"We were delighted with the accommodation: clean, well-equipped, tastefully furnished, nice finishing touches."
We appreciated the welcome pack, all the local tourist information, the informative folder, the Faith in Nature toiletries etc. Although the property is for 6 people, there were only two of us and would have appreciated a selection of smaller pans just to boil eggs/peas etc. One of the best properties we've stayed in - and we have stayed in many!!

"A gem of a property!"
Clean, well stocked and comfy. Beautifully decorated and maintained to a high standard. We travelled as two families, so the layout with the separate bedroom and en-suite upstairs was perfect. Weather was lovely when we arrived, so decided to sit outside in the enclosed garden; the only down side of this was that there wasn’t any cushions for the chairs, which made them really uncomfortable - maybe something to think about for next year. Would definitely recommend!

The property was ok but not being able to open any windows in the warm weather it was just too hot and we were unable to sleep at night so we went to the local hardware shop and bought a couple of fans it would probably been ok in the colder weather

Everything was there for a wonderful week. Great location and accurately described. Would definately recommend this property. Only small thing was the super king bed wasnt that size. A small issue which was not a major thing. 10/10

"Absolutely beautiful place."
The photos when we viewed online looked great. When we arrived it was exactly as expected, very clean, very comfortable and in a lovely quiet area of Leiston. We loved the layout as there was 2 couples staying which gave us loads of personal space, lovely treats left for our dog Lou Lou and a little box of treats for us which was a nice touch. Would definitely recommend this property to anyone wanting to stay.... 5*

"Lovely fog friendly cottage."
Garden is totally enclosed which makes taking the dog easy. Cottage is very comfortable and is stocked with everything you could ever want. Spotlessly clean too. Plenty of coast to see in the area too. Well recommended for a stay

"Absolutely brilliant property - has got to be the best we have stayed at."
Everything has been thought of. Kitchen has everything we needed and ample supply glasses cutlery china. The hole property is spacious well thought out with good quality furniture fittings etc. The beds are comfortable and everyone slept really well.The location is quiet with ample parking and within easy walking distance of the museum pubs cafes shops etc. Also well located to get about round the area and to reach the coast. Sizewell beach approx 5mins. First truly enclosed garden which Poppy loved. I could go on but will just say we will definitely be back.

"Lovely property."
Clean and very well equipped. The beds were comfy and the linen smelt fresh. Easy to park and great having the enclosed garden for the dog. But welcome park was 2 packets of biscuits and a bag of crisps - all several months out of date! Would have been good to have non slip bath mat for inside the bath - very slippy when wet. But these are minor issues. It was a great base location for days out and I would stay again!

"We loved staying here."
We’ve been coming to Aldeburgh for 10 years but decided to try this property and it didn’t disappoint. It was well equipped, functional and comfortable. I think the garden could do with a bit more comfort, maybe an outdoor sofa, fire pit and some shrubs but I can see the owners are planning a refurb for the garden in the new year. Overall though a beautiful property that has clearly been thought through with visitors experience and comfort in mind.

.. we used as a base to explore our first visit to Suffolk. Fit out was great with all the cooking utensils needed to feed a hungry family for a week.

"We loved our stay in the property but as previous visitors have pointed out, there is only really enough comfy seating for 4 people and we had to bring in 2 of the garden chairs each night."
The actual downside of this property is the outlook to the rear...if we had looked more closely at the advertising photos, we would have noticed the large college buildings that over power the view above the six foot fences. Also, some landscaping within the garden area wouldn't go a miss rather than it looking like a bland boring garden which it is.

"Great accommodation & beautifully turned out."
Beds wonderfully comfy. Location is good for getting to places along the Suffolk coast; Leiston itself is a working town and not as picturesque as the surroundings....but we were fine with this and thought the area stunning. As a group of 6 who like to cook, we did find the lack of saucepans (of a decent size) and no large glass pyrex dishes a little frustrating. However, we loved staying at the property.....and came home super relaxed.

"Everything was perfect, but if anything could be better, it would be the amount of comfortable seating in the lounge."
As a party of 5 adults, we had to bring one of the garden chairs in so we could all have a comfortable seat in the evening; it wasn't possible to get everyone on the existing sofas and be able to relax. Also, it may be worth letting guests know that the hot water leaves a greasy feeling on the skin (we assumed it was some sort of water softening treatment), but this is different to what we are used to in the Midlands and I imagine other regions too. Other than these two points, everything else was lovely. The house was really well equipped spotlessly clean and the information left was really helpful. The welcome pack was lovely too, thank you.

The cottage is very well presented and has high quality fixtures and fittings. Everything has been thought of to make a holiday comfortable and special. From the towels to linen the standard is very good and I he jar of dog treats a lovely touch. We would certainly stay there again

The property was spotlessly clean, beautifully warm and well equipped with quality bedlinen, large fluffy towels, fragrant soaps/shampoo and plenty of nice glasses/crockery. A generous welcome pack awaited us too. I would certainly recommend this property and its quiet location. Easy parking, a large Co-Op down the road and Leiston is centrally placed for visiting Aldeburgh, Walberswick, Southwold and all the lovely places around the area.

Very comfortable and thf welcome pack and toiletries was a nice touch . We have an electric car and may be worth mentioning that there is ev charger 50m away as that is a real bonus for an electric car owner. Very dog friendly- we had a great time.

Formerly an Edwardian Grammar School, 7 Old Grammar School, resting in Leiston, has been carefully renovated to create a unique holiday home for those looking to explore the coast and countryside of Suffolk.

About the location
LEISTON
Aldringham 1 mile; Thorpeness 3 miles; Aldeburgh 4 miles.
Leiston is located in the heart of the Suffolk Heritage Coast and offers excellent links to the popular seaside towns of Southwold and Aldeburgh. The town thrived by manufacturing steam tractors, and cast and machined metal products, in the late 19th and early 20th centuries. The town is now home to many of the workers of the nearby power plant, Sizewell, and is served well by an active leisure centre and the oldest purpose-built cinema in Suffolk, which today offers the latest digital 3D projection systems! The 14th century remains of Leiston Abbey lie northwest of the town and its high street has a good range of shops, banks, pubs, restaurants and takeaways, plus a Post Office and a library. RSPB Minsmere is a short drive away towards the coastline of the Suffolk Heritage Coast, which offers lovely walking opportunities through this designated Area of Outstanding Natural Beauty.
