Beautifully refurbished cottage in a great location next to miles of beach. No need to get back into the car if you simply wanted to relax - hospitality and recreation on the doorstep. The information pack provided by the owner was particularly useful. He also outlined the history of the cottage and provided historic photographs of Kessingland which made staying there feel very special.

Thank you Mike - glad you found it to be be both relaxing & restful ! Having grown up in the village it’s good to share all the history too - my great uncle would be pleased his photos still being enjoyed. All the best, Will Property Owner

  • "!st week of September booking for us - our Anniversary! We couldn't have chosen better - it was a home away from home"

. Everything was thought of - even a hairdryer (although it was suited for drying not styling). The kitchen was fully equipped - all the tools you could possibly need on holiday, and some you might not - even a fully loaded spice rack; condiments, and tea, coffee, sugar. As a conscientious renter we did make sure that we replenished any of the consumables - seems only fair! Plenty of blankets, for those chillier nights - not that we had any on our stay. A super comfortable bed ensured a good nights sleep. I did take my eye mask, so as to ensure no light pollution woke me too early, that did serve me well. The bathroom was spacious, with a good shower over a deep bath - absolutely splendid. Will, the owner, left a really useful information pack on the table, detailing local places to visit, and the history of the cottage - very informative, and most useful. If any further info was needed there was a very knowledgeable neighbour (Pete) popping into view most days - he was friendly and helpful. We made use of the recommended local chippy and Chinese takeaway (who delivered to us). Both were detailed in the info pack - and yes, they were definitely worth making use of. With some doggy treats left for our four-footed fur-baby, we were totally settled for a delightful week-long stay. Would we go back? A resounding YES! Anything we would change? No, everything you need is there - it is for a self-catering holiday after all! Thankyou Will - we loved it!

Hi Cheryl - thank you for a fab review & definitely 5.0 star thanks for all of it ! Very pleased you enjoyed the stay, the house & the F&C - still my favourite Friday supper after 50 years ;) Come again anytime, use the iron & take in the sea air - you’ll be very welcome Property Owner

  • "A nice little cottage which provided a comfortable stay and everything we needed."

The beach is a 3-4 minute walk, very uncrowded and completely relaxing. The dog loved it too. The 2 local supermarkets are a fair walk away or a short drive. Just to mention that two pillows in each pillowcase really doesn’t work, the pillows were like boulders and quite unusable. Perhaps two more pillowcases for future guests.

Hi Candice Thanks for leaving feedback & glad you enjoyed the stay & the beach especially as you’ve seen it at its busiest!! I’ve passed on the comments about the pillows to my cleaner Steph as it’s definitely not the norm to have all four pillows in just two cases so thanks too for flagging. We’ve been letting the house for a few years now so the feedback always needed & much appreciated so thanks for making the time. All the best, Will Property Owner

  • "The cottage is lovely and the location is great as it’s a two minute walk to the beach."

Overall we were really pleased with the cottage and had a super time. But there are a couple of things that can easily be improved: overall cleanliness wasn’t as good as other cottages we’ve rented, with dust and an old sock under one of the beds. Doesn’t take much to sort that out. Kettle needs replacing as the on/off switch is temperamental. The patio area needs weeding and the lawn needs mowing. General housekeeping stuff which is easy to fix. But a great place nonetheless.

  • "We had a lovely week."

It was just what we needed a week by the sea. We are Norfolk people and know the area. We picked it for a peaceful time and we certainly got that. The garden was ideal for our dog as was the beach a hop and skip away. It was spotless infact I was so pleased I left the cleaner a box of chocolates in recognition of the fact. My only suggestion would be a bread knife. We went to the local bakery and bought a loaf of bread , the knives in the cottage wouldnt cut it and alas no bread knife

Hi Lynda Thanks for your fabulous feedback & for the chocolates too - Steph looks after the cottage for me & she’ll be tickled by the feedback. I’ve added bread knife to the seasons input in things to add & so thanks for letting me! Glad you found Bushells bakery too - they are a recent addition to the village so will add them to the guest guide. Thanks for staying too & while Norfolk has its charms I hope you’ll come back to Suffolk too. All the best, Will Property Owner

  • "Lovely cottage and location, dogs loved the closeness of the beach!"

