"Highly recommend."
Felt very rural but actually convenient for all your needs including shops Great location for walking and Saltaire. Easy train ride to Leeds with free parking. Nice canal walks. Enjoyed steam train ride and walk to Bolton Abbey Comfy beds for all. Plenty of space and very warm. Great responsive hosts.

"Fantastic in every way, had a great stay with everything we needed in the cottage."
Will definitely stay again. An extra set of keys would help as we were 3 families.
-
"Fantastic place, really suited to large groups."
Amazing views, really clean, great kitchen equipment. It's quite remote so difficult to explore the local town on foot unless you're prepared for a hike.
-
"Beautiful house in beautiful location with stunning views."
-
"We enjoyed our stay getting all the family together Amazed how immaculate it was Pity about the weather!"
Family came from Scotland and Australia and were very impressed!

"Absolutely loved Swallow Barn, the best cottage we’ve ever stayed in."
Beautiful surroundings and very friendly “locals”. Didn’t want to go home!
-
"Lovely accommodation."
..spacious, clean, light and airey, and fabulous views over the valley.
-
"We had a lovely stay at Swallow Barn celebrating a 70 family Birthday 10 people from 8 years old to 70 The Barn is lovely and warm and ideally located on a hillside farm we were extremely lucky to stay during the Lambing season which was amazing for everyone The Barn is very rural but close to some picturesque villages plus supermarkets in Keighley which are very handy for shopping only nothing picturesque about the place !"
Sue and Ian the owners were very helpful friendly people who welcomed us so warmly Can 100% recommend Swallow Barn for an unforgettable holiday

