"We had a lovely stay at 11a."
It was comfortable and warm. Sea glimpses from the balcony meant I could check the waves before going for a swim. Supermarket a few steps away. We would recommend this cottage.

We enjoyed our stay the 11a had everything we would want. Two things to note double bed is very soft, car parking in the street is challenging especially on a weekend. But the sea front car park at the end of the street is free 6pm to 8am and reasonably priced at other times

The heating is inadequate for winter weather, the backup fan heater drys out the air, and oil base radiator would be better, there is no thermostat control on the bedroom radiator. The sink in the shower bathroom is tiny too small to wash. There is no light switch at the bottom of the second set of stairs. The kitchen does not have adequate work surfaces, in place of the table should be a larder and slide out breakfast bar. The toaster is inadequate. Instructions on how to use the washing machine and cooker would help. The table and benches for eating are uncomfortable. As it is winter earlier access to the property when still light would have been helpful. Having the heating on in the middle of winter would have been a comfort rather than having to wait three days for the house to warm up.

Located just a stones short distance from the beach, 11a Manning Road is a fantastic seaside hideaway for a family or friends looking to explore Suffolk.
Enter into the bright and airy sitting/dining room, with the kitchen off of this space.
The kitchen/dining room is well-fitted with loads of amenities, so why not cook up a storm and enjoy your masterpiece in the light and airy dining area.
Stairs lead to the first floor, with the family shower room and the double bedroom leading out onto the balcony with glimpses of the sea.
A series of additional steps lead up to the second floor with two single beds, with a WC on this floor.
The balcony offers a wonderful spot for a morning cup of coffee or evening bubbles whilst enjoying the sea glimpses, in addition there is a quaint front garden with bench for guests to enjoy.
Felixstowe is a lovely seaside town resting on the coast of Suffolk and offers a great selection of amenities and attractions within walking distance of the property.
Here you will find bars such as The Alex Brasserie and Wine Boutique, tasty eateries including Ruby’s Kitchen, The Boardwalk and Alba Chiara, and convenience stores where you can stock up on essentials.
Enjoy a walk beside the pier, head over to the beautiful sandy beach, or enjoy the views from Felixstowe Sea Gardens and Cobbolds Point, Languard Fort and Nature Reserve.
There is also a local golf course where you can try out a game or two.
Kite surfing, paddle boarding, cycling on the national cycle route and numerous paths for rambling including the popular walk to Felixstowe Ferry where you can catch the ferry taxi to Bawdsey Peninsular.
Further from the property you will find the bustling town of Ipswich with a local park, riverside walks and museum, beautiful beaches at Aldeburgh, a golf course and beach at Thorpeness and many scenic walks through the Suffolk Coast and Heaths Area of Outstanding Natural Beauty.