All good within the cottage, easy to keep dogs downstairs as a door to close, however having access to the living room and no blind/curtain on the long window meant an up at sunrise dog barking at everything they could see! Also blind in main bedroom lets in light early too on the right hand side of the blind, however that's something personal to us. Just some cobwebs to be cleared in patio area but otherwise no problems at all. We didn't cook as a short stay but it looked like the owners had thought of everything. Loved the kitchen, having plenty of space to put our own stuff and plenty of room upstairs. Thank you for a lovely stay.

We swam every day, the beach being only a very short walk from the garden. I saw a seal on the beach one early morning which made my day! The house is a perfect base for exploring the area - we went to Norwich for shopping and the cinema and Southwold for lobster and chips at Sole Bay fish and chip co. The house is very comfortable and generously equipped with everything one might need, which was much appreciated. We very much look forward to returning!

Only suggestion would be another lamp in the sitting room to give some extra light without having to have the main light on. Loved the colour scheme. Friendly neighbour next door.

Hi Sue Thanks for staying with us & for your feedback too. It’s a fab spot too & so glad you enjoyed it & Pete next door. Come again please as we are doing a few tweaks in the quiet time ahead & the lighting on my list ! All the best, Will Property Owner

  • "Very nice cottage and everything we needed apart from no tea pot!"

Also no extractor fan in the bathroom. Both front and back garden need some TLC. Lots of weeds and unloved plant pots where the plants had simply been left to rot. Apart from that the cottage itself was very comfortable.

Hi Sandra, Thanks for taking the time to give your feedback & for letting me know about the tea pot, the gardens & the extractor fan. Its been a very wet few months and so the garden has taken over with a mind of its own & so clearly its in need of some input . The tea pot is now in hand & we will update the guest handbook to ask that the extractor is not switched off at the isolator - it will though be checked at handover too so no excuses my side as we want to be on too. The feedback is always welcome so that can get straight on to make things better & so that so thanks for letting me know. All the best, Will Property Owner

Just myself and my husband and our two dogs. They loved being able to walk 100 yds down to the vast open beach. Little touches like providing a wash bowl and towel for muddy paws, and throws for the sofas made you feel very at home. Very sleepy village which suited us although everyone we met was super friendly.

Hi Kerry - very glad to hear you have enjoyed the stay, the beach & the locals as its a special place & quiet backwater compared to the hoards at Southwold ! Hoping to keep it that way as long as we can & so glad you enjoyed it. All the best, Will Property Owner

I particularly liked the dog biscuit bowl and dog cleaning facilities. The welcome bottle of Cava was a nice touch. I also loved the historical photos in every room. The inside of the cottage had obviously been recently painted to a high standard and I really liked the colour scheme. The position of the cottage was ideal for us as we wanted to visit the nearby bird reserves and quaint seaside towns. The short walk to the beach and dunes was ideal for dog walks. The enclose garden was also ideal for our spaniels. It was also touching to receive regular messages from the owner, Will, who could not have been more helpful. We has a wonderful week of great weather and some breathtaking wild life encounters at Minsmere and Dunwich Heath.

The property was very comfortable and well equipped and ideal for our stay. Catered well for the dog who had a great time on the beach. We had a few issues with the heating system which didn’t always seem to respond as advised. The evenings could be quite cold and heating was needed but not always available. The owner is aware and has promised to look at the situation. Not a major issue but worth mentioning. Kessingland itself is a bit limited with few facilities and looks a bit tired. However offered a good base to explore and we were able to see quite a bit of the area. The owners have provided everything to make for a comfortable stay.

Hi Doug Thanks for your feedback & for taking the time as it’s always good to hear how each stay went & glad it was 100%. I appreciate you’ve flagged the heating as otherwise we’d have not found that the thermostat & boiler had stopped talking to each other ! All fixed & found to be back on track so much appreciated. Re the village itself it has been off the beaten track for a number of years & so great for exploring from but itself quiet in the off season & tends to wake up a little as summer comes around. With the house itself comfortable I’m glad to hear you found everything you need & I’ve also brought the BBQ out of storage now so thanks for letting me know that too.
