    Although quite small but very well equipped we had a lovely stay at the cottage the owner was very helpful and we were very lucky as we had a very sunny week so sitting in the evening sunshine finished your day off perfectly lots to see in the area and I would highly recommend the kings arms for food within easy walking distance from the cottage

  • "The owner was extremely helpful and welcoming."

    We had a few reservations before arriving in view of previous reviews given, however, we found them not to be justified as the issues mentioned had been resolved. Perhaps the photographs should be updated to reflect this i.e.. sofa has been replaced. If you book a cottage in the country you have got to expect a few creepy crawlies. The cottage was in a beautiful setting of the owners home and we enjoyed the walks and the wildlife. Excellent location with a good bus service which we utilised. Perfect for Glyndebourne.

  • "This property was not what we were expecting as described on the Sykes website."

    We were greeted by the owner, who was very welcoming and the cottage appeared ok on arrival. However, there were several aspects that have left us extremely disappointed with our stay: 1. We found the shower to be grubby and woodlice on the cubilcle floor - so we did not use it. 2. The settee was very low, well worn and stained on the arms. The covering blankets smelt musty. 3. The windows were difficult to open and the wooden frames are rotting away. 4.One of the electric fires had a faulty on/off button and did not work. 5. Kitchen equipment was well worn - saucepan and frying pan badly scratched - and we had to wash everything before using. 6. Woodlice, slugs and a worm were found in the kitchen, by the sink area, on the floor and back door throughout our stay. 7. Overall the property needs a good spruce up and problems raised above need addressing We felt that the description of the *cottage on your site was misleading and that on this occasion the fee we paid was excessive for this property.

  • "This is a very nice cottage in a pleasant location."

    We stayed during the winter, and the cottage was not occupied prior to our visit, so it was cold initially and did not warm up to a comfortable temperature for a couple of days. From then, it was generally fine, although the kitchen was cold, especially the tiled floor. I should have brought slippers. Just outside the bathroom there is a small step that is hard to see as the tile and carpet are virtually the same colour, and i nearly fell there. The settee was very soft and hard to levitate from. These are small points, by and large we enjoyed our stay, the owner was very pleasant and the price was very reasonable for this area.

  • "Wonderful accommodation."

    Very clean and well situated in beautiful surroundings. Kitchen was as good as being home everything supplied, Super little touches like fresh milk in the fridge on arrival, there was also tea and coffee in the cupboard. My host went out of her way to make me feel at home, even, on hearing I have disabilities, putting up some grab rails for me. A wonderful host always concerned that all was well with me. I would recommend this property to couples and single people alike. It would make a super escape from all your troubles. Totally all round brilliant

  • "First Of All I Would Like To Say That The Owner, Is Such A Lovely Lady And The Garden Is Beautiful."

    BUT the accommodation is a lot to be desired.The building smells very musty and damp. The interior needs updating badly.. It was advertised that we could use a DVD, when we opened the cupboard to use it, it was full of cobwebs and not connected, plus smelt so bad of damp. I went into the kitchen and there was a slug on the kitchen floor, this happened twice, plus wood lice was in one corner of the lounge. There mold around the shower glass. Plus it was advertised the pool can be used by appointment. You can see it has not be used for some considerable time, as it is overgrown with weeds. I did not even unpack my suitcase as i was frighten my clothes wold smell musty,. Because of the accommodation was so bad we only stayed for 2 nights instead of 4.

  • "We spent a very happy and peaceful week at Standard Hill Cottage."

    The cottage is spacious and very comfortable. The environment is beautiful and we had several walks in the neighbourhood. The owner is very friendly and supportive and talked with us about the house and the surroundings. There are several welcoming restaurants in the vicinity offering delicious food. The break was everything we wished for and more and hope to visit again soon.

  • "Generally good but some parts were dirty; window frames, cups and some mould on the walls."

    No electrical certification. Kitchen electrical switches need to be labelled. Refrigerator defrosted one night so food lost. Bed excellent comfortable and clean. Settee rather uncomfortable as it was very low and the throws constantly moved! Lovely garden and setting.

  • "A nice comfortable,clean cottage,slight road noise but not intrusive."

    Lovely grounds,swimming pool not in use, Only issue ,used cooker had to turn off and get out of kitchen due to the overpowering smell,when cooled down looked inside to find pool of old cooking fat on bottom.wiped it out and ok.The top cooking plates on hob were corroded.?

  • "This was our third stay at Standard Hill Cottage."

    A lovely quiet setting in a very convenient location for exploring the local area and eateries. We cooked two simple pasta meals at the cottage during our stay, having pre planned to eat out at other times. The Red Lion in nearby Hooe is a favourite and we discovered Pierre Bistrot and The Pilot, both in Eastbourne on fhis visit too. The gardens at Herstmonceux Castle are constantly changing with the seasons so it was lovely to see them in April this year. Whilst it’s lovely to be out and about it’s also so to come back to somewhere that feels welcoming and homely and we feel both welcomed and at home at Standard Hill Cottage. Mary, the owner of the large house in whose grounds the cottage sits is unobtrusively on hand if needed. And the large gardens and adjoining fields and wooded area are there to enjoy for those more active than us. All being well another visit is definitely in the cards.

  • "Standard Hill Cottage is tucked at the side of the owners large house and gives out onto a large and mature garden space with a lot of well cut grass."

