"Enjoyed an excellent few days at Ferry Cottage over October half term."
A rustic farm cottage in a peaceful, rural location, but still easy to get to surrounding towns and villages by car. Good facilities (oven, shower, TV, WiFi etc. all seemed fairly new). We were even treated to a tour round the farm to meet some of the animals, which was a great experience for the whole family, ranging from 6 to 74yrs!

We found it under Remote Cottages, and it's exactly that. You can get to lots of touristy places by car if you want to, but the lovely thing about this place is no traffic, no noise, you're in the middle of the countryside and the peace is amazing. You won't find a single plastic plant or inspirational message on the walls, just a solid country cottage, which is what we like

The location was nice but the Cottage was so run down the front door didn’t lock properly, the stair carpet had all stains,it needed a new kitchen the curtains and cushions were dirty. I would like a refund as the cottage wasn’t upto standard. It’s cheeky what you charge for this property when it’s in bad state.

The owners couldn’t have been more helpful and generous, sparing time to take my mum and me around this fabulous equestrian centre. Though I’m reluctant to say the house needs a lot of TLC, especially the garden with unkempt lawns, borders, and wobbly garden furniture. The inside was generally clean and the beds comfy, but again there is a need for some love and attention to be spared on it. Such a shame as it has huge potential to be a wonderful holiday cottage. So I hope it gets it.

"In a delightful situation with walks to the coast path."
Orford Village for shopping and a great pub at Snape (Golden Key) are nearby. Very quiet and peaceful. Friendly owners welcomed us on arrival. The rooms were large with a big table in the kitchen, comfy sofa and bed and a very nice smart TV. Powerful shower much appreciated. First impressions were, however, disappointing - the garden was unkempt and the grass in the large front garden (dog secure) hadn't been cut for weeks. The back garden was even worse - hadn't been cut for months. Bulbs missing in equipment - the cooker hood had no bulbs in it so they had obviously gone some time ago and not been replaced. A particular problem as the light in the ceiling was obscured when you stood in front of the appliance. The standard lamp in the sitting room, the only alternative light source to the ceiling light, did not have a bulb in it. When the owner supplied one we discovered that there was no plug socket near enough to switch it on so it obviously had not been used for some time. Reorganising the furniture was necessary to have subdued light in the evening. There were only 3 water glasses for a cottage sleeping 5, a motley selection of 5 forks and 5 mugs which was OK for the 2 of us but would have been v inconvenient for a full house. The drinking water jerrican was an inconvenience we had not anticipated. There were other maintenance issues which I could list but the above provides a flavour. Reading previous reviews it was apparent that our predecessors had made comments on maintenance before. As we left in heavy rain the roof was leaking in the lobby at the back of the kitchen and the farm roads were rather frighteningly flooded on the way out. We had a lovely time in Ferry Cottage and the weather was superb for our stay apart from the last day, but I rather felt that too little effort had been made to prepare the cottage for visitors. I have not stayed in a property like this for years and I take 5 or 6 cottage holidays in the UK each year.

"TV didn’t work."
Kitchen had damp issues and pan cupboard was full of damp and smell of it wasn’t pleasant. Dishwasher didn’t work. Water for drinking in a container that had a tap that was hard to operate and container wasn’t changed during our stay, stale drinking water. Beds great, linen clean and area good to visit . "This was a very good holiday cottage for us, as we needed a remote rural retreat at very short notice, and the owners went out of their way to accommodate us."
The property is well equipped in the kitchen, such that we were able to prepare a variety of meals extremely successfully. Obviously, given the location of the property, the local roads are narrow, but this is only to be expected, and is not a disadvantage. We encountered very little traffic, and the location is extremely peaceful, with very good stargazing opportunities after dark! Overall, we were very satisfied with the property.

