Lovely property beautifully furnished, excellent facilities and a couple of steps from the local pub Just a couple of suggestions: A lock on the downstairs toilet would be useful as you can’t tell when it’s engaged The toilet seat in the twin room en suite needs re-fitting as its not fitted properly, worryingly someone pointed this out in the visitors book in September and it’s still not been addressed, so makes you think that feedback is not been listened too The shower head in the twin room en suite is too big for a small shower and if you’re not wanting to wash your hair you can’t avoid it None of these things detracted from our stay they are just observations we made during our stay, its a lovely cottage in a lovely village We enjoyed the local pub but felt the Sunday lunch was pricey and not worth the £20 main price tag
Thanks for the feedback. I thought I had fixed the toilet seats but obviously not well enough. I think that it’s time for an upgrade of both so will arrange this. The shower head was changed because guests wanted a better shower experience so I think that will have to stay as it is. I will not get involved with the pub menu but hope you agree we are lucky to have such a lovely pub in the village. Thanks for coming and glad you had a good time. We hope to see you again. "We were made up with the cottage."
The addition of the tennis court was a great bonus for us and we made good use of it during the week, in the Yorkshire sunshine. It's great base to explore the area, which we did, visiting the Himalayan Scuplture Garden, Fountains Abbey, The Forbidden Corner, Middleham Gallops, Ripon, Skipton and of course Kirklington itself, where the pub is great and the dark skies are very impressive. Really comfy beds, little garden at the back, parking, wifi, what more could you need for a week away?

The cottage's facilities are great and we felt very at home. The village is peaceful and picturesque, yet near enough to a selection of local towns as well as York. We love this part of Yorkshire and it is the perfect location for us to attend an annual event nearby, so I've just booked again for next year!

"A great cottage BUT problem stairs!"
The Dower House Cottage would be a great place for most people BUT for elderly/less mobile people, the staircase is a potential hazard. Currently the dog-legged staircase has an inadequate handrail. The handrail's profile is difficult to grip and, more importantly, it is not continuous and also ends well below the top step. It is to be regretted that the owner failed to include photos of the staircase, or describe it, in the details of the cottage. I would point out that I have drawn the attention the owner, Toby, to the problems and discussed how the situation could be improved. The cottage itself is extremely well furnished with everything you might want. It was beautifully clean on arrival with everything working. Plenty of parking for two cars and being able to charge my hybrid car was a useful feature not available at many properties. The cottage is in an attractive location, off the village green. Although the village does not have any shops, it does have a great pub - the Black Horse - which is only a few metres away - and we would recommend their food and beer! The village is in a lovely location and there are plenty of places within easy travel. We particularly liked Ripon and Studley Royal Water Gardens. Despite the stairs (and the unseasonal weather) we had a great week at the Dower House Cottage and - subject to the above warning re the stairs - we would strongly recommend it for anyone who wants a comfortable week, in a quiet village, in a lovely part of the country. Jim. Thanks for your feedback. We have been letting the cottage for a few years now and the stairs have not caused our guests problems in the past, they are a normal steepness with a single 90 degree turn, but it was helpful to discuss the need for an additional hand hold/rail above the handrail which I can see would make the final step a little easier to get up if guests struggle with mobility. We will get this arranged as soon as we can so guests in future can benefit. Glad you enjoyed your stay and we hope to see you again next year. Toby Property Owner

We didn't meet the owners but there again we didn't need to because everything was spot on the cottage is in a good location and the Black Horse pub opposite the property is ideal for eating out or just having a quiet drink . Everyone in the pub was very friendly and welcoming the landlady was very helpful the food and service was excellent couldn't of had a better time. Thank you.

Very comfortable beds and in a beautiful location. The use of the tennis court was a great touch and we tried the pub opposite for drinks which was lovely. The location was great for plenty of attractions nearby including The Forbidden Corner and Brimham Rocks. Also enjoyed a trip to Masham and ice cream at Brymor.