    It’s just lovely to open the curtains in the morning after a very dark and peaceful nights sleep and see nature on your doorstep. Then sit with a coffee outside. The cottage has everything that’s needed and Mary the lovely owner whose there but unobtrusive unless needed is more than willing to assist in making your stay as good as possible. The cottages location gives easy access to the local area. And some good pubs and restaurants. The Red Lion in Hooe is worthy of note as is the Sovereign Marina between Pevensey Bay and Eastbourne. Here you’ll find an Asda, petrol station Boots, M&S, and other stores alongside the many restaurants and cafes etc around the marina itself. Parking is free here too and ideal for anyone with mobility or access issues. This was our second visit to Standard Hill and I hope not our last

  • "I have sent a email explaining all our grievenses."

    The property is in need of new photos for website. Overgrown and trip hazards everywhere. 100yds to walk from off road parking. Fish pond stagnat water, plants overgrown ouutside of kitchen door and bedroom window. The windows in lounge area could not be opened, because there was a separate panel of glass (double glazed). No covid measures in place only the a loose sheet of instructions about the property.

    Ideal for a couple wanting a peaceful break. The garden has many varieties of birds and there are plenty of walks nearby. The host is on site but apart from the welcome and being available is not seen. An easy drive to a number of towns on the south coast. Our second time staying there.

    Mary was so very welcoming and we really enjoyed her scones, wines and chats. The cottage was very spacious and cosy having everything we needed for our six night stay, and the bed was large and very comfortable. The gardens were beautiful and I greatly enjoyed watching the busy squirrels gathering their nuts and as well as the visiting pheasants. We also enjoyed our walks down the lane and through the chestnut woods. Standard Hill Cottage is perfectly positioned for easy day visits to so many sites of interest such as Battle for the Abbey and the Battle of Hastings, Scoutney and Bodiam Castles, Rudyard Kipling's Jacobean home and Sissinghurst Castle's beautiful gardens, to list but a few.

    There were plenty of heaters ensuring that, although it was really cold outside, it was beautifully warm. There is a walk on an uneven path from where the car is parked which is lit at night. It is somewhere that we have put on our list to return.

  • "With hindsight, booking a converted outbuilding for the coldest week for years with temperatures barely going above freezing when the "Beast from the East" arrived, was probably not the best choice."

    But we survived. The cottage was well insulated with secondary glazing to stop any drafts and although there was only electric heating we were not cold. When out, the sun shone through the large windows and sitting inside watching the sunset was beautiful. The owner had wisely gone on holiday to somewhere much warmer and left a relative in charge. They checked we were OK in the extreme conditions and would have provided anything extra we needed. We left a couple of days early to ensure safe travel home and because the places we'd liked to have visited were closing due to the extreme weather. The cycling and walking we'd like to have done was also not going to be pleasant. We'll probably return in better weather to do the things we'd missed out on. In normal weather I'm sure the cottage would be very pleasant.

    Lovely carpeting but would suggest people bring slippers with them. A broom or brush to sweep the floor would have been useful rather than just a dustpan and brush. Welcomed the fresh home made scones, milk etc was very nice indeed. Mrs Williams was very kind and helpful. We loved the location and the peace and quiet too. There is a very good farm shop in Catsfield the next village over towards Battle and the food in the local pub in Ninfield was good. A cosy place to stay and plenty to see and do in the area. Would recommend this a place to get away from it all.

The property

This lovely, detached studio-style property sits in the extensive grounds of the owner’s home in the village of Ninfield near Battle.

Light, bright and beautifully furnished, this self-catering holiday home provides couples with the perfect place to relax whilst still being able to enjoy the many interesting things to see and do in rural Sussex.

The spacious open plan studio, accommodating the bedroom and sitting area, has lots of windows that not only allow in plenty light, but also open up the wonderful views over the well-maintained gardens and surrounding woodlands.

Just outside is a well-placed bench, so why not sit a while, listen to the birdsong and let your eyes gaze across the landscape down to the distant shore?

Stepping back inside, Standard Hill Cottage has a separate, well-equipped kitchen with a cosy dining area, ideal for a shared breakfast with someone special, then up a step into the large bedroom with lots of comfy seating and an electric woodburner-style stove.

Plenty of wooden pieces in the studio have been created from felled trees on the owner's land, including the handy bench where you can lace up your boots before setting off across the fields towards Norman's Bay or Battle.

Why not take a good walk along the footpaths that criss-cross the countryside, building up an appetite for a tasty barbecue when you get back to the cottage?

About the location

NINFIELD

Battle 4 miles; Bexhill-on-Sea 4 miles; Hastings 9 miles; Rye 15 miles.

Ninfield is a thriving village in East Sussex, situated roughly four miles north of Bexhill-on-Sea and approximately the same distance from the historic town of Battle. To the west is Standard Hill, which is thought to be the place that William the Conqueror set down his standard after the Battle of Hastings. During the eighteenth century, smuggling was rife in Ninfield, nowadays it retains a gentler reputation of being a quiet, Sussex village with traditional pubs, a village green and excellent walks offering glorious views over the fields to the sea. Ideally located between Bexhill and Battle, Ninfield offers visitors the best of both worlds. The traditional coastal town and elegant resort of Bexhill-on-Sea has lots of shops, restaurants and pubs. It’s also the birthplace of British motor racing and home to the De La Warr Pavilion, hosting exhibitions throughout the year. The beach is lined with cute beach huts available for day hire, and the sea is safe for many watersports including sailing, rowing, and windsurfing. Bexhill Sailing Club has a full programme of racing events from March up until November, and members of the local Rowing Club can often be seen on the waves. Battle is renowned for its important historic past, with Battle Abbey standing proud over its centre, looking down on the many period buildings that run along its narrow streets. Yesterday's World living social museum takes visitors on a journey through time, while the many tea rooms dotted around allow you to experience a Sussex cream tea in all its glory. Both the popular and unexplored areas of this part of Sussex provide visitors with a fun-filled holiday at any time of year.
