  • "We booked two nights / one full day at High hall."

    The fully equipped kitchen and comfortable lounge suited us well. However the fire alarm going off at 16;15 caused a lot worry but we were told this might have been triggered by 'dust or a cobweb'................. being woken at 02;15 with it sounding again was really disturbing with family members rushing downstairs to escape . Also I hadn't got my £500 bond returned within 7 days and had to send 2 emails before it was deposited 11 days after we left . Both incidents took the shine off what should have been a wonderful stay.

    We expected a garden showing signs of having been used but it was immaculate. Our hope is that it remains available for a visit next year. Our only gripe was the difficulties experienced in communicating with Sykes Cottages prior to the visit

    We had a great time, lots of space, all rooms are lovely and well equipped. Lots of stairs!! Garden lovely and a welcome hot tub after being out all day. Beds are comfy and bathrooms great, no problems with water or pressure despite so many bathrooms. We loved the historic feel of the main rooms and corridors, it is a beautiful building.

  • "Our stay at High Hall was a terrific success - we hoped for comfort, space, and a touch of luxury, and we found all three in spades."

    You know those estate agent's pictures taken with wide-angle lenses that leave you feeling disappointed when you arrive? Well, High Hall is the opposite - you walk in through the front door and it unfolds and reveals itself as you explore, with a sense of spaciousness everywhere. The owners have refurbished and equipped the house sensitively, finding just the right balance between preserving its historic character and providing comfort and modern convenience. There's something to enjoy in every room, often in every nook and cranny, and much to enjoy in the outside space and facilities too. Our party enjoyed the hot tub on a freezing winter night, for example. It's a great place for a family or friends gathering - enough large well-equipped rooms for everyone to gather together, but also with enough space, and large rooms, for anyone to find peace and quiet in a corner when they need it. Be prepared for a bit of quirkiness (it's been standing a long time, and it's Grade 2* listed for good reasons), pay attention to the incredibly detailed care and guidance prepared by the owners, and the house will repay you. It's in a beautiful location, too, and we were blessed with glorious winter weather, but there's no chance you'd feel claustrophobic if bad weather kept you indoors. We were praying we'd be snowed in at the end of our week, but alas, we had to leave.

  • "The nine of us in the group thought High Hall was fantastic, marvellous and all that everyone has said in the reviews on the Sykes web page BUT - the sofas in both lounges are shot at, done, finished and are in urgent need of replacing."

    None of us were comfortable sitting on them and this was disappointing and in complete contrast to the quality of the rest of the house. The only other problem was the lack of privacy in the ensuite room where there isn't a door on the bathroom. If a door is too difficult to fit what about a curtain on a pole which would go some way to separate the room from the bedroom?

    Very sorry to hear that you felt there was an issue, and sincerely hope it didn't tarnish your stay. On the back of your feedback we have explicitly talked to the several guests either side of your booking to ask whether they had encountered any similar issues, and have tried the sofas ourselves. Comments from guests were unequivocally positive. and we couldn't detect any issues ourselves. The sofas in the Sitting Room are recent items, and are of modern construction from a reputable mainstream supplier, designed for "heavy duty" use and for relaxed informal seating. Those in the Great Hall are traditional bespoke items made to order and of extremely high quality, made entirely from natural materials. The upholstery is entirely from hypo-allergenic down and feather, with no added foam. This does mean they lack "bounce" and the sofa cushions benefit from being"fluffed" on a regular basis, as once compressed they mould to the body and stay that way. But prior to your feedback, we have had nothing but positive reports, and remain a little bewildered by this feedback, as it has never come up before, and our subsequent investigation do not corroborate the observations. A matter of personal taste, we can only assume? As for the en-suite privacy observation, we will take that feedback into account and consider fitting a curtain as suggested. The construction and positioning precludes any kind of door. The room is a king-sized double, typically occupied by couples, but whilst the en-suite shower cubicle and toilet are "shielded" from view by the adjacent walls, I can understand why it might not afford the ideal degree of privacy if occupied by two people who were not intimate. We will endeavour to come up with a solution that addresses this without otherwise compromising the aesthetics or comfort of the room. Property Owner

    It is a beautiful building and must have taken a lot of effort and expense to restore it to its present standard. All bedrooms are extremely well furnished and each room has its own individual character. The kitchen is very well equipped and the reception rooms are very comfortable. It has a very well maintained garden with fantastic views. Quite rightly, the owners take great pride in their home and went out their way to ensure that we had an enjoyable visit.

