  • "A fabulous house."

    We loved staying here, the kitchen was well equipped, big rooms, the balcony was a particular favorite especially for our dog who spent hours out there! Everywhere was beautifully clean, a comfortable temperature and nicely furnished. The location was perfect for us, so quiet, yet walking distance from the local pub and thr beach. We would like to book for this time next year if that is possible..

  • "Overall had a fantastic time."

    Very comfortable and can easily accommodate 4 adults, 4 children and a dog without feeling on top of each other. The house is beautiful and modest with elegant furnishings and a well appointed kitchen, the owner has put thought into the finishings and small things (board games for the kids, local maps, champagne flutes) which made the stay enjoyable. The views were enjoyable, very peaceful and quiet. A short walk to the local pub (the Eels Foot) less than 5 minutes. 30 minutes to Framlingham Castle. 25 minute walk to the beach. Going to be really picky with one downside, we found the water in the shower, either really hot or really cold, even with micro movements of the temperature handle.

  • "We have been having short breaks in the Minsmere area for many years and this was the best property we have stayed in."

    It was very clean and comfortable and in a lovely peaceful location as well as near the very friendly Eels Foot pub. We loved all the walks, the wildlife and interesting places to visit nearby. We only live over the border in Norfolk but this is a very special place to come and recharge the batteries! Our only niggle was that in spite of sending several messages well before our visit asking to have the extra bed made up, this was not done.

They went so far as to dig out some emails and trasncripts for me, as obviously we do want to make sure we get things right. We also did not receive any messages via the owner portal. I am not sure how the message got lost on the way but hopefully it will not happen again and you can always send a message directly to me via your online account with Best of Suffolk / Sykes so that I can make certain the housekeeper is aware.   • "This is a well-cared for property in a beautiful area of the country and we thoroughly enjoyed ourselves for the four days we were there."

    . helped by the glorious weather I might add! The house was everything we had hoped it would be, exactly as described online. Very close to excellent pubs and many walks from the property. The only gripe - a very minor one - was that the garden furniture was a bit grubby. Thank you.

  • "Property was great although the dishwasher didn't seem to clean properly and we had to handwash some items after each wash."

    Also the shower in the main bathroom had an erratic temperature, it was difficult to find a good temperature as it seemed to flip from cold to scolding. But overall was a lovely stay, thank you.

  • "It was a surprise to arrive at the arrival time of 4."

    00pm and find the cleaners still cleaning. It was really inconvenient as we had a family group of nine with small children. The cleaning was hurried, left dead flowers, dishwasher needed salt etc. There was no welcome letter or pack, not even a pint of milk ! For a weekend stay costing £1500 that is really poor. The house was great, everything you need, comfortable and in a good location. Just disappointed it was not as clean as it should have been.

    Thank you for leaving feedback and we are pleased at least that you enjoyed the house itself and all of its amenities on the wonderful Suffolk Coast. Towards the end of 2023, we changed our changeover team and have had no issues at all since that time. We have visited more often ourselves to keep an eye on things and have been pleased to note that the new changeover team appear as meticulous as we would like them to be. I am only sorry that this came too late for you. There is a “welcome pack” of sorts that we provide to every guest, which is in the form of a bottle of prosecco and some cookies or chocolates. We used to leave a pint of milk for guests but found that this was only sometimes used (and if not used then it became waste) and so stopped this. A review prior to yours (not published) actually mentioned the excellent welcome guide – and there certainly is one, with a wide array of information relating to appliances, recycling, minicab services, restaurants, shops and including a very personal and detailed description of what we, the owners, enjoy doing when we are there for the weekend. I am mortified that this was not there for you and cannot explain it, as it exists and I myself have used it many times. Property Owner

    Everything is provided. The location is beautiful, we saw various birds and animals. It’s near RSPB Minsmere which was delightful, even on a rainy day. Easy access to the coast.

  • "Beautiful property, surrounded by stunning countryside."

    It was comfortable and cosy with a home from home feel. We wouldn’t hesitate to recommend Sedge House with its perfect location for visiting RSPB Minsmere and a 5 minute walk of the fab Eel’s Foot Inn!

  • "Great cottage - only comments is that the we found the property very cold to begin with."

    We are glad that you enjoyed your stay in our lovely house and rated the experience 94/100 overall. We hope you will return. As a Passivhaus, relying on solar gain from huge south-facing, picture windows and seriously good insulation (as well as heat generated from general domestic life) it can be a bit chilly on arrival in the winter months. We hope you found the two portable radiators and two fan heaters which we bought last year to help guests take that initial chill off, we have found they really help and usually only need to use them for a day. About the location

WESTLETON

Saxmundham 6 miles; Southwold 9 miles; Aldeburgh 15 miles.

Westleton is an idyllic village near the Suffolk coast, nestled between Southwold and Aldeburg and offers all the attributes you could hope for in a Suffolk village, with a village green complete with pond and ducks. The village is easily accessible from the local train station at Darsham approximately two miles away. The village has a store, a bookshop where you can also enjoy a tea or coffee whilst browsing, an old fashioned garage, as well as two pubs, The White Horse Inn and The Westleton Crown, one of Suffolk’s best traditional inns where the Duke and Duchess of Cambridge, William and Kate held their first wedding anniversary. Every August, Westleton hosts the infamous Barrel Rolling Fair where contestants have to roll barrels down the Village Green using a pole, and the men have to roll the barrel back up the hill too. Barrels are supplied and all are welcome to join in! The local Emmerdale Farm Shop and Butchery as well as a tea shop is approximately a mile away. The area is a haven for nature lovers with Westleton Heath National Nature Reserve, Dunwich Forest, Dunwich Beach with its famous fish and chip shop located on the beach, and the RSPB Minsmere, all close by. The town of Saxmundham, 6 miles away, is located on the River Fromus, in the heart of Suffolk’s Heritage Coast and is well serviced with independent shops, supermarkets and a train station, as well as art galleries, a weekly market and a farmers’ market.
