"We had brilliant time but unfortunately on the morning of our departure we woke up to no hot water."
So we were unable to shower and had to keep boiling the kettle to wash up and have a wash, we did try to contact yourselves but noreply and the owners had gone out. That was the only grievance we had.
I am so sorry to hear this, on checking a switch was off in boiler room in error. This is now sorted. Happy New Year. Property Owner

Enjoying a superb setting in the tranquil location of Bruisyard near Framlingham in East Suffolk is this quaint holiday home, Enter into the boot room with tiled floor and through a stable door to find a light open plan kitchen/dining/living area with artisan oak flooring and Spanish porcelain tiles in the bathroom with under floor heating throughout.
Stairs with bannisters rise from the living area to the mezzanine bedroom above. Kitchen/Dining Room The stylish kitchen with slate worktops has just what you’ll need to prepare meals and picnics during your stay.
There’s a single oven with grill function and ceramic four ring electric hob with extractor over and there’s also an integrated dishwasher.
The glass double doors open out with a small step to a super spot with rattan table and two chairs, overlooking the garden; for morning coffee or a glass of wine as the sun sets.
To the other side of the glass doors sits the fridge with two shelf freezer, a chic white table and chairs and a stable door to the boot room. The Boot Room The boot room is large with cupboards for storage and hooks to hang your coats.
With the stable door, it’s a perfect place for your dog to dry off after a good walk around the stunning countryside location. Living Area With double-height ceiling, original beams and large window this gorgeous space is perfect to sit back and unwind on the soft leather couch.
In the cooler months, warm up by the Aarrow wood burner watching a film on the SONY flat-screen TV with separate DVD player. Carpeted stairs with spotlights and bannisters rise from the living area.
The space under the stairs has been cleverly used to house a dressing table with chair and large wall mirror, together with a large cupboard stocked with board games for those quiet evenings.
Leading through a door from the living area is the bathroom. Bathroom This luxurious bathroom has a large wall-length shower at one end with recess shelf and a double-ended MODE bath the under a frosted window at the other end.
Over the bath is a freestanding mixer tap with handheld shower attachment and on the wall is a heated towel rail, floating rectangular basin with floating shelf under and WC.
Over the basin is an electric wall mirror with shaver socket built into the right-hand side under a flap. Mezzanine Bedroom Up the stairs from the living area lies the galleried bedroom with a king-size bed.
From the window enjoy views of meadows, woodlands and fields beyond.
This bright bedroom sits in the eaves of the building with original beams and soft carpet underfoot.
Either side of the bed are drawers with reading lamps, in the corner is a chair and there is a cupboard with hanging rail at the side of the living area for storage. Outside Carriage House is surrounded by beautiful Suffolk countryside.
Outside the double doors is seating for couples and a grassed woodland area to the side of the driveway where guests can perhaps picnic and exercise their dogs.
The outside space is enclosed by hedging along one side and is open to the long private driveway which is not gated at the bottom. There is parking for one car opposite the patio area on the other side of the drive and the owner’s house is behind Carriage House, Carriage House is the perfect base for exploring the delights of East Suffolk.
For a real taste of heritage pay a visit to Halesworth Museum, Glemham Hall or pick up your own piece of history at Yoxford antiques centre and gardens, all within a short drive.
There are some great walks along the Suffolk coast and heaths which is a designed Area of Outstanding National Beauty.
If you like a tipple then take a tour of Shawsgate Vineyard or Adnams Brewery, both nearby.
The market town of Framlingham is well worth a visit with its very own castle and lots of delightful independent shops, boutiques, cafes, pubs and galleries.

The beautiful market town of Framlingham is mentioned in the Domesday Book (1086) and has been known since Anglo Saxon times, when it consisted of several manors which William the Conqueror (1066-1087) presented to Roger Bigod. The town is of particular interest as it has a large castle and mere which was built between 1190 and 1210. The town is surrounded by lovely villages to explore and has two of the oldest working post boxes and one of Britain’s smallest houses, with the footprint measuring 6.1x2.2m! Today, the town offers a number of independent shops, cafes, pubs and restaurants and it is also home to Framlingham Summer Arts Festival.