  • "It’s hard to put into words how beautiful High Hall actually is!"

    We got married at the Tithe barn & booked to stay at High Hall with our immediate family for a few days after. The house is absolutely beautiful, so clean, extremely well equipped & every room was finished to a very high standard, I’ve honestly never stayed in a holiday rental as beautiful as High Hall everything about our stay completely exceeded our expectations. Communication with the owners before, during & after our stay was brilliant & prompt nothing seemed too much trouble & Ken was always on hand to answer any questions.   • "Staying at High Hall was such a wonderful experience."

    We had the best Christmas we've ever had as a family. Built in 1535, High Hall has a rich history, including links with Sir William Craven, who's career is widely regarded as one of the inspirations for the story of Dick Whittington. From its huge fireplaces, to its characterful beams... we loved every inch of this amazing house. And it snowed ⛄️❄️ It was lovely to live in a time capsule for a few days. Shame that eventually, we had to go back to reality. Can't wait to book this again!

  • "High Hall was a superb place for a week-long celebration for my 60th."

    The facilities are incredible....indeed the photos don't do justice to the unique historic nature of the property. The kitchen and all the bedrooms are superbly equipped. The garden is wonderful although in mid-winter we only really made best use of the hot tub. The owner had decorated the house for Christmas and there was a plentiful supply of logs for the fires...we were even too hot! It's in a great position for bracing walks along the Dales Way and up Simon's Seat, two great pubs and access to market towns like Grassington, Skipton and of course Harrogate. We and all our guests absolutely loved it and the owners were extremely helpful on the odd occasion we needed them.

    It’s so homely and we’ll equipt, it made the stay so easy, and we settled straight in. The owners have obviously gone the extra mile to provide a luxury feel to your stay from the super comfy beds with crisp white sheets, fluffy towels and quality toiletries, to the china crockery and quality glasses. High Hall has such a warm, friendly feel and the whole family enjoyed playing with the games inside, and out, in the incredible garden.   • "We have most happily and willingly booked the property again for the same weekend next year and hopefully then will be able to have the large family party there around our son's wedding we planned for this year rather than the meagre gathering of 6 and no wedding which was our lot this time!"

    Delighted with the house, it is a privelige and a pleasure to be able to come and use it, please thank Ken and Elizabeth for that chance. I do have some thoughts offered constructively and in a friendly manner. When you take this sort of premium property and are happy to pay the premium rate it rightly commands you dont want to keep finding notes saying this and that costs extra . To be honest if the owners want £5 for the logs ( we used about 5!) or £12 for futon laundry why dont they just add say £ 25 to the rent and so everything is all in. I found these extras and notes rather petty. I dont mind paying for them but I prefer an all in service and price. Also if you leave a pot of jam as a welcome gift dont ask for the jar back! We didnt open it but couldnt take it away as you wanted the jar!! It's either a gift or it isnt ! Finally we couldnt find ( for love- or money!) a jeyes or other wiping cloth or similar anywhere. We loved our time there but hope this feedback, which please pass on to the owners, is received in the spirit of making a truly great experience EVEN better! Kind Regards, Dr Lucy McCorkell.

    Even during the pandemic we had everything we needed and were in great comfort. We loved watching the giant Koi, playing hide and seek, a game of chess whilst my youngest played the grand piano, dinners on the terrace and snuggling up in the snug. Would highly recommend and cannot wait to visit again .

  • "We spent Christmas at High Hall in 2019 and what a wonderful house for this festive event."

    The huge tree in the Grand Hall with its amazing fireplace was a great place to convene. We had various friends and family come to stay over the week while we stayed there with my husband’s parents. Great pub The Craven Arms just a few minutes’ walk away and great walking from the door as well. The owner was readily available and helped us when we needed it. Cooking a goose in the Aga was interesting but after our “pie night” a couple of days before we soon understood the need for using both the roasting and the warming ovens! Highly recommend High Hall and we will be back, hopefully in the summer sometime for some sunshine!

