  • "Thank you to Denise for our lovely stay."

    My sister and I were made very welcome and the lodge was warm and cosy. We had everything we needed and enjoyed seeing the deer in the garden. He even came for a visit as we were about to leave. We also saw squirrels and a jay! I would also recommend a visit to the Cider Tap. We didn't drink there, but I took some cans and a bottle away after helpful advice by the owner.

  • "Everything was as shown in the photos of the lodge."

    Clean and well equipped. The bedrooms are small but the beds were comfortable and there was ample storage room. We were a party of four adults and found the accommodation ideal for exploring the area. The Bolney Stage is a must for good food and excellent, friendly service. Hazel

  • "Some of the nights the heating did not come on and we were cold."

    We raised this with the owner and were told the temp must be higher than we thought and they were hot enough in the house. This is a lodge which is different to a house. We are probably a little older than the owners and not over well and sitting there is not as warm . Looking at the previous comments since I see this is a common fault. There needs to be some other means of additional heating which the occupants can control. The bedrooms are very small and a shower caddy would make life easier.

    Cleanliness and facilities brilliant. As was the location to explore the area. The owner was very friendly (had a good chat putting the world to rights !). Many thanks. Didn't like the bird poo and little branches.leaves dropping on the car overnight ! .... no worries it easily cleans off if you take a sponge/cloth with you. Missed the entrance on first arrival ....be careful to watch for the white house 25 yards before the sliding gated entrance....it's easily missed if you zoom along the lane too fast !

    Thanks for the feedback. This and others has prompted us to replace our long 2 seater settee (which could actually easily seat 3) for a slightly shorter new one and we have replaced the large rectangular table for a 4 seater round table with 4 chairs, allowing us to move tub chairs into lounge area and this does make the lodge feel much more spacious! The lodge has 2 double bedrooms with 2 toilet/shower rooms and fully fitted kitchen. Allowing us to accomodate 4 persons easily. Property Owner

  • "The lodge is a bit smaller than we were used to but it has everything you need provided."

    It’s in a beautiful location. I loved the trees, seeing the birds and squirrel. It was clean, comfortable, TV and Wi-Fi that worked! Our hosts provided a beautiful home made cake, milk in the fridge etc. I would certainly come back here as I loved the surroundings, the accommodation and the convenience of the location.

  • "Would have liked fresh wash up sponge and cloth on arrival."

    No means of heat during the day. We happened to become ill throughout our stay and couldn't keep warm once heating went off

    I am very surprised with this feedback as guest did contact me by text on arrival and said she loved the cabin. We do always put sponge and cloth in lodge and extra cloths are under sink? Guests do not usually require heating on 24 hours a day but as these guests were very ill if they had asked I am sure we could have compromised. During our conversations while guests were here, due to their severe illness, I suggested they may wish to cut their 2 week break short but guests insisted they really wanted to stay. Property Owner

  • "Good points: location, good wi-fi and plentiful hot water."

    Cons: the lounge area was so small- my son had to sit on a hard dining chair all week yet 2 bucket chairs in kitchen area? No side table so had to use a box! No large saucepan or shelves in one bedroom Very damp and cold - no instructions re heating. Bathroom running with condensation and towels wouldn’t dry and smelt! Lack of privacy as people from neighbouring lodge walked past the bedroom every morning. We were very disappointed and felt overpriced for what it was compared to other Sykes properties we have stayed in.

    During this letting official Met office readings were 26,23,22,22,19,18 degrees. The lodge is double glazed and very well insulated and in a sheltered spot, this description when it was hot outside is bewildering. Condensation has never been a problem? Our heating engineer has checked our thermostatically controlled central heating system and it is working perfectly, we can only assume guests must have altered settings to hot water priority. If guests would have mentioned these points raised I am sure they would have been easily corrected and we could have arranged to have moved the tub chair. Property Owner

  • "The cottage was perfect for my brother and I."

    We each had a bedroom with attached en-suite. Nice kitchen, living/dining area. The owners left us milk and a delicious cake. WiFi worked well. One slight glitch was that the latitude and longitude coordinates sent to us by email resulted in Google maps stating "your destination is on the right" when it was actually on the left. Not a big deal. We hope to stay again someday.

