  • "A beautiful house just as described when booking."

    Well stocked for kitchen equipment, towels etc. The garden is kept really nicely and a great space for children and the family to play. Our only slight issue is the Aga, lovely but if you are not used to it, takes a long time to heat up. We would definitely stay again

  • "Moat Barn is a stunning house, a beautiful building with fun and quirky art work through out."

    They have really thought of everything, it’s a home away from home. Its a beautiful spacey house, so even with 10 of you, you don’t feel under eachothers feet and can ‘get space’ if you wanted to. Decorated and cleaned to a very high standard. Ample parking. Immaculate garden. Fab games room with lots of board games to chose from and floor space for the kids to sit and play. Maintenance man arrived on Monday to do the garden and hot tub and was a very friendly guy and did a fantastic job. It really is spotless. We cant wait to go back to Moat Barn soon! Thank you for a fabulous stay, its an absolute dream home and my family is completely in love with it!

  • "This is a lovely property, ideal for a chilled out family break."

    The games room is a great addition, as is the outdoor seating area and garden. Decor is fabulous, and the film room went down extremely well with the teenagers. Superb accomodation with everything we needed for a great stay.

    Only downsides were not enough mirrors, especially in the master bedroom where everyone wanted to get ready there was only a little mirror, a full long mirror would of been lovely but that’s only me being picky other than we loved out stay!!

  • "We were not aware that the property was next to a nursery school which meant that despite being in a beautiful rural location there was quite a lot of noise from cars, wheelie bin lorry and children."

    The property was very comfortable with plenty of space for us all, the dining room comfortably sat us all around the table with a lovely big kitchen area. The facilities of a hot tub and games room were great for the adults once the children were in bed. And the garden was perfect for the young children, with added benefit of table tennis and garden Jenga which we were not expecting. A slight issue we had was resolved satisfactorily with the owner. Overall we had a lovely family holiday and would recommend a stay at Moat Barn.

  • "Fantastic place!"

    Love the facilities and the decor was fun and interesting. Very well equipped and the AGA was great once it heated up. There was a power cut as we got there in the village but quickly resolved with no issues. Preseco and cookies were a welcomed treat. Hot tub very warm very enjoyable! All in all highly recommended and would definitely return. There were 10 of us

  • "To celebrate my wife's 60th birthday we had had our whole family there young n old and it certainly had that wow factor as soon as you walked in ."

    I loved the quirky artwork all around, the games room was awesome kids loved that. The beautiful kitchen was well fitted out, bedrooms where perfect for our needs and plenty of outside space with the hot tub being well used as well as the play area for the little ones. Now if there any down sides there are a couple which was the aga cooker as impressive as it is it takes a bit getting used too i would to see a air fryer maybe. Upstairs was very warm even in April the heating would come on and couldn't turn it off as well as the oven on it made warm all over . And children's room we could not undo the windows as they were locked and kids moaning how hot it was in there . Also wifi code was wrong in the booklet maybe a board with it on would be better. These are only small gripes and overall we all had a fantastic time and wished we could stay longer and hopefully will return one day.

  • "Fantastic location, layout and facilities."

    Very clean and well presented. Children loved the games room. Plenty of space, overall - there were 10 of us and never seemed to be tripping over each other. We would happily visit again. Hot tub could do with a service, as water became murky after a couple of days use.

  • "Property was beautiful and the pictures do not do it justice!"

    We had a lovely girly weekend away for a friends special birthday! Just a couple of things to note which were not ideal. Whilst the AGA is a beautiful addition to the kitchen, it took forever to cook food and totally impractical. The beds in the mermaid room were extremely uncomfortable to the point that 2 guest chose to sleep on the sofa for our 2nd night. However, all in all we loved our stay. Thank you!

  • "The property is lovely very cosy and space for everyone."

    The aga took a bit of getting used to. Hot tub was great for first few days but wasn’t cleaned during our stay so couldn’t really be used last few days. Slightly disappointed that when issue was reported we were told that someone would be out that day but they weren’t, no follow up call and issue not resolved before the end of our stay.

  • "Well beautiful property - everything we hoped for our family of ten for weekend."

    Heating, tub and AGA on for arrival which was great as requested. (Probably need a few more guidelines re AGA !!! ) Games room and hot tub extremely popular - in fact we didnt use the main lounge and logs for fire taken home. We had the very large queen bedroom which was so comfortable and spacious, but the third double bed could be improved for two adults. Excellent quality mattresses and linen good quality. Just small mention that a mat would be useful into dining room from hot tub - we used our own towels and a table protector would be a good idea - luckily we took sheets for the table. Overall great property - thankyou

  • "Really great house to stay in."

    The artwork all over the house was really a lovely surprise! As other people have said you do need to turn the oven on at least 4-6 hours prior to use so that’s more of a helpful piece of advice rather than complaint. Lovely and spacious and we got great use out of the games room.

  • "Beautiful converted barn."

    So much space and the garden is fab. My only critique would be to mention the day nursery attached more clearly in the description as I imagine if staying during the week it could be a bit noisy. A better outside light would be great to use the hot tub in the dark and the smallest of the double rooms the bed seemed very small for a double. The barn itself is fab though and everything provided was brilliant. Such a stunning area and we went to the Turks head for Sunday roasts and into Woodbridge to the Boathouse on the river the previous day. All food was amazing! Would definitely come here again another weekend.

