  • "The master bedroom needs a walk in shower, not a very slender bath which would be impossible for some to use, otherwise accommodation very adequate for 10 people."

  • "It was a nice place overall however it was quite expensive."

    And I was soured by my experience. There was accidental damage to the bedding in one of the bedrooms. This was resolved by additional cleaning and I was charged £48 which I have reluctantly paid. The windows on the property were filthy and had not been cleaned for sometime and one of the bedroom windows was broken and unable to open. We took both these factors on the chin without complaint, perhaps in hindsight we should have complained and asked for a refund. I am peeved that I was charged for accidental damage, especially when the property was below standard.

  • "We have used the accommodation many tines and always enjoy it."

    There were a few things this year to bring to your attention . 1.Ants coming in through the front kitchen window. 2.Water marrk's appeared above the chair by the right hand patio door, seemingly from the bath in the master bedroom en suite. I reported both of these to the housekeepers who arrived as I was leaving. 3. Of greater concern was the decking and seat / bench in the courtyard which were decaying in places, loose and my opinion unsafe, especially for the 3 young children we had with us. Thank you.   • "We love this house and have visited several times really comfortable and excellent location."

    It would be good to have the option of the twin room to be made up as a double and we always struggle with the fridge as would be improved by having a larger fridge and smaller freezer but saying that we always manage and have a fab time.

  • "Lovely place to stay, especially for larger groups and families."

    All facilities were present, as mentioned although it would have been nice to have had a coffee machine as we had to bring our own with us. Very spacious and comfortable. Quality fixtures and fittings and a lovely sunny garden to sit out in the sunshine that finally arrived whilst we were there! Only gripe was that the garden table and chairs were covered in moss and seagull droppings so we had to clean all this off before we could sit out. Maybe a cover over the table and chairs might help? Loved the layout and location. Thanks for a wonderful stay. Not my usual experience with Sykes as the booking agent this time, however. Our first choice property that was booked was cancelled at short notice due to storm damage which was understood but I had to find my own replacement property as the properties that were suggested by Sykes were not suitable at all for our party. I asked from the outset if we could have an early and late check in and checkout where we eventually booked but found that I had to ring on the actual day to find out, despite the property being empty before and after. What made it more infuriating was that I had to wait ages on the phone for anyone to answer despite being told I would get straight through and return calls that were promised to give me information were not always made to me. I'm not sure why the service with Sykes has changed. I appreciate it's a busy time but I thought Sykes was ready for that?

  • "There are two rings on the hob which would not light which made it a little difficult to cook a Christmas dinner !"

    ! The clock on the heating/ water needs putting right ( it’s about three hours out ) so we ended up just boosting when we needed water or heating. The sofa bed was extremely uncomfortable! and we did think it very strange that there is not a bigger fridge and double oven when you are hosting for ten people. Having said that it is a lovely house in a lovely location and we had a wonderful time.

    Thank you for your feedback. We are aware of the hob and as such had left a gas igniter to enable guests to light the rings. I hope you managed to use it so you could use all 5 rings. The hob is being replaced. With regards to the sofa bed, the property is not advertised for guests to use the sofa bed and I know Best of Suffolk advised you of this. However we were keen to try and accommodate your wishes. There were additional beds available for you to use if you had preferred. I am glad you enjoyed the house otherwise and Southwold. We wish you and your family a Happy New Year. As of January 2024 the hob has been replaced with a new Neff gas hob! Property Owner

  • "This was our fourth stay at this property."

    It is extremely well located and very well furnished and equipped. When we first stayed in 2011 the property was virtually brand new and 12 years later it is sadly starting to show signs of wear and tear, much of which we imagine has been inflicted on it by other guests. The mattresses and towels would definitely benefit from being replaced and an outside light that worked would be nice.

    Thank you for your feedback. Both outside lights have now been replaced with new stainless steel ones on light sensors. The towels and all linen are supplied by an external company and we will give them your feedback but our experience is that they are good quality and they constantly replace any worn items. We regularly repaint walls that get scuffed by guests and endeavour to maintain the high standard of decor. Property Owner

  • "Only one proble bed in master bedroom was not very comfortable, need a new mattress and it’s hard to handle the shower as it goes everywhere, could do with a curtain."

    We last stayed at shell duck 6 years ago and it’s still nice

    We are sorry you found the mattress uncomfortable. It is a Tempur mattress and has a topper on it. If you are unfamiliar with a memory foam mattress I understand that this may feel different to what you are used to. The shower in the master bedroom is a hand shower only to enable you to wash your hair whilst in the bath. The reason there is no shower curtain is that it is not meant to be used as a shower.   • "Lovely house and good location within the town."

    Well equipped with everything you would need. Minor issue with the downstairs toilet which we logged early in the stay which wasn’t fixed though, and was a bit inconvenient.

SOUTHWOLD

Lowestoft 13.4 miles; Ipswich 35.1 miles

Southwold is a seaside town situated along the East Suffolk coast within an Area of Outstanding Natural Beauty and resting between Lowestoft and Ipswich. Southwold is known as the home of Adnams Brewery which was established in the town in 1872 and it also has its own lighthouse, a museum and a picturesque pier which has a selection of colourful beach huts and which plays host to the regular Southwold Model Yacht regatta. The town boasts a number of excellent restaurants and eateries with a particular nod to its seaside location so there is always plenty of seafood and fish on the menu. Southwold has some fantastic independent shops, boutiques, galleries and pubs which are great for a browse and to stock up on essentials for your holiday. Just outside Southwold there are a number of great attractions for the whole family including Africa Alive Zoological Reserve, RSPB Minsmere and Dunwich Museum as well as scenic towns such as Aldeburgh, Thorpeness, Leiston and Lowestoft to visit.