    Sorry, the trickle vents are in place to stop condensation in the bathrooms , they are not usually a problem, possibly you were showering before bed, however, they could have easily been switched off. We do always leave our contact details and if you had mentioned to us it would have been easily remedied. Property Owner

    On arrival entry was easy and safe parking made unpacking after a long journey easy. On entry to the lodge information was on the table as well as the owners generous hospitality of a homemade banana and coconut cake plus milk in the fridge yum yum and most appreciated. Beds are comfortable as are the furnishings. Plenty of wardrobe space and shower great. Ground setting is lovely with blooms and trees. Owners very friendly and helpful. Altogether a delightful holiday. Will book again for this area.

  • "The Lodge is lovely."

    Clean and bright. Welcoming surprise of home made cake together with fresh milk, tea, coffee and sugar was appreciated. Towels and tea towels provided and shower gel. It was so convenient to have 2 en-suite bedrooms , at either end of lodge, when holidaying with a friend. Beds were comfortable. Lodge was warm. Hot water always available. Would have preferred to have comfortable chairs to sit in the sun in the Orchard. The bistro set on the verandar is metal and in the shade. Gary, the owner, was on hand if we had any questions. A car is needed as the road has no footpaths and taxis are not readily available.

    This is unusual the lodge has 5 adjustable radiators which are on factory settings up until 10.30pm and the lodge is extremely well insulated and double glazed. We did ask guests whilst they were staying at lodge, as we always do, if everything was ok and was told perfect. Property Owner

  • "We have stayed at Orchard Lodge before and we find it very clean and value for money."

    The road is very close to the lodge - at times it can be very busy and vehicles travel at speed. Previously, this was not a problem due to the electric gate which kept our dog secure. However, this time the gate was out of action and had to be manually closed. As the grassed area is shared with occupants of the other lodge you are reliant on them also closing the gate. We feel that we should have been notified before arrival.

    The engineer had called to fix the gate on the day you arrived but unfortunately he couldn't fix it and he needed to order a new motor, it is now fixed and fully working, I did leave a note on the table in the lodge to explain and apologize regarding this small inconvenience. We are on a country lane, if one car every 15 mins and none during the night is busy then I'm sorry. Property Owner

  • "NOT DOG FRIENDLY Owner does not accept "large" dogs."

    We checked with Sykes as we have a Springer spaniel who weighs 25 kilos. They checked with the owner, who said that was ok. So we booked and paid. On our second day there, we had to contact the owner as the security gate had broken. When she saw us, she made it quite clear we were lucky she hadn't refused us entry as she was entitled to do as we had a "large hairy dog". When we disputed this because Sykes had checked beforehand, she denied this. I subsequently checked with Sykes, and they have records on their system about having the conversation with the owner about our dog being 25 kilos. Furthermore, she made it clear that her cleaners weren't paid to clean up after dogs, and we were responsible for making sure that the property was left as clean as we found it. Only later did we see the CCTV camera outside, which is how she saw what dog we had, despite being advised by Sykes. There are no signs advising of CCTV, which is illegal. We ended our "holiday" two days early, having cleaned everywhere and taken photos as evidence. And, the property is only 15 feet from the road where the morning traffic starts quite early

    WE ARE DEFINITELY DOG FRIENDLY and have welcomed over 60 dogs! Unfortunately the guests and their dog spent 6 of their 7 day holiday inside the lodge rarely leaving due to the heavy rain. Our priority is keeping the lodge comfortable and clean for all guests. Sykes Cottages should relay Sykes company policy to guests, especially owners of larger hairy dogs, that the guests should ensure the lodge is left as they found it. If Sykes had conveyed this, I do not think the guests would have shouted at me that they did not come on holiday to clean up after their dog, when I tried to slip this into our conversation in a very polite and friendly manner regarding the wet and muddy conditions.     Orchard Lodge was everything we could hope for and a comfortable stay for myself, Daughter and Grand daughter, not forgetting Lola the dog. It's close to so many places to explore. We had a lovely outlook and felt safe with gated entrance that was easy to use. Would highly recommend this as a place to stay.