"We had a great time at Swallow Barn"
-
"Swallow barn was very clean and comfortable and very well equipped."
Would recommend to friends.
-
"Lovely property, large and airy idle for families large area for parking vehicles great area for walking and exploring Yorkshire."
Owner made her self known after we arrived and was very helpful with information on walks on the moor behind property and use of paddock in front of property that both dog and children loved, the sheep and especially the two Geese that patrolled-drive/field. Property was clean and warm on arrival, no complaints from anyone regarding beds and showers and lounge and dinning room area very large and comfortable. Would highly recommend to anyone who wants comfort and a peaceful property. Five stars and a big thank you from us all.
-
"We had a fantastic week in Swallow Barn and couldn't fault a thing."
The owners think of everything you might need and very willing to assist if there are any problems. The Barn is well situated the views are amazing. We will recommend to others and our friends.
-
"A very comfortable stay for all ten of us."
There was plenty of kitchen ware and having the laundry equipment was a bonus with four children. Sue and Ian we're extremely helpful and a pleasure to chat to. The views were great, and the kids enjoyed seeing the farm animals and wildlife. The dishwasher wasn't initially cleaning properly, but we discovered that it was due to the over large dinner plates catching on the rotating dishwasher head. This wasn't a problem, as we just washed them by hand. Thanks for a great stay.
-
"We would like to say a huge thank you to Sue and Ian for a really wonderful stay at Swallow Barn and for being so welcoming."
The views across the valley from the top of the dales were absolutely breathtaking and the sense of space both outside and inside the barn was wonderful. The rooms were really comfortable and cosy (one or two of us found the beds a bit too soft but realise this is personal preference so you won't please everyone!) and having 5 bedrooms for the 8 of us in our group, 3 being ensuite and with an additional family bathroom and downstairs toilet, was excellent. The kitchen was really well equipped and the dining area was perfectly set up for family/group meals. We loved the lounge and got great views of the sunsets. Thank you again.
-
"Lovely property in a beautiful location and maintained to a very high standard."
It was very well equipped for all our needs. Our family had a lovely holiday and I would highly recommend this as a great place to stay.
-
"We had a wonderful week at Swallow Barn."
We were a group of 4 adults and 6 children and the space was amazing for us! Sue was a wonderful host (even helping me perfect the Yorkshire pudding!) and the house had everything we needed. Clean, comfortable and a lovely spot to explore from. Thank you so much!
-
"Excellent location with Superb accommodation for our three generational family on a working farm and shared with swallows nesting in the barn porch."
Lovely views. A week with barely a cloud in the sky and stunning sunsets. The owner Sue is very approachable and helpful and we found the whole experience very relaxing. Just what a holiday should be. Loved by all
-
"Swallow Barn is a great conversion and a real family place (8 of us stayed with 2 dogs)."
It sits near the top of the hills with great views but cycling up them only for the fittest :0( You’re in a great location with so many places to go with 10-30mins driving. I could not fault the property, Sue and Ian(the owners) were friendly and helpful. Wouldn’t hesitate to recommend to anybody as long as you’re mobile. Great week and thanks again to Sue and Ian. "Swallow Barn was excellent for our family and friends holiday together, plenty of space and own bathroom facilities, everything we needed."
The dogs enjoyed the walks from the front door. Great base for exploring the area too.
-
"We have had a wonderful week in a beautiful barn celebrating our Golden Wedding Anniversary with family and friends."
From walking through the door we felt at home. Sue has thought of everything. Lots of cutlery, cooking equipment, crockery and glasses more than enough to cater for 10. The bedrooms are lovely and everywhere is spotless. The views across the countryside are delightful especially with lots of new lambs in the fields. Kept our 14 month old grandson happy watching the sheep and the tractor. Lots of places to visit nearby. East Riddlesdon Hall worth a trip. Ilkley and Saltaire not too far. Can’t wait for another family celebration to come back.
-
"Wonderful break at Swallow Barn!"
The cottage was spotless, plenty of utilities, comfy beds, underfloor heating & we all felt at home here (ages 9 months to 89yrs). Owners friendly and on hand for any requests! Highly recommended
-
"Loved staying here with a bunch of friends/family."
The barn is beautiful and spacious. Highly recommend
-
"We booked Swallow Barn for a family Xmas gathering."
We were a party of nine so the Barn looked ideal. It didn’t disappoint on arrival and if anything the layout and space was even better in reality. The open plan layout was ideal for a cosy and inclusive Xmas for everyone. The bedrooms were more than comfortable and spacious, and with three en-suites and a main bathroom everyone could get ready at their leisure. The vista and scenery was breathtaking. Looking out over Silsden the views were an added bonus. We enjoyed a number of days out to Skipton, Harrogate and Malham. Each was only a short drive away through glorious countryside. Everyone thoroughly enjoyed our stay at Swallow Barn and it made our family Xmas really special. We’ll definitely visit again and recommend to family and friends.
-
"The cottage and setting were beautiful, we couldn’t have chosen a better place to go to spend the weekend with our family and their dogs to celebrate our daughter’s 30th Birthday, we made some wonderful memories."
Thank you.
-
"Lovely place to stay, ideal for our family of three generations."
We had a lovely greeting and the owners checked that everything was working fine, lovely people
-
"Swallow Barn was perfect for 3 generations of our family and 2 dogs to get together for a week."
The barn conversion has been beautifully done and there is bags of space for everyone. The view across the valley is spectacular and there are walks on to the moor from the front door. And being on the edge of the Yorkshire Dales it is a great base from which to explore.
-
"Absolutely beautiful house and beautiful surroundings."
The views are stunning, the house is very impressive and comfortable. We had a wonderful stay and would 100% go back and recommend to others. The host was wonderful, very friendly and made us feel extremely welcome. Thank you so much !
-
"Just spent an amazing week at Swallow Barn with my two daughters, sons in law and four grandchildren, and their 3 dogs."