There was no visitor's book, which in other holiday accommodation I have found very useful, both for recommendations of things to do in the area and as a space to put feedback comments. We would have found some extra kitchen equipment useful: more mugs and a sharp kitchen knife

The cottage was charming, not luxurious, but clean and comfortable, with everything we needed for a short stay. The walks from the cottage, down to the river and along the Suffolk coastal path were beautiful. The owner was friendly.

Shower was great and clean towels provided. Inside there are a few little jobs that could be done such as the curtain rails fixing property and the larder window fixing. Outside the bushes next to the house could be tidied up away from the walls which would facilitate the windows being cleaned. We had a nice week but with a bit more TLC would be perfect.

If it was smartened up we would stay again. We couldn't contact the owners as wanted to let them know there were mice in the house.Droppings in kitchen cupboards put us off cooking. Also sorry drinking water accessed in a storage tank only . We did however enjoy comfortable beds and central heating worked well.

This was a lovely cottage and we enjoyed the peace walking and cycling from the cottage into the countryside.

"This is a little cottage on a working farm."
There were horses and sheep in the surrounding fields (much to the delight of our children). The cottage itself is very cosy, with a wood burner in the living room we bought more firewood and had very cosy evenings in front of the fire. We did go during February half term so initially it felt cold as empty houses do, but it soon warmed up, the central heating worked well and the cottage owners were super responsive whenever we needed to contact them. We were also invited to look around the farm and the littlies loved the lambs and the horses. The farm is situated in the middle of some beautiful countryside, and near the coast. We visited Framlingham castle which was fun for the children and Sutton Hoo is also nearby. We would also recommend the most amazing Indian/Bengali food restaurant ever, The Royal Bengal in Woodbridge a short distance away, probably the best Indian food I have ever had. If you want a quiet break away without the frills this is certainly the place for it, beautiful and peaceful the cottage is really cosy snug and clean. We all had a lovely time.

Heating good and bed’s comfy. Horses, sheep, Rheas and Alpacas. It is down a long muddy lane through a farm but hey it was December. Surrounding area of Suffolk is lovely. Would recommend if you want peace and quiet. Host was a nice lady.

we enjoyed our week and wouldn't say it totally failed our expectations but it didn't quite meet them either. there was a problem with the drinking water which I believe had been mentioned before but this hasn't been sorted out, they put 20litres of bottled water there and left a number to call to get it replenished. the drains kept blocking up so this needs looking at. we have stayed at numerous places before and all have supplied simple things like salt, pepper, sauces and a dish cloth, seems petty but when you get there on your first night with food and don't want to go out these things are a little annoying. they also need someone to sort the curtains out as they have quite a few issues with them! beds were very comfortable and clean. shower good, heating very good, log burner really good, wifi terrible and phone signal ok(ish) but that was actually a bonus as we wanted peace and quiet.

"Situation is everything."
If you want rural isolation, peace and quiet and great views this is the place. You will need to accept every trip involves a long drive down a narrow lane and shops,pubs etc are 15 minutes drive.To us the chance to sit in the garden and gaze over the fields was worth it.Great shower,comfy bed,adequate furnishings etc all add up to a lovely country bolt hole.

"We were worried about the rear access being very easy to trip over because of uneven ground, and about being unable to drink the tap water because of a problem with the well."
It was a nuisance having to boil water or use the (helpfully provided) bottled water for teeth cleaning etc, and we did not expect to have to do this. The property is clean and well provided but it certainly isn't three miles from Orford except by drone! Three miles' driving in any direction is still.....er.....nowhere at all, and that is part of the appeal! All that said, we had a lovely week and the owner/caretaker was delightful and helpful. We would be very happy to go back when the well is fixed.

"If you like to get away from it all on holiday, this is the place for you."
It’s a semi detached so apart from the possibility of someone next door, you are just surrounded by fields of horses, sheep, alpacas and birds. We enjoyed the riverside walks from the cottage and got in the car for trips to the beach, forests and towns. There isn’t any passing traffic and it’s about 3 miles from the nearest shop. Inside it’s warm with good heating and hot water and a log fire in the cozy lounge with leather sofa and two arm chairs TV and DVD player. King sized bed was really comfortable. The other bedroom had three spaced out singles and the bathroom was downstairs through the kitchen. It had everything you need for a get away from it all break.

