    Such a dog friendly owner and cottage. We had good weather too and were able to sit in the spacious garden. Our three dogs loved the out door space and Thetford forest. A visit to Hunstanton beach was good too. All in all a great time. We have booked again

  • "The property was lovely, very spacious and clean with everything you need for your stay."

    Easy to find and good communication with owner. Garden was gorgeous and very safe for our small dogs with no worries of them escaping. The only negative for us was the area being very isolated and unfortunately there are no walks from the cottage to allow dogs off lead. This means having to go out every day to walk them which was disappointing.

    I’m so sorry that you were disappointed on your stay. However there are two off lead walks near the property. One only three houses down to the left as stated in the introduction book. Admittedly some times both tracks are blocked if the river is high due to rain, and we have had a very wet spring. One walk takes you all the way up to the next village of Foulden & is a public foot path. Thank you for your lovely comment ref the garden, we have tried to make it as dog & child safe and friendly as possible, and I appreciate your comment ref the cottage. Regards Fi Property Owner

  • "Another fantastic stay at Garden House."

    A few upgrades noted. The house is very well equipped, clean, comfortable and totally dog friendly. We loved sitting and eating in the garden during a very unusually hot week. There are some fantastic walks locally and just as we were due to go we find others to explore meaning we will have to return! We usually have a day at a beach hut in Wells next to the Sea which is amazing, although this year the tide was so far out we didn't actually get to see the sea. Also recommend a trip to Watatunger animal park where you can leave your dogs in kennels while you take the safari on electric buggies around 170 acres to see water buffalo and numerous antelope and deer. Thanks to Fiona for a very restful holiday in your fabulous dog friendly cottage. We will return.

  • "We had a perfect time staying at Garden House."

    Amazing host who makes sure you have absolutely everything you need, including additional touches such as fresh eggs, tea, coffee, sugar, biscuits and milk. The beds were so comfy we all had a great sleep. Lovely snug living room with TV although we spent most of our time in the dining area playing cards and sitting in the garden as we were really lucky with the weather. The garden is large, completely secure and dog safe and it's a beautiful garden with a lovely little hobbit house which has games, snooker, football table and darts. Plenty of lovely walks nearby and the village is so pretty. We had such a great time and we will book again in the future. The Errity's

  • "This was the best equipped holiday cottage we have ever stayed in, everything anyone could possibly need for a relaxed break was there."

    Very dog friendly, enclosed garden, throws on all the sofas and beds, dog towels, dog bowls, leashes and toys all supplied. Lots of books, games and toys to suit all ages and a lovely welcome pack. We thoroughly enjoyed our stay in this quirky cottage and would love to return again some day.

  • "We spent a wonderful 5 days at Garden House."

    The house was clean and had everything we could have possibly needed. The welcome package of tea, coffee, milk and biscuits was very much appreciated asl. We took our 3 dogs and the house and fully enclosed garden were well equipped for them as well. We would definitely recommend a stay here and can't wait to return ourselves.

    The truly secure garden was amazing for our escape artist dog (who never managed to escape!) and the puppy enjoyed exploring it. The cottage was full of character, warm, comfortable and so well equipped. We loved it and would happily return.

  • "2nd time staying at garden house and it's a perfect home away from home."

    Host is really lovely.and makes sure you have absolutely everything you need. Comfy beds and a large bathroom with both shower and bath (very useful for little ones) even tiny touches like bath toys which we forgot to bring with us! Lovely snug living room with TV although we spent most of our time in the dining area playing board games and put a fire on in there. Our little one spent most of her time in the little play room at the end of the house as it was full of books and toys. The garden is large, completely secure and dog safe, great for kids to play come rain or shine as it's a beautiful garden with a lovely little hobbit house which hosts lots of games, snooker, football table and darts (darts for the big kids obviously!). Plenty of lovely walks nearby. There is a little turtle pool which we didn't use this time as the weather wasn't warm enough. There are plenty books and boards games provided which proves useful on a rainy day. We are definitely booking to come back again!

  • "As always a wonderful stay."

    The owner has excellent communication a personable and friendly manner, and clearly takes pride in the details. There’s been lots of upgrades since our last stay and the owner is actively improving the cottage for the benefit of holidayers. Garden Cottage feels like a perfect home from home and we always enjoy our stay and have rebooked for next year. Northwold is a quiet historic village with lots to do nearby.

  • "Absolutely fantastic as always we've been 3 times now and will definitely be booking again, It's so peaceful, Our Rescue dog absolutely loves the garden because he can be free to roam all day as it's secure for him, He loves rolling on the grass and smelling the flowers and doing zoomies, Kitchen is well equipped with everything you would need, It's a home from home, We always love coming back here, The only downside which isn't the fault of the owner and I'm only putting this to make others aware that somebody kicked the gate when my dog barked at it and it bounced back and cut his nose and eye open which made him cry which is totally unacceptable, This wont stop us booking again but we will be watching out for them apart from this one individual everyone else In the village are friendly, The weather was great for the time of year only rained one day so was able to sit in the garden and read most of the holiday, Absolutely fantastic and will be back soon."