It's been so lovely to be able to be all together in what is a beautiful place. The barn had everything we needed, very spacious and clean, lovely comfortable beds, big open lounge and kitchen so when we were all downstairs we were still altogether whatever we were doing ie" cooking, relaxing, playing or just sitting around chatting. The views were amazing and we saw some beautiful sunsets. The weather was lovely too. It would have been even better if there had been a fenced off area for the dogs to run around in but saying that there were some beautiful walks from the property which we did make the most of. All in all a wonderful stay and some beautiful memories made. Thank you Sue and Ian
-
"We really enjoyed our stay at swallow barn."
It was very clean and comfortable with masses of space for large groups of people. The owners were very welcoming and were on hand for any issues, not that we had any. The downstairs was well laid out, and the table was much larger than it looked on the photos. It's a stunning location, up on a hill, with beautiful views down the valley, perfect for admiring the sunsets. What we would have liked to find would have been some information about the restoration of the barn and maybe some background on the history of the building and the farm. Thank you to the owners for a wonderful holiday.
-
"Clean, spacious, with beautiful views, the barn was exact what we had hoped for."
An outdoor barbecue area and some moveable garden chairs would have been useful additions.
-
"Really comfortable and clean."
A great location for picturesque walks & nearby towns. Thoroughly recommended.
-
"Sue was very welcoming on our arrival."
We had a very interesting and informative conversation about the history of Swallow with her husband Ian. Very comfortable beds. Fantastic views. Great quality, characterful barn conversion. It was fascinating observing life on a working farm especially around lambing season. Excellent walks straight from the farm. A very enjoyable and relaxing stay.
-
"Owners are very friendly and welcoming, nothing too much trouble for them."
The accommodation was lovely, the heated floors were a real treat after a cold and wet day in February. The beds were very comfortable and everywhere was so clean. We just loved the feel of the property. It was perfect for our family get together. Although there is no secure area to let the dogs out into, there is immediate access to footpaths do it was easy to manage our dogs too. Would be happy to stay again.
-
"Had a wonderful Christmas holiday at Swallow Barn with a friendly welcome on arrival and minor issues dealt with immediately."
The views and location are beautiful and will be particularly appreciated in spring and summer months.
-
"Lovely stay in this excellent property."
Absolutely perfect for our large family gathering. Very cosy and warm despite being such a large open space, very well equipped, particularly the kitchen. Excellent hosts, who responded quickly to the problem we had with the freezer. All in all highly recommended.
-
"You get what it says on the tin."
Warm. Comfortable. Clean. We had a lovely week away. Would highly recommend to anyone. Thankyou.
-
"Beautiful barn conversion and views."
Sue’s a lovely person, very approachable. Highly recommend you have a stay there. We went for my sons 30th birthday, there was 9 of us and we will definitely go back (can’t wait). Thanks again Sue
-
"Well thought-out accommodation and very well suited for 8/10 people with large areas for sitting and dinning as a group."
Well equipped throughout and well located for plenty of places of interest, walking and including barge hire in Skipton for a great day out.
-
"We thoroughly enjoyed our week at Swallow Barn."
Very clean and comfortable. Plenty of space for ten of us and three dogs. Nice walks.
-
"Lovely trip, great access to walks and local town."
Cottage was beautiful and very comfy rooms! Living area was brilliant for a large group.
-
"The owners of the property were really helpful and made sure we had all we needed."
The house was clean and very roomy. It had space for all ages. The views were spectacular and the whole family enjoyed hiking and running around the hills. I would recommend this property to anyone.
-
"The water pressure is virtually non existent which makes showering very difficult."
This property boasts 5 bathrooms (main one, 3 en suites and downstairs toilet). It would be impossible to use them all at the same time, in fact it is impossible to use 2 of them at the same time. None of us slept well as the bedrooms were ridiculously hot. The barn is very nice but the immediate surrounding area needs tidying up and the area is not an attractive part of the dales. When people are paying this sort of money for accommodation things like water pressure and tidiness outside should be sorted out.
-
"A beautiful well appointed barn."
The only slight thing to mention is low water pressure, but great bathrooms. Lovely to be on working farm and Tesco food delivery worked well
-
"Swallow Barn is beautiful and set in a lovely location."
it was set on a working farm, however it was very quiet. the owner was very friendly and ensured we were settled in. we will definitely book again
-
"Swallow Barn is spacious, comfortable and has stunning views."
It has a lovely kitchen and dining area, super comfortable beds, nice hot showers and is well placed for exploring West Yorkshire. There is outdoor seating where you can enjoy the early evening sunshine and the owners are both helpful and friendly. We loved it!!
-
"Very good quality accommodation for a large family holiday."
Great views and local walks close to the property. Lots to do around the area at Skipton, Ilkley, Grassington. Haworth and surrounding areas ... including steam train ride and canal bot trips. Very friendly and helpful owner ... thanks Sue! Oh and grand-daughters loved being given a freshly laid egg ... which they really enjoyed the next day for breakfast.
-
"Lovely large house which is well equipped with cutlery, crockery etc."
Oven range good for large quantity cooking. Three ensuites one bathroom. Good central location for visiting the dales and walking. Definitely recommend. Friendly helpful to owners.
-
"Swallow Barn is in a beautiful location, with many places to see within easy reach."
The property was beautifully clean when we arrived and the owners were very helpful and welcoming. If we’re visiting the area again I wouldn’t hesitate to book Swallow Barn.
-
"Swallow Barn was a perfect venue for a family get-together - deliciously warm and cosy, even in January, a lovely house with lots of space and well furnished."
Fabulous views and good walks from the door, as well as being close to lots of delightful places (Ilkley, Bolton Abbey, Cliffe Castle, Skipton.) Friendly helpful owner.
-
"Beautifully converted barn with plenty of social space to enjoy time together as a family."
-
"Hired Swallow barn for a family get together - worked really well - great location with plenty to do in the surrounding area."
Thank you.