  • "What a great week away with the family at Moat Barn."

    The accommodation was excellent, the extra downstairs space of the games room and cinema room was well used by all. The outside space too was great, wonderful large outside table to comfortably fit everyone and the added hot tub made for great evenings. Good well equipped kitchen. Yes there is an aga but doesn’t take long to work out the oven temperatures. A number of previous comments have mentioned the heating up of the aga so I contacted the home owners who turned it on before our arrival and it was at perfect temperature when we arrived to cook dinner. Would highly recommend, and the decor made for some good conversations over dinner too.

  • "Had a lovely time."

    The cottage was a lovely building with mainly good facilities, comfy beds with nice clean linen and towels but some other areas needed a little more attention. One of the reasons we booked this cottage was for the hot tub. When we arrived it wasn’t working and was filthy. Should be checked before new guests arrive. We reported this and although it was fixed we couldn’t use it until the Monday evening. Also there was not enough hot water which was put right on the Saturday. A pump in the bathroom was leaking and was still doing so when we left. The grass was quite long and needed cutting which should be done every week before guests arrive. Needed some comfy garden chairs. Also there is a nursery attached(Monday to Friday 8am to 6pm) and if you wanted a quiet breakfast or quiet time it was impossible because of the noise. I don’t remember this in the description. The Aga was not appropriate for the cottage as it took too long to warm up.

  • "The property was very comfortable and in a great location."

    It was very peaceful and fantastic for all our Grandchildren. The only items that could be improved on in our opinion were the cleanliness of the hot tub ( we cleaned the water line scum ourselves before using it), the grass could have been cut better around the children’s swings/slides where there were stinging nettles and some maintenance needed on the dining room door (wood trim hanging off) and pool cues need repairing.

  • "Beautiful house in a lovely area, ideal for a family or friends gathering."

    We thoroughly enjoyed ourselves; however we did have a few issues. TVs and internet were not working and from reading the guest book this had been an issue for the previous two guests. The house alarm randomly triggered at 11.30pm on the first night, which woke all the children - there was no mention of the alarm in the house literature so no info on how to silence - fortunately it stopped of its own accord and didn't go off again! I did contact the house manager, who tried to get hold of the owner but without success (presumably the owners don't want people knowing the code but they could provide guests with an alarm fob). Sykes instructions state the Aga takes 2hrs to heat up, the house literature states 3hrs, the house manager said more like 4hrs and that she had suggested literature be changed. This caused us problems as I had taken Lasagne for our party, which was not microwavable. Aga was put on at 4pm, Lasagne was put in at 5pm, at 8pm we went to the nearest garage in search of microwavable food as our own food was still only luke warm. Some comfortable garden chairs are needed. Heidi the house manager was prompt in taking my calls re. the Aga and alarm and did her best to help. Overall, I would recommend this property.

  • "The house was well prepared and stocked for our party."

    Very pretty and quirky. The single bedroom was less usable as it has an open space into the hall below and suffers from light and noise from that source. After rain, we found that the car parking spaces turn into a small lake, which makes life difficult getting in and out of vehicles, particularly with small children. Our reported problem with the hot-tub was dealt with quickly and efficiently. The garden would have been more usable if it had been mown before our arrival. The grass was so long the children had to wear wellies to go into it and it made clearing up after our one small dog very difficult.

  • "We had a lovely time with family."

    Very large house which accommodated us well. The house could be cleaner lots of cobwebs and dust. Different settees in lounge. The beds were very comfy and linen exceptional. Looks like it is undergoing decoration as some bedrooms had new carpet but some very worn. Love the unique art work and decor. The garden gate was locked open so couldn’t shut it.

    We apologise for the slight issues with handprints and cobwebs. The housekeeper has been fully briefed and the issues resolved for future guests. Carpets have also been all sorted. Property Owner

    Good food, great chat, a tipple and some wine, all the ingredients for a wonderful time. Beautiful surroundings - so still. A luxurious kitchen, spacious and clean. A resplendent hot tub to relax and unwind. An electric mix of art makes it one of a kind. Behind every door lies a stay to discover, from mickey to Marilyn, Audrey and other breakfast at Tiffany, under the sea, a dream come true for the child in me. A gorgeous hideaway, a retreat in the green, one of the nicest places we've every been!

  • "We had a very enjoyable stay in the barn, which is very comfortable and well equipped."

    The garden was perfect for young children and we all enjoyed the hot tub. A visit to Sutton Hoo was very interesting and a walk around the local countryside in the autumn sunshine helped us appreciate how beautiful Suffolk is. If only we had had more time..... we'd love to come back!

Woodbridge is a historic riverside market town boasting an outstanding selection of independent shops, restaurants and pubs. The town has been famous for boatbuilding, rope and sail making since the Middle Ages. The working tide mill is a major attraction and a must visit for anyone staying in the area. The River Deben runs alongside the town and is popular for boating, walking and wildlife with wonderful views over to the National Trust site of Sutton Hoo.
