    Really nice property in a tranquil location. Easy reach of shops and other places of interest. Well equipped and comfortable accommodation. Comfy beds and plenty of shower rooms/bathrooms for the large party of guests Nice to have the table football, and the table tennis etc in the barn.

  • "Fab house that appeared to have been recently renovated to a very high standard."

    Plenty of space too for our family gathering of 9 adults and 3 children - literally had everything we needed for our long weekend! Brilliant location just by a lake, where we saw stunning sunsets and plenty of local wildlife. Close to Aldeburgh for fish & chips and beach walks, also the White Horse Hotel in Leiston does a delicious Sunday roast which hadn’t expected. Will definitely be back!

  • "Fantastic property."

    Clean, better than the pictures. The grounds are lovely and lots of great facilities. The table tennis table and darts board are great! You should provide more information on the facilities available. I.e. we didn’t know there was a BBQ as we would have planned to use it otherwise. Also coffee machines and the fact that one has a grinder attached. Again would be helpful information.

  • "The property was amazing and even better than we expected from the listing."

    So often you see photos and when you get to the place it's smaller or less impressive but this property is the exact opposite. The whole house is well presented and furnished, the kitchen had absolutely everything we needed to feed 10 people at once and the games facilities were a great addition. The only thing that wasn't perfect was the rooms on the ground floor being at slightly different levels from each other so multiple people tripped entering and exiting rooms over our stay. Once enough people had done it we were all a lot more cautious. Other than that this is a great property that I hope to stay at again

  • "We spent a wonderful weekend at the farmhouse celebrating a big birthday with family and friends."

    The house is spectacular; it has clearly been renovated using the highest quality materials whilst retaining every bit of original character. It spraws over three floors and each room has been carefully decorated in keeping with the age of the property, apart from the bathrooms which are contemporary and newly installed. The kitchen is lovely: huge, and equipped with everything you might need for a holiday with a large group. The kitchen and dining room became the centre of our large group for meals, games, and talking late into the night. There is a single bedroom on the ground floor with easy access to a bathroom which would suit an infirm person - just a single step up and down between the two rooms - but the house is not otherwise suitable for anyone with reduced mobility as the two staircases are narrow and steep, as expected in a house this old. The garden was where we spent much of our days: playing rounders and on the large open grass area or just lying on the lawn to sunbathe and chat. There are nice benches on the patio which seat plenty of bottoms, a couple of huge old trees to lie under, and a pond which is home to a heron and lots of waterfowl. It is so peaceful, with no other properties around. Some of us began the day with a cup of coffee in the small adjacent barn which has one side entirely open so we could watch the heron fly in with a fish in its beak and listen to the birds, which is the only sound you can hear. There's plenty of parking. At one point we had eight cars parked comfortably when friends visited for the day. I wouldn't want to be the person who has to clean such a large, rambling property, but it was immaculate throughout. Big thanks to whoever takes on that task! We found that the simplest way to locate the farmhouse was to input only the postcode into our satnav as it's one of the only properties in the entire postcode. The satnav took us straight to the farmhouse. The owner Mick was so helpful and welcoming, and was available at all times, including prior to our stay, via phone and WhatsApp to answer queries. We would all recommend this property to anyone. It's wonderful.

  • "This house is really lovely, very clean, in a beautiful and relatively isolated position."

    We thoroughly enjoyed out stay there in the scenic East Suffolk countryside. The thoughtful actions of the owners in providing a warm welcome for us were much appreciated. There were a few minor issues that arose (possibly as the property has not been available for long) and we took these up with the owner so they could be satisfactorily resolved for future guests. We very much look forward to a future visit.

  • "West House farm exceeded our expectations."

    It was beautifully decorated and furnished and was spotlessly clean. The kitchen was well equipped, the dining room seated 12 comfortably and there were plenty of toilet and shower facilities for our party. Would love to visit again in the summer to make use of the garden and barbecue. Would highly recommend.

LEISTON

Aldringham 1 mile; Thorpeness 3 miles; Aldeburgh 4 miles.

Leiston is located in the heart of the Suffolk Heritage Coast and offers excellent links to the popular seaside towns of Southwold and Aldeburgh. The town thrived by manufacturing steam tractors, and cast and machined metal products, in the late 19th and early 20th centuries. The town is now home to many of the workers of the nearby power plant, Sizewell, and is served well by an active leisure centre and the oldest purpose-built cinema in Suffolk, which today offers the latest digital 3D projection systems! The 14th century remains of Leiston Abbey lie northwest of the town and its high street has a good range of shops, banks, pubs, restaurants and takeaways, plus a Post Office and a library.