"We have just returned from a fabulous four day family break (8 adults, 1 teenager, 13 month old and two dogs) at Swallow Barn."
The location and views were stunning and in close proximity to numerous walks and trips out...we drove into Haworth and Skipton both of which are a 20/25 minute drive. The cottage itself was extremely spacious and we were amazed as soon as we walked through the door. The cottage was luxurious and comforting, especially the underfloor heating which heated the cottage perfectly whereby we did not even need to use the fire. The rooms were very comfortable and gave us all enough space, ideal for the little one to run around. The additional extras, such as games and quizzes were fantastic during the evenings. We were greeted by the owner not long after we arrived and were made to feel very welcome and given a quick run down. Dogs must be kept on leads, however, this was no problem at all as there was still a large outside area for us to walk them around on and they were already worn out from the day's events. We will definitely be visiting again and already looking forward to booking our next visit.
-
"Swallow Barn was in a quiet secluded area with lovely views and sunsets."
It was well equipped and spacious - the open plan design of the lounge, dining room and kitchen enabled our group to interact and move around freely. An excellent venue for a gathering of friends!!!
-
"As a large family group with a dog too we loved being at Swallow Barn - the very pretty Yorkshire Dales were all within easy access."
There was plenty of space for us inside, lots of bathrooms and facilities. The one negative aspect was that we had four young children who were very well behaved but who really missed their garden to run about in - owing to the farm being a working one we did not allow them to run around in the fields as the sheep and hens were close by.
-
"There should be a facility to make alterations to dates with adequate notice eg."
A month prior to start date. If that facility is unavailable early bookings will be a problem when unforeseen circumstances occur
-
"Swallow Barn is a stunning property in breathtaking countryside."
Lots of nice touches; games, jigsaw puzzles, DVDs and welcoming tea, coffee, milk and biscuits. Open plan layout downstairs is ideal for families/groups to spend time together and the under floor heating is a luxurious bonus. We loved our weekend spent at Swallow Barn and will be returning.
-
"This cottage was absolutely stunning."
It took our breath away when we walked through the door. The owner was very welcoming and friendly. It was very comfortable and clean and always warm with plenty of hot water at all times. An ideal place for a family get together like ours. Would love to visit again.
-
"It was a big family holiday to celebrate a few significant birthdays and I could not have chosen better."
The house was wonderful and the youngest granddaughter was in heaven with all the sheep in the fields to look at. Shopping was good with with a choice of supermarkets in nearby towns, and we all found plenty to do in the area, according to our tastes and abilities. Swallow Barn was amazing, with so much space to move around and have personal space if it was wanted. Bedrooms were comfortable and nicely appointed; kitchen facilities were very good, with dishwasher, washing machine and tumble dryer all available. I highly recommend this venue.
-
"Stunning location for families with friendly farmers in the area."
Shops and supermarket within 5 min drive.. Adults and children all loved swallow barn. Thankyou for your assistance Sykes cottages and I will use again in the future.
-
"Everything was fabulous for us and our stay in the cottage although we did struggle to find room for the dry food we bought as there weren't any available cupboards."
We also had issues with the wifi not being strong enough for us at times. Everything else was wonderful!! the fresh eggs were a lovely surprise and tasted delicious. All amenities were nearby and access to local P.O I was easy. Highly recommend!! I'm missing the sound of the sheep now I'm home....
-
"The reburbishment of the Barn was imaginative and well executed."
The open plan ground floor worked effectively. The bedrooms were quite small and two had no ensuite facilities. The family bathroom was excellent. The big disappointment was the exterior. Although the details welcomed three dogs there was no enclosed outside garden area to sit out in to enjoy the fresh air and excellent views. There were sheep and chickens immediately outside the house and we were on tenterhooks about the dogs disturbing them especially as the farmer had a very intolerant approach to dogs. We were very nervous about any outside door open. There was clear resentment that the letting of the converted barn was an inconvenience to the farmer sharing the immediate environment outside the barn. We also resented the need to book this letting Friday to Friday. The worst day for travel is Friday. The Friday to Friday also broke into 2 working weeks meaning that our working members only got 6 days out of the letting.