    After reading your feedback, I was so sorry to hear what had happened. I've had gate altered so it’s easier to padlock, so this won’t happen again. We have also put a wood strip down the center so the doors no longer have any gap between the gates. Sorry for the delayed response, but waited until work was done during our maint week.   • "This was a fabulous little find, a home away from home, everything you need and more."

    We had varying weather, the holiday home was perfect for rainy days and sunny days alike. So good in fact that we rebooked to come back next year on the day we arrived! There is plenty of room and the little play room at the end of the house was an added bonus, the hobbit house in the garden was an even bigger added bonus. Extremely dog (and child) friendly, both made use of the little paddling pool. Thankyou Fiona (and sister) for such a warm welcoming stay.

    The cottage really is a home from home with everything you could ever need! Really lovely cozy living room and a large kitchen and dining room. Comfy beds and large bathroom. Loved the welcome gift of fresh eggs and treats and of course the beautiful garden. Really lovely to sit out in the evening and enjoy. The kids loved the hobbit house full of games and got them off devices for a while at least! Great location to explore Norfolk, We enjoyed Thetford forest, local beaches and Sandringham plus the local pubs which are all listed in the welcome pack. Really enjoyed our stay we will be back!   • "Garden House has a calming magic, this beautiful old cottage made you feel welcome from the moment you walked through the door and the hobbit house with childrens games (and darts for the not so young!"

    ) The secure walled garden kept our 3 Labradors (one an escape artist) safely within its bounds, so with the gates locked would be perfect for children. Fi and her lovely sisters are warm and friendly, I think they thought of everything you might need in a well equipped kitchen down to stairgates & highchair. I can not thank them enough for our perfect, relaxed holiday. A perfect base to explore Norfolk Broads, the coast around Cromer, Thetford forest with Go Ape, cycle hire, Quad biking near by, plus a dog park that has two paddocks one with a Pool, Fi recommended have a chat. Note: the staircase might be difficult for someone with walking difficulties. I highly recommend Garden House, we will be going back.

  • "Very antique old world house."

    Very many character features. Fantastic kitchen very well stocked with everything you need or desire. Fabulous bathroom with corner bath and shower cubicle. Gated entrance for car and dog security. The dogs loved the garden and space. Patio ideal for outside dining. Great location in a lovely quiet village. I think we may well book again next year as very good location to sight see other parts of Norfolk.   • "We met the owner as we left and conveyed how much we enjoyed our stay."

    The building is very old so low beams downstairs and uneven floors upstairs are to be expected, you just have to bit a bit careful that's all. The house was very comfortable, very clean, very well equipped with the most perfect garden for dogs. We had rebooked for next year by day 2 of our stay and have never done that before.

    The off-road parking, behind secure gates, is a welcome feature. This is an interesting property with several quirky features, not least the 'hobbit house'. Some good walks from the door and the close proximity of Thetford forest makes this a walkers paradise. Highly recommended.

    The house and garden is beautiful/clean and perfect for dogs and children (totally enclosed which is a priority) The little hobbit house is brilliant for kids to play games and have there own space.   • "The’Garden House’ is a lovely property that is well equipped and clean."

    The garden was a good size and secure which was ideal with 3 medium dogs. On arrival there were milk, eggs, coffee, tea & sugar plus some biscuits or both the humans and the dogs. There was also a selection of dog toys, bowls available in case you had forgotten. About 5 minutes away there is a shallow stream which the dogs enjoyed playing in daily. It was lovely to find accommodation that was suitable to take 3 dogs and was excellent also for the human holidaymakers.

    Our 4 dogs absolutely loved the garden and exploring. Completely enclosed and safe garden. So much space. Really homely and had everything available that you could think of. Despite being on the road you would never of known, it was so quiet and the windows were very soundproof. Lots of lovely walks and woods around nearby. We will certainly be back again.   • "Amazing property a mixture of old and new, comfortable for us and my dogs."

    The owner Fiona goes out of her way to be helpful from arrival instructions with loads of information on the property and the surrounding area. This property had everything you could think of and more from spare dog bowls to cling film! We could have left a lot of "stuff" at home and brought more plants from the local nursery! We really felt at home. Even the weather played it's part lovely during the day with it being cold enough in the evening for the fire to be lit. My two dogs were safe in the enclosed garden, it so relaxing knowing you can leave the doors open and they can play they were at home from the start. The stairs took a little while for the two legged to get used to but only to be expected in a period property. I have nothing but praise for holiday home and the owner. Thank you.

  • "Beautiful cottage in an idyllic setting."