  • "Magnificent house in a beautiful setting."

    Usually when staying elsewhere I miss my bed, but not in this house - high quality bed linen also enhanced the sleeping experience. The Aga was a little tricky when cooking for 13 but that was perhaps due to inexperience of using one. The owners were on hand in the event of any difficulties but not intrusive. They also provided a very welcome basket of goodies (including Prosecco!). Overall it was a fantastic place to celebrate my 60th birthday and I would highly recommend staying there.

  • "We chose to stay at High Hall for a week, as our son was getting married in the area, and this property could accommodate a large number of our family."

    We were absolutely delighted with our choice. High Hall is an outstanding historical property, sympathetically maintained, yet also designed to provide all guests with a luxury experience. The hosts have gone to extreme lengths to ensure comfort is guaranteed, especially in the bedrooms, where natural linens dressed the relaxing beds. Tasteful and authentic interiors throughout this amazing property added to our holiday experience, and as we were staying during the Christmas season, we were privileged to see the glorious tree, which reached high up to the gallery landing, in the main hall. Whilst we did not make use of the landscaped gardens, due to the time of year, we could admire the incredible details created within it, such as the yoga room, carp pond, hedging, lawns, herb gardens and sculptures. Some of our party very much enjoyed the hot tub, which was positioned close to the house. The host provides a detailed booklet of processes and procedures, to ensure guests can easily understand how to operate the various systems and therefore get the best from their stay. High Hall offered us an incredibly unique experience. Thank you Ken.

  • "With 14 people to accommodate, there are not so many houses to choose from."

    But we were well pleased to discover High Hall in Appletreewick. It was so well equipped: every bedroom and bathroom had its own particular style, and there were extra decor features everywhere. It was fascinating to explore and discover the maze of passages and stairs, but we sorted it in the end. The garden was beautifully cared for and looked lovely, but we were invited to help ourselves to vegetables and fruit from the gardens. The central heating provided a very pleasant temperature, but there was additional heating from log fires for extra comfort. Talking of comfort -- the beds were very comfortable and snug. The house is set in a lovely part of Yorkshire with walks all around the Wharfe valley. The two nearby pubs in the village did us proud with good facilities for our big birthday celebration. I could think of nothing lacking or needing adding for us. Everyone was very satisfied.

  • "A very special place It is hard to put into words just how special High Hall is."

    This is not a run of the mill holiday home. Quite apart from the magnificence of such a historic building, and the incredible location overlooking the Wharfe Valley, the level of detail that has gone into making the holiday experience unique is astounding. The accommodation is majestic yet very comfortable. The bedrooms and bathrooms are sumptuous with rainforest showers and a high tech whirlpool bath. (The master bedroom has a door on to the Minstrels’ Gallery - how cool is that?) The kitchen is extremely well equipped and a beautiful room to spend time in, especially in the morning. (The two dishwashers are a godsend.) The dining hall is grand enough for a celebration dinner but comfortable enough for an informal supper on other nights. We were thrilled to be able to use a very special dinner service on the Saturday evening depicting an artist’s impression of High Hall; I have never come across a holiday home that allows guests to use such precious items. We were also really pleased that there was enough glassware to cater for our event. We were lucky in that the weather was hot and sunny and we were able to make good use of the expansive garden, hot tub and summer house. Again, the attention to detail here was second to none; the owners had even provided yoga mats in the studio. It was a truly special holiday for all of us and I am sure that I will never again enjoy my birthday as much as I did at High Hall.

    It was the perfect break for a family holiday in the dales. It was great to stay in such an interesting period property. There is lovely garden space, and lots of areas for sitting and playing outdoors. The house is huge - so plenty of room for when the weather isn't great too! The communication before and during the stay from our hosts was great, and really clear. The house is exceptionally well appointed - I've never stayed in a rental before with such good quality kitchen equipment, technology and appliances. They clearly do a great job on cleaning and turning it around. We had a great time, and thoroughly recommend a stay at High Hall.