"Swallow Barn is an beautiful, spacious apartment with excellent view, cosy accommodation and fantastic communal living and dining spaces."
I will be back and I would heartily recommend to anyone else.

"We had an amazing time staying at Swallow Barn."

"Swallow barn was amazing in arrival I went to Sue but the house was already ..."
Swallow barn was amazing in arrival I went to Sue but the house was already open there was tea coffee milk biscuits for us on arrival the house was lovely and clean we were down for my grandson first birthday and naming ceremony as all the family were coming down from Scotland I wanted somewhere we could all spend some time during the day , and could not believe the size off the open plan down stairs , the bedrooms where also very nice , sleeping 10 but with the kitchen dining room and sitting room all been open plan I managed to have a family meal for 18 and still plenty room , the views were beautiful A bit off a nightmare off a road to get there but was worth it when you got into swallow barn ,will go back Liz cowan Dornoch

"Swallow Barn was immaculate and had everything we needed for a week away with family celebrating an 80th Birthday."
We had extended family from Yorkshire and beyond join us in the barn for a small party on the Birthday and they were equally impressed. The views from the Barn are gorgeous - it was a very cold/snowy/wet week but that didn't stop us enjoying the surrounding area and watching the clouds roll in over the hills was an impressive sight. After a day out in the bitter cold wind and snow we could warm up by a soak in the huge bath! I would highly recommend Swallow Barn for family or friends that want a holiday together - plenty of space and comfy sofas for all! We would love to come again in the Summer to enjoy the views sat outside!
-
"A great comfortable house and great for a reunion in the winter."
... Looked like some walks too
-
"In many ways the accommodation exceeded or expectation it does have the wow factor on entering."
We were met by Sue the owner who was lovely and only lived next door if we needed anything. The accommodation has generous proportions and is cosy. Had everything you needed in the kitchen and really well appointed. Cottage was warm and they were not stinting on allowing you to have the heating on. I would love to stay here again as a great location for getting away from everything and enjoying the countryside. Close to station too so easily accessible. Sue had decorated for Christmas which gave it a lovely feel. We used it for a work retreat which was perfect and cooked a huge Christmas dinner in the massive cooker. Lovely. If I were to be super critical the things that would have made the stay even better would include:- Sharp knives as the ones there are obviously put into the dishwasher regularly and wouldn't cut butter. Much of the crockery is chipped and in need of replacing, glasses need updating and the pillows are very hard.
-
"A great place for a family get together."
We loved the communal living area and the property having four bathrooms and a downstairs loo.
-
"The cottage was warm, comfortable and well-equipped."
The owner was helpful and friendly.
-
"This location was ideal for the event we were attending."
The house was excellent and all 10 people in the party thought it was to.
-
"This was a beautiful property in a stunning rural location."
Perfect for a family of a 10 with 3 generations. We will definitely return one day. Just a small thing, it would be nice to have soap left in the bathrooms. Otherwise, very well equipped. Many thanks.
-
"This house had the "wow factor" and was extremely clean."
The owners were unobtrusive but friendly and helpful. We had a lovely relaxing holiday.
-
"We had a delightfully warm welcome from Mr."
and Mrs. Boothman - including farm fresh eggs! The location is very accessible, amazing views and the Barn inside really delivers the "wow!" factor. Plenty of space for a large family, all framed in wonderful solid oak. The beds were comfortable, the roll-top bathroom gorgeous and everyehere was well furnished and equipped. Books, games and puzzles are on hand in case it rains (although when we visited the weather was on its best behaviour!) and we were able to easily visit the loads of delights of the Yorkshire countryside.

About the location
SILSDEN
Bolton Abbey 8.5 miles; Ilkley 8.5 miles; Skipton 9 miles.
The pretty town of Silsden, set on the edge of the stunning Yorkshire Dales National Park, commands sweeping views of the River Aire and its valley, and has a thriving community with local amenities. Although Silsden was originally an agricultural town, the construction of the nearby Leeds and Liverpool Canal meant that it later became an important centre for the mill industry, however the local economy is now largely supported by tourism, and it has become a perfect place to stay and explore the local area. Down the Aire Valley lies historic Skipton, known as “The Gateway to the Dales”, a quaint market town boasting an ancient castle open to the public, a beautiful old parish church and a colourful market occupying the cobbled setts each side of the high street. In 2008, the Academy of Urbanism voted the high street as the best shopping spot in Britain. In the next valley lies Addingham, a thriving, small community with several good pubs serving fine ale and excellent food, a scattering of small shops and a delightful golf course surrounded by breathtaking countryside. Nearby Bolton Abbey is one of the region's most scenic areas and the walk along the river to the Strid is a must. The Victorian Spa town of Ilkley is also worth a visit, with its wide streets, world-famous Box Tree Restaurant and Bettys Tea Rooms, while Ilkley Moor is the subject of Yorkshire's unofficial anthem “On Ilkla Moor Baht at”. With steam railways offering regular excursions through stunning scenery, canal day trips, castles and pretty market towns all available nearby, Silsden is a wonderful base for touring the Bronte Country and North and West Yorkshire.