    We were welcomed with homemade coconut and banana cake which was an added bonus! Kitchen had everything we needed to self-cater. Folder provided with lots of useful info and ideas for trips, meals out etc. Lots of local footpaths to explore on dog walks, easy access to Haywards Heath, Knepp Wildland (our main reason for visiting), South Downs and Brighton.

    The grounds weren't dog secure so we had to keep an eye on our 'pest', but other than that they were beautiful. The owners were very friendly too and we wouldn't hesitate in recommending this property to others looking for a peaceful break.

    Bedrooms a touch small especially if dog sleeps in bedroom floor. Wouldnt have had room if still using a dog cage. Worth advising that walk to nearest pub is along a country lane, not the most suitable with a dog.

    The log cabin was lovely and clean, the location was quiet & with picture card views. The Cabin has all the luxuries required and we found it really relaxing, especially after a busy day in Brighton. Situated near the renowned South Downs and and ideal for walkers and sightseers alike. My daughter has booked for a week in August….and I would have no hesitation in booking it again.

    .. Welcoming banana and coconut cake waiting on arrival!! Instructions very clear on whereabouts, key easy to find, the lodge is perfect for two people but I would imagine a little tight for four... The bedding smelt so fresh, the cleanliness was spot on. Unfortunately didn't get to meet Denise but Gary was tinkering with his jeep, very pleasant gentleman. We took a 11 month old cockapoo and felt she was very safe to roam around the grounds once the gate was closed Had a very pleasant stay and would definitely go again

  • "The Orchard Lodge is located in a quiet and remote area, but we found it easily even in the dark because the instructions given are very clear."

    We were welcome by a bottle of wine and a box of mince pies from the owner. The rooms are very clean and comfortable and the kitchen is well equipped. The wifi connection could be a bit unstable sometimes though. But overall, we enjoyed the stay very much!

    Mobile signal almost non existant. The lodge(?) is small and very compact.Ok for us 2 plus our little dog.However would not recomend it for 4 people,as the size,coupled with the furniture,rather restricts movement.

    We were very upset to read this as it is the first complaint received regarding wi-fi at Orchard Lodge. The lodge has its own BT fibre optic connection and if you would have mentioned the problem we would have contacted BT immediately.   • "We had a smashing stay in Orchard Lodge."

    Our hosts, Denise and Gary were wonderful. So kind and helpful. We arrived to a bottle of wine and an amazing home baked cake, plus all the tea, coffee and sugar we could need. There were also hand soaps and shower gels supplied. Our hosts were not at all intrusive, they introduced themselves and left us in peace having reassured us that they were at our disposal should we need them. We only had one small problem and Denise and Gary all but bent over backwards to try to help. You won’t find such good hosts everywhere. The location is quite well placed for visiting most parts of Sussex without too much driving. It also sits quite prettily in a small orchard. We took our dog and were really pleased to find the driveway protected by an electronic gate, keeping the pooch securely off the fast road outside. The lodge itself is not a very big building and space is fairly limited. There is a table with four chairs but we could only realistically use two of the chairs without having to rearrange the room. This was perfect for us as there were only two of us but a larger group might have minor issues. The beds are both small doubles and may not suit everyone. However, if those minor drawbacks are acceptable for you, it really is a lovely place to stay. The kitchen is well equipped with pans and oven trays etc and there is a Hoover and an aimer available for use in one of the wardrobes (which have loads of hanging space and hangers). There is also plenty of drawer space.

  • "We had a fantastic family stay at Orchard lodge."

    We arrived late but Gary came out to greet us and Denise kindly sent us instructions of how to find the lodge because it was already dark. The owners were available to help and assist with anything we needed such as a clothes airer and suggestions on places to visit but apart from that we had plenty of space and privacy. The lodge was exceptionally clean and well kitted out. On arrival we were welcomed with a wonderful banana cake, bottle of wine and milk in fridge which was a really nice touch. The beds are comfy and waking up to the sounds of buzzards was fabulous. The orchard provided a relaxing setting to spend time in but there were lots of places to visit close by that entertained the kids such as rottingdean beach, Brighton and Go Ape as well as places to eat such as The Oak Barn, The WheatSheaf and The Bolney Estate. I would definitely recommend a stay here and hope we can return to explore more of the area in the not too distant future.