"Whilst the property was comfortable, there were a few cleanliness issues."
I had to remove a large mass of human hair from the bath plughole before I could take a bath & was unable to use the rubber non-slip bath mat due to the excessive amount of black mould on the reverse. The bedroom with en suite shower had a continuous stale smell of stagnant water akin to a plumbing problem. Overall we enjoyed the stay & location, although a welcome pack of a pint of milk & packet of biscuits for instance, would have been most welcome.

We enjoyed the owner's welcome guide and the location of this listing is perfect for going anywhere in the Moors, the Dales, or down to York. The Wifi was better than in many other places I've stayed. I would stay here again and recommend it to my friends.

Great location - really quiet on edge of small village but very accessible (close to A1(M) but couldn't hear it at all, village accessed by decent roads). Close to lots of places to visit, lovely walks and bike rides - we stayed a week but could easily have filled two weeks with different places. Plenty of good pubs nearby including a great one literally over the road. Probably one of the best cottages we've ever stayed in (and we've stayed in a lot).

Spotlessly clean, well equipped, cosy and comfortable, we couldn't have asked for anything more. We had a very indifferent week weather wise ranging from sun and showers, to unrelenting torrential rain, but nothing spoiled our enjoyment of the wonderful scenery and walks around the area. The lovely, friendly owners of the property - Anna, and Toby - bent over backwards to provide us with information on all the best places to visit, as well as the best places to eat ranging from their recommended, budget affordable, to the more expensive gastro dining experiences. This was such a help, as we had not visited this area before, and it was very handy to have some information to refer to. The highlights of the week were Brimham Rocks - wow what a place - an absolute must for all those who love walking in amongst ancient rocks with spectacular views. Fountains Abbey, and water gardens, and Hackfall. Delicious food, local ales, and cider served from the friendly Black Horse Pub, just a few yards away. They even offer a Take Away service for those who prefer to eat at home. We should have, had our holiday in May, but because of Covoid 19, it was sadly cancelled. However Sykes were brilliant and re-booked us at the first opportunity which was in October. We can thoroughly recommend their company, and have booked with them on several other occasions, but we have to say this year - despite the difficulties they faced because of the virus - they pulled out all the stops to keep us up to date. We would certainly recommend both them, and the lovely gem of a holiday let - The Dower House Cottage, as well as Toby, and Anna, who did us proud.

It is situated in an ideal location for touring the area on both sides of North Yorkshire. The owners are very friendly without being intrusive. The pub opposite was quiet at all times. The staff in the pub were very attentive and excellent service was provided to a very tasty home cooked meal. The landlady was very welcoming as also was the pub dog Lotty .

The cottage was well set out and equipped, clean and beautiful. Having the pub just over the road was great - they were very friendly and welcoming and we ate there a couple of times. The location is ideal - especially for us to be close to family in the area - but the area generally has a lot to recommend it for a holiday. I'm pretty sure we'll be back.

"A really lovely cottage what was super nice was that both bedrooms were the same size so one couple and their kid didn’t feel like they had a less comfortable experience than the other."
It was great for our friend’s 15 week old and our 23month old as the living space downstairs was large and really comfy too so we could lay the little one down and let our toddler run around and to his hearts content. We were just sad we had such a short stay and that it was winter as the patio garden outside and the village would for sure be lovely in the summer. Thanks to the owners we had a lovely stay.

Wonderful welcome from the owners, can recommend their sunday lunch. We had dinner their a couple of times and each time the food was freshly cooked using local products, the food is excellent. The owners gave us a lovely welcome and also gave lots of info of where to visit. We are both keen road cyclists and we found, when we arrived, the UCI World Cycling Competition was on for the whole week so we were able to watch several of the races. Outstanding! We had a thoroughly enjoyable holiday and would definitely, recommend Dower Cottage. There is also so much to do and see. North Yorkshire is a wonderful area of the UK and the scenery is breathtaking!

