to explore, the local aviation museum was of great interest and 10 minutes away, and free entry, The Dove Inn what excellent food and fantastic hosts again only 5 mins drive.

  • "Beautiful house - we loved the light, airy space and the way almost every room had a door to the outside, and it was fun to be in such an 'architectural' space, loved the way the building plays with light throughout the day."

    Very well-equipped kitchen, we had everything we needed. Comfy beds, loved the dining area and double-doors to the deck outside. Upstairs room with its own little deck is stunning. Very clean and warm - would be nice to add a simple rug in the living room space for a more cosy feeling when we retreated to the fire in the evenings. Nice location - we brought our bikes for gentle meanders around quiet lanes. Shops, takeaways etc close-ish in Harleston (15 minute drive). The house feels private and not overlooked. Particularly loved having a proper supply of firewood (I dislike having to ask hosts for additional bags of logs - it was wonderful to be able to just sort ourselves out, other hosts should take note!) Great communication with host too. Thanks for a great stay! Recommended.

  • "On entering everywhere was spotless."

    We have been before but this time the owner contacted us prior to our visit in order to email us all the details. She also remained in email contact offering advice on things like places to eat as it was our anniversary while away. We found a card and a large vase of fresh flowers which lasted past the first week. We had very good weather and all the facilities offered in the large house made for a good holiday all round.

  • "The property could be lovely but a few things spoilt it firstly the bathroom window upstairs could not be opened as there is a external void and flies were attracted and there were dozens flies wasps moths butterflies in the void everyday."

    Also there were water butt's full very dirty water no lids full mosquito lavea and hatching mosquito right outside downstairs bedrooms. Around this same area very untidy old plastic pots overgrown so sitting outside bedroom not an option Few little things no bbq outdoor table very dirty very old cobwebs and dust similar upstairs balcony area It wouldn't take much to make a pleasant experience just some hard work tidy up and maybe stay there for a week see the customer perspective!!!

    Thank you for your feedback. I am sorry you were bothered by the flies - they may have been more than usual dues to the very hot weather but I will get some traps up. I do hope to get around to tidying up the small area outside the bedroom soon but the priority has to be the interior of the property and the garden offers plenty of space to sit and enjoy. I am not proposing to supply a barbecue as it could present a hazard on the timber deck and in any case disposable barbecues are readily available. Property Owner

  • "Though the house was generally as expected, the issue around arriving to find one of the doors was open and could not be locked almost finished the holiday before it had started (family of 4)."

    Sykes staff were understanding and curtious, however the inability to contact the owner or any representative, delayed the obvious decision to send out a locksmith, so that it wasn't till 10pm that the door was secured. I suggest your procedures around checking the property before arrival and how to react to an issue quickly for the benefit of the customer rather than the owner, need to be reviewed. We also asked that the door be fixed once we had left the following Saturday, only to discover someone had been round while we were out for the day. In my opinion all the double door locks should be replaced. Also (and I know it's not the end of the world) we had to wash various items of crockery/cutlery before use (not a fan of dishwashers), however is this not another thing that should be checked before arrival? The house would also benefit from new living room furniture and a TV that works! Why a house of such a futuristic design not have (at least) an external aerial and up to date TV is puzzling, however it did mean the kids had to talk to us at meal times.

  • "We had very wet weather in June, only Sunday and Friday dry."

    This meant we spent more time in the house than usual on a holiday. We found it almost impossible to get a signal on the tiny TV with only an indoor aerial. Ended up with aerial on top of a box, on a chair, near the patio doors then dare not even walk near it. We felt for this size living room the next size TV up with an out door aerial was warranted. We also felt like another reviewer that privacy could be an issue and maybe some sort of remote controlled blinds on the roof windows would shut the light out as we were woken up at 6 am or earlier every day due to this. However it was a lovely, quirky house with a brilliant kitchen with all the utensils you could need, and no road noise or disturbances to the peace and quiet. Saw many birds, squirrels and a neighbour's cat in the delightful garden.

  • "The location itself was ok, but wasnt really the idylic location desired as you would of expected from the listing."

    Garden wasnt fenced off from the side so our kids couldnt even go out there incase of getting out to main road or even people coming in to the garden. The actual hous itself wasnt the cleanest of houses and all cooking resouces and glasses and plates all had to be re washed before we could use them, shower heads were filthy and the rugs were so dirty and stained all over, booked this for a surpirise for my husband for a special birthday and it was not special at all, if anything we couldnt wait to leave. Would not be returning to frater house!

  • "We were fortunate with the weather in January."

    We found Frater House very difficult to find in the dark. Street names which were given were impossible to see (if they were displayed) in the dark. For some reason the 'sat nav' had no record! Two port hole type windows were inadequately covered to block the view from outside. We were impressed with the size of the building and the facilities, though.

    However, visitors should be aware that only one of the rooms actually closes off to the rest of the house. All the other rooms have internal window holes, so sound and light will come in and there is minimal privacy. There should also be a warning that the water temperature in the shower can change suddenly if another tap is turned on even briefly. We had a 4 year old in the shower and the water turned suddenly scalding hot which is really not acceptable. It would be helpful if sykes could include "decorated at Christmas" in amenities.