  • "We had a wonderful week at High Hall around our daughter's wedding at the Tithe Barn at Bolton Abbey."

    We hosted family, bridesmaids and partners for the weekend, and wedding guests for coffee and cake the morning after the wedding. The house is incredibly interesting and it was a delight to stay in such a historic building. It was ideal for our needs - spacious and comfortable - and the garden and views of the surrounding hills are equally lovely. We had some difficulty with the barbecue arrangements, and couldn't find a colander in the kitchen! Other than that, everything was perfect!

    The house was spotlessly clean and you can tell everything is new and well cared for. There was plenty of space for everyone and plenty of chill out spaces. The beds are very comfortable and the kitchen was well equipped. The garden is beautiful and we'd love to come back when it's warmer to enjoy it more. We loved the surrounding countryside and the fact you could walk / run along the river to some wonderful pubs such as the Red Lion in Burnsall. There were baby lambs that came to say hello along the path to Burnsall and it is truly unspoilt and very interesting countryside. The Craven Arms in Appletreewick is also excellent - great food and service and far better than your average pub grub. The hot tub was an added bonus and we really enjoyed warming up in this on an afternoon with some prosecco!

  • "We've just returned from a wonderful 60th birthday celebration weekend at High Hall."

    The Hall is a truly fantastic place to stay and it oozes history! The grounds are also beautiful & interesting - and of course there's the fabulous hot-tub! Inside, every room is special, with its own unique features and beautifully appointed. Everywhere was spotless and there was a magical mixture of old world & hi-tech. Everything you could possibly wish for (including a Jura espresso machine!) was there. It was lovely to meet the owner when we arrived. He was very welcoming and told us some more about the hall's history. Appletreewick and the surrounding area is beautiful - with great pubs, cafes and super walks! Thank you for an amazing weekend!

  • "Our visit to High Hall was an amazing experience."

    A family reunion was the reason and the house was perfect. Care and attention to every detail was marvellous. From the electric firefighter to the super soft towels. Catering for a large group was eased immensely by the variety of kitchen equipment and the seating arrangements. The quality and personal touches were impressive from the bed linen to the family paintings adorning some of the walls. What made the experience unique was the personality of the house, the history evident was inspiring yet there was this friendly atmosphere. One came away privileged and fulfilled to have stayed at High Hall. The overused phrase of ‘wow factor’ is completley apt for this special home. Unforgettable! Carol and Company

  • "What can I say about High Hall."

    We’ve just returned from spending the weekend there and it’s just truly amazing. It exceeded all expectations with communication from Ken, the owner, also being excellent. The ‘house’ itself, from first stepping into the dining room is just beyond belief, and furnished to an extremely high standard. You wander from room to room repeating ‘wow’ and this is just beautiful/amazing/ awesome. Words just cannot describe this beautiful home. I would highly recommend High Hall and we will hopefully be back next year for another celebration.

The property

A remarkable Grade II* listed country house, built around 1535, and extended later in the 16th Century by Sir William Craven, whose career is widely regarded as one of the inspirations for the story of Dick Whittington.It is set in one acre of fabulous grounds on the edge of the delightful village of Appletreewick, in the Yorkshire Dales National Park.

In 1548, William Craven was born to a pauper’s family in Appletreewick, in a cottage subsequently modified to be part of St John's Chapel, directly opposite the recently constructed High Hall.The Rector of Burnsall found him an apprenticeship in London, and he travelled by draper's cart to be apprenticed to a Merchant Taylor in the City of London.

He thrived and rose through the ranks of the Merchant Taylors' Guild, and making his fortune (estimated at eight billion in current terms).He was knighted by James 1st in 1603, and finally became Lord Mayor of London in 1610.

With a fondness for his roots in Appletreewick, Sir William acquired and enlarged the High Hall that had stood opposite his childhood home for his own use.He built the road bridges at Barden and Burnsall, paved the road from Appletreewick to Burnsall to ease his attendance at St. Wilfrid's Church, paid for the Church's repairs, and built and endowed Burnsall's Grammar School, whose foundation stone still lauds his contribution.

