    Plenty of garden space to play in and joy in watching the invading rabbits nibbling the grass. Very well situated in walberswick, very close to the sea, pub next door and just a walk to tea room, ice cream and shops. A really lovely stay.

The property

Old Valley Farm is a stunning Grade II listed 17th Century farmhouse and the owner have created a beautiful pet friendly holiday home in the heart of Walberswick that is decorated to a high standard, maintaining the stunning period features including the exposed beams and original doors, that is just a stones throw from the beach, next door to the popular Bell Inn and 100m from the shops, tearoom and playground on the village green, the perfect seaside retreat for both family and friends to enjoy, the property has a flexible layout with five bedrooms and three bathrooms - three bedrooms and two bathrooms in the main house and two bedrooms and one bathroom in the Garden Studio.

The ground floor has been designed to create the perfect self-catering experience, with the cloakroom ideally positioned off the main hallway, with WC and wash basin, the bright and spacious kitchen with views onto the garden is a kitchen of dreams, with bespoke units, stone worktops and limestone flooring with all of the mod cons you could need with an American style fridge-freezer, Miele dishwasher, washing machine, electric oven with induction hob, and a Lavazza espresso coffee machine, leading from the kitchen onto the Dining Room with French doors opening out into the garden, this gorgeous room with large table seating 10 is the perfect place for entertaining and Best of Suffolk can suggest some great local caterers to help you relax and enjoy any occasion, after cooking up a storm sit back and relax in the gorgeous sitting room with double aspect views, beautiful, exposed beams and feature wood burning stove with brick surround - perfect for those chillier evenings, there are three luxurious sofas, one seating three and two seating two with a separate chair, a large TV for entertainment and for little ones there are four mini chairs.

The first floor can be reached by two separate staircases, one leads you up to bedroom 2 and 3, there is a separate steep winding staircase which would have been the original staircase which leads you up to bedroom 1, however can be avoided by using the main staircase and walking through bedroom 2. Bedroom 1is set in the original part of the house with low level original door, this stunning room with metal framed super-king bed has the benefit of views across to Southwold with bedside tables with lamps, and ample storage is provided in the built in wardrobes leading through to the En-suite Shower Room through an original doorway with low head height, this room features a rain shower, basin and WC, next is Bedroom with views across both to Southwold and of the sea, this room has a Super-King bedroom which can be converted into two full size singles on request, enjoy some peace and relaxation on the chaise lounge whilst watching the sea across the sand dunes, this room has ample storage for your belongings, with additional open hanging for clothes, the Family Bathroom is stunning and consists of a bath with overhead rain shower and handheld attachment, wash basin, heated towel rail and WC, next is Bedroom 3 with views out towards the garden, this room has 2ft6 twin beds which can be converted into a king size bed on request with built-in cupboard for you to store your belongings. Located towards to end of the garden, the garden studio and is perfect for extended family, you enter through the French doors into the King bedroom, with the bunk room and bathroom located off of this room, the King Bedroom has been decorated in calming colours to create a perfect space to escape with bedside tables and overhead lamps, armchair with side table and a TV, a chest of drawers for your belongings, with additional open hanging space, bathroom features a bath with overhead rain shower and handheld shower attachment, wash basin with mirror above, WC and heated towel rail, located off the King bedroom with built in bunk beds with separate wall lamps, with ample storage for belongings and the owners have installed a monitor in this room connecting the studio to the main house, Old Valley Farm benefits from having a fantastic garden space, there is a large patio area outside the dining room with outdoor seating, perfect for dining alfresco, the remainder of the garden is laid to lawn with flower beds running parallel and there is parking for two cars is available at the front of the property.

Southwold 8 miles; Norwich 30 miles

A delightful coastal village set at the mouth of the River Blyth in the Suffolk Coast National Nature Reserve. This place is perfect for a chilled break by the sea. It offers a small range of delightful shops, pubs, restaurants and cafés to choose from. The nearest town is Southwold just a short trip over the River Blyth, it offers a good selection of amenities as well as a museum and a light house. The city of Norwich is also accessible and is well worth a visit. Walberswick is one of the few places in the UK with very little light pollution.