"We had a lovely holiday at Ferry cottage however the only thing that ruined it was the ridiculous amount of flies in the cottage - there were literally hundreds in the kitchen."
We had two toddlers in our party and the flies would literally be crawling all over them when they sat in their high chairs at mealtimes. This ended up ruining our holiday and for that reason we wouldn’t come back. I totally appreciate that it’s on a working farm and there is bound to be flies but the amount that would congregate in the kitchen was just ridiculous. We tried keeping the doors and windows shut, making sure no food remnants were left out and using the fly spray provided by the cottage but still they would appear. Apart from this we had such a nice stay but this issue unfortunately ruined it for us - especially with two young children.

The beds are very comfortable, the shower good and the farmhouse style kitchen serviceable and attractive. The cottage is sensibly equipped and clean where it matters. We enjoyed our week there and the attractions of the surrounding area.

"A cosy, well equipped rural cottage."
It's about 3 miles from the Church to the cottage. Mob and WiFi is very good which is reassuring as even though it's a semi-detached cottage, the other cottage is also a holiday let and unlikely to be occupied and the nearest (farm) house is about 1 mile away. Not really lawns more like rough pasture. It took a while to find the washing machine as it's in an outhouse and the grass and path to it are overgrown. Boiler house/pantry and outhouse are obviously a work in progress. We never found the Games Room or BBQ. The stairs to the bedrooms are steep but there are hand rails on both sides of the wall. Plenty of hot water for baths etc but there is no slip mat or grab rails in the bath. Central heating very efficient, a well stocked wood basket for the wood burning stove. Kitchen spacious and a pleasant place to cook and eat. Plenty of walks nearby, during our stay we saw deer and sheep peering into the garden, squirrels scampering across the grass, numerous hares, plenty of bird life, and down the lane we saw alpacas, geese and guinea fowl. An easy 10 mins drive to Orford (especially good on Saturdays when there is a small Country Market) which has an interesting Church, Pinney's Smokehouse, 2 good pubs and an excellent village shop with pleasant friendly staff and for a real treat The Lady Florence does lunch or evening cruises down the Alde with excellent food.

The very rural location was wonderful for 2 animal lovers as we were surrounded by 72 horses, some alpacas, sheep, guinea fowl, deer and wonderful variety of birds. The cottage was comfortable with everything we needed plus a lovely garden which even my Jack Russell couldn't escape from! The surrounding countryside was beautiful and like stepping back in time. Orford village was lovely with boat trips and dog friendly pubs. Didn't want to come home.

"Arrived at the property at 5."
30pm and it soon became obvious that it had not been cleaned or the beds been changed. There were dirty towels on the bathroom floor. The bins were also full. I rang the number in the house book (which needs updating) and were informed by a very rude and abrupt man that they were not expecting anyone. The cleaning lady that arrived was very apologetic and said the previous tenant was also not expected (does anyone know what is going on). You need to send your representative at the earliest opportunity as these people have totally spoilt my few days holiday and are doing your business harm. There were also issues with the property not being up to standard. Kitchen curtains were missing and the ones that were there were dirty. 3 broken floor tiles near the cooker. Windows dirty. Downstairs bathroom not clean. Electric fire in kitchen broken. Ivy over the windows. Garden a mess. No garden furniture. Hole in eaves allowing Jackdaws entry which sounded like a herd of elephants at first light. Apparently they have known about this for some time. I would appreciate your immediate response and will be looking to make a claim for a full refund. I have booked with Sykes Cottages many times before and will be reluctant to do so again if this matter is not resolved to my satisfaction.

"Great location in farmland, good walks and nature spotting!"
Quite a way off the beaten track, the actual farm could be better signposted! It was so peaceful at night, and we were fine with waking to birds and sheep noises - it was a farm after all!! Cottage itself was very clean and warm. We really liked it and my son (7) loved the farm.