    Our first visit to the area and we thoroughly enjoyed the walks. Fiona has thought of everything to create a 'home from home' setting and that's definitely how it felt. Our first trip away over the pandemic and we felt totally relaxed, everything that you thought you would need was there. The eggs and welcome basket was a very thoughtful touch and greatly appreciated! Fiona was available to contact at anytime and supplied an information folder which was very helpful. The enclosed garden was ideal for our mini schnauzer Bella who enjoyed watching the birds in the trees! We loved the fact that it is an original cottage with the features maintained. Hope to return.

    The garden was lovely. Private, mainly laid to lawn with tables and chairs and very secure if you have dogs. Fiona, the owner, is extremely helpful and provided a substantial welcome pack including eggs from her own hens. The information pack provided is detailed and informative. A lovely holiday cottage!

    Extremely well equipped and comfortable. The Garden is perfect for the dogs being totally enclosed and of adequate size. Lots to do in the surrounding areas although you would need a car, but there is a bus that runs through the village. Lots of walking done and the weather was good. Even managed a day out on the Norfolk broads! Would definitely recommend.

  • "We had a fantastic holiday, the cottage is as described and the owner left so many ‘extras’ I didn’t need to unpack half the things I took with me ‘just in case’."

    Owner couldn’t be more helpful. Our energetic Sprocker really enjoyed the freedom of the garden and settled well in the house. We found plenty to do with our teens including Go karting and segway. Beach at Old Hunstanton great for dogs and Hunstanton has a fab funfair. Brandon Country Park has an excellent 5k trail, off lead walking with no other dogs around for miles!

    Very clean and well prepared. Very quiet and peaceful location, and with a fascinating hobbit style house at the bottom of the garden. Everything well thought out.     I couldn't fault this place and highly recommend it for families with dogs there was a lovely welcome pack and even a doggy treat tin and a box under the sink with extra dog bowls leads and toys there was plenty of firewood and it was lovely and cosy the only comment from my son was 'ouch' as he kept hitting his head on the beams as he is over 6 ft tall we have been to many sykes holidays and we feel this was the best one by far even though the weather wasn't great we still found plenty to do our two dogs loved the fabulous garden too

  • "We were a party of 4 adults with 1 little dog."

    The garden is very secure so Honey had a great time exploring safely. Everything you could ever want is provided. The village is quiet and charming with some lovely walks. The owner left some treats for us on arrival and brought delicious tomato’s one day. I think the only thing we missed was a village shop. Unfortunately due to COVID-19 the pub was still closed as well. Northwold is well placed for both the coast and the Broads and makes a great base for a holiday.

    It was just what we needed, a quiet cottage with a big garden to relax in. Lots of places to visit within a 45min to 1 hour drive away. The cottage is quirky with lots of space! The owner is lovely too and did everything to make us feel welcome, including a lovely welcome pack including fresh eggs. We loved it and hope to return.

    Such a shame the pub was closed due to Covid 19 but obviously understandable in the circumstances would have been nice to sit outside with a cold drink. Cottage is spacious and quirky with all you need. Garden great for dogs to run around in.

    Communication was spot on with the owner who had left very good instructions but also left you feeling you could contact anytime if need be. I would recommend this cottage if you just want a quiet break with or without others or to use as a base to explore Norfolk.

The property

This superb property dates back to the 16th and 17th centuries, surrounded by quaint, historic towns and packed full of original features, ideal for a family looking for a rural retreat on the border of Norfolk and Suffolk.

As you enter the property, you come to a small hallway with lovely tiling, leading off to different rooms.

Head to the right and enter the dining room, where you will be welcomed by the woodburning stove and character features including exposed brickwork, dark wooden beams and wooden doors.

From here, step into the well-equipped, stylish kitchen which boasts a large Belfast-style sink, a beautiful tiled floor, exposed brickwork, wooden worktops, light units and utility area, where you can cook up a delicious treat for your loved ones to enjoy.

Off the kitchen, the small garden room is a beautiful, quiet space where you can enjoy a moment just to yourself.

Back on the opposite side of the hallway, on the left is the sitting room, complete with seating, a TV with DVD player, good WiFi service and another cosy woodburner, this space is great for relaxing at the end of the day as you sit and chat with your loved ones or watch a film as you wind down at the end of the day.

Upstairs there are three spacious bedrooms, one twin, one double, and one king-size double, a great setup for a family and all of which boast fantastic views of the surrounding area.

Here, you will also find the shared bathroom, which has plenty of natural light and features a good set of facilities including a separate shower cubicle and corner bath.

At the back of the house, a small porch leads out into a large, fully enclosed wall garden, boasting its own wattle and daub hobbit house and even an air raid shelter, making this an amazing space that children will love playing and exploring in.

Garden House is situated in a super location within easy travelling distance to local attractions including the beautiful Tudor house, Oxburgh Hall, as well as many historic towns and quaint country villages.

Within 18 miles of the property is 3 enclosed dog friendly fields: Old Brick Kiln, Brandon dog field and Christmas Hill Lakenheath.

For a little more adventure, head to Thetford Forest, just 9 miles away, and enjoy a range of activities including the treetop adventures at Go Ape, mountain biking and plenty of walking trails to explore.