As befits a country home of this stature, High Hall exudes history, character and authenticity, and provides ideal holiday accommodation for friends and family to get away from it all and enjoy this charming and historic home - High Hall wears the cloak of history lightly, like a favourite coat rather than a formal dress uniform.

This imposing building is a real throwback to bygone days, with moulded stone copings, wood panelling, mullioned windows, flagged floors, old oak beams, original plasterwork, yet its sympathetic evolution and restoration have equipped it with every convenience expected of modern family life, whilst preserving its gentle and familiar character.

Providing spacious accommodation, the ground floor offers the centrepiece of the building, the Great Hall, featuring a 16ft ceiling, a diamond-shaped stone flag floor, large stone inglenook, wood-burning stove, baby-grand piano, and enormous south-facing mullioned windows that flood the room with sunlight.Overlooking the Great Hall is the Minstrels' Gallery, a great place to sit and read and take in the storied history of this impressive yet welcoming room.

The original oak Screens Passage leads through to a delightful south-facing sitting room overlooking the rear garden, and featuring a mantelpiece with an original decorative plasterwork "tree of life" motif; it also provides access through the original iron-studded front door to a stone porch with stone bench seating and a glazed door overlooking the gardens beyond.

The spacious dining room boasts a large inglenook with beehive oven, original salt-box, wood-burning stove, original oak-panelled walls and ancient studded entrance door, this room is equipped with a substantial refectory table comfortably seating 14.

The well-appointed adjoining kitchen is equipped with Aga and electric hobs and ovens, premium appliances, and also contains a spacious informal dining area.

A split "stable" door leads out to the kitchen garden where guests can help themselves to homegrown produce and enjoy the plentiful birdlife attracted to the feeding table.

The main staircase is a dogleg oak stair adorned with original panelling, rising all the way up the four storeys of the house in half-flights to the seven bedrooms and upstairs reception rooms above.

On the first floor, the master bedroom is a real delight with superking bed, a magnificent ornate plasterwork ceiling, and original plasterwork chimney frieze featuring the Craven heraldic crest (the only recorded surviving instance of this version, before the family's subsequent elevation), all topped off with elevated views over the gardens to the surrounding Dales countryside.

The adjoining bathroom features a free-standing cast iron claw-foot bath and separate shower unit.

The first floor also features a further large bedroom with king-sized bed and ample wardrobe space, overlooking St John's Chapel and the village main street.

This room can optionally be combined with the master bedroom to form a sumptuous private master suite equipped with both bathroom and dressing room.

The beautiful staircase leads higher to a further bedroom located at the mid-floor landing level, equipped with king bed and en-suite shower room, and then higher still to the second floor landing where there is access to a 32' x 28ft sitting room/games room above the Great Hall, with leather sofa, 12 ft ceilings, commanding views over the gardens and beyond over Wharfedale, a large flat screen TV, and a supply of traditional games - an ideal place for the kids to relax and unwind, and most importantly to get away from the parents.A further short staircase off the main 2nd floor landing leads to a further small landing with access to: -a spacious bedroom with super-king bed, ensuite, and beautiful open-beamed high ceiling, overlooking the gardens and the fields beyond down to the River Wharfe.

This wonderful Dales holiday home has the added benefit of a walled cottage garden, formal topiary gardens, folly, a water garden bordered by yew hedging and lavender beds, a delightful cobbled entrance courtyard, and a well-stocked kitchen garden with vegetables and culinary herbs.

Spend some time in the morning sunlight over breakfast in the front garden as you plan the day’s activities, or wander down to the koi pond and feed the fish.

A large level lawn provides a great spot for an improvised kick-about, or a game of badminton or croquet.

The large summerhouse has been set up as a relaxation area with music system and mirrored studio space to practice Yoga or Pilates, with french doors opening directly to the gardens.

The gardens offer ample traditional bench seating and plenty of spots to linger in peaceful contemplation, as well as facilities for outdoor dining.

The hot tub is set just above the kitchen garden, and provides a great place to relax after a day out on the local fells or public footpath walks along the river to nearby Burnsall or Grassington.