It is ideally placed for Snape so would be an excellent base for anyone going to Aldeburgh Festival events, which we were. Unfortunately we would not recommend it during festival time. You would expect some noise in a rural location but not necessarily rooks nesting in the roof space and possibly a squirrel, which made it impossible to sleep after 4.30 am. it seems that the owners were aware of this problem before we arrived but made no attempt to (unsuccessfully) try to do something about it until we complained after the third night. As a result we are home after a holiday more worn out than we were before we began the holiday

The location was perfect for us. My dog Poppy loved walking the fields and being at one with nature, which is what she is used to. Lots to see and do in the surrounding area if you are the outdoorsy type, which I am. So much wildlife to watch see and interact with. Perfect holiday. Definitely recommend.

It was clean and well equipped on arrival, we were left with contact information to allay any "what do we do" fears, the views were splendid and the cottage garden very expansive. Altogether an excellent country holiday location.

Through the farm and on a bit. No ambient light, so when it's dark, it's dark!! Watched bats flying around in the evening and great stars on a clear night. Comfy rooms, though a very steep staircase to the bedrooms on the first floor. Nice and airy rooms though the main bed creaked if you moved. Living room and kitchen functional and comfy. Bathroom is in the out building behind the kitchen. As we were there the last weekend in October, we didn't use the garden as we were out all day. A lovely functional house that was warm and comfortable. A great relaxing weekend.

The property

This charming, semi-detached cottage is located in the heart of the owners 600-acre working livestock farm, close to the village of Orford in Suffolk.
This lovely cottage is a perfect base for exploring the Suffolk Heritage Coast by foot, cycle or car and is ideal for nature lovers and birdwatchers, both from the comforts of your cottage surroundings and also from the numerous wildlife reserves close by.
Offering far-reaching views over open countryside and marshland and although the cottage is in a remote location within half an hour you can be visiting many of the highlights of this wonderful coastline and inland market towns which has made Suffolk such a popular destination.
There are excellent walks from your doorstep and fantastic off and on road cycling also close by.
Drive up the unmade road and park up outside your cottage, taking in the view from the front of your cottage.
Walk up through your front garden and enter via the main front door where there is a porch, ideal for storing walking gear.
Downstairs has a cosy sitting room with woodburner and views over the cottage garden to the front of the property, an ideal room for relaxing whatever the time of the year.
There is also a well-equipped kitchen with dining table and a ground floor bathroom.
Upstairs has two good-size bedrooms, a master bedroom and a second room with a double and a single bed.
Outside this attractive cottage is a lovely private garden where you can relax with a cup of coffee and a good book or dine alfresco using the barbecue.
This delightful cottage offers a quiet, rural retreat and there is a wonderful river walk from your doorstep to the delightful village of Orford with its remarkable 12th century castle, a selection of good pubs, a village shop, bakers and excellent fish restaurant and smokehouse.
Snape Maltings is a short drive away with an excellent section of shops, eateries and, of course, the world famous concert hall, with events on throughout the year to enjoy.
SPB Minsmere is also only a short drive away.
A little further afield brings you to the trendy seaside town of Aldeburgh, now home to a wide range of popular shops, restaurants and pubs not to mention the fresh fish for sale along the seafront and wonderful pebble beach.
The neighbouring village of Thorpeness is worth a visit with its boating lake, great fun for children and the young at heart alike!
Make sure you also visit the nearby market town of Woodbridge and even take a drive further up the coast and explore the popular seaside town of Southwold, Walberswick, famous for its crabbing and the lost city of Dunwich.

The attractive, unspoiled fishing village of Orford is situated on the bank of the River Alde and looked over by its magnificent 12th century castle built by Henry II. The village is home to a hotel and restaurant, two pubs, village store, bakers and wonderful fish restaurant and smokehouse.