This meant we could explore different parts of the county easily. The owners were very welcoming and helpful with local recommendations. Comfortable beds, great shower and handy washing machine/dryer plus a decent sized fridge/freezer which you don’t always get in holiday accommodation. Overall a good set up with a pub and village green opposite for kids to have a kick about.

"The property is very clean and comfortable and easy to access either the North York Moors or Yorkshire Dales, also you can visit lots of Market Towns and Abbeys in this area, so lots of interesting things to do as well as nice local walks and villages to see."
Also would recommend a trip on the North Yorkshire Railway at Pickering The owners are a very nice and helpful family, but not in any way intrusive, there if you need them and helpful with local information. The Pub across the road, which has just been taken over with a very nice couple is well worth a visit, and means you can have a nice meal out on your doorstep. The village is pretty and although no shops it is easy to get to Thirsk which has Tesco and also fuel. Masham is near as well a lovely market town with local shops and pubs and a co-op. We would definitely return to this property. We spent a lovely two weeks in October.

A stylish cottage situated overlooking the village green in Kirklington, a quiet and un-spoilt village within this pretty part of North Yorkshire.
Well-furnished to provide comfortable accommodation, this cottage ideal for a small group of friends or family wanting to experience the sublime Yorkshire countryside.
The cottage is positioned mid-way between the Yorkshire Dales and North York Moors National Parks, making it an ideal base to explore both.
Upon entering the cottage you walk through a spacious hall into a contemporary open plan kitchen area with well-equipped kitchen units providing you with all the amenities you need to serve meals in the dining area, or on warmer evenings you can open the French doors and enjoy a meal on the patio.
The sitting room lies beyond with a steam effect wood burning stove and a smart TV.
There is also a W/C on the ground floor, just off the hall.
The first floor of the cottage offers two double bedrooms.
The main bedroom has a king-size bed with a modern en-suite bathroom.
The second bedroom is a twin room (which can be combined into a king size bed upon request) which also has an en-suite shower room.
To the front of the cottage is a private parking area and to the rear is a delightful patio area within a private garden, where you can sit back with a refreshing drink after a day exploring.
The pretty village of Kirklington has a charming pub, The Black Horse, which is only 100m around the corner from the cottage and has excellent local ales and home cooked food.
Nearby is the town of Bedale, with a fantastic range of shops, restaurant and cafes.
Also, the charming market town of Masham is close by as well as the city of Ripon with its cobbled streets and famous cathedral.
There is plenty to keep you busy throughout the year.
About the location
KIRKLINGTON
Bedale 6 miles; Masham 7 miles; Thirsk Railway Station 9 miles.
The pretty village of Kirklington lies east of Masham and south of Bedale, mid-way between Yorkshire’s two famous National Parks, the Dales and the Moors. There are some pretty walks from the cottage, around the rolling arable fields that surround the village. Kirklington is a well laid out village with a huge village green surrounded by lovely older houses as well as a church and village pub. Across the fields (1/2 mile) is Camp Hill Adventure Park, and within easy reach is the historic, market town of Masham, which is situated on the River Ure. Set in gently rolling farmland, the town boasts a huge market square, where a Wednesday market has recently been joined by a popular Saturday market. Masham boasts a range of crafts, galleries, shops, restaurants and pubs, and is the home to the Black Sheep Brewery, which now brews 11 million pints of beer a year! The cathedral city of Ripon is a short drive away. West Tanfield with its two competing pubs is about a 10 minute drive - one has been voted the best beer garden in the UK, overlooking the River Ure. Gardeners will enjoy the Thorp Perrow Arboretum and the gardens at Constable Burton, and don't miss the weird and wonderful "Forbidden Corner" near Middleham! Fountains Abbey and Studley Royal Water Gardens (a World Heritage Site) is about a 20 minute drive and you can enjoy one of the largest and best preserved monasteries in England or walk the seven bridges walk – a must. Ideally placed for exploring all of the famous Dales of the Yorkshire Dales National Park or the North York Moors National Park. The city of York is less than an hour away and Harrogate is about 40 minutes’ drive.