    Great location,village setting with many amenities nearby.Gary and Denise were very friendly and helpful.Giving us advice on places of interest to visit.We were welcomed with home made apple pie, wine,tea,coffee,milk and sugar.Lodge was spotlessly clean with Radox shower gel in both showers.We visited Brighton (20 mins away) on three occasions Our 10 year old daughter loved Brighton beach.Also The Lanes in Brighton.We also visited Portsmouth and the designer Outlet Gunwharf Quays well worth a visit if you like a bargain.Hastings,Chitchester and The Repair Shop all just over one hour away.First time we have visited this area,absolutely loved it.So much around this area to see and do.Ate in many beautiful pubs serving home made food.Definately would recommend this area for a holiday.

    Eating our breakfast and meals on the deck was lovely and its in a great location to visit Sussex. The lodge is very comfortable overlooking lovely orchard though we spent very little time inside. Recommend visit to Lindfield coffee works for great food and coffee. Friendly helpful owners next door but the lodge is well away from their home.

  • "When we arrived the lodge was spotlessly clean."

    We were greeted with wine, cake, milk, butter, tea, sugar coffee etc. The photos on you website are somewhat misleading though, they only show one 2 seater settee & 2 dining chairs no good for the 4 people it sleeps. In actual fact there is one 2 seater settee & 2 club chairs, plus 4 dining chairs, new photos need to be taken & put on your website, the ones on it now is rather off putting. Denise & Gary couldn't have been more accommodating if we needed anything.

The property

Orchard Lodge is an agreeable detached lodge in the countryside, close to the village of Bolney.

Facing into the orchard and sleeping up to four guests, Orchard Lodge is a great base for discovering all that Sussex has to offer, within easy reach of South Downs National Park and the gorgeous Brighton beach.

You are greeted to the property with a private driveway, with room to park two cars, before stepping up onto the decking where there is furniture to enjoy a peaceful glass of wine as the sun goes down.

Entering the property into a open-plan living space, where there is a sofa to relax in front of the TV with a bowl of popcorn after a long day exploring with your loved ones, or take advantage of the self-catering facilities in the kitchen and rustle up your favourite meal to enjoy at the dining table which is placed by the window with views of the orchard.

Moving through Orchard Lodge, there are two double bedrooms, both with heaps of wardrobe space for those who slightly over pack, and also both with en-suite shower rooms, allowing for a private place to get ready for the day ahead.

Just a short walk takes you to The Royal Oak pub in Wineham, which serves both food and drink, or take a short drive in the opposite direction to the centre of Bolney which is a pretty village in the heart of Sussex, with history dating back to the Saxon times and a many 16th century timber-framed houses still in place.

Bolney itself has lots of opportunity for outdoor activities, a few bars for if you fancy an evening out, Wykehurst Place which is a gothic Revival mansion that is well worth a visit and is also home to an award-winning winery that offers guided tours and tastings, so you can choose a bottle of wine to compliment that special dinner back at Orchard Lodge.

Slightly further afar is the bustling seaside resort of Brighton, where you can relax on the beach or explore the amusements at Palace Pier or Brighton Marina, as well as being spoiled for choice with bars, shops, pubs, restaurants and the popular Sea Life centre.

If you want to keep active and enjoy long walks within beautiful scenery and wildlife, then you are within driving distance of South Downs National Park and High Weald Area of Outstanding Natural Beauty.

Orchard Lodge is a great base for exploring the region and will make for an unforgettable holiday.

Bolney is a pretty village in the heart of Sussex, perfectly located for visits to both the east and west of the county. Set to the west of the main A23 dual carriageway which runs from London to Brighton, this quiet part of a rural landscape offers much more than can be seen at first sight. Bolney can trace its history back to Saxon times and still has many timber-framed houses dating back to the 16th century. The All England Jumping Course at Hickstead is an equestrian sport centre only 4 miles from Bolney, principally known for its show jumping and dressage activities. As well as lots of outdoor activities and pursuits, Bolney also has its own award-winning winery that offers guided tours and tastings; just the place to choose a bottle of wine to complement that special dinner! This part of Sussex is perfect when looking to explore; after all, you can be in London in less than 45 minutes, standing by the shore in less than 20 minutes or drinking coffee in France in just over 90 minutes - not many locations can offer so much in a day!
